From start to finish, the experience with this builder was horrible. I deeply regret building a home with this builder and will never recommend K. Hovnanian Homes to anyone.

Never buy a home from Khov ever again! Worst built quality… even small contractors can build better homes than them.

There are multiple problems with my home. When they placed the bottom plate on the door, they sheared it off and just stucco it it. There is paint and tape adhesive all over my windows. The gutter is dent inward and outward, totally not smooth and normal looking. There is stucco all over the water faucet in the backyard that I can’t even turn the water off, I have to keep a hose with a sprayer on the end of the hose, so it won’t leak. There are boot prints all over the walls and ceiling in the garage. The pole in the garage in front of the water heater is not straight and I have to keep something wrapped around it, or the side garage door hits it. All the hands and the thermostat on the wall is crooked. Out front the flashing (the metal part) is bent, pieced together, sharp, with gaps in them. The stucco around the door outside the garage already has gaps in it. The grout in the shower is already cracked in the corner. The bricks on the front wall in the front of the house are cracked. There are 3 holes in the concrete in front of the house and part of one corner is cracked. Paying close to $600,000 you would expect much better quality of home. So incredibly disappointed. ... More

Executive management are responsible for design output specifications and most likely, the selection of poor-quality tier 1 suppliers based on lowest bid only. Those who have to build to these specs are not responsible for ultimate customer opinion. Specifying 1/4-inch stucco, a "texture delete drywall finish," wavy stucco, facia painted with watered-down paint with no primer, a four-foot-tall back wall, poorly built cabinets that cannot even arrive intact for replacement of the cracked units, pavers that are supposed to block water from the expansive soil with non-polymeric sand, are all the effect of poor executive management that obviously manage primarily according to EBITDA or other IRS based accounting principles.. Such a management philosophy begins with financial numbers and ends with poor customer satisfaction. It's real simple. Expecting any other outcome is insanity. There are issues with the tier 3 suppliers, that are selected at the tactical level, but I would still argue that this is the effect of executive management, not the tactical managers. I disagree with the philosophy that the customer who complains the most and threatens to bring in the watch-dogs is the only customer who gets his stucco re-layered. Thank you for the effort to correct some things I've complained about. I've dealt with some really nice bottom-tier suppliers when they can speak English. I won't recommend KHOV to a friend or family member, but I do recommend KHov hire an independent firm to study your management system and make recommendations for root cause level corrective actions to result in delighted customers. First of all, my home was supposed to be completed in 6 months. It took them a year! The sales people are the worst! They never tell you the truth about the progress they're making and the updates they promise to provide you never get. They are very unresponsive. I would call and get no answer, I would send emails and either get no response or have to email multiple times before someone responds. There have been 4 different construction managers since they started the house and and you could never reach any of them. When I finally was able to close, at the final walk through the ceiling wall in the bathroom was buckling, the floor bathroom tile was 2 different colors, all the custom fixtures that i paid EXTRA for had paint all over them, the back door was dented up, the carpet had paint on it, some of the walls hadn't been sanded well yet painted anyway so the paint job was horrible, the base boards hadn't been calked, the wall tile wasn't level and had gaps in them, my expensive countertop was chipped up, and I could go on and on. They agreed to come back and fix some of the issues, but I have been in the house for months now and i'm STILL waiting on work to be done. If you like your peace of mind, stay away from KHOV and their team

And if from some strange and out of the blue reason you still want to go with KHOV, I’d suggest following: - bring lawyer to the purchase discussions and thru out the build - have everything video recorded - put all conversations thru a script and make them sign via Notary Public - don’t trust single word they say - all your future lawsuits will start with arbitration, make sure the contract doesn’t have that - you will be pressured, forced to take home as is or you lose your deposit - you will be threatened with default and losing your deposit I would not recommend buying.

Seller talked up all of the coming developments in the area like parks, schools, shopping centers and failed to mention the largest trucking distribution center in Nor Cal going in adjacent to the development. 0 trust

This was honestly the worst homebuying experience that I could have ever imagined. Extremely poor quality, workmanship, construction managers, that had absolutely no idea what they were doing, timelines, consistently, not mad, mixed messaging, and extremely poor communication, highly unreliable subcontractors, unhelpful sales people.

HAMPTON RUN -STAFFORD, VA This is our time buying a home and our experience overall was unsatisfactory and still beyond words. The home is overpriced, small, building materials are of poor quality and not worth the price. I still cannot believe that this house was built by Khov. In the first place this was not the home that we wanted because of the size of the home. The house is very small in size and not what we were expecting. The living room is very small for a house this price and looks like my son's room at our previous town home. When we came in to tour the house for the first time we had a sleepless night after seeing the home. That is when my wife and I contacted Becky requesting if we could move to a bigger home next door because there were two homes on the market at the time and on special. Becky was willing to help us after expressing our concern about the home and the need to move to a bit bigger home and requested that we speak with Mathew CMG mortgage financial. Mathew CMG mortgage financial was not helpful at all and started bringing up excuses for us not to get the home which has a difference of $34,000 between our current home and the home that we wanted. I know for sure that we are qualify for the home and at the max. The floors of our current home shakes when you walk through the kitchen and the living room as you can feel the impact on the island in the kitchen, as well as the refrigerator and cabinets. The doors of each room/entrance does not perfectly fit the door frame. You will have to push the door a bit harder to fit into the frame. The hinge to the doors makes aloud sound when the doors are open. Before the was fully built, we were told it's going to be 3 1/2 bathrooms. At the end we only saw 2 1/2. Even the chandelier that we selected was not installed at first as I have insisted that it was part of our purchase before it was installed in the dining room instead front entrance stairs as agreed by the plan. Sales experience is nice but the quality of material used compared to model house is very bad even after selecting the level 5 upgrades. It took longer then anticipated to build the house but that is okay given the supply chain issues we had. However, after moving in we found lots of issues with quality and workmanship. The flooring was damaged, there were nails popping out of the floor. there were holes in the ceiling, doors were damaged, cat was trapped in HVAC filter (You heard it right, a living CAT). There is a long of list of issues. Its been 3+ months since we moved in and builder did not fix the issues till date. I raised the ticket so many times but most of the issues are not fixed yet. Looks like they dont care about the customers. The frustrating part is when they come to fix one issue, they end up damaging other things and they don't care. Its been so long and I am still waiting for them to fix the item they damaged. for example, the floor in my master bedroom was squeaking so they ripped the carpet carelessly and now it does not cover my floor properly. I would suggest before signing the contract have them add the clause that if there are issues in the house they must address it on priority within a week of creating ticket. if they dont agree? do not buy the house. My advice is don’t do it. The workmanship is absolute worst. Within 60 days of moving things began breaking.

Closing was not very smooth, lot of dates shared to us for the closing. But finally it was been like the customer myself have to discuss with Town for getting the occupancy certificate. After moving initial issues fixed through warranty team. But after that seeing a critical issue in the end unit where cold air getting pushed from outside, working with warranty and other senior managers team finally they are asking to read pages and pages of document saying all build as expected. I bought an almost 500k brand new “fixer upper.” Trim work, paint, tile, and cabinets are all atrocious. I closed in December and there is still a long list of corrections to be made. There’s literally no sense of urgency by KHOV to fix these issues. That being said, Trey and Steve have been very helpful. If you’re looking to overpay and get a mediocre home, then welcome to The Lakes.

Overall experience with K. Hovnanian Homes was terrible from start to finish. 1.) The sales team members Matthew and Claire were very misleading and dishonest. 2.) The design team Chelsea was average at best. 3.) The construction team members James, Mark and Austin were misleading, dishonest and unresponsive beyond belief. They forced us to close early with the home being far from complete. It took 4 months to complete the home from closing. This all led to a horrible buying experience. I WOULD NOT RECOMMEND BUYING A HOME FROM K. HOVNANIAN HOMES TO ANYONE.

Since we decided to buy this condo, it had been a nightmare to us. The homeowner warranty is a joke. We have 3 times carbon monoxide leaked due to HAVC. Every time we had to evacuate us, call 911, turned off the heat, and spend our time to call out from work and wait for they came to fixed. Even the hotel reimbursement, it took them a month (originally they told me 2-3 months) to give us the reimburse. I have to spend my time to constantly contact with them, the home warranty director, most of time I didn’t get the response. I also requested to change a brand new HAVC, because they admitted they installed incorrectly caused carbon monoxide leaked, and their home warranty manager said no. How rediculous it is. Their mistake could kill us, and k. Hovnanian home warranty won’t give us a new HAVC reimburse. So far, we still constantly hear pipes rattling sound between walls. Moved in November had multiple issues that warranty has still yet to correct. Builder is not responsive!

When you sign, they have a clause that says you can’t talk negatively about khov. That should tell you everything you need to know. I have so many issue with my house that khov won’t fix. Gabe/Anthony (project managers) allows such horrible craftsmanship to get by. Josh (warranty) doesn’t want to fix issues. You have a 40% show up rate for when they do schedule people. But they are always unprepared, so it takes 3 months for you to have a shower working. They damaged my walls when they fixed another issue, but won’t fix the wall that is damaged. Allison (sales) lies every conversation I’ve had with her. Amy (design center) gouges you on price. No one at khov wants you to have a nice house. That’s such a bizarre position to have as a home builder. But they are very quick to tell you how much customer satisfaction means to them, unless you need something. Then they won’t help. Issues: Exterior doors are not water tight. Broken countertop Grout doesn’t match Drywall/paint did no prep work, so you can see every seem and tons of nail pops and cracks. EVERY baseboard needs to be replaced. House interior was painted in a non washable paint. Needs to re textured and painted. Air conditioner is broken and doesn’t work on the main floor. I went all winter without heating. Water pressure is bad Paint/caulk is packed into my carpet Missing drywall on my stairs Wiring issues Doorbell makes a horrible grinding noise Bathroom Ceiling fans are weak and installed poorly. Tile has large variances causing tripping They forgot to install pendant lights Neighbor had the same garage frequency so their opener would open my garage too. Worst home buying experience I've ever had in my life.

Poor Construction Quality & Slow in Resolving issues. I will not recommend any of my friends to buy the property with khovnanian homes.

We have never felt so let down and lied to by any business as we have with KHOV. The lack of communication, false promises and follow through with the builders and the absolute worst finish work I have ever seen contributed to a very stressful and anxiety ridden home buyer experience. They tell you what they want you to hear, not what will actually happen. BUYER BEWARE!!

all house outside fill with cracks now inside start cracking ever where i have cabinet doors with no handle I Coll and the guy answer my questions. said that is now Moda of the tortosa community no handle on the cabinets.

Overall the construction process lacked independent quality control. Warrenty manager is trying to respond but does not have any staff hence no schedule of completion existed or provided. The local head of sales and construction lack courtesy to return calls and has been non-responsive. The house was not prepared at the closing and major Items of punch list at walk-thru provided prior to closing is still outstanding after 90-days we are in the house. I provided ample opportunity to them to complete the list but no luck. Cabinets in the kitchen are falling apart and not soft closing. Cabinets below the main counter has loose parts and no one can answer from KHOV when they will be corrected. Windows are below norm. One window is different than all others. Bugs are crawling from the window gaps such that we have to purchase an indoor bug-zapper that runs whole night. My wife and I are Seniors past 70 Yrs and did not expect such treatment from any builder. We have kept enough patience and I hope you send this review to a right individuals at KHOV that can help us soon by expediting the resolution of our problems.
