The ease of purchase and the friendly staff have been great.

K. Hov is based on production. There are things that should not be encountered in a new home. We noticed some contractors work on what is best for them and not the esthetics or the home. Investing in contractors and having enough contractors to work in a home would be beneficial so they can deliver on time and to your standards and reputation. We foresee having issues with water setting in one area of our backyard. Please note, Jamie was a pleasure to work with and he was ALWAYS responsive. Overall the experience buying a home was great with KHOV. We've been living here for about two months. The only real complaint I have is I wish more work was done to help condos with sound proofing. The only real issue is our upstairs neighbors when they go up and down the stairs. Wish there was slightly more insulation but overall great experience.

I have built many homes in the past and this by far has been the worst experience. Everything was blamed on COVID even though the real truth was that they have poor communication, no direction, lie a lot and their own employees keep quitting.

Not only did my husband and I buy a brand new house, but it's also our very 1st home. I've heard so many horror stories about new home construction, but we didn't have any problems at all. Everyone was very knowledgeable and the process was very smooth!

Overall an ok process. The initial paperwork for the condos was an alright process, but the price jumped up $5k at last second before we committed to buying. This was due to someone else buying a condo in the unit before we signed. During the home décor phase, the specialist was really nice and gave us a ton of useful suggestions on what to include in the new home. However, there were some selections I believe that should have come standard with the home rather than an upgrade since it was marketed as a "Luxury home". For example, you will get a garage door but a garage door opener + remotes will cost $800 on top of the lot price. For the kitchen, you'll need to upgrade to get a gas stove top. Any cabinetry will require you to upgrade to level 2 in order to get hardware (handles) installed. I believe small things like this should be the baseline - not an upgrade. The builders usually gave us a weekly update on the construction of the home. We did have a construction delay of about 2 months due to COVID & labor shortages which is understandable. Though they did have a last minute 2 week delay in closing which was frustrating as it extended past my rate lock period and costed me an extra $1k to hold it. Whenever we did the pre-dry wall inspection and golden key orientation the builders were always super nice and informative, can't say enough good things about them. The model home staff on the other hand wasn't always the friendliest or the most coordinated. One time we wanted to show our family the condo we were buying while it was being constructed. We called ahead to make it was ok with the staff and they reassured us we could stop by for a visit. Once we got there the staff didn't know we were coming and rudely said that we may not be able to visit. After verifying the builders were not busy in the home, we were eventually able to take a quick tour. The mortgage office ok, but often their rates were not competitive with others. The additional "builders bonus" you get if you choose their mortgage company comes at the expense of an increased interest rate which was not explained to me until near closing. The loan fees were also generally higher than other companies, which reduces the "builder bonus" actually going towards your mortgage. After moving in, the condo was overall fairly nice and is in a great location for us. There was one issue that was not fixed after the final walk though and after we had already closed on the house: the ceiling prewire bracket was much lower than the ceiling, which isn't a big deal. The warranty person was easy to work with and quickly sent workers out to fix it without a charge. We also had issues getting trashcans. For some reason our information didn't get passed on to the HOA which caused a 3 week delay in us getting the cans. After now living here for about 2 months we did experience a few other issues: a broken microwave, a missing hot water shutoff valve, and a toilet paper holder that was too close together. The warranty team again was easy to work with, dispatched the right people within a reasonable time, and at not cost. They've been great throughout the process. We've also noticed the paint chipping near corners of walls, but that's most likely due to the settling of the house. They do offer a free touch up kit, and I think they offer to retouch the house at the 7 month mark after the house is done settling. Overall, there were a lot of small things that ultimately culminated in a less than ideal experience. Some of them can be attributed to COVID and labor shortages like the delay, but then there are small quirks like the house upgrades that really should be the baseline. The end product has been great to live in, but in the future I'd be hesitant about going through this process again. ... More

Quick responses from sales representatives, construction manager, and finance personnels; great attitudes of customer-caring service answering almost all sorts of questions from a customer in a way of thoughtful and mindful manner, including touring the site, reporting construction progresses, and processing the loan application with final closing procedures. With all those great customer-caring services, a customer is the CUSTOMER - TWO thumbs up...!

Overall KHOV is a good builder

The buying process with K.Hovnanian was straightforward. The Sales Team was attentive throughout the entire process and the Design Team followed through with all our desired options. We received weekly updates during each build phase. The Build Team was able to address a majority of the home's cosmetic punch-out list. They gave a thorough walkthrough of the home's systems and provided tips for us down the line for home maintenance. Things began to stumble towards the tail end of the transaction. A lack of communication between The K.Hov Teams caused confusion during site visits. The Home was not clean for our Gold Key Orientation and we did not see the final state till closing day. It's been over a month since we've closed and we have not received trash or recycling bins. Our latest affair was a potential plumbing issue. There was a vinegar-like odor in our basement which was causing us to cough. It took over a week to get a plumber onsite for a suspected water leak. No water leak was found but rotting food was uncovered behind a wall near our drainage pipe. The Home is beautiful and in a great location but major issues slipped through quality checks. ... More

It was a great experience! The team kept us informed about the progress on a weekly basis. If we ever had a question it was promptly answered by a sales representative. Highly recommend Hovnanian to anyone who is looking for a new home.

The home buying process with K. Hovnanian was a great experience from start to finish. The best part about the process was receiving those weekly email updates about every step that was going on with your home, this was definitely a plus especially if you couldn’t be there to see the process.

Russ, Dave, and their team were awesome and made the first time home buyer experience the best one for me me. If I was rich I would buy another based on the experience alone. Thank you for helping me through the process from start to finish

KHOV sales and design center are not concerned with the best interest of the buyer, and you need to ensure all discussions are in writing. Truthfully I would not have purchased from this builder knowing what I do now, and the dishonesty that is plagued throughout the process.

I am thrilled to say so far I am happy from the overall process, the sales agent, and the construction managers are super great and helpful though with morgage officer initially has some issues but later she switch to be helpful. The material is great but only paint has some issues it soon change with touching hand or if you do touch paint the color is change and few construction standards could have been an option in baths. Anyhow overall happy besides the paint and I like the way the Construction manager is helpful!

My experience with K.Hovnanian overall good.

Our experience was one delay after another. We have great disappointment in the deliverable. The bright spot in this experience was the Community Senior project Manager. He seems to experience and very personable.

We really looked forward to moving in and enjoying all the amenities this house had to offer but from our closing date being delayed multiple times to a walk through of which there were multiple glaring issues, our experience with khov was extremely poor and utterly disappointing. We at every experienced with new build home buying, and this was by far the worst in every way possible. They tried to convince us to close on the home when it wasn’t even in livable condition, and after the most upsetting walk through, a second walk through, and yet another delayed move-in date these are the issues that followed: water leaking from the master bath tub, which lead to water damage on the kitchen floor, and a hole in the ceiling of a brand new home to fix the problem, and also no hot water in the bathtub. The builders offered free upgrades to my neighbours equipment that they had ordered and I was promised that it will be given to me as well. The builder told me to make sure to give him a good review as it is very important. After a few weeks during my meeting with the builder, I was advised that the builder has changed. I asked the builder if the upgrades would still be applied to my property as promised by the previous builders. My neighbors got the upgrade on their stuff. The builder told me I will not be getting any upgrades, and that is why he is the builder now not the other guy. However, the important part is when I saw the house for the first time I raised a couple of my concerns. The walls were damaged, the doors were not straight, sockets and swtiches were not screwed on tight. I told the builder there are a lot of things that still needs to be fixed. He said no worries, I will give you a blue tape and anything you see just put blue tape and we will fix it. When I checked up on it next time, I saw that there were still a lot of things that were not corrected and I brought it to the builders attention. He said to put a blue tape again, while I was putting blue tape. The builder told me that nothing is perfect so we will try. I told him the doors are not straight, the ceiling of the wall is damaged. He did not provide any explanation but just stated that nothing is perfect and review is important. Everytime I met the builder, he was only concerned about the review instead of looking after my concerns. After closing when I came back I noticed nothing was fixed. Even some parts of the blue tape was there, scratched on the appliances, uneven doors, damaged walls, under window damaged, uneven floor. I don’t blame the contrcution crew but how can a builder approve the work that's damaged and uneven. The fridge was installed incorrectly, there is water leaking hopefully someone will fix it. While working on papers they messed up many times and they told me it was a simple mistake we will resend it. I am very disappointed with the builder, I wanted to refer my friends to buy from the same company but after this I won't be referring them. ... More
