Overall, our experience was okay. We love our neighborhood, and are happy with our house. We found that we did not receive much information from K Hovnanian in the time period after signing our purchase contract and closing, unfortunately. We didn’t receive any information other than a simple marketing piece that showed our chosen floorplan and elevations until after our first pre-closing walkthrough with the builder representative. After it became very apparent that we did not have all information, we were finally given a binder with information - a binder that detailed building timelines, walkthrough processes, sample warranty info, etc. During our walkthroughs, we were made to feel as though we could not point out any cosmetic issues that needed to be fixed. And now, after closing, we have had minimal luck in getting the builders warranty to cover things that should be covered. We love our home, but have been disappointed in the workmanship and KHov’s reluctance to do the right thing by their customers. ... More

Overall it was ok, a few things were a bit disappointing. For instance the shower glass install was shotty. Didn't complain since I will behaving the bathroom remodeled. The people that work for the company are the high point of the experience. John and April.

During the construction, the general contractor was changed 4 times. We had issues with the constitution and was very difficult to get a response. The sales person and contractor were not coordinated. We didn't have the opportunity to get a predrywall inspection. We tried getting a meeting with someone higher than them, but no one made themselves available to hear about the issues and concerns we were having.

Very friendly people although it’s best to have everything in writing! Overall the house is great, minor quality issues in building and they will respond eventually, patience is key working with them. At the end of the day, we are happy but bumpy road to get there.

House is great but add on smart package and you aren’t being smart. A total waste of money and time spent in having to chase what you paid for. Months later and still not working nor complete with no estimated completion date given. I would suggest if you want a smart home you do it through an outside party. After care is hit and miss. Twice we have waited home for our punch list items to be completed with no shows. Totally disorganized and very disappointing.

Shouldn’t have bought a home during Covid. Structurally the house is great. The fit and finish is the worst I have ever seen for $400,000 house

My intent is to give an honest and candid feedback and hope this results in corrective actions to make Khov a better company. First, the good things. The KHov sales manage for Commodore at Preston is a star. It was her who convinced me to terminate my lease and purchase the house in October (year end for KHOV). Additionally, once the mortgage issues unfolded I had considered terminating the agreement. She not only preserved the sale, but did everything in her power to remedy the situation. Julie the QA manager is another great recourse. She worked tirelessly to resolve the issues with dishwasher, vent hood, garage door and windows. Now the bad, The low rating for overall experience is due to the mortgage experience. When I signed the contract I was not aware that the purchase discount would be recovered with predatory interest rate. I had excellent credit. Despite that the rate quoted by KHOV was 1.35% higher than the competitor. The inhouse lending company is a conflict of interest and in my opinion a fraud ( Per the loan officer the lending arm of KHOV serves the interests of investors and not the customer). I hope this practice of builder owned mortgage company becomes illegal in Texas. I would recommend that Khov considers using a few lenders and making it competitive mortgage process that is in interest of consumer and not the investors. Moreover, the servicing of the loan was also not a pleasant experience as compared to going to an outside 3rd party company. When business is taken for granted rather than earning it customer service always suffers. Khov mortgage is a classic example of this behavior taking root in company practices. The closing process is another example of poor customer service. There was zero communication between title company. The address on the document for closing was wrong and I arrived at the wrong office. It would be highly recommended that the Title company at least communicate with the customer a few days prior to closing. Perhaps a welcome email with all the details necessary including accounting. Gold Key orientation does not cover items by Texadia the media company for our community. I am still trying to get documentation to get the security alarm system changed to a unique code. Their response is less than adequate. The house inspection process needs careful review. I had a few major issues come up after move in. During the walkthrough I did not test the appliances assuming those were new. Dishwasher and Vent did not work. The warranty person took care of the issues but a new home with major issues just does not convey the message of quality that Khov markets it as their hallmark. ... More

The buying process was not smooth, and the sales rep had a bad attitude, aggressive and not helpful really at all. I was lied to about a couple of different things during the closing process by the sales rep, and came to find out my neighbor had the same experience. The home has a lot of cosmetic flaws, with poor paint jobs, drywall, roof, concrete, and trim being damaged. Since I've moved in, I've had to put in at least 10 warranty claims, and it has only been a couple of months. It sucks because I really like my house, but wish it were of better quality or craftsmanship.

Be warned: While the purchasing and financing experience was excellent and we are thankful to our sales representative heather, the build process and the final product have been disappointing. Our new home construction was completed in June, and it is now October, yet there are ongoing issues that remain unresolved. Don’t get me wrong—overall, this is a beautiful home. However, given the reputation of the builder and the expectation of higher quality, this just doesn’t meet the mark. Since we’ve moved in, we have been dealing with an ongoing electrical issue that has not been addressed, and our concerns about the quality of the home’s finish have not been heard. There were numerous paint deficiencies and other problems that should have been caught during Quality Control before the home was ever released for sale. My advice to anyone considering a home from this builder is to ensure that you have several third-party inspectors thoroughly check the home and verify that everything is up to standard before you purchase. This builder has not lived up to the expectations set by their name or their guarantee of producing 100% customer satisfaction and the highest-quality product, as stated on their website. Our warranty specialist has addressed most concerns, which has been helpful, but not all issues have been resolved. Living in a home with problems affecting one of its major systems is unacceptable, especially given the price point of over half a million dollars. We made the mistake of not being thorough enough when checking the home prior to closing, even with issues that were identified during our third-party inspection. We are now finding out that despite being assured these issues would be resolved, they were not. This undermines the credibility and trust we had in this process and this company. I would advise always doing your own checks, no matter how professional or friendly the staff may seem. Their primary interest is in selling the home and absolving themselves of responsibility. The fact that so many details were overlooked is concerning and makes me wonder what issues we might face in the future when the home is no longer under warranty. ... More

I am a first time home buyer and I was extremely excited and nervous to make the first major purchase of my life and to actually be able to do so. I didn’t have the best experience with Darren he is the person that we first encountered when we looked at the model home. He gave us what I thought was thorough information, but there were way to many discrepancies down the line and he didn’t own up to his mistakes which was annoying. The loan officer Burke was extremely rude. He made me feel as though me asking questions and or me clarifying information that he gave was annoying him to the point he was agreeing to things that I repeated back to him to clarify that was incorrect. And when later questioned he claimed I was the one that didn’t hear correctly. He was extremely rude nearly every time I spoke with him to the point I tried to limit it so that I didn’t talk myself out of purchasing my new home. Once in my home I noticed that things were missing screws and already falling off the wall there was no toilet tissue holder in the half bathroom and the kitchen sink has been loose since the day after moving in. The craftsmanship is very subpar at best however its an opportunity for me to put my spin on it but for the price you would think at least there would be a frame around the mirror in the bathroom at the least. There were multiple open tickets that took months to complete AFTER CLOSING. I think Khov needed to do a better job of quality control before handing the keys to home owners. they are more interested in pumping out homes before the market changes rather than focus on quality homes.

Home is not worth the price paid. For a million dollar home i expected there to be some good finishes but as i live in the home i notice there are some things that could be improved on.

Would not recommend anyone to buy here honestly some things I see where you guys cut corners to save cost house was 358000 I feel robbed definitely worth a good 150,000 not satisfied me and my neighbors garbages are not the lengths they’re supposed to be counter tops in my bathrooms are very cheap the 3 front room are so SMALL I can barely fit a bed and dresser in them I’m counting down until I can sell and go with a better builder

I had too many issues with my home

We singed our contract June 1, 2021. We were told the houses got built in the order the are bought. Mind you the house next to us, started before us because they had to build that first as we were a corner unit. The project manager (TJ) always made smart comments, is important to know that with KHOV the customer is NOT always right. Due to all of the issues, and excuses in the world it took a full year to get our home (June 21, 2022). I say "excuses" because they can never get reliable contractors. Our home had so many small issues on the house, as simple as paint on the wood floors. The response we got from the Project Manager was: "don't look at it" or "this is a custom home" great response for such an expensive home. Overall experience was horrible, frustrating. Sales agent (Helen) always wanted to get everything on time, when they didn't delivered on time. -We didn't get our closing date until later, and we know that the June 21st date was long known between them, because of this lack of communication our interest rates went up 2%. -Walkthorugh of the house was the worse experience as well, we are buying, paying, but we had to literally argue back with the project manager because our issues were not as important. -Closing experience, after we signed and the bank released the funds, we had to call so many folks to get our key because the project manager did not get the email and he will not release the key, he had to go to church for charity work. Basically it was our home and we couldn't get in, but it was a "misunderstanding" even if the Project Manager told me over phone, "you can call the CEO of the company, if I don't get that email you're not getting this key". ... If we knew then what we know now...we would have used another builder. The many hands that were used to build our home appeared to lack the professional training needed to build a home. The materials used are of poor quality. For example, the paint used inside the home is of the lowest quality. After our final walk-through, right before our closing, potential customers were allowed to see the house. After closing, we discovered new scuff marks on the wall, dirty floors, and a huge gash in the wall because the door was swung open. It is obvious that KHOV is all about quantity, not quality.

Need better accountability from home builder

The construction manager is too rude. Every question or issue that you have, a simple answer from him will be "it is within the spec, so we are not going to touch it again". The quality of the home and finish is too bad all the way from dry wall, driveways, brick and stone work, concrete work, caulking, hardwood, etc. They left some open sharp nails on the dry wall.

Start with buying experience till now experiencing warranty total dissatisfaction.

Horrible home warranty, reminds me of notorious American Home Shield. Very poor craftsmanship. Their mortgage missed informed about interest locking time duration. Would conceal information about some important things such as this community has PUD which was never disclosed until we were about to close!

Not a good builder and they even restrain you from writing reviews on your experience

Let's start off by, any concerns we had were kicked down the road to close. The roof alone is not adequately vented. We had three separate roofers come out and state this with pictures and reports. Which we supplied. They did not use Starter Shingles on the edges as is code. There is not enough vents to release the heat from within, which will cause the shingles to fail. The vents that were installed were installed improperly. We were told it's within our thresholds or parameters. There is no threshold or parameters, It's either wrong or right. Carpentry on this build is a joke. Corners do not match, doors were installed not plum and trim pieces were used to hide the fact that the doors were / are not plum. The cabinet colors did not match. They tried to say it was the shadows. Then they put a meter on it. Guess what? Came back different colors. Baseboards are terribly installed. Corners are not sanded smooth. There are globs of caulk and paint drips throughout the house and on the floor. This was brought to attention at the first walk through to go to closing. Warranty lady stated , we should file the roof on our homeowners insurance. Really?! It's a brand new home. Lastly, the attention to detail is garbage. It's like, let's push everything down the road so they have to close and let the Warranty deal with it. As long as they meet thier qouta, it's all good. Needless to say, this is just a small insight into how this build is FAR from the worth of what we paid for our new house build. We are sure that this will be used as a teaching tool to help make K Hov a better company in the future. But, the future is now, and we are terribly disappointed in our future home build that we just bought. ... More

We moved in a month ago and have had numerous issues. Two electrical problems, one where the fire alarms weren't wired. Our AC has been out twice and then was also not wrapped so blowing into the attic. Our backyard doesn't drain properly. One of the drains on our sinks had been kicked and knocked off so water was draining onto the floor. Cabinets missing chunks, fence falling off, back door not catching. All was fixed but response times were terrible especially for AC and most of the companies that came out to fix things left a mess and/or showed up way outside of the scheduled time window causing me to miss work. Don’t trust the builder you have to hire some expert and inspector to check behind him because those people try to get over you in a small thing and the warranty is the worst warranty you could have in your life. People response. Doesn’t do the right job small bathroom take three months to finish it, and all the excuses, please guys hier expert inspector before you deal with this people tried to give you a hard time to give up and don’t ask for any thing more if even include the warranty

Harold told us that investors were ok with selling homes as investment, helped us secure loan thru Khov but we were surpised that their HOV did not allow renting for 2 years. Very bad experience.
