Beware of the tactics to lure you in with incentives then they rip them away at the final stages and end up thinking your home was 1 price since all the early contracts have the incentive then they shave it away until you end up being $30,000 over. The incentive line is BS!!

Mortgage material required was not easy. They wanted everything yesterday but took a very long time to review. Once they reviewed the information they required an immediate response was needed. The house is fine but the trim work is not what it should be. They painted over dry wall dust on baseboards and doors.

2.5 stars, proceed with caution… This is the 5th home that we have built and second KHov home. The process was filled with mis-communication from start to finish. The sales staff were the center of all of the issues. The multiple miscommunications cost us $30,000 in mistakes. On the actual day of our settlement, the house was filled with mud from top to bottom, and the rooms were covered in dust and dirt. We hired a cleaning company to clean the house before we moved in. Buyer Beware! Do not take their word they will correct something. Get it in writing. Do not trust the sales process.

We have been trying to get someone out to address several issues with the house and property. Haven’t heard from anyone yet with regards or action plan. Everyone that we have contacted keeps running us around in circles. My next step will be to contact the news media and let them try to get an answer and a resolution.

My experience was pretty good. Being the first time purchasing a home to be built was pretty daunting but our sales person helped us very much. My biggest problem was that when viewing the model homes, it wasn’t made clear that almost everything I saw were upgrades and some touches weren’t available at the meeting where you picked finishes, etc. Tile in the shower was shown up to the ceiling with a border, but the borders shown weren’t offered and tile only went to the top of the shower door. Reported several issues having to do with the irrigation system and our yard. We were assured that it would be taken care of within two weeks. We are still waiting for this to be resolved. Our neighbor has the same issue as well.

Our home cost over half million dollars and you would think you would have a new walk-in home with no issues. This is not the case with KHovnanian Homes. We were pushed back a week on settlement so builder could get all things complete. A week before closing did a walk through and was told all the items would be complete before closing. This proved wrong and now a month after closing we are told all the subs would be here to complete the punch list items. Some of the punch list items include the sod. They have replaced sod three times and still have gaps between pieces of sod and these gaps can be 4 to 6 inches. Very slopping workmanship. If you would come to this community and see what is happening throughout neighborhood. Floors have high spots and even a low spot near entry. Again, this is a sign of poor workmanship and lack of follow-up making sure it is installed properly. We had trim not installed and have waited a month for them to come and patch holes and paint. There are other issues but will not list only wait to see if corrected. One of the things that is most upsetting is having to push out settlement and closing. We had to reschedule delivery of PODS and reschedule moving people. Each was an additional cost to us. I know I told John (our construction guy) I would give a favorable review if everything was complete. Still waiting on everything to be complete and some of the items (Lawn) is still in need of repair. You would think for a half million-dollar home they would want a good-looking lawn to help with the sale of new homes. ... More

It was too much stress, KHOV is not a small company, I don't understand how they can keep changing closing dates not knowing that the buyer is coordinating their move with others. When I said I could close by end of month, after spending almost 700K on a house,, they threaten to charge me $500 only to cancel and move the closing date 2 more times! We are not totally dissatisfied, just not as thrilled with our purchase as we expected to be for the money spent.

There is a lot to like about this house and unfortunately those things are overshadowed by some negative aspects of the buying and building process. Our closing was delayed 3 months and rather than delay any longer, we closed and moved in with multiple items unfinished and areas needing to be fixed. (Here's a sampling of problems: missing towel bars, crooked walls, damaged flooring, damaged kitchen cabinet door, backward closet door, damaged window screen, unrepaired holes in pantry & pantry shelf missing brackets.) Ours is not an isolated situation; others in the development report similar experiences. It's my understanding that these types of issues and delays are typical because builders (not just K. Hov) are unable to get reliable trades people and they run into problems with utility companies. However, the continuing delays and slow pace of repairs 6 weeks after moving in seems ridiculous and I have to wonder why they continue to start on new houses when previously built houses still need work. ... I've always looked at khovs history of quality building. The initial sales experience was good, but all went down hill after construction started. Yes, Covid contributed, but even when things got better, there's no excuses for some of the shoddiness I experienced. Contracts are in their favor. Buyers spend an exorbitant amount of wasted money. Repairs or promises of finish and repair are made right up to Closing, but don't happen, even after Closing. Phone calls, emails, etc., never answered. We we're extremely disappointed the home (after pushing our settlement date back) was not completely finished, nor was it clean. It's not a situation we wanted to be in, and though very disappointed in the readiness and cleanliness of our new home for our final walk-through on the morning of settlement, we could not push our settlement date back again. The impact on us would have been worse than the first delay. We do love our new home, but my husband has made many repairs already, to include installing towel and toilet paper holders and repairing the a bathroom door. The door would not close, so the quality team clearly didn't check it. The bathroom was never 100% completely finished, as it was apparent it was a rush job to get the walls finished and painted (no accessories) once the plumbing and electric was finished a couple days before settlement. The appraisal came in much lower than the sale price, so that increased our settlement charges, which is obviously very disappointing for us. We spent almost $750K on the home, so we expected to get that value in our home, but the quality is nowhere near that and the low appraisal is evidence. ... More

Attention to detail is lacking. Issues go unresolved. Everyone is nice but it seems like no one is on the same page. Frustrating to say the least. We love our home but didn’t expect quite so many issues from new construction (dead lawn, water damage to wood floor, missing basic items, poor workmanship, grout and paint on tile, crap lightbulbs, poorly installed electrical sockets, drywall and frame issues… to name a few. Bring your own inspectors throughout the process. Good luck.

Buyer's Remorse...The juice is not worth the squeeze. Product is not worth the cost and aggravation.

The Project Manager, Sales, and Finance Team ensured that we achieved our key milestones during the home buying and settlement process, and the experience was smooth. We highly recommend it to anyone looking to buy a house in the Middletown area!

Eban was great all the way through. Electric fixed our problem. Premier has been helpful, John, Clint too. Pratik wouldn’t answer our emails or texts but he moved to a different job. Two important things had to wait until after settlement.

Working with Eban and Clinton was a pleasure very professional. For Us the experience was great!

Things were done improperly!! So many mistakes on every item of our house. We can never get a straight answer as to who we call to fix an item. We are still waiting for floors to be fixed, dishwasher missing a piece, garage door opener missing, outside spigot missing, holes in wall board need to be fixed and repainted. Our GKD was a shock. The house was construction dirty, we received no booklets on our appliance, Nothing was included regarding clubhouse laws and rules. Sink and garbage disposal not hooked up. I could go on and on. It’s literally been a nightmare!! We are too old to have to go through everything that happened. K.Hovnanian needs to learn how to treat a customer from start to finish. We had visited several other sites similar to ours within a 50-75 mile radios. We always returned back to K Hovnanian all within a four to six month period. We were able to walk through the model homes as often as needed for decision making; we were always treated as if it were our first time coming to the site. From the purchasing signature to the closing signature we were met with an above and beyond excellent customer service experience. We are comfortably happy that we settled in our new community at K Hovnanian and we have made recommendation to our friends who are in the market as well. You get what you pay for!

Our salesperson Barbara was great! Always responded to our questions and if she did not know, she found out. Keep up on project manager, does not respond within a reasonable time. Closed on January 31st and still living with mud in the yard while houses built after ours have been completely graded and landscaped.

Receiving weekly text updates from the sales specialist with pictures was very helpful especially for someone who was not local.

I like to thank Barbara, Eban & Debra for being the most supportive Realtors & Builder Supervisor to work with. This is my first homebuild and I'm happy it was this team. Barbara, I can't say enough how wonderful you are and wish you much success in your life!

I believe Eban and Debra are exceptional. Sales and project management at Baymont Farms are first rate. They both care about their clients. They are knowledgeable, honest and responsive. They were upfront about delays. They explained why a delay occurred, and the corrective actions taken to fix the issue.. I also have to mention Joe. We had a minor water problem in our basement just after settlement. Joe was on it immediately and stayed in touch throughout. He made certain we were completely satisfied. I think these 3 individuals are Outstanding!
