Get an inspection from an unbiased 3rd party and don't sign a single paper to close until all items are cleared and re inspected.

The buying process was very easy. Sales does a good job at handling mostly everything for you to close. The materials and quality in our home were dissapointing. Rusted applicances and fixtures. Paint specks all over the tiled floor, crooked trim and other issues we didn’t expect to find. Check all workmanship in detail before purchasing!

I absolutely love the design of the house, however, the job was done sloppy.

I have some bad experience like; 1. Squeak sound in the master bedroom floor. I brought the builders attention to this, i was told they cannot fix it at this time. This was quite upsetting.

Very stressful process! Had to complain to get cosmetic issues fixed that clearly needed to be fixed. Construction manager did catch a few things before me and corrected them before I had to complain. KHOV waited until last minute to schedule walk through and should’ve been done at least a week prior to closing to have appropriate time to get everything fixed. Was told if I don’t close they could delay fixing the issues for months so felt forced to close so my interest rate wasn’t affected. Running across issues the longer I’m here. Can file warranty claims for some things that did get fixed correctly on walk through. Everything should have been done right the first time.... ... More

This is not a custom home, I repeat, this is not a custom home. They build them as fast as they can and try to cover up as much as possible. You have to be thorough in your own inspections and stay on top of the contractor to make sure the issues actually get fixed.

There are many things around the house that have not being fixed even though we have reported them.

Simple warranty issues seem to take abnormally long to be fixed, even when they are simple fixes. Once they have your money, no urgency to fix the issues their contractors created. I would not expect the same service after sales that you get when you are purchasing. Sales people are good, ultimately they are not involved after the purchase. Customer is not first once the sale is completed.

Very bad experience found lots of problems after closing, everything was rushed and poorly put together. The front elevation was wrong found several uncaulk areas nails sticking out, found muddy puddle under carpet, cracks in several areas too many problems to mention looks like the house was just thrown together without any consideration

Whatever you do, do not give anyone a ten. They say all the right things so they can get a 10. Now, I see why people give these builders a 7 or 8 because after you're done with them, they no longer assist you with anything. My builder told me that he would always be in the community and that anything I needed, he was just a phone call away. I have scratches on my new stove, and I haven't heard from him or GE Appliances. I can't wait to move out of this community; I made the biggest mistake of my life by moving into it.

Grading around home is deficient and water accumulation especially on right side, one kitchen cabinet different from others and bad irrigation system is corroded and not functioning

We have never had experienced anything like that before from people who are supposed to be professionals and to whom we were paying money. Not only KHov team caused a 2-week delay in closing and tried to make us pay the delay penalty they put in the contract, but then blamed it on our lender and the title company. We had to move to a storage space for a week. On top of that once all the paperwork was finally ready, they wouldn't accommodate us with the date of signing, so we had to pay for a hotel to make it to the early morning signing. To this day we haven't heard a word of apology. We only hope that KHov builder's have better standards than their selling teams... ... More

We purchased a pre-built home through K. Hov. as our first home purchase. Everyone says buying is stressful and K. Hov. didn't make that easier. The house and builder were great, but the purchasing process was atrocious. We were promised a certain price no matter what lender we choose. After we put our earnest money in, we choose another private lender for better rates. When K. Hov. learned this, they inflated the purchase price and told us we could only receive the discounted price if we financed through them. In addition, our primary contact, Christi, was the most rude and degrading person I've worked with in a long time (I'm a teacher, so that's saying something). Other than these, we love our house and the build quality is great! If you're thinking of going with K. Hov., please just be wary that you need to get everything in writing. ... More

I was initially verbally induced into signing a contract by the salesperson who told me the whole house had blinds. At the final walkthrough I was told there were none and the sales person said she was wrong and I should have read the contract. I had to threaten not to close and refuse to sign the document stating there were no verbal inducements to get the blinds. Home issues: there is no portal to submit warranty issues, only the email address for a construction manager who does not respond unless the matter is escalated. I have been waiting months to have the grading and my lawn fixed. My dishwasher was never properly installed and the smell of gas is extreme every time the oven is turned on. There is no way to track these warranty submissions since they are just emails that get ignored. When they aren’t ignored, someone comes out, looks at the issue and then doesn’t follow up until I send repeated emails. This is my third new construction home and by far the worst experience. ... Unfortunately, my home buying experience with Khov has been nothing short of a nightmare. If it was not for Nick, the project manager that addressed things in a timely manner I would have felt helpless. There is just so much that is still wrong with the home and the workmanship that was done is nothing short of mediocre. Which is truly unfortunate because we really love the layout of the home. I have had constant issues with this home. Through the construction process there were constant issues once we got past the framing process. Delays, mistakes and just poor workmanship. I had workers urinating in the toilets and not flushing the toilets. Clogging the toilets, holes in walls that now look terrible because the texture does not match the rest of the home. Painting issues which is still a problem. There are areas that were not caulked, and I still find spots to this day that need to be fixed. I was concerned we were pushing my home to complete just to close, the timeline to close and the progression the house was making as never lining up, there was just so much left to do, and we only had a week left to close. During my third-party home inspection, I had workers in the home, and this was 2 days before closing. During my final walk through there were painters still at my home finishing up and there were still so many things wrong with the home. I felt obligated to accept the home with the understanding they would get fixed after closing. I had contractors coming in and out of my new home months after closing to address all my concerns I had with things I brought up before closing. When they cleaned my driveway and sidewalks, they used the pressure washer and sprayed so close to the concrete now you can see where they were spraying because they have left marks from the pressure washer. Hi my experience with Khov was not the best. My experience with Adrian and Jacob who are the construction leads was horrible. Their responses to our issues after we closed was unprofessional and they made us feel as though our concerns were insignificant. I called Francisco the construction manager and he assisted us immediately with our concerns. I appreciate his assistance in correcting the issues. Our Khov lender Maritza was very responsive and helpful, we enjoyed working with her. Our sales associate Jon was very helpful. I will start with the positive here. The floor plan / design of the home is exactly what we were looking for. The location (Lakeview / Waller) is also what we were after. Lastly, the price point of the home was competitive and what we believe to be good value. The only other positive would be that in general, our construction manager Matt was a pleasure to work with during the actual construction of our home. I believe that he did everything he could to make the experience positive - within the limitations he was under. Since moving into our home, he has been attentive to the couple of small warranty items we've raised. Now for the negative. My wife and I have been involved in a new construction home two occasions in the last 30 years prior to going through it with K.Hov this time around so we are not naive as to the process. That said I cannot express my frustration with the sales rep Paul. Without too much lengthy detail, I will say he repeatedly mislead us during the process, committed to options that were then changed at a later date, gave assurances he did not live up to, and was very unresponsive to queries he knew were important to us. It was so bad that I finally had enough and told our construction manager and our realtor that I would no longer have any dealings with him. Communication and events leading up to closing were the final straw and extremely frustrating given we were paying cash for the home. At that point, Paul's boss reached out to me and asked if there was anything he could do to that would turn my experience around. He stated he wished he knew before then that we were having the challenges to which I suggested he should solicit buyer feedback during the process rather than at the end. I gave him lengthy detail into the issues we experienced with his sales rep as I would hate to see other buyers have to deal with the same issues. Overall, we are happy with our home, notwithstanding some ongoing drainage issues in our back yard (which I raised as a possible concern before we ever signed the contract (was repeatedly told concern would be addressed but has not been to my satisfaction). To conclude, our construction manager Matt was clearly the most honest and attentive person we dealt with throughout the process. I am not at all happy with Khovnanian homes. The workmanship and quality of the builder is atrocious. When speaking with the builder he made it obvious that the company only allows him to hire the very worst of contractors to perform the building of the homes. I cannot say that I was pleased with any aspect of the construction of this home. I was happy with the fact that Home came blind and that the backyard was sodded. But none of the bathrooms were equipped with any towel hooks or towel bars. Also, I remodeled the master bathroom and discovered how the bathrooms were built and went to the builder and had all of the other bathrooms in the house redone because they were all built the same way. The toilet in my daughter’s room leaked, Thank God it was over the garage. You have fixed that. The garage interior door has not worked correctly since we moved in. All of the seals are breaking and falling off. This was after y’all sent your doorman to come work on it. I have been waiting three weeks for someone to come back and correct that issue.The air conditioner has not worked properly since we moved in. The electrician put in an undersized breaker that trips all of the time. We’ve had issues with Sheetrock not being finished properly and then the repairs to those having to be done three or four times over. The paint is literally the same color as the drywall mud so that if they miss a spot painting, an untrained, eye could not tell the difference. Contacted the warranty department several times and there is no response to solve the issues we are facing in our newly constructed home.

I really did not enjoy this process. Sales rep told us the "delete arches" was to remove the indented areas on walls where art is hung. We paid extra for that. At the initial construction meeting they told us no, that is for the arch's in the kitchen instead of squared off entries. Sales rep told us that is a structural change and we couldn't change it, even though it was her mistake. I don't know how that is structural, but okay. Overall, I felt like it was me against everyone. I had to fight my battles with the construction guys besides maybe 2 or 3 calls from sales rep asking if there is anything she needs to address prior to the Monday construction meeting. I should of hired an inspector from day one that inspected every step of the home. They told me there is a 3rd party inspector, but there is probably a conflict of interest there. I hired my own inspector and he found a ton of issues that weren't noted by the inspector. Ceiling joist were spread too far apart I'm thinking 19.5 and s/b 16. Support beam in master was a 2x8 instead of 2x12. Windows were not taped properly, some windows had siding and framing put on without tape. I was told they fixed it, they just taped over the siding and put framing back on. Inspector had to take the framing off to show it was taped wrong. They eventually fixed it after leaving it uncovered for weeks. In addition the black home wrap was ripped and it was just covered up with the framing around the windows, it was finally fixed. I had a floor plug in my living room, that after the foundation was poured, was not there. I asked about it and was told that it is just under the service so they could chip out the concrete. I told them I don't want them drilling into the foundation so if you don't find it then forget about it, long story short, they couldn't find it, so they drilled out the foundation and hit a post tension cable. Engineering company had to be called in to brace it and the foundation was filled. They found the floor outlet eventually. I may be missing some things but overall the construction process was a bad experience, I'm sure for both parties because I was constantly pointing things out. A big problem I had was I feel like I wasn't taken seriously until I brought in an inspector. I would meet with the construction manager and we would go over things, he wouldn't write one word down. It wasn't until I started putting things in emails that things started getting addressed. We eventually met with the builder, inspector, and myself. There was definitely some tension and the builder did not like that the inspector was pointing out mistakes. I have a gas line and electricity that could have gone along my fence line, but instead they ran it in the backyard that limits what I can use the area for. When I mentioned I bought the premium lot cause we wanted to do a pool, I was told there still plenty of room to do whatever I want. The gas runs a foot off the side of the house and straight back to the back fence. I don't know that this is a KHOV issue, but maybe it is. That leads into the trust factor. Before I brought in an inspector, I was told how great everything is going and was assured everything was done right, and I didn't know cause I'm not a home builder. My inspector came in and started showing me things that were done wrong and I felt like I couldn't trust anyone anymore, so I questioned everything. My biggest regret was not having an inspector day 1, he came in after framing started. He is a construction manager for another home builder and there were some things that he was stunned by the lack of quality for the cost of the home. After move in, everything has been good except some A/C issues. They had to replace the compressor on my A/C cause it wasn't working during the peak 100 degree whether, it got hot, but that isn't KHOVs fault. The A/C people have come out a few more times, KHOV team was great in getting A/C out for us. The front of our house is always 3 degrees warmer than the rest of the house, but that is apparently within what it should be. Even though the thermostat is on 73 at 4 A.M the front bedroom is still 76 and this is a single story 2200 square foot house. For the most part, everyone has been great after the move in. Only issues was some paint splatted on the floor that I asked the best way to remove, I was told not to worry and they would send someone to clean it up. It took over a month to finally get it done, which is why I'm finally writing this review. I understand people are busy so this isn't an issue. I'll add that I know the inspector was pointing out every issue he could find about everything. There were more things that I discussed with him that I told him were not a big deal. Maybe some of the things that we did press on were normal and just part of the process. I hated the experience, it was very stressful. I do enjoy the fact that I feel like I got a home a cut above the others because I had the inspector. Some days I think I would never do this again, but other times I think that I would just do it different. ... More

After my experience with K. Hovnanian, I cannot happily recommend the builder to my friends and family due to poor craftsmanship and attention to detail by the workers and internal KHov inspectors. The fact that the house passed quality standard inspections before our first walk is absurd as there was just so much to be fixed (underside of handrails on the stairs unpainted, multiple cracked and damaged door frames and doors, unfinished paint on ceilings…) after the first walk (Monday) which was scheduled FOUR days before closing (Friday). That clearly is just not enough time especially when they started fixing the issues on Thursday. In fact, on the day of closing they were still working to touch up all the areas on the pre-settlement walk list which should have already been done. I wish I could l share all the pictures here—doors were being placed and painted, outside of the house still undergoing repairs, blue tape still left on the majority of the house, stair handrails STILL unpainted, cleaning personnel just arriving after our “final walk”… it looked like we were walking in on the building process itself. How are we going to close on the home when the paint isn’t even dry yet? Unfortunately, every aspect near closing felt rushed, and I’m certain the workers felt so too. I only wish the workers had more time to address the problems so that they didn’t feel rushed. Instead, all the finishing touches just turned out sloppy when they could have paid more attention to the details if they had more time. The only positive experience we had during the entire process was having the pleasure to work with Shelby, our wonderful sales consultant. She went above and beyond to make sure that we were updated weekly and even took pictures when she could! We greatly appreciated her patience and recommendations she had for us during our selection and design appointments. Overall, we are very disappointed as I chose KHov to build our home due to the number of raving reviews we read beforehand. KHov probably does do a stellar job in other communities; however, from this experience here in Houston, it wasn’t exactly that. Unfortunately it looks like the builder’s mentality is not provide a good customer service., I had to deal with all kind of personnel starting with the sales agent all the way to the construction’s manager boss who was very disrespectful towards me. The craftsman used is a very low quality I did ask for the workers license and never were provided to me. The quality of the material used to build the house is very low it is not what we paid for the house. I hope someone really addresses those issues because the houses are not cheap.

Would love to have a more knowledgeable and helpful sales associate, with customer service skills on hand.
