Sales should provide house blue print including Receptacles and possibility of adding wires for electric range and water heater. Homeowner should visit the site every week to check the progress and point out defects, since construction manager doe snot do his job! Too may homes are being built at once and not enough construction managers to cover quality control.

I've had seven homes built in the pas 35 years This is by far the worst. The quality is the worst of the worst

Not at all a good experience. It took 2years to build this house and it was done terribly. I had to fight everyday just to get part of what I paid for.

This home buying experience was less than enjoyable to say the least. The sales agent I would say was excellent. He tried to stay on top of things and weekly sent us pictures of the building progress. This however is where it stops! The workmanship in my estimation is very poor for the the price we paid; especially the upgrades. Many aspects of the building process were done too quickly, w/ low quality and lack of supervision. I question if the subcontractors knew what they were doing. Now that we have moved in,we have found many issues that need to be resolved. In many cases the warranty department blames the construction team ect. We probably should of paid additional money for a custom home. This however will be the last new home we will purchase in out lifetime. ... More

I've had to use a contractor to correct the shoddy work that went into the building of this house. My question is: Who is paying off the inspectors to pass the "pop and slop" that goes into the construction of these homes.

KHOV chose to not close on time. Problem was that no one called to let us know. Our funds were in escrow early (the week before closing), so we thought there would be no problem. KHOV ended up costing us $1200 in extra fees for furniture storage and hotel room. KHOV told escrow that we did not want to close on the contract day. Never again.

If you don’t use k hov mortgage they change their attitude and are rude and nasty. Also, they try to add on unlawful fees if you don’t close on time when they held up the closing processing.

When I signed the contract in January 2021 I was told the house would be ready in August, yet it didn't get completed until April 2022! While that is bad, all of the empty promises of closing dates along with the lack of weekly progress reports mad the entire process horrible. My recommendation is to hire someone whose only responsibility is to go to each house every week, take pictures and email the buyer with a progress report, allowing the construction managers to focus on building houses.

I have a deep appreciation for my home and the community surrounding it. However, the purchasing process was accompanied by significant challenges, particularly regarding communication. There were inconsistencies regarding the finishes and appliances included in my chosen model, as well as confusion about the pricing of the homes. Additionally, the orientation of my home on the lot is less than ideal, as accessing the backyard necessitates using a side door, which feels somewhat awkward. Upon entering the contract, I observed a concerning decline in the purchase price of the home, which dropped by 10% to 15% within a matter of days. This situation has impacted my overall trust in the process and has raised concerns, especially as I intend to make this my long-term residence. Poor communication, inaccurate information and lack of communication. And it continues as I am now living here almost 60 days.

Several poor painting areas on walls and trim. Finish work spotty at best. Once we were in the house for several weeks the repair men were very good. Especially Rich and Bruce

The salesperson had a problem with telling the truth. She lied about almost every question we ask. The builder does not inspect homes before a new homeowner takes ownership. We are still finding things that were not installed that we paid for. They forgot to put in a special shower head in the master bath. So now the installers need to rip out the shower wall in order to repair it. Plus we have other problems waiting to be repaired. And we have only been here 31 days

Do not use Khov mortgage. The incentive is not worth the awful rate and the worst financial decision of my life. They sell your mortgage right after close anyway. The FL office handling my mortgage was well aware of my planned time out of the country, but waited until 2 weeks before closing to demand new documents which were nearly impossible to produce from outside the USA. They ruined my trip and repeatedly threatened me that they would keep my deposit because I did not finish the process. I spent a fortune calling back to the states getting financial records. It was not technologically possible to access the khov portal while abroad but they threatened me and harassed me daily. I was literally finalizing submissions as soon as I reached US airspace trying not to lose the house and deposit. It was like a scam and they treated me horribly. It was such a bad experience that I have not enjoyed living here and will likely sell and move due to khov mortgage. I have never hated a company as much or feel so badly abused in my life. as soon as I moved in had lot of issues some of which were resolved but others not yet. the quality of material used and the work is not par with the price I paid to purchase the house. disappointed with the crude workmanship

The entire experience, since I put purchased this alone, as a retirement home, has been more then scary.

Love the community and home choices but workmanship is sub-par and responsiveness is the worst. Emails go unanswered and 50% of tradespeople don’t show up when scheduled and we often spend many days at home waiting for them to show. Private companies are the best with honoring appointments but KHov tradesmen are abysmal at keeping appointments. Warranty repair personnel do not get back to you often for days or weeks. We still havre about 5 items that have not been completely addressed since we closed in early July. Very disappointing. We expected better from KHov.

If the axiom Location, Location, Location wasn’t true, we would have walked.

Our salesperson made the buying experience very unpleasant. We had several issues with the build of our house, including a mold issue, which took over 6 weeks to resolve. Our house was not ready when scheduled, as a result we had to spend $8,200 for the month of June 2023 to continue to rent. KHov took no responsibility for this, nor did they try to expedite the delivery date in any way, in fact scheduling our settlement for the last day of June, despite our house being ready and our repeated requests to move it by even one day. KHov has also been very slow to respond to the numerous deficiencies in our house since we've moved in, and 3 1/2 months later there are still quite a few major items that haven't been resolved. Overall, we would not recommend KHov to anyone, because they have demonstrated over and over again that they don't care about their customers, despite them spending hundreds or thousands of dollars on a home. ... khov & hoa are not what they said they would be!!

This experience was a nightmare!!! With the exception of the Construction Manager, who was responsive to any and all of my questions during the building process, as well as the Finance Team in Florida who were a breath of fresh air; the rest of kHovnanian Staff from the Sales Person to the Design Center were a nightmare!! There were no return phone calls and/ or emails from the Sales Person, unless it had to do with monies; and he wouldn't respond to confirm and back up information, he had originally given me, of which I made my decisions from. I would never recommend anyone to KHov as there isn't anyone on the face of the earth, I despise that much. All this took place in December 2020, with COVID-19; and the Sales person from kHov was only interested in monies during desperate times when everyone is trying to make sure that their financial decisions are somewhat safe. He just about left me with a horrible impression, that I told all my friends and families to find any other builder besides kHov. ... More

I bought the Shoreline as it had the best floor plan. I was excited to be able to have upgrades, however, I had to drive to Sacramento (2 hours away) twice to choose limited overpriced upgrades. One the hone was started, I found I had to fight for work I requested. The most disappointing was the tile work in the guest bathroom and laundry room. The plywood used on the top of the vanity and cabinet is too thick. You can see almost a inch of plywood. I was told it could be patched..this was an expensive project so no I don’t want it patched. Unfortunately I didn’t discover this until after closing so I have to deal with the warrant company. The tile problem is also on the backsplash in the kitchen. Tiles are chipped, grout is sloppy. It looks as if a child did the work. The person in charge did a terrible job! Dealing with him is difficult. He works hard to not correct the work. The day after close the garage door didn’t work. Instead of replacing, he had it repaired. I’m disgusted with the shoddy sloppy work. ... More

First impressions, house was dirty a number of shuns were dead & others dying, had less than 20 minutes for the gold key inspection as there was a cleaning inside with a mop & bucket pushing the dirt around, the garage was swept and the dirt and debris pushed in the corners, no mail for 2 weeks Khov forgot to put addresses in the matrix it worse after that, HVAC compressor quit in the hottest spell repairs were expited only took 8 days roof leak, shower drain set too high have to sweege water out by hand siding fell off a month to repair after 3 months still waiting for repairs many more items

Some of the construction was not any where the quality I thought was supposed to be. When an individual pays $700K plus you are expecting high quality, but not here. Four roof trusses were either cut or severely broken to make the roof system fit. One floor joist is bent about 15 degrees creating creaking when walked over, The electrical system was poorly designed. One 20 amp circuit for 12 outlets in the kitchen is at best a joke. In today's world many appliances are operated at the same time but not in this kitchen the way it was designed. Mike in the sales office lied on a consistent basis. No gas meter, but when I drove through the house there was one installed. And so on. He stated after telling me that the settlement date had to be pushed back 2 weeks on three different occasions, one being there were only 2 building inspectors working for the county and on was out sick. Getting items fixed has been a nightmare until very recently. Fixing the trusses have still not been addressed after a third party inspection found the problem in the first few minutes approximately 8 weeks ago. And the list goes on and on. ... More

KHovnanian does not know how to build a house correctly the 1st time. Everything from cheap, unprofessional subcontractors to on-site personnel who do not conduct proper supervision of the trades employed result in home owner problems that are handed off to a warranty team that take months to resolve the problems they inherit. Exterior stone masonry, cabinets damaged or MISSING, horrible painting / finishing (inside & out), appliances (& the installation of same), upgraded beam work installed not square to the structure, even uninspected rough electric work are examples I personally know of that were not done professionally. These problems are then handed off to a overloaded warranty team that don't have the time to show up when trades are scheduled to do their repairs and the homeowner is required to wait hours & hours multiple times for trades who show up without floor protection, without their proper equipment or tools to do their jobs, & who often don't even have the correct repair information with them when they do arrive & have to reschedule their visits. I would never recommend purchasing a house from your company - never. I've been a professional contractor for 30 + years & I've never seen a company display such disregard for the customer. ... More
