Amy was a Pro at sales. Well trained and experienced.

Beware....there is no interest in quality of the build and the interior....they just want to turn out as many homes as they can in a short time frame without regard to what the issues. Very disappointing

It really wouldn’t have taken much for K Hov to at least MATCH the hardware in these new homes in Four Seasons. We have brushed stainless cabinet hardware, shiny chrome bathroom faucets, shiny and brushed next to each other in the bathrooms. Ugh. When noted on our issues with the home we were told “ the builder will not even address it” by the builder rep Our walls are so thin and lack insulation that we can hear the master bath toilet flush in our entryway!!!! Every finish is cheap and poorly done. Will never buy a home from this builder again.

My 9th home and an expensive one. The smallest high premium lot and one of the smallest homes. The construction manager was non-existent. I met him at the initial meeting and never saw or heard from him again until my final walkthrough....5 months! The only reason I gave him a decent review was he begged for it and Alyssa Tarsa asked me to do it. He has no empathy, no consideration, and blames any design or electrical or construction issue on someone else. He never completed a very small punch list, I did the work myself. Khov is not interested in customer satisfaction. I had to fight to get things right and still lost even though they were safety issues.

Poor quality. Can not set A/C colder that 74 degrees in the summer for fear of mold issues. Styrofoam used outside and is soft. Poor pain job inside and out. Great employees and they work hard to help. Just my opinion

Over all happy but major problems exist. Noise in HVAC system keeping my wife awake at night. Been addressed but not fixed. Shower pan cracked multiple places yet we are told its not under warranty. We have only been here 3 months. Stove top not secured to counter.

At the start, it was very good. But once it came time for review of the construction sheet no follow thru was done. Issue was pointed out 3 times, before, during and before last 2 home previews. Told it was addressed after the first time it was pointed out, but not with us nor was it done right. The finance team was magnificent. Currently the warranty team is slow but getting issue addressed (Thank you). Over all experience, OK. We do love the location and the care done on the facilities and common areas.

There were several major issues that my wife an I encountered during the home buying experience. The first involved getting a mortgage, where we clearly were not treated as home buyers. It was made clear that our mortgage would be immediately sold upon closing and what was important was the fitting into the cells on a spreadsheet. We came from Canada and have a home that we are selling, but any Canadian assets were not recognized. I am a dual citizen and spent the majority of my life living and working in the US. My credit score is about as high as you can get, I have never missed a mortgage payment in my life, made a large down payment and have $1 million equity in my Canadian home and a healthy retirement account. There were several blatant discrimination actions on the part of the builders so called mortgage company; national origin, age and gender. During this nine month ordeal, I did not receive final mortgage until two days before closing. This was an extremely stressful time, that took its toll emotionally and physically. As part of our package we purchased a pool option. We have been in the home for three months and only a few days ago our pool was totally functional. On the other hand we love the house, we had outstanding service from our salesperson, design person and a major shutout to our construction manager (clearly a true asset to the company). We are disappointed with the major internal partisanship and politics within the community. As much as we love the product, getting to this point made this one of the most stressful years of my life. If I knew what we were going to have to go through to get to this point we would have made different decisions. ... More

Fire Place not a functional fireplace-very low grade. Not worth the money. No warranty on plants that are dead in landscaping( every reputable landscaping company will give you at least a 1 year warranty) Hire a pre inspection company for pre-drywall and final inspection The contractors K Hov uses for finish work cut corners which you will see in the final product. ( they do not miter inside corners on trim molding) Do not believe furnace is sized to square footage of house (BTU's are minimal) Do your homework!

General consensus amongst almost every resident here is dissatisfaction with their homes. Some minor cosmetic whiles others experience numerous inspection fails.

The sales process was poor at best. Salesman was either not knowledgeable about the product, lazy or downright deceitful. The number of “misunderstanding” were unacceptable. As to our home, it was rushed to completion to meet a fiscal year end deadline as its condition reflected it. To be fair most of the issues have been resolved and we do like our home and community. It is just a shame that the process was so painful.

I felt that during the process, Dawn cost me money by her incompetence and lack of communication. I asked her to send me a contract and she did not, then the price went up, which i was trying to avoid. I was irritated at the entire process. The ugrades were terrible and all cost a lot!

Great community! Beautiful home. Sales and follow up on small builders issues outstanding. DO NOT use their mortgage broker or their recommended legal attorneys. Unless you want your confidential information shared— Very Unprofessional!!! And cost you thousands of dollars in taxes! Even though both the mortgage broker and attorney practice in S.C. Does Not mean they understand the requirements or law! Costing the buyer unnecessarily thousands of dollars.

Was not impressed with the quality of the materials or the workmanship

Beware of the tactics to lure you in with incentives then they rip them away at the final stages and end up thinking your home was 1 price since all the early contracts have the incentive then they shave it away until you end up being $30,000 over. The incentive line is BS!!

2.5 stars, proceed with caution… This is the 5th home that we have built and second KHov home. The process was filled with mis-communication from start to finish. The sales staff were the center of all of the issues. The multiple miscommunications cost us $30,000 in mistakes. On the actual day of our settlement, the house was filled with mud from top to bottom, and the rooms were covered in dust and dirt. We hired a cleaning company to clean the house before we moved in. Houses are being put up overnight. There is a lack of oversight. Our sheetrock was a mess! Paint on finished hardwood floors. Finish work on stairs substandard. NOTHING was sanded prior to paint and urethane, had a huge nail/screw, sticking out of the side of my stair riser. Painted right over it!! House was filthy when we walked in after closing! We entered our house after closing to find no heat, 2 leaky sinks, no hot water master shower, high end dishwasher broken for a month, guts in 3 toilets have been replaced, paint all over hardwood floors, dirty, grout, chipped tile in upgraded master shower, glass in master shower had to be removed so sheetrock could be redone, sheetrock behind powder room sink looked like a patchwork quilt. These issues, along with others, noted at walk through. Enough time to rectify, as closing was delayed 2 days. No, once u sign on the dotted line, all these issues become warranty issues. So much more difficult to remedy when furniture has been moved in. Promises were made, promises not kept. It has taken a month, and we are getting things done. Can use dishwasher, master shower still not right! I guess i’m upset because many times, I’ve been made to feel i’m too picky! Not a custom house! But, when u pay this kind of money, u at least expect a house with passable workmanship. No attention to detail. Pine straw covering construction debris, SC building code states, that if you cannot see IT from 6 ft away, ITS not an issue….. buyer beware. KHOV lives by this code. We were very disappointed with our KHOV home. And, I thought I had done my homework. ... More

Poor buying experience - lack of clear communication from start to finish.

nice home but with deficiencies that have not been corrected. as always they say they will get to it asap. that means you'll have a long wait till the corrections are made.

Disappointing experience. Our builder Tim was great. Kept us informed and was a pleasure to work with. The final product has a lot to be desired. Horrific sheetrock work, cheap paint job, overspray, tape lines everywhere. There should be major concerns at K Hov with the quality of their homes. Wouldnt do it again. Service responsiveness has been good but there shouldnt be this many items that need to be fixed on a new home, Quality rating is a 2 out of 10. Sad.

Follow through and execution of items promised, was disappointing. We would have hoped that K. Hovnanian would have done the right thing.

We found the purchasing process quite frustrating. We can not example how many emails and texts went unanswered. The sales team promised everything and then the operating group indicated that they had no knowledge of facts presented. An example. An application for the install of a pool was made apparently denied with no reasons given other that we dont grant approval before the completion of the house. All that was wanted on our part was the ability to start construction once the house was closed on so we could enjoy the summer. This just went on deaf ears Second the whole closing process was a mess. No leas than three closing documents were created all in correct just days from closing. Lastly no explain of the repair process was ever made when the house was finished. No list of number, no contacts no anything. This left us days trying to get thru to people. When we inquired about having the lawn mowed 6 weeks after closing we were told no one informed that department the the house was finished. If asked we would NOT recommend you to any new buyer. Or would tell new buyers to do hold backs on the final close. That you would now ask, months after close for our opinion examples the problem We do not expect to bear anything back from you on this. Where do I start? Outside of taking my deposit and signing the purchase contract there has not been one step that went as promised or without a fight. The workmanship and attention to finish detail is ZERO. We moved in on April 27th, roughly 90 days ago and it has been a nightmare. Yesterday I came home in time to stop them from painting the house next door as they did not properly protect my home before painting. Last month while building the home next door, the laborers shot nails through my screen enclosure by accident. Still another example of no regard or respect for property and my guess is that KHOV feels that they have are money, we are committed so deliver whatever we feel like and the buyer has to close. I will never recommend a KHOV home again. I do know Peter Hovnanian personally from Cherry Hill NJ and I fully intend to someday reach out to him to let him know about my experience. As for the maintenance of the grounds and sprinkler systems and the clubhouse; that is a whole other story. Gym has no AC, grass is rarely cut or maintained, sprinkler systems not working, Cafe at the clubhouse was a sales gimmick and nothing more than that. The whole thing is a horrible experience. I will give positive credit to Michael Rassi who has been extremely helpful in getting post closing warranty issues resolved. Other than him, the entire KHOV team from top to bottom does NOTHING ... Did not have a satisfactory experience.
