The real estate agent Greg was great. Although, we have experienced many calls to Matt to have the contractors fix our floor/countertop/master shower. Matt the construction manager is attentive to our questions and requests. KHOV Mortgage was not the same story.

Make sure you understand that when they tell you that you have x values in upgrades that they are going to add that to your final sale price. Nothing is free.

My experience was somewhat tainted by either an unexperienced or a lackadaisical sales person. Buying a home has enough details and frustrations without minor things coming up that the sales person agreed or said just to sound better and secure your business overall, I am happy with my home, but it was not a fluid experience.

The quality of the material very cheap. sales person and builder manager are very nice and friendly.

The layout and features are decent for the money. You get a radiant barrier in the attic, nice solid doors, and all the drywall corners are nice and rounded. Workmanship and responsiveness to issues leaves a lot to be desired though. For example different brands and colors of switches were used throughout the house. The tile is uneven with paint peeling off the edges. There are doors that have too wide of a gap at the bottom and don't latch. Outdoor grass is lumpy. It's a hassle to get them out to fix these sorts of things too and expect it to take weeks if not months.

I wish we had built our own home with good contractor.

At the beginning of the buying process it was great, the sales person was very friendly and had great communication even after we signed the contract to purchase the home. The construction manager was also great throughout the building process and kept us up to date as he stated he would. We didnt hear from our sales person throughout the building process but just thought it was normal since there wasnt much to discuss since the house was being built. A couple of months before closing I come to find out that the sales rep was no longer employed and had been a month or so and no one had even reached out to me to notify me that I would be assigned a new rep until I tried to reach the sales rep and couldnt get a hold of them. I ended up walking into the sales office and come to find out that the rep was no longer there. After that the new rep Im pretty sure they were new at the company since most of my questions werent answered with confidence. I didnt hold that against them but just felt that I wasnt their customer. At closing we signed docs and headed back to the subdivision to pick up our keys which were given to us by the construction manager and that was pretty much it. I wasnt aware that an alarm system was included with our hoa fee and pretty much paid for another alarm company to come in and activate service until later on I found out I pretty much paid for a service in which was already included in the hoa fee due to no communication from a sales rep. I am pretty sure if my initial sales rep wouldnt have left the company the overall experience would have been way better however I understand things happen and that was out of my control but the way the handover happened was just something I was not happy with. ... Electrical issues that should never have existed. Master bedroom very hard to cool. Paint drops everywhere on floors.

Communication during the process from the construction manager could have been a lot better.

Quality - Most of the materials used are not that reliable and below are some of major one's we found there is room for improvement; Kitchen: The cabinets had irregular dull finishes and it was brought up several times prior to closing and post closing. The reasons given by builder was about natural wood grain finish. I suspect that they have used sub-standard product to get the house completed and did not care about buyers purchasing due to market demand. We have noticed cracks on the upper frame and needs to be addressed by builder. Pre-wiring: This is major mess. The marketing team stated the house is pre-wired. But this has a lot of underlying issues. The wires do not terminate to control panel/mother board for security companies to hookup the uplink. The builder or the contractor who installed pre-wiring have no idea. The whole house pre-wiring is useless and we were forced to go with wireless sensors. Its a total waste of money. Bathroom: The bath tub had many chips and scratches. It was addressed several times and company walked in to fix issues. The real problem is if the scratches are on the bottom surface of the tub the scratches or chips cannot be fixed. Therefore, leaving the tub in poor cosmetic condition. The scratches on top of the tub was fixed but the repairs performed are noticeable. Exterior, The bricks had several chips not sure if it was during installation. But, the contractor could have taken care or discarded the bricks which had chips rather than installing. Builder was not able to fix the issues either. Backyard: The sloping was messed up and yard has noticeable dips to collect water. It was noted in inspection report. The pooling of water is persistent for 48 hours. The builder has been notified. Not sure, if this will be addressed. Trustworthiness- Recommend to talk to there upper management to get issues raised. There are prompt in responding. Value- Its a fair price for what we received. Builder is not setup to transfer benefits to customer. They just want to sell. I have had better experience with other builders. There is a lot of improvement which needs to be worked. Anytime, I would recommend trying out other builders besides K Hovnanian if you are buying house in same community. I did that mistake and my personnel take away is to explore other builders. Responsiveness - They respond on-time but issues do not eventually get sorted out the way customer requires it. I do not expect 100% but at least 70% issue fixed will satisfy any customer. ... More

I felt like I was strongarmed into using their mortgage company. Beware. I was expecting more attention to the details of this home based on the price I paid for it. More eyes need to be on the details of these homes. Seems like they are throwing them up and no one is really paying attention to all the details.

Sales experience with Ron was great. Closing experience with Robert was great. However service has been a little disappointing. 1. Still no paint kit, despite several requests. Was told flat paint, its actually dead flat paint, several trips to home depot and paint purchases and time wasted we had to buy the paint for small areas and the trial and error was not a good experience having to repaint whiskers. 2. Was told because paint kits were scarce they would paint small spots. Opened a ticket someone came out, nice guy. I was asked to sign a screen and told someone would be out to paint my door and deliver a kit. Thats was 2 weeks ago. Had to open another ticket. 3. Opened a ticket regarding debris in lawn causing dead spots of grass. Rebar, wood chunks, metal, makes walking barefoot in grass dangerous. Should not be like this. 4. Common areas. Careless construction drivers driving over curbs ruining grass, concrete.. area is not zoned for 18 wheelers.. construction folks needs to downsize delivery vehicles. 5. Amenities are pretty bad. New homes being built next to park with yellow tape (1 month now). Front sign is broken and the piece broken is sitting on floor since the freeze. Gym is dated, old and needs to remake to match new homes being built. Its like having an old car with rust with new interior. Pressure washed basketball court, no hoops? The Company wasn't very helpful or understanding of pandemic issues complicating home buying process. Sellers was not helpful or patient with VA process. This was not a very easy process.Causing us (The Buyers) more expenses in living and home cost.

Closing was too much of a rush. My construction manager was excellent

anytime we had questions Charlie was always there to answer them.

I wish I could talk to someone who is a higher up in the company

We ran into many issues with KHOV throughout the building process. To start, the sales rep that we had was very new and didn't really know what she was doing. Every question we asked was never able to be answered by her, she was always having to go to the senior sales rep which just prolonged the process and sometimes made things lost in translation. And when we asked to be changed to the senior rep so that we didn't have all this confusion, we were told we couldn't. Another big issue with a freshman sales rep was that she neglected to inform us that their "free incentives" were tied to using their lender. We didn't learn this information until after we had already signed paperwork to start building, and payed partial structural change cost and earnest money that we would have lost. The reason this was a big deal was because their lender wouldn't give us the going interest rate the day we locked in the financing. They quoted me a whole .5% higher. When we told them we would then use a different lender who could get me the true going rate, that's when they started informing me that I would lose the incentive cash, the money towards closing cost, and the title fee if I didn't go with them along with a $500 per day fee if we didn't close in time. When it came to the actual home building, they clearly use contractors that do not care one bit about this being someone's home. Every time we did a walkthrough, we would find issues that weren't there before, but some new craft came in and messed up already completed work. A lot of this stuff was fixed after the blue tape walkthrough, but added a lot more stress to the process than necessary. The tile work also was a big issue. We ended up finding 15 cracked tiles that got installed. All were clearly cracked in the same spot, but were installed anyway as if the people laying it never bothered to check over it. Then, on top of the grout lines being very thick and sloppy (outright missing in areas in the showers, uneven and dried on top on the floor tiles), they don't seal any of it. This may not seem like a big deal to everyone but when you have 2100sqft of tile throughout the house along with tiled showers and tub, mostly containing light colored tile, it really becomes one. All others I had talked to about their new homes by other builders said that all their tile came sealed already. It took 3 people, 8 hours, to do this before we could actually move stuff in. Other issues we had, some were fixed and some were missed but finding them along the way were, sloppy caulking inside and out, texturing issues, paint and texture on most of the electrical faceplates, uneven reveals on most of the door frames, hung our sliding barn doors very uneven, scratches on the garage doors, and others I'm sure I'm forgetting. We still are glad we bought this home because we love the location and the neighborhood, but like my review title states, I would not recommend KHOV to build your new home. ... More

This was my first new build so I'm not sure what the norm is. With that said, I wasn't blown away with my experience. I'm happy with my home and I was pleased with the end result but it took a lot of back and forth to get it there. The most impressive part of the experience was after I closed. I had an emergency situation and Jay was there for me. That meant a lot. The only real negative was the preliminary final walk. I think we all learned from that experience. As the title stated, there's always room for improvement.

Salesman was not up front about easement or telephone wires, told me I could fit a pool but quotes from pool companies stated that I couldn’t due to size of easement.

My experience with KHOV Mont Belvieu has been for the most part an positive experience. The sales person was amazing, by far the best part of this, the sales person really went above and beyond to make me feel appreciated. The finance team is very efficient, although I did have an issue with my Wind/Storm certificate making it over to my insurance company before closing. But the builder and the condition of my home was unacceptable. The floors of my home arrived late, like days before closing. Therefore I was having my home inspection while there was a ton of work still being done in my home. And when closing came my home had paint all on the wood floors, windows and window frame and shower rods fallen off in the bathroom, dead grass, marked up cabinets, etc. The closing should have been pushed back and the home needed at least an extra week of thorough work. And as of this date I'm still waiting for puchlist items to be finished two months after closing. ... More

It’s hard to give a review when there are still pending issues that we’re going back on forth on, hence the reason why I held off on doing this survey.. so this is the best I can give at this time

bad response from managers, very unprofessional, I had a bad experience talking and complain for issues or mistakes that sales person made, giving a different floor plan to constructor, then I was trying to get what I choose and pay, but no luck with the manager that was very unprofessional to solve issues. also company use very cheap material, Im still having issues with door nobs falling off.

Overall the sales price was nice. Professionalism and manners of staff not so great. They do not replace appliances or major fixtures in home even if needing to be replaced.
