I still can't move into the house. The wind ripped off the shingles , inside the house a lot of touchups, cabinets are damaged, the hood over the gas stove does not work, the stair case with holes and gaps and is not staining well, the workers come to repair and only makes it worse than it was before, main door is not finished, in master bathroom granite and floor chipped. we waiting patiently and give some time to finish all leftovers but after 5 weeks workers comes couple times and leave behind dirt from the putty on the carpet. Overall I'm happy the way how it turned out. there's some minor issues but the person is responsive to address the issue.

Communication has been open and professional from the beginning to closing and even after that. Issues come up with new builts and every issue was acknowledged, discussed, and solved. Every email and call were answered in timely manner. Issues need time to get resolved but we got feedback in every detail, with updates and timelines( that changed a lot and we were told about it). Excellent customer service, from sales person to builder and warranty personnell. I would recommend Khov.

Issues have been fixed as they have arisen. One issue however is the lawn. Clearly sod from 2 different areas was used. The sides of our house have grass. The front and back have no grass and are simply weeds. When we called on this they told us it is because of the season and it is our responsibility to maintain the lawn. Well, that's all fine if there was lawn to maintain. It honestly would be easier to just have dirt and seed the whole area than it is to try to kill the hundreds of weeds and then have to seed the whole area again. I look at our neighbors who all have nice lawns and ours is horrible. It also doesn't make sense because the area that was grass is grass and looks great. So now I'm to spend hundreds of dollars to fix this eyesore? ... More

The salesman Jay rarely answers the phone and never returns messages. Also having a problem getting the warranty work done by Chris who promised next day service because he doesn’t return calls either. We were supposed to get a built in pest control system that was never installed so they offered us a 1 Yr service but never told the pest control company. Tools us 4 days and 8 phone calls to get it sorted. Once you put your deposit down and/or when you close on your house the customer service is horrible.

Our builder was very patient and willing to help us as much as possible.

It is clear that our house has been a low priority for KHov, and this entire process with KHov was been a horrible experience for us. We understand the current market environment, labor shortages, and supply chain issues, because we just went through buying a new home with NVHomes which was completed February 2021. It was a tough process but nothing like what we are experiencing with KHov. This process with KHov is so bad, that we don’t feel comfortable with the product that KHov delivered to us. Our close date has been pushed back repeatedly over the course of several months. Over the past few months, we have reached out repeatedly for updates, but only receive them on the days before closing is supposed to take place. We faced two massive disappointments throughout this process. First, our upstairs bathroom was constructed incorrectly (not according to the floor plan). No one caught this for weeks until closer to closing. Second, the most upsetting disappointment, was the walkthrough that took place on Monday, December 13. KHov intended to close on Friday, December 17. When we walked in, it was obvious that nobody had attended to the house in weeks. There were holes everywhere, unfinished bathrooms, broken windows, cracked flooring, unfinished dry wall, cabinets completely damaged, doors missing, and the house didn’t have insulation in the attic (all detailed in our inspection report which was 4 days after our walk through)! It was obvious that no one from KHov walked through the house or had a punch list. I went around the house and marked it with blue tape, which should have been someone else’s job. The fact that we are paying close full purchase price for this house and had to drive 7 hours round trip that day to see the house in that condition is inexcusable. After we refused to close, KHov pushed the closing another week, and again items were addressed but not completed. We had to push closing again to (12/30) again to (1/21) and then finally had to close on (1/31) because we couldn't extend the rate lock anymore. Once we moved in (3/29), we noticed there was no heat working on our 1st floor and there was a massive gap under our front door due to misalignment of install where cold air is coming through. We have called the emergency hotline and reached out to our Sales Rep and haven't heard back in 3 days to resolve this issue. I would never purchase a house from Khov and wouldn't recommend anybody purchasing a home from them. ... More

We were very excited about our new home and waited almost 18 months for completion. Within the first two weeks of moving in, we have to submit over 10 warranty tickets including our HVAC system failing to work twice, our roof leaking and filed to be repaired after two weeks, causing damage to the ceiling which will take 5 weeks to be repaired. Carpet was installed and cut base boards, incorrect grout was used in different rooms, electrical outlets don’t work, etc. Overall surprising and disappointing in the quality of work K. Hovnanian provides

I love the responsiveness of the construction manager and the sales agent at Legends Bay. Awesome team

There were several issues from start to finish. Covid created delays but the lack of communication from KHov during this process was minimal. The build would be delayed for weeks with no communication. There were errors in paperwork and emails. No definitive date was given for completion then all of a sudden less than 30 days out a closing date was provided. There were many issues on week out walk as well as day of walk. Workers were in the house working as we walked. After closing is when the many problems from rushing the work began. From appliances to electrical, as well cosmetic defects that should have been rectified before move in. The final cleaning was minimal with an explanation that the cleaning crew had been fired. Overall, these issues added additional stress to what is already a stressful situation that should have been filled with excitement and anticipation. A month in I still wonder what next. To their credit most issues were addressed and fixed rather quickly but most definitely could have been avoided with proper follow up. I love my new home but the process was less than what I anticipated. ... More

Builders was nice and educational

Great home for the money. We are very happy with the home, the construction and the whole process. Great people and a great business.

They kept me updated on the process all the time, no bad surprises. Any important documentation that I needed to give, was informed to me in advance.

Quality - Most of the materials used are not that reliable and below are some of major one's we found there is room for improvement; Kitchen: The cabinets had irregular dull finishes and it was brought up several times prior to closing and post closing. The reasons given by builder was about natural wood grain finish. I suspect that they have used sub-standard product to get the house completed and did not care about buyers purchasing due to market demand. We have noticed cracks on the upper frame and needs to be addressed by builder. Pre-wiring: This is major mess. The marketing team stated the house is pre-wired. But this has a lot of underlying issues. The wires do not terminate to control panel/mother board for security companies to hookup the uplink. The builder or the contractor who installed pre-wiring have no idea. The whole house pre-wiring is useless and we were forced to go with wireless sensors. Its a total waste of money. Bathroom: The bath tub had many chips and scratches. It was addressed several times and company walked in to fix issues. The real problem is if the scratches are on the bottom surface of the tub the scratches or chips cannot be fixed. Therefore, leaving the tub in poor cosmetic condition. The scratches on top of the tub was fixed but the repairs performed are noticeable. Exterior, The bricks had several chips not sure if it was during installation. But, the contractor could have taken care or discarded the bricks which had chips rather than installing. Builder was not able to fix the issues either. Backyard: The sloping was messed up and yard has noticeable dips to collect water. It was noted in inspection report. The pooling of water is persistent for 48 hours. The builder has been notified. Not sure, if this will be addressed. Trustworthiness- Recommend to talk to there upper management to get issues raised. There are prompt in responding. Value- Its a fair price for what we received. Builder is not setup to transfer benefits to customer. They just want to sell. I have had better experience with other builders. There is a lot of improvement which needs to be worked. Anytime, I would recommend trying out other builders besides K Hovnanian if you are buying house in same community. I did that mistake and my personnel take away is to explore other builders. Responsiveness - They respond on-time but issues do not eventually get sorted out the way customer requires it. I do not expect 100% but at least 70% issue fixed will satisfy any customer. ... More
