Many discrepancies found during pre-close walk still undone on closing day. Overall detail workmanship shows lack of attention to detail.

Quality of construction is poor.

We love the community and had a great sales experience. Ask for Ken Gennett in the sales office. Unfortunately, we had a horrible project manager who failed to manage his subcontractors. On multiple occasions, we found the home unlocked and open to the elements after contractors were off site, even after walls, cabinets and appliances were installed. Our project manager did not communicate consistently and was unresponsive when we identified issues during construction. As a result, we had a multiple page punch list when we closed, and over one month later, we are still trying to get K. Hov to resolve the open items. The good news is the K. Hov. warranty person is great, but it is all a huge waste of everyone’s time. ... More

We were dissatisfied. Workmanship not great. Paint over sand dust, terrrible caulking, siding reversed, trim work fair. Not willing to change any item if a spec home. They have this attitude - any issue must be seen beyond 6ft from every angle in order to be considered for repair. Problems are passed along.

VERY difficult to get repairs scheduled and issues are never resolved in 1 visit. Repairmen cause damage when they come.

Cheap materials but worse of all the worse contractors we have had in our home buying experience. This was our 4th home and we have never seen anything this bad.

Bought home in September 2022 Moved in January 2023. Still trying to find out why I had to pay the whole year properly tax in 2022. I didn't own the property until September. No one has a answer. Should have been prorated.

Horrible builder and experience from beginning of process to the end!

People do not show up to fix things that are wrong. Granite in kitchen was put on by Mickey Mouse. BBQ was cracked and has needed paint since 1/1/2020. A month to fix it is ridiculous.

The entire experience up until now (6 months later) has been challenging. The Project Manager, is not trustworthy and is slow to respond when it directly affects his "bonus" or incentive to complete a job and totally non communicative on any and every other issue. i.e. during the walk-thru in December 2023, a issue was brought to his attention with a promise to have it address within a couple of days, to date has not been resolved, last visit to my home on 4/25/2023, he again promised to resolve an issue, have not heard a word from him as of today 7/3/2023. Issues directly affecting his bonus are all resolved. His direct supervisor is also non-responsive when copied on this issue. At this point, I don’t want him anywhere near my home. My sales rep, beautiful personality however, in my opinion, is over worked therefore unable to thoroughly provide the information and services needed in making informed decisions in the buying experience, which could have ultimately resulted for me a disaster I would have had to live with in my forever home. i.e. clarity on options, placements and costs... letting the clients know the selection of model homes extend beyond the model homes on site. Satisfactory ratings for the Warranty and HOA (First Service) dept. Overall, the home now meets most of what I was looking for as my forever home, however it has been the process (service) of making it the completed forever home that was and still is most disappointing. ... I was taught to start with a positive, so I will say the sales staff at the on-site sales office was alway responsive and available. From there everything went down hill. Months of delays and poor craftsmanship has been then norm. After 3 months of ownership we still are waiting to have our house finished. Examples: first time the tub was turned on it flooded our main bedroom because the contractor forgot to connect the water. Our entire backsplash in the kitchen needed to be removed and replace due to poor craftsmanship, and we are still waiting to have our garage doors painted.

We came several times before purchasing and were very excited to relocate. Sales staff was very good. Design person was excellent. Builder not so much. It took 3 months after closing to get brick on front porch...Still not done. Even though houses yet to close getting done. A lot of excuses. No quality control. The folks that live here that we have met are great, so just know that there are frustrations with the building and it hasn't just been with us. Standard has dropped.

Just about everything in the house was done poorly with no attention to detail. They slap the houses together as fast and cheaply as they can. Floor is out of level, horrible drywall work, voids in the concrete, things out of square, cheap materials and building practices used and on top of that the house was dirty when delivered to us. Very disappointed in our experience.

The lack of attention to detail and ensuring that the subcontractors did quality work leaves a terrible taste in my mouth. There were multiple delays with no explanation for most of them. I am considering selling my home and moving to put this behind me.

The quality of the workmanship was very poor. There were structural issues, finish issues, grading issues, landscaping issues, and rainwater management issues that were unsatisfactory at the time of the closing date. In addition, the responsiveness of the construction management team was initially very slow and very poor. However, there has been a change in the construction management team and responsiveness has improved. However, K. Hovnanian often tries to hide behind warranty limitations when the issue is defective material and workmanship. The issues are be addressed but only after extended delays and excuses. I need to spend significant amounts of time administering all of the work tickets that are required to identify, schedule, & manage the required work. This has been very disappointing. The community is a beautiful one, however the experience with the original construction management team was very disappointing and time consuming. ... More

Prepare to wait months for any repair work to be done, and you will probably be disappointed in the quality of any repair wok

Rushed to close with a large list and zero follow through after a month. Now arguing over contract language. Likely headed to court over front door and library doors (if you can believe it!) Warrantee means nothing.

Buyer beware! Everything went fine with the sales experience (excellent in fact), but once you get to the actual house - problems arise. Not unusual, but getting them fixed is impossible. Every homeowner here will tell you that there is NO attention to detail, and repairs are NEVER done. Very poor quality.

Quality of workmanship & Materials: Focus is not on Quality of Materials or workmanship but on meeting deadlines and passing inspections. Numerous homeowners in the development had issues we have discovered during their respective builds. We had an issue with the foundation. Our concern was either minimized or discounted altogether in terms of responsiveness until we called the home office of KHovanian in desperation. The matter was addressed after that. Overall the builder focuses on getting things done at the least cost possible. The mark up on the upgrades is considerable. Our builder was competent but not supported by adequate help and supports. Very disappointed in the overall process, I paid for an upgraded kitchen only to later find they would not supply a refrigerator. The concrete was not laid properly and is cracking like a spider web. The workmanship was poor, no oversight of sub-contractors, and responses from the builder were nonexistent or spotty at best. Never got the feeling they even cared about the client once they had your deposit. Do not close on your home if there are any issues outstanding...getting them resolved after you move in will be a miracle if they even respond. Their staff is overwhelmed and does not have the ability to manage issues or situations. So disappointed with the overall process and the workmanship of the contractors they hire.
