House was built in a rush to closing with many issues somewhat resolved at the last minute. There has been a list of repairs submitted to builder with no resolution on all issues a month after I moved in. You wanted to close, the house should have been ready.

Most of the items that needed attention after moving in have been addressed, but we are still waiting on the cabinet people and the blind people. I shouldn’t have to keep calling. Also not happy with our landscaping. We paid for the expensive package, but it doesn’t look even as good as the lesser package that was done next door. I spoke to the construction manager, still waiting. Trying to be patient, but worried I’ve been forgotten.

If you are not a first time buyer in a retirement community with a social club and a HOA you don’t need to read this review. I want to start out by saying we lived in a custom home so my husband and I were caught off guard at the poor quality of some of the finishing products and the quality of the some of the workmanship. I was disappointed in the “designer” and the time she spent with me. She was dismissive and the actual time allotted was too short. When I wanted to change a few thing, well before building even started, I was told no changes can be made but I do understand why there are no changes allowed when the builder is trying to build homes as fast as possible. When I started reading information about the community and builder I was excited at the price of homes. I now understand why the price seemed to be reasonable. I feel the information I read seems to be a bait and switch. We saw the beautiful model home and was amazed what our money would buy in this community. The pool area is beautiful the grounds are beautiful. After making our finishing choices the reality set in and we saw the true cost of the home. Now that we have moved in an example of our frustration with the quality is our master bath toilet needs to be fixed but the explanation that perhaps the sewer line went up hill and there is nothing that can be done, especially since our other toilet works fine, is unreasonable. I confess we were ignorant of the process of the community life. We didn’t understand the difference between the builders, the HOA and the golf and social club but we do now. Every time we ask a question we are told, “that is not our problem you need to talk to...”. As an example we have accept our front yard as is. The plants were half dead and under sized, the gravel was not 2” deep as required by the HOA and our both our mounds looked like an above ground grave. I was actually told that maybe we could get some extra gravel that we could spread on the yard. I didn’t move here to shovel gravel or repair a poorly constructed front yard. Talking to our back yard landscaper he has to use another gravel color to complete the back yard. When I asked him if we could over dress the front yard so it matched the back yard gravel he said that he couldn’t do that-per the HOA rules, and he couldn’t get the front yard gravel due to availability. We were told by a Khov associate that the contract landscaper won’t fix the problems in the yard either. We do loved the way the ranch community is set up with a lot of open areas, the dog park and the green spaces. While we have no intention to sell our house, it has been a frustrating process. Poor quality. Can not set A/C colder that 74 degrees in the summer for fear of mold issues. Styrofoam used outside and is soft. Poor pain job inside and out. Great employees and they work hard to help. Just my opinion

It really wouldn’t have taken much for K Hov to at least MATCH the hardware in these new homes in Four Seasons. We have brushed stainless cabinet hardware, shiny chrome bathroom faucets, shiny and brushed next to each other in the bathrooms. Ugh. When noted on our issues with the home we were told “ the builder will not even address it” by the builder rep Our walls are so thin and lack insulation that we can hear the master bath toilet flush in our entryway!!!! Every finish is cheap and poorly done. Will never buy a home from this builder again.

My 9th home and an expensive one. The smallest high premium lot and one of the smallest homes. The construction manager was non-existent. I met him at the initial meeting and never saw or heard from him again until my final walkthrough....5 months! The only reason I gave him a decent review was he begged for it and Alyssa Tarsa asked me to do it. He has no empathy, no consideration, and blames any design or electrical or construction issue on someone else. He never completed a very small punch list, I did the work myself. The house we received was not equal to the houses we were shown and certainly not equal to the marketing materials and video. We are tremendously disappointed .

Over all happy but major problems exist. Noise in HVAC system keeping my wife awake at night. Been addressed but not fixed. Shower pan cracked multiple places yet we are told its not under warranty. We have only been here 3 months. Stove top not secured to counter.

Khov is not interested in customer satisfaction. I had to fight to get things right and still lost even though they were safety issues.

Amy was a Pro at sales. Well trained and experienced.

Beware....there is no interest in quality of the build and the interior....they just want to turn out as many homes as they can in a short time frame without regard to what the issues. Very disappointing

Fire Place not a functional fireplace-very low grade. Not worth the money. No warranty on plants that are dead in landscaping( every reputable landscaping company will give you at least a 1 year warranty) Hire a pre inspection company for pre-drywall and final inspection The contractors K Hov uses for finish work cut corners which you will see in the final product. ( they do not miter inside corners on trim molding) Do not believe furnace is sized to square footage of house (BTU's are minimal) Do your homework!

At the start, it was very good. But once it came time for review of the construction sheet no follow thru was done. Issue was pointed out 3 times, before, during and before last 2 home previews. Told it was addressed after the first time it was pointed out, but not with us nor was it done right. The finance team was magnificent. Currently the warranty team is slow but getting issue addressed (Thank you). Over all experience, OK. We do love the location and the care done on the facilities and common areas.

Great community! Beautiful home. Sales and follow up on small builders issues outstanding. DO NOT use their mortgage broker or their recommended legal attorneys. Unless you want your confidential information shared— Very Unprofessional!!! And cost you thousands of dollars in taxes! Even though both the mortgage broker and attorney practice in S.C. Does Not mean they understand the requirements or law! Costing the buyer unnecessarily thousands of dollars.

General consensus amongst almost every resident here is dissatisfaction with their homes. Some minor cosmetic whiles others experience numerous inspection fails.

The sales process was poor at best. Salesman was either not knowledgeable about the product, lazy or downright deceitful. The number of “misunderstanding” were unacceptable. As to our home, it was rushed to completion to meet a fiscal year end deadline as its condition reflected it. To be fair most of the issues have been resolved and we do like our home and community. It is just a shame that the process was so painful.

I felt that during the process, Dawn cost me money by her incompetence and lack of communication. I asked her to send me a contract and she did not, then the price went up, which i was trying to avoid. I was irritated at the entire process. The ugrades were terrible and all cost a lot!

There were several major issues that my wife an I encountered during the home buying experience. The first involved getting a mortgage, where we clearly were not treated as home buyers. It was made clear that our mortgage would be immediately sold upon closing and what was important was the fitting into the cells on a spreadsheet. We came from Canada and have a home that we are selling, but any Canadian assets were not recognized. I am a dual citizen and spent the majority of my life living and working in the US. My credit score is about as high as you can get, I have never missed a mortgage payment in my life, made a large down payment and have $1 million equity in my Canadian home and a healthy retirement account. There were several blatant discrimination actions on the part of the builders so called mortgage company; national origin, age and gender. During this nine month ordeal, I did not receive final mortgage until two days before closing. This was an extremely stressful time, that took its toll emotionally and physically. As part of our package we purchased a pool option. We have been in the home for three months and only a few days ago our pool was totally functional. On the other hand we love the house, we had outstanding service from our salesperson, design person and a major shutout to our construction manager (clearly a true asset to the company). We are disappointed with the major internal partisanship and politics within the community. As much as we love the product, getting to this point made this one of the most stressful years of my life. If I knew what we were going to have to go through to get to this point we would have made different decisions. ... More

This has been a very frustrating and disappointing new home buying experience. The easiest part was writing the contract. The closing date was more than 2 months from the date promised. I feel there was little to no builder inspections done prior to my walk-thru/closing and I have been left with completing the builder punch list. I've had to deal with siding, interior and exterior doors, paint finishes, trim work, damaged woodwork, HVAC and appliance issues. The warranty portal system is misleading and inefficient with the homeowner not knowing what the outcome will be. After more than 3 months in this home, I'm still dealing with warranty issues. ... Cheap builder grade paint and carpet. Shower heads need lowering. Buyer should have option of additional cabinets instead of 2 ovens. Need ladder to change battery in smoke detectors.

You have to make yourself a priority with the home warranty department and continually bother them to schedule appointments The contract was poorly written, and also contradicted itself when highlighted the conflicting terms nothing was done Quality of materials is quite disappointing for example, the flat walls, air conditioning unit vents and surprising how many problems at close where things were not working such as the garage door electrical lights, master bathroom, drain exterior drain and my names were highlighted in the punch list. Disappointing experience. Our builder Tim was great. Kept us informed and was a pleasure to work with. The final product has a lot to be desired. Horrific sheetrock work, cheap paint job, overspray, tape lines everywhere. There should be major concerns at K Hov with the quality of their homes. Wouldnt do it again. Service responsiveness has been good but there shouldnt be this many items that need to be fixed on a new home, Quality rating is a 2 out of 10. Sad.

Everything was moving along nicely and any issues were dealt with quickly and to our satisfaction. THEN, we closed and paid KHov. After that we were pretty much on our own. Items that were told to us after closing; Khov will deliver a new air filter after 30 days in the house. Never happened Khov will do a 45 day walk through to address any issues. Never happened. Showed the ceiling joints were cracking in great room area, Khov will get someone to fix the joints. Never happened. Irrigation did not cover entire yard. Area was 24 feet wide, Khov installed 15 foot fan head. That left 9 feet of yard with out water. Sod died. Nobody would install the proper heads.Khov did not send an irrigation guy to correct. ( our neighbors on both sides have rotator heads covering the wider yards, our yard had a fan head. Khov would not fix it, an employee recognized it was wrong and worked hard to help. Washer and dryer are not side by side, there is a huge gap between them. Hookups in the wall were installed too far apart. Again. We were told that it would be checked out to see what can be done. Never happened. Seems to me that Khov did about anything to close our house and get paid. Once they received the money, we were not that important anymore, Always about the money, do whatever to get the money, once you get it, no urgency or concern. ... More

Buying a new home with KHOV was extremely stressful.

Follow through and execution of items promised, was disappointing. We would have hoped that K. Hovnanian would have done the right thing.
