Found all employees were not very responsive to my request, questions and helpfulness in resolving problems

When I purchased my home I had an issue with the kitchen countertop and a couple of things that we paid for that they didn't install. A month after close they did replace the countertop, but on the install of the new one I pointed out some defects. They sent someone from the manufacturer out to look at the defects in the countertop and 3 months later we are still waiting to hear back. After moving in I noticed all my neighbors had garage door keypads on the outside of their house and I did not. I called the builder and he said I needed to get in touch with warranty. I called the 1-800 number and within a few days Jeff called me and told me my home didn't get that option. I said it was hard to believe when all my neighbors had one and I didn't. He replied that we didn't pay for that option when we built the house. I reached out to the salesmen and got a hold of the build sheet which showed I paid for the garage keypad and a couple more items we did not receive. I called Jeff back and told him the situation which he insisted I email him the build sheet. After a couple days of not hearing nothing from him I texted him wanted to know the status of the garage keypad and he replied back that he could have someone out there Monday afternoon at 1pm. I came home early from work to be their when they arrived and the keypad was installed, but not programed. I waited for the installer to show back up at the appointment time, but nothing. I reached out to Jeff asking him why I am waiting for the installer when we had an appointment and he told me they were in the neighborhood this morning and installed the keypad and it was my responsibility to program it. I took off work when they could of called and cancelled the appointment, but I was never notified by Jeff on the situation. Another item we paid for and did not receive are the shutters for the front window of the house. On the build sheet it shows me a color of the shutters that we are supposed to have and Jeff keeps telling me my home does not receive them. I explained to Jeff that on the build sheet it would show none next to the items that we do not get, but the shutters list a color so we should have shutters. I even went to two of my neighbors and they have a color next to the shutters on build sheet and their shutters are on order from warranty. Dealing with the warranty department is very stressful!! I still have a flood light that we paid for and it was never installed as well and nothing will ever get done unless you keep calling them. ... More

house not cleaned properly before delivery, several things still not fixed, ( second Bath room Glass around the shower) garage door cracks/ snaps and creeks needs grease. the outside front plants are poor quality. several tape points still not painted, hole in wall under the light fixture in second bath not fixed and repainted . the greenery does an overall poor job. The layout of the second bathroom could be much better. Overall we like the house a lot.

I've had seven homes built in the pas 35 years This is by far the worst. The quality is the worst of the worst

Tim has the buyers interests in mind going through the entire buying process. After the purchase, Tim made himself assessable addressing all issues during the building process and that occurred after the purchase. Future home buyers will be in very good hands having Tim as their builder.

Firstly, one need to accept the fact they are purchasing a volume builder and not a custom home. For most of the residents in this development that has been the biggest challenge. Many items needing correction should have been found by the builder prior to our walk through. Missing shower doors, mirrors, and window screens and shelving installed in the wrong location should have been corrected prior to close. We love the community, amenity center, neighbors, sales agents, and location; however, more attention to detail could resolve many follow up call and corrective action after the fact would seem to benefits all concerned. ... Adam was very professional and helpful during the buying period. Rosa was excellent in helping us with our design selections. Dave was very responsive and helpful during the build. Justin has been responsive in addressing post closing warranty issues. Grading of ground to ensure proper drainage of water towards the common area should have been better and was not adequately addressed post closing.

Unfortunately we have been very disappointed with the workmanship on our new home. Many sloppy finishes that we are now paying out of pocket to fix as warranty work was just as sloppy as the original finishes. We love the area and neighborhood but the move in experience has been painful.

Front end process was great from initial visit through closing. As the buyer, I had good communication with sales and builder. We relied on third parties (our real actor and inspector) to act on our behave and key points in the build process. A feedback that I have provided before was that I wished there had been better communication with them. No major issues found at the final inspection and they were corrected quickly. No major issues on our 45 day list. A few items have been open for a while, but absolutely no impact to our enjoying the home. Warranty team has great communication from day 1. Amenities are great. HOA team provides weekly communications on clubs, events, and activities. They use a web based tool that ties the owners in with the community and amenities. They are very helpful and have a great presence in the club house. Members of the community are extremely nice and helpful. They make it very easy to integrate into the community. Overall it was fine! Seems like national builders all are about the same. There will always be issues regarding quality of construction. Luckily haven't had bad issues and for the most part they have been responsive. But beware if something breaks because they didn't install properly, you will be the scapegoat for why you don't get reimburse for the damaged item! Not sure quality materials are used always unlike a smaller builder we worked with - no comparison really. But I guess there are trade-offs with everything - it's a 55+ community that is active and lots of options to partake in! So... ... More

We came several times before purchasing and were very excited to relocate. Sales staff was very good. Design person was excellent. Builder not so much. It took 3 months after closing to get brick on front porch...Still not done. Even though houses yet to close getting done. A lot of excuses. No quality control. The folks that live here that we have met are great, so just know that there are frustrations with the building and it hasn't just been with us. Standard has dropped.

The quality of yhr home is very good, but completion was rushed to get us moved in. Lots of minor issues, but most were taken care of in a somewhat timely fashion. It took an unnecessary 3 months to have our stone front out on, but finally done. Josh, our builder was great, as well as our warranty person Frank.

The workmanship of the various trades is horrible. Talking with other new residents not a single one has had a good experience with the quality of the home. The only good thing is the neighborhood seems to be very friendly.

Prior to moving in things went well. Once we moved in there were several issues that needed to be addressed and it took a while to get them done. We are still trying to get some things fixed almost three months after moving in. We call Frank regularly and he tells us he will get back to us by end of day, but he never does. When we contact him he does not have answers to our questions and does not seem to be trying to get them.

The buying experience is all about them, not you. You have to be your own advocate. Design choices were beyond slim. Trades who worked on the 55+ community home not highly skilled and very little pride in workmanship. KHOV was responsive to fix issues but only the ones they agree need fixing. Hire inspectors, and stay on them. It does eventually get done. If you go into it knowing you will have to re-do things (paint and lighting especially) and you will get only the basics in electrical and fixtures you can’t or don’t upgrade) you won’t be disappointed. Our upgraded kitchen is beyond fantastic. Soft close cabinets and drawers, pull out drawers in every lower cabinet, farm sink, very nice! And can’t beat the plot of land. Beautiful view. Our home was not complete on the day we closed. A couple of examples include the microwave was crushed and did not work. There was no glass installed for the shower, the toilet in the master bath was completely cracked and half the vanities in both bathrooms had rust stains on them that were not able to come out. The painting was atrocious every room everywhere needs to be repainted. the trim had huge gouges out of it. This house was not ready for closing since we moved in. It is constant repair and warranty work. This has not been a pleasant experience and has taken the joy out of purchasing our home. ... More

Builder having issues with third-party trades not honoring commitments resulting in over promising and under delivering.

Overall we have been happy with our purchase. The Sales person Adam was great. the mortgage folks were good, but the process is tedious due to all of the government requirements and regulations. Our home was built and delivered on time. We had a punch list of items to have corrected post closing and are still working thru some of those issues. Neighborhood, neighbors and amenities are great!

This house has so many issues I don’t know where to start. Shoddy construction, trash, glass and nails left in garage. Openings in house where frogs enter. Workers not showing up, some reek of pot — no wonder! Paint splatters all over, damaged cabinets, damaged faucets, two cars do not fit in garage, never told that when choosing house model. I have deep regrets and am profoundly disappointed.

We moved from our of state and could not be here for all phases of construction, I would not do that again. I should not have closed when I did. I love our builder Brent though, he is still working with us to work through issues.

We like the floor plan of the house very much. We like the flooring very much. I requested an optional window in the bathroom that the salesperson failed to include and charge us for. Even though the sales person took full responsibility in stating their error we were told there was nothing they could do about it since the prints had already been approved by the county without the window. The Front door frame had a crack in it from where the door latches down to the floor. We were told the frame would be replaced but it was not. The crack kept getting Filled in with several coats of paint to disguise it. The door does not fit properly. Neither does the rear door fit properly. There are gouges in trim work in the foyer & throughout the house which look as if a critter chewed on the wood before it was installed. When an insulation crew came through the 2nd time they were not careful with their equipment and marred several corners of finished base moulding, even chipping wood. We have 3 interior doors, one was gouged through and 2 were scratched badly. We were told these would be replaced but the fix was globs of caulk and paint. We have white paint footprints all over our driveway up to our front porch, spattered paint on interior floors, drywall tape seams very evident on ceilings (which was supposed to be fixed prior to our move in) and an interior door casing to the office that is not set centered in the door opening. Our landscaping was set in with several diseased bushes. The sprinkler system gives good coverage but the sod is littered with small pieces of construction material (very unsightly) and rocks. I have been daily picking this stuff up fearing the lawn machines will pick it up and throw it into a house or vehicle. In summary, we like the floor plan but are not pleased with the workmanship and carelessness to our home. ... More

We loved receive consistent updates from Tom and always knowing what was going on with the house. I feel the quality wasn't the greatest in the drywall and also the placement of the electric outlets was not well design. Thanks

Our builder Dave was awesome. His constant communication and forward thinking was a tremendous asset for us especially since we did not live in the area.

First and foremost, we love the area and the development. The workmanship that went into the building of our home is subpar at best. We spent another $4,500 to have the home painted prior to moving in; due to the poor paint job done by the builder. We are still removing paint from the floor from overspray and drips. Uneven wall fixtures and lights in the bathrooms. I am not even getting into the siding that I discussed with the builder numerous times. Only to be told, that's just the way it is (paraphrase). Overall very disappointed in the house and what we have to do to bring it up to par. These are not inexpensive homes but they sure are built that way. The builders non responsiveness makes it worse. Again, love the community and area. Having to do it again, I would broaden my search in the area. There have to be better more thoughtful builders in the area who respond to the homeowners request. Many discrepancies found during pre-close walk still undone on closing day. Overall detail workmanship shows lack of attention to detail.
