This was the worst buying experience from the beginning to the end, the experience was a headache. The whole team from the sales people Erica, the building manager Joe were arrogant, dishonest, and rude. The house was falling apart soon as we moved in. No one seems to care about where things are placed or how things are done. Lots of errors, mistakes and break downs were found after moving in. Quality of the materials and labor used in building the house was very cheap. The overall experience was dissatisfying to us.

A month and a half after closing, we are still missing a window. Several items covered on walkthrough were never addressed. Some elements of construction did not align with plans (legal?). Several assurances made that did not line up with reality. Sales person was responsive via email but not all statements were backed up with action. Over-priced. Ex. Nicer model home with more high-end features has not sold and the price keeps dropping.

I will never recommend K. Hov to anyone. The quality of products that were used to build this home, as well as the craftsmanship to put the home together, is something to be desired. Our first night in the house, we smelled smoke, like there was an electrical fire. Come to find out, the wires were crossed in the bedroom lights. This was just the start… tack strips not holding the carpet, shoddy cutting of the wood for the rails and baseboards, loose railings, poor grouting of bathroom tiles, nail pops EVERYWHERE after a month, lies about the swale in our backyard and how it “should” drain, not to mention that we were unaware that we were even going to have a swale, crack in the corners of the interior walls, and buckling of the vinyl siding. This house was way overpriced for the quality it lacks. Needless to say, we have already had to invest $7000 of our own money to fix the yard, with no help or concern from the builder. We are currently trying to use the county to help recoup some money due to the flooding we are experiencing in the yard. The house may look nice on the outside, but there were not options for the inside. This is our second build and we had more options with Lennar for our past house. We could chose wall color, fireplace color and slate color around it, bathroom design, etc. None of this was considered, or allowed, when we asked when picking our colors and design aspects of the home. Our overall home buying experience with KHOV was not as great as we anticipated. We have been understanding that the current industry norms has impacted the builder’s ability to deliver homes more timely. With that being said, for our community (New Post in Fredericksburg, VA), the issues were compounded by lack of communication and accountability with regards to issues with the home, quality of the craftsmanship, and not to mention we went through 3 different project managers for this community, causing added constraints to the timeline of home delivery and further breaking down the lines of communication. I’ll also mention that we had both a pre-drywall and pre-delivery private home inspection, where many different concerns were brought up and yet, the builder never took the time to thoroughly go through the report and give us feedback on the items. Additionally, we requested some things be given a written explanation about what the builder did address or wouldn’t or didn’t think would need to be addressed in the report, including a concern about mold in the attic. They left a lot of it up to their contractors, even though they knew that they were having some trouble with reliable and quality workers. The list of problems that arose with the quality, range from questionable practices of the contractors to attention to detail and thoughtfulness. A major disappointment is the poor installation and treatment of the lawn sod prior to us moving in, which has resulted in many dead grass spots and more out of pocket costs to address the situation. I find it to be very unprofessional and unethical to have someone move in with their lawn in that condition, in addition to some of the conditions of other areas of the home. Many of our neighbors are having similar issues. The builder made verbal promises to follow up with our sod, and even though we have been investing a lot of time, energy, and money into our lawn care, they have yet to do their part or due diligence to correct the issues with the sod/yard. These “broken promises” and disappointments have seemed to be a resounding theme amongst those of us who already moved in! For instance, one of our neighbors incorrectly had two different types of stone installed for the wrap around of their front porch and the builder still has not fixed this. Another neighbor had a huge hole in their subfloor and had their flooring installed right on top of it and they still have a list of items that are yet to be addressed. All of us were delivered a dirty/dusty home, including some of us having dirty carpets, and we are all still waiting (collectively over 2 months) for the cleaners to come back. There were lots of offers. We paid for changes and upgrades for our home; however, Tyler never gave us the opportunity to pay for an office door and a deck which we really wanted. Since he did not offer us the opportunity to upgrade or select those options, we believed it was included in the price of the house. We were very specific and clear to him that we wanted our house with the same options as the model home. That’s why we asked for the upgrade of the guestroom with full bathroom, the Sun deck with the a lamp and the office . Exactly as the the model house. That did not happen. We were left with an office with no doors and what bothers us more is that our garage was used to store office doors for one of our neighbors. During the construction of our house in our garage was a door for the office. That is the reason why we did not say anything earlier because we thought those doors were for our office. When we were told that our office came without doors and no deck, it was too late to cancel our contract resulting in never trusting a salesperson again. We felt tricked and even complained and asked Tyler if he thought we did not have the money to buy upgrades. There should be no reason to trick people to buy your houses. ... More

We had some high expectations on our purchase of this home, but it was met with poor execution, poor supervision on the trade labor, and poor follow up to correct issues. This wasn't all bad, but if you are buying from this group, then make sure you have the ability to watch each step of the process closely as you will quickly get frustrated with the execution if it's not supervised properly. If executed correctly, it could be a wonderful home.

The water has been used from our home during the closing week without our permission. Huge lawn of around an acre area at the back of home’s block and several smaller lawn pieces at the front of the home’s block, have been watered by using water from our uniti have incurred a heavy water bill for around 110 thousand gallons of water. I have been following up several times with KHOV sales office to reach out to someone who takes responsibility of this issue. I have been given a promise that this bill will be taken care of before the due date. The date is past due but not a single bit of the bill is been paid yet. It’s a very bad experience to us because of KHOV using water from our unit without letting us know. ... More

Having to wait for almost 10 months cost us a great deal of money and a great deal of anguish. The interest rate started at under five and ended up 5.5. Over the life of the lone that is a great deal of money. We bought the condo to be close to our grandkids. We missed a year of their life. It was very upsetting to keep your life on hold. My sister purchased a house three months after us and moved in three months before us. Some builders seemed to be able to get materials.

It all started great with Tricia. The minute we opted to go with an external lender (because KHov could not accommodate our needs), the attitude from KHov changed. The stones in our house was not what we asked for and the error was caused by the sales person transcribing the name of the stone in the selection list. KHov started blaming a sales person who left and failed to own their mistakes and just tried to escape from the situation. Even after several escalations, there were no options being considered at all. I know this is a common issue and usually builder fix it or compensate by reducing portion of the stone upgrade or refunding it. But Matt was so adamant and there were no alternative options considered. We finally ended up with a major exterior portion of our house with a very dull stone covering we didn't want. They prefer for the buyer to go with their own financing and title company. When you go to external lender, their attitude changes and support reduces. We bought our home sight unseen, moving from out of state. The pictures looked nice and they gave us updates throughout the building process, but when we arrived we were sad to see the terrible lack of craftsmanship in almost every aspect of the home. Cheapest parts they can possibly use everywhere. Cheapest paint I’ve ever seen and nearly no wall texture, with no option to pay for better quality paint in the build. Cracked grout and caulk all over the place. Sod directly over boulders and rocks no topsoil and a hill behind the home where we were told it would be a flat lot, making over half the backyard unusable. For the price you’re paying, this is not value for money. If buying from out of the area, at least make a trip to visit the model home first because even in there you can see the poor quality of materials they use. Once they get that $40K earnest money, there’s not much you can do except sit back and watch them build you a substandard house. Overall very sad experience for our family. If I could give zero stars, I would. Our experience with K. Hovnanian has been nothing short of a nightmare, and I want to warn anyone considering them. As someone experienced in real estate and construction, I have never dealt with such a mess. First off, the problems started before we even signed the contract. We were misled about lot availability. They told us the lot we wanted was not available, only for us to find out later that it was and they were just holding it for someone else they knew. That was the first red flag. Then right after we signed, they pushed our delivery date from April 31st to the end of June, literally the day after we signed. And then they pushed it again to the end of July. They did not break ground for four months and blamed the county, but we found out it was just them dragging their feet and changing their building schedule. It only got worse from there. They completely messed up our home choices. We chose a certain elevation, they gave us the wrong one. We picked paint colors, they painted something entirely different. They put in the wrong tiles in the bathroom. The list goes on and on. We were lied to repeatedly. For example, they told us we could only have either a walkout or an egress window in the basement, and then we found out everyone else got both. Now we have to pay extra to fix that. At the pre-closing walkthrough, we flagged a ton of issues and they swore they would fix them. By the final walkthrough, only a few were done and they promised again they would handle the rest after closing. Of course, once we closed, they turned around and said it was out of their scope. The quality is just atrocious, things even a beginner would not mess up. We had wavy drywall, chipped stairs, electrical issues, and the toilet paper holders were falling off the walls. Every single step of the way, it was one lie or mistake after another. In short, this was an extremely horrible and deceitful experience from start to finish. Spare yourself the headache and avoid K. We bought house in tanager community and quality of fixtures and construction is below grade and options available are pretty bad and one of the sales rep did not have clue with options and other rep Sylvia and Construction manager Tom were very good and helpful.

I am not at all happy with quality of the home and materials that were used for construction when compared with other builders.

The house was finished 2 months late and even after 2 walkthroughs with requests made for fixes we still managed to find 2 pages of things wrong with the house before we moved in. After moving in we have continued to find issues including nails sticking out of carpeting and the dryer not being hooked up properly. Overall a terrible experience.

HAMPTON RUN -STAFFORD, VA This is our time buying a home and our experience overall was unsatisfactory and still beyond words. The home is overpriced, small, building materials are of poor quality and not worth the price. I still cannot believe that this house was built by Khov. In the first place this was not the home that we wanted because of the size of the home. The house is very small in size and not what we were expecting. The living room is very small for a house this price and looks like my son's room at our previous town home. When we came in to tour the house for the first time we had a sleepless night after seeing the home. That is when my wife and I contacted Becky requesting if we could move to a bigger home next door because there were two homes on the market at the time and on special. Becky was willing to help us after expressing our concern about the home and the need to move to a bit bigger home and requested that we speak with Mathew CMG mortgage financial. Mathew CMG mortgage financial was not helpful at all and started bringing up excuses for us not to get the home which has a difference of $34,000 between our current home and the home that we wanted. I know for sure that we are qualify for the home and at the max. The floors of our current home shakes when you walk through the kitchen and the living room as you can feel the impact on the island in the kitchen, as well as the refrigerator and cabinets. The doors of each room/entrance does not perfectly fit the door frame. You will have to push the door a bit harder to fit into the frame. The hinge to the doors makes aloud sound when the doors are open. Before the was fully built, we were told it's going to be 3 1/2 bathrooms. At the end we only saw 2 1/2. Even the chandelier that we selected was not installed at first as I have insisted that it was part of our purchase before it was installed in the dining room instead front entrance stairs as agreed by the plan. Since we decided to buy this condo, it had been a nightmare to us. The homeowner warranty is a joke. We have 3 times carbon monoxide leaked due to HAVC. Every time we had to evacuate us, call 911, turned off the heat, and spend our time to call out from work and wait for they came to fixed. Even the hotel reimbursement, it took them a month (originally they told me 2-3 months) to give us the reimburse. I have to spend my time to constantly contact with them, the home warranty director, most of time I didn’t get the response. I also requested to change a brand new HAVC, because they admitted they installed incorrectly caused carbon monoxide leaked, and their home warranty manager said no. How rediculous it is. Their mistake could kill us, and k. Hovnanian home warranty won’t give us a new HAVC reimburse. So far, we still constantly hear pipes rattling sound between walls. I was presented with the wrong community contract. I was told that I would be charged fees in addition to earnest money deposit if I backed out of the deal. I closed in September 2022 and at this time (January 5, 2023) I still don’t have two mirrors.

Worst quality of workmanship and after-purchase service

This has been the worst home-buying experience my wife and I have ever had. We felt we were lied to and manipulated by the KHOV sales team; specifically Joe’s. without considering its deceit's economic ramifications. This has been devastating for my wife and me. The KVOV Sales and construction team at Pender Oaks Towns it’s all about misinformation, untruths, and deceiving actions. I would never recommend KHOV.

The purchase of my very first home through this Builder was my worst life experience ever. I should have bought from Pulte, but could not get myself to part ways with this Builder's community's location, which I love. I still get nervous opening the door to the laundry room because all the machines together in the open like this look scary. I was also required to purchase a washer dryer for my condo, which was a nightmare of sorts. This too is another reason I physically get nervous opening the laundry room door to my very own home. The workmanship is horrible, and this condo is no longer a home I can imagine myself spending a decade in :( The move-in process was excruciatingly painful. I can't imagine what it will be like upon move-out when I actually have furniture :( I don't wish this experience upon my worst enemy, though I hope each and every person I encountered through this miserable process one day is on the other side to experience exactly what I did. ... My husband and I will never recommend Khov to anyone based on our experience. We do not believe the KHov sales team was forthright with information leading up to closing. The KHov sales team were also completely unavailable on the day of closing with the exception of the onsite construction manager who processed our final walkthrough. We ran into construction issues during our final walkthrough and could not get through to anyone to discuss next steps or delaying closing until the issues were resolved. This put us in a position of having to decide whether to be in default or go to closing with a blemished home with zero input on next steps from KHov. As for build quality, there were numerous issues with the vinyl flooring on the first two levels including excessive bubbling, scratches and large gouges bad enough you could see the subfloor. We were told the problems were related to the material, that they were having issues with multiple properties and that KHov management was working on a solution. We were also assured the issues would be resolved before closing. When we inquired about exactly how they would be resolved and expressed our concerns over large scale patching we were not provided a clear response. On our final walkthrough we discovered the repairs were also done poorly with more bubbling, blemishes in multiple places and multiple new areas with debris under the vinyl resulting in visible sharp bulges in the flooring that were not there on the initial walkthrough. KHov worked with the flooring subcontractor to come in and fix the new flooring issues after closing but we were never told what the subcontractor did to fix the flooring issues even after multiple emails requesting more information. Overall, this was not a smooth or pleasurable process and it seemed like their only concern was making sure we got to closing before the end of the sales month. ... More

I have built many homes in the past and this by far has been the worst experience. Everything was blamed on COVID even though the real truth was that they have poor communication, no direction, lie a lot and their own employees keep quitting.

The builders offered free upgrades to my neighbours equipment that they had ordered and I was promised that it will be given to me as well. The builder told me to make sure to give him a good review as it is very important. After a few weeks during my meeting with the builder, I was advised that the builder has changed. I asked the builder if the upgrades would still be applied to my property as promised by the previous builders. My neighbors got the upgrade on their stuff. The builder told me I will not be getting any upgrades, and that is why he is the builder now not the other guy. However, the important part is when I saw the house for the first time I raised a couple of my concerns. The walls were damaged, the doors were not straight, sockets and swtiches were not screwed on tight. I told the builder there are a lot of things that still needs to be fixed. He said no worries, I will give you a blue tape and anything you see just put blue tape and we will fix it. When I checked up on it next time, I saw that there were still a lot of things that were not corrected and I brought it to the builders attention. He said to put a blue tape again, while I was putting blue tape. The builder told me that nothing is perfect so we will try. I told him the doors are not straight, the ceiling of the wall is damaged. He did not provide any explanation but just stated that nothing is perfect and review is important. Everytime I met the builder, he was only concerned about the review instead of looking after my concerns. After closing when I came back I noticed nothing was fixed. Even some parts of the blue tape was there, scratched on the appliances, uneven doors, damaged walls, under window damaged, uneven floor. I don’t blame the contrcution crew but how can a builder approve the work that's damaged and uneven. The fridge was installed incorrectly, there is water leaking hopefully someone will fix it. While working on papers they messed up many times and they told me it was a simple mistake we will resend it. I am very disappointed with the builder, I wanted to refer my friends to buy from the same company but after this I won't be referring them. ... More

Do not use their finance company. Quality of workmanship is terrible. Every door frame is in new home is damaged or chipped. Paint job for the whole house is the cheapest and worst out of the 4 houses we have owned. Multiple spots on the walls that were damaged were just painted over. To many issues to even list. The only reason they get one star is because of the kitchen. Best part of our new home. Over all I would recommend to look somewhere else if your looking for a new home.
