Sales person should be more knowledgeable of product and details of options. Follow up was slow getting answers after we signed agreement. Overall very pleasant and open to help with our needs just seemed that she needed more knowledge about how options effect base build. Superintendent changes and transitions have made for a frustrating first month to get items addressed. I'm in the construction industry and recognize the challenge with the craft worker. You have a great community coming together but I believe the quality of product and communication is hurting your ability to fill community faster ... More

Very disappointed that many items in our home were not completed before our settlement date. Mold remediation in our basement was needed within four days of moving in. We, and many other new homeowners in our community, believe KHov should have a crew to fix and/or complete items in our homes before or as they keep building new homes in our community. Our KHov home purchase could have been a better experience.

Builder having issues with third-party trades not honoring commitments resulting in over promising and under delivering.

The buying experience was not very good. Home took so long to build it cost us 25 thousand dollars in added costs (storage and apparent). When we asked for some relief we were given a nominal amount. The craftsmanship is under par for the amount we paid. The final “cleaning “ was a joke! The house was filthy. When we said something about it we were told they only do “construction cleaning what ever that is. When we said something about several items that were not done correctly we were told “we don’t fix cosmetic items”. The works are good the company policies leave a lot to be desired. Excepting poor craftsmanship is not the way to do things. Would we buy a KHOV home again..I doubt it. ... More

Attention to detail is lacking. Issues go unresolved. Everyone is nice but it seems like no one is on the same page. Frustrating to say the least. We love our home but didn’t expect quite so many issues from new construction (dead lawn, water damage to wood floor, missing basic items, poor workmanship, grout and paint on tile, crap lightbulbs, poorly installed electrical sockets, drywall and frame issues… to name a few. Bring your own inspectors throughout the process. Good luck.

I liked that Mike and Amy kept updating us with calls and pictures of the progress they were making during the construction of the home. But we felt that Khov wanted to close whether the home was ready or not. The tile backsplash in our kitchen was completed the day of the closing. There were too many loose ends that still needed to be completed when we closed. For instance, we closed and the evening of our closing a guy was washing down our tile floor and BTW he did a crappy job as we cleaned up after him the following day. Not sure why you are wasting money on that guy. The guy who installed our cupboards was really bad as he left with cupboard doors that were uneven and door handles that were obviously crooked. You should find a better craftsman for that job. I would not have him back to my home for anything. For a new home we just have had to deal with a lot of stressful stuff. Like we kept asking that the door weather stripping be corrected to get a tight seal. We even mentioned about the weather stripping before closing. We kept asking for touch up paint so we could do a lot of the touch up ourselves rather than wait. We still have a section in the back of our house that has never been painted, which we mentioned but no action yet. Our A/C just went out, needs a new compressor, hard to believe in a new unit. Don't get me wrong, we like every single person we have had to deal with. Mike, Amy, and Alyssa are all very nice and easy to talk to but we are frustrated on how all of this has gone done. Maybe the real issue has to do with the quality of the subs that are doing the work, I don't know, but I do know that many times Mike has gone above and beyond, even doing other people's work, I think, to help us out and solve some issues that we have had. I'm happy to have made the commitment to build. However, and importantly, since I live out of state, communications were oftentimes slow; sometimes no response at all until I pressed for response. Made decision-making and timing of visits to the property problematic. So, some frustration throughout the process, even up to the time of closing. Also, importantly, was that several options in the Everett model (my chosen model) were not available to me, but there was no signage in the model nor was information offered to 'announce' that select options were no longer available. Another source of frustration. In the end, I am happy I built in Four Seasons. Just wish the process had been less bumpy. ... More

A long and laborious process. Some very bright spots. Sales agent Ken superb. 2nd mortgage agent Jessica superb (1st agent was full of herself and not helpful - I went up the chain & said she had to be replaced - I was then given the courteous, responsive and helpful Jessica). KHov mortgage agent Aaron top notch, could not have been better. Problems elsewhere - construction supervisor not even mediocre. Whenever I or my agent requested a meeting he had an excuse not to meet. Finally met him on the "pre-closing orientation"!. I was underwhelmed. Condescending and full of himself. Apparently thought I had never owned a home before (I have owned at least 10). After closing experience has been poor, warranty work slow, daily life adversely affected by KHov not monitoring the action of subcontractors. They routinely park construction and employee vehicles on the road leading to our court causing delays in ingress and egress. I have seen subs stealing electricity from home owners. The subs are not monitored or supervised by KHov construction managers at all it seems. I am satisfied with the house, but beware of being kept informed of construction progress, having to deal with unsupervised and monitored contractor employees and poor follow up on warranty work. By the way, I am not being a disgruntled buyer - I like this location and community, I am a retired U.S. Navy judge advocate, 25 years of service to this country. But all of the issues noted above could be prevented with some on site KHov management and supervision. I have advised 2 and 3 star admirals on international law and all legal matters. I know how to manage subordinates. KHov has not shown me that ability. I would be more than happy to speak with upper management about the concerns mentioned. ... More

Our salesperson Barbara was great! Always responded to our questions and if she did not know, she found out. Keep up on project manager, does not respond within a reasonable time. Closed on January 31st and still living with mud in the yard while houses built after ours have been completely graded and landscaped.

Two and a half months after we signed our contract we were contacted with the news that the design we had chosen could not be built on the lot we selected. After trying negotiations with them we agreed to change our model so that we could keep our lot. (By the time we were notified almost all the lots in our section had been claimed, including the most desirable.) Also, we were not given a projected closing date until 2 - 3 weeks prior, which made planning the move hard for us. Workmanship in some areas was rough, though post-settlement responsiveness to our requests has been generally good. ... More

Frustrating experience to get to closing. Settled even though long punch list. 30 days post closing still trying to resolve punch list. Tiresome process and puts a damper on the experience with builder.

The good was the weekly emails with photos of construction progress. Although closing was delayed 1 month because of material delays, we were satisfied with how we were kept informed of the delays. We were very very disappointed in the choices and prices of upgrades offered. Upgrades were far over-priced. For example, the KHOV cost to upgrade from a GE Profile to Monogram refrigerator was $1,630, when the Monogram refrigerator actually cost $330 less if purchased from GE or at Best Buy. Upgrade costs for all appliances were at least double what the actual upgrades would cost in a store. Other upgrade costs, such as floors, were also excessive. We found we would be better off doing some of the upgrades ourselves. ... More

I love the home and the community, great home design. However, it was a painful process and we were not happy with the customer service we received throughout the organization. Went through 3 construction managers; finally got a very good one as our last one (Sal, great guy). Home has lots of imperfections/punch list items, which don't seem that important to the builder's homebuyer services staff. During walk through, they actually told us that we should not be concerned about things like missing paint, the quality of the garage finishes, and poor quality landscaping. Unfortunately, the builder seems to accept the poor quality work that is now standard among subcontractors throughout the industry. We are now waiting to see how the builder handles all of the punchlist items, and we will provide an update on this site later. ... More

We just recently moved in (November) and we wanted to let everyone know about our experience. We worked with Mike D in sales with the purchase of our house. We've been touching base with him over the years with a couple of previous visits to the Four Seasons of Cane Bay and have enjoyed our interaction with him every time. Completing the sale with him in April was no different. We came to the table with a realtor from Berkshire Hathaway (Karen T) and were happy we did. All during the process she brought up questions we wouldn't have thought of and we would whole-heartily recommend everyone buying a new home here have a realtor working for them during the process. She also performed some onsite visits for us, providing us with pictures of the progress being made. We also employed an outside inspector (Cardinal Home Inspections (Harvey L)) for both the pre-drywall and closing phases of the build. We highly recommended that you do this as well. Our build manager was David P. David went over all the additional extras we added on at the beginning of this process and checked in once a week (via phone) with a report on how things were progressing. Between his call and the pictures our realtor Karen sent us, it was exciting to hear and see the progress being made on our house. There were some delays, but given the supply issues due to Covid, it was not unexpected. Our forecasted closing date was sometime in November and that's when we were set up to close. We were set up to do a "Gold Key Orientation (GKO)" on the 15th, with the closing set up for the 19th. Besides getting to see our completed house for the first time, the GKO allowed us to develop a "punch list" for the builder to take care of items that needed to be addressed, touched up, etc. before closing. Our inspector, Harvey, also went through the house on the 12th and provided the builder a list of items he noted as well. A week after closing, I had two issues crop up. My toilet would not flush completely. I was also running my dishwasher and washer at the time. Sewer water started to flow up and out of the furnace room drain into the laundry room. That sewage then went under the baseboard and affected the laminate in my second bedroom and the hallway leading into the second bedroom. All the laminate had to be removed from the bedroom and most of the hallway by a restoration company. The rooms also had to be sanitized and dehumidified before repairs could begin. The quarter round had to be removed, replaced and repainted. The tiles in the laundry room had to be steam cleaned. Why did this happen? The plumbers who worked on my house left a test plug in my sewer line. They couldn't get it out after using it and left it there-it was just a matter of time before disaster struck. The plumber who pulled it out says he's seeing this more and more. The second problem had to do with my furnace. Whoever installed the furnace used a rubber gasket to get a PVC joint to fit. The result was condensation leaking onto the top of the furnace. The repair people who both removed the sewer plug and fixed the furnace said that whoever worked on these items was just lazy and wanted to move on to the next home. There are other things too--using painted wood doors for the back porch and office. At the prices being charged for these homes, we had hoped they would have used vinyl doors from Pella or some other company. So along with numerous paint spots needing to be cleaned up on the floor, we have also had to scrape paint off the french door windows in the office. Plus, there was quite a bit of drywall dust left on the floors, even though the house was "professionally" cleaned. We do want to be clear here-we are not faulting David, our building manager. David was always very quick to address the issues that did crop up, taking phone calls from me on the weekends and during his holiday vacation and calling his contacts during the sewage backup to try and expedite the repairs as quickly as possible. But when you see how rapidly these homes are going up, it's no wonder there are problems like these cropping up. Although there were disappointing events that happened after closing, we do want to say that we are very happy with the amenities, clubs, and activities present here at The Four Seasons at Lakes of Cane Bay. ... In general the workmenship was not what I expected.

We love the model options offered for this 55+ community. The variety of floor plans can suit anyone's taste. Opportunities in the workmanship were repaired prior to us moving in but since we have been in the response has been very slow when issues have been reported. Care and attention must be addressed on the overall grounds in the development.

The sales team was great. We are waiting for our cracked sink to be fixed.

The builder was very pleasant to work with, but after being in the home for over a month now, there are some major items incomplete and many poor quality items (wood trim, painting, etc.) that you notice.

Our overall experience with K Hovanian was positive, however there were many bumps in the road. The design of the home is terrific and the location / lot selection met our needs. The build process was painful – reasons explained below, but also due to the demand of materials and trades that delayed our completion date by a month. Our construction superintendent Robert did an amazing job of keeping us informed, dealing with issues as they came up and he took a personal interest in delivering a quality home. Robert was one of the best parts of this entire experience. Since we closed on our home, the post-production support process has been great. The warranty team is responsive and every issue we’ve reported – there have been a few but nothing major – has been dealt with in a timely manner. The issues we have with K Hov is with the company as a builder and their mortgage team. First, we experience a ‘’miscommunication’ with our sales rep related to the lot premium for our home, but when the same thing happens to a number of other home buyers, that is not a miscommunication – it is a strategy. K Hov is ridged and inflexible in terms of options and what can / cannot be done prior to and during the build process. Two examples – they use 25 year old technology in their in-wall internet cabling (CAT 5 versus anything better). They would not even discuss upgrading the cabling even when we offered to pay for it. They also install 50 gallon water heaters when tankless heaters are current, much more efficient technology wise and offered in less expensive homes in our area. The financial arm is another topic. We were flat out lied to during our financing process with K Hov Mortgage and our lending officer got into an argument with my wife, who has been a mortgage lender for 15 years. If it wasn’t for the meager incentives offered through their captive finance company, we would have gone with another financial firm. Finally, when we went to sign documents with their captive Title company, we met with a contract notary – no one from the Title company even said ‘hello’ – which should not have been a surprise due to their lack of responsiveness to questions before we closed. Overall we are happy with our new home - we have a beautiful house in a great location. It was much more stressful than it should have been to get to this point. Anyone who contracts with K Hov to build a new home should be prepared to deal with an inflexible builder and a terrible mortgage company. ... More

They have the main relationship with the appliances company. When there is an issue they should leverage their buying power in order to get results in a timely fashion. Two months later, we still do not have a working oven.

My experience was average overall. I like the model layout but now that i m living in the home there are many quality issues I did not expect, While there is home warranty, I have spent a cold winter with heating issues and responsiveness on resolution has been substandard.

Price is good but ... shop carefully before buying.

Several Builder representatives are outstanding. Who you call for what can be unclear. Also, in some cases, too many people get involved in addressing a relatively straightforward issue.

The quality in this home is shoddy at best. We have lived here for 3 months and have had three leaks! The flashing was never put on parts of the house and garage. The shower head was installed incorrectly and not caulked sufficiently which caused a leak. The guest bathroom has a leak into the basement. The plumber is coming next week. The paint is inconsistent, some areas look as if they were not painted at all! There are cracks and areas of the wall that are not typical “house settling”. There are wires under the kitchen cabinets literally hanging down and if you touch them the light goes out.The repose time is good yet this is of little condolence given the repeated times necessary for responses. There are areas that were not caulked. I would NOT recommend KHov to anyone! In fact, I would suggest they look elsewhere. Disappointing quality to say the least. You are definitely builders who put quantity over quality. ... More
