The buying process was very easy. Sales does a good job at handling mostly everything for you to close. The materials and quality in our home were dissapointing. Rusted applicances and fixtures. Paint specks all over the tiled floor, crooked trim and other issues we didn’t expect to find. Check all workmanship in detail before purchasing!

This is not a custom home, I repeat, this is not a custom home. They build them as fast as they can and try to cover up as much as possible. You have to be thorough in your own inspections and stay on top of the contractor to make sure the issues actually get fixed.

Quality ok. Many small issues are needed to correct. Master bathroom too small not good flows. Lacks of added amenities. Does not offer other add ons such as sprinklers, extended patio, guitters, back yard lawn etc.

There are many things around the house that have not being fixed even though we have reported them.

Simple warranty issues seem to take abnormally long to be fixed, even when they are simple fixes. Once they have your money, no urgency to fix the issues their contractors created. I would not expect the same service after sales that you get when you are purchasing. Sales people are good, ultimately they are not involved after the purchase. Customer is not first once the sale is completed.

Very bad experience found lots of problems after closing, everything was rushed and poorly put together. The front elevation was wrong found several uncaulk areas nails sticking out, found muddy puddle under carpet, cracks in several areas too many problems to mention looks like the house was just thrown together without any consideration

House is not complete interior and exterior force me to close house very bad experience still not fixed I even move in already

Grading around home is deficient and water accumulation especially on right side, one kitchen cabinet different from others and bad irrigation system is corroded and not functioning

Whatever you do, do not give anyone a ten. They say all the right things so they can get a 10. Now, I see why people give these builders a 7 or 8 because after you're done with them, they no longer assist you with anything. My builder told me that he would always be in the community and that anything I needed, he was just a phone call away. I have scratches on my new stove, and I haven't heard from him or GE Appliances. I can't wait to move out of this community; I made the biggest mistake of my life by moving into it.

We have never had experienced anything like that before from people who are supposed to be professionals and to whom we were paying money. Not only KHov team caused a 2-week delay in closing and tried to make us pay the delay penalty they put in the contract, but then blamed it on our lender and the title company. We had to move to a storage space for a week. On top of that once all the paperwork was finally ready, they wouldn't accommodate us with the date of signing, so we had to pay for a hotel to make it to the early morning signing. We purchased a pre-built home through K. Hov. as our first home purchase. Everyone says buying is stressful and K. Hov. didn't make that easier. The house and builder were great, but the purchasing process was atrocious. We were promised a certain price no matter what lender we choose. After we put our earnest money in, we choose another private lender for better rates. When K. Hov. learned this, they inflated the purchase price and told us we could only receive the discounted price if we financed through them. In addition, our primary contact, Christi, was the most rude and degrading person I've worked with in a long time (I'm a teacher, so that's saying something). I will start with the positive here. The floor plan / design of the home is exactly what we were looking for. The location (Lakeview / Waller) is also what we were after. Lastly, the price point of the home was competitive and what we believe to be good value. The only other positive would be that in general, our construction manager Matt was a pleasure to work with during the actual construction of our home. I believe that he did everything he could to make the experience positive - within the limitations he was under. Since moving into our home, he has been attentive to the couple of small warranty items we've raised. Now for the negative. My wife and I have been involved in a new construction home two occasions in the last 30 years prior to going through it with K.Hov this time around so we are not naive as to the process. That said I cannot express my frustration with the sales rep Paul. Without too much lengthy detail, I will say he repeatedly mislead us during the process, committed to options that were then changed at a later date, gave assurances he did not live up to, and was very unresponsive to queries he knew were important to us. It was so bad that I finally had enough and told our construction manager and our realtor that I would no longer have any dealings with him. Communication and events leading up to closing were the final straw and extremely frustrating given we were paying cash for the home. At that point, Paul's boss reached out to me and asked if there was anything he could do to that would turn my experience around. He stated he wished he knew before then that we were having the challenges to which I suggested he should solicit buyer feedback during the process rather than at the end. I gave him lengthy detail into the issues we experienced with his sales rep as I would hate to see other buyers have to deal with the same issues. Overall, we are happy with our home, notwithstanding some ongoing drainage issues in our back yard (which I raised as a possible concern before we ever signed the contract (was repeatedly told concern would be addressed but has not been to my satisfaction). To conclude, our construction manager Matt was clearly the most honest and attentive person we dealt with throughout the process. We have already had 4 issues with our ac unit , that STILL ISNT SOLVED and one problem with the plumbing. I understand some work is builders grade like paint, but for over $355K, I expected more from these basic systems.

Unfortunately, my home buying experience with Khov has been nothing short of a nightmare. If it was not for Nick, the project manager that addressed things in a timely manner I would have felt helpless. There is just so much that is still wrong with the home and the workmanship that was done is nothing short of mediocre. Which is truly unfortunate because we really love the layout of the home. I have had constant issues with this home. Through the construction process there were constant issues once we got past the framing process. Delays, mistakes and just poor workmanship. I had workers urinating in the toilets and not flushing the toilets. Clogging the toilets, holes in walls that now look terrible because the texture does not match the rest of the home. Painting issues which is still a problem. There are areas that were not caulked, and I still find spots to this day that need to be fixed. I was concerned we were pushing my home to complete just to close, the timeline to close and the progression the house was making as never lining up, there was just so much left to do, and we only had a week left to close. During my third-party home inspection, I had workers in the home, and this was 2 days before closing. During my final walk through there were painters still at my home finishing up and there were still so many things wrong with the home. I felt obligated to accept the home with the understanding they would get fixed after closing. I had contractors coming in and out of my new home months after closing to address all my concerns I had with things I brought up before closing. When they cleaned my driveway and sidewalks, they used the pressure washer and sprayed so close to the concrete now you can see where they were spraying because they have left marks from the pressure washer. Since the house sat unoccupied for a minute, the grass behind died. They replaced the back grass but didn't replace the grass infant and behind. House was fine but I moved in with horrible grass. Called and messaged the construction manager a couple of times after he promised to replace the side grass but hasn't. Even the front grass didn't look attractive at all. Now I am stuck with dead grass on the sides of my house and horrible grass in front. Sales guy was the best tho.

The sales team had little to no communication, all people involved were lazy and not willing to address issues in a timely manner if at all. No important details were communicated to the buyer

The contracted builder for this home was fantastic, however the mortgage side for this company is horrible. KHOV Mortgage forces buyers to use their own 3rd party resources. The company’s representatives do not respond or handle matters diligently. It is so hard and frustrating to get into contact with anyone in this company. Please do not use this company.

Run around on getting issues corrected in a timely manner. If the home owner does not follow up multiple times nothing happens. Even then the odds of getting if fix are low. Half the time they pawn you off on the sub-contractors.

I was very disappointed in my experience with K Hovnanian homes. As a single mother, I chose K Hovnanian above other builders as I believed they had superior workmanship. During the building process, several issues arose, none of which were dealt with in a satisfactory manner. Each time I was pacified with a promise to look into the issues, then when I followed up several times later, I would be told that it was now too late in the process. Some examples were: - The kitchen Island was in the wrong location, 4 inches too close to the wall where the stove is located, when I asked for it to be moved, 2 inches was cut from the island base. - During the pre-cover meeting, I arrived at the house to find they had started to install the sheetrock and all the walls were half covered. - One of the electrical outlets in the master bedroom was in a location that when the bed is in place, the outlet is not accessible. I asked several times for it to be moved before the sheetrock was installed. After much pushing, another outlet was moved, but not the one I requested. When the electrician moved the other outlet, it brought the electrical work out of code, so the builder then refused to move the outlet I had requested. - During the pre-cover meeting I pointed out the sound proofing was missing from the master bedroom, the builder assured me it would be installed before they finished the sheetrock. When I followed up a few days later, the sound proofing had not been installed. I asked for the sheetrock to be removed, the builder didn't respond to my text. When I followed up again, he told me the walls were finished and they would not remove the sheetrock. Instead they drilled 32 holes in the master bedroom sheetrock and pushed the insulation through the holes. - Most of the internal doors in the home are damaged and cut too short, they are all approx. 2 inches from the floor, so when a light is on outside the rooms. The entire rooms are lit up, making it very difficult for my children to sleep. - Several of the kitchen, bathroom and laundry room cabinets are damaged. - The master bathroom Mirror is not level - The joins on the base boards are not level, each join sticks out and is very unsightly, I mentioned this several times during walk throughs and with the builders, they just agreed with me and never fixed it. - The grout between the tiles in the foyer, second bathroom floor and shower, kitchen, master bathroom floor and shower, hallway to bedroom four all have holes. When I raised this issue, I was told they would leave grout for me to fix it. They only left one grout color, so I cannot fix the bathrooms. - The glass in the front door allows water to leak into the foyer, each time it rains I have a puddle of water on the floor at the front door. - When it rains, one side of my house has a river on the grass, which holds the water for days afterwards. At the time I purchased my home, they were building 6 other homes. Perhaps the rush to get the homes completed within the allotted 150 days from the foundation being poured, was a contributing factor to the poor workmanship in my home. However, paying almost $500K for a home that I walk around and see sub-standard work, is very frustrating and extremely disappointing. ... More

I moved into my house during Covid and have been having work done since. The contractors are slopy and I've witnessed children working on the homes that are being built around me more that once. I feel the sloppiness of the contractors that KHOV are teaming with should be reconsidered.

More concerned with closing then getting it right

I was initially verbally induced into signing a contract by the salesperson who told me the whole house had blinds. At the final walkthrough I was told there were none and the sales person said she was wrong and I should have read the contract. I had to threaten not to close and refuse to sign the document stating there were no verbal inducements to get the blinds. Home issues: there is no portal to submit warranty issues, only the email address for a construction manager who does not respond unless the matter is escalated. I have been waiting months to have the grading and my lawn fixed. My dishwasher was never properly installed and the smell of gas is extreme every time the oven is turned on. There is no way to track these warranty submissions since they are just emails that get ignored. When they aren’t ignored, someone comes out, looks at the issue and then doesn’t follow up until I send repeated emails. This is my third new construction home and by far the worst experience. ...
