I wish I spoke up for myself during our final walk thru because there were several things that I did not approve of about my new home, but did not want to wait any longer to move in because it was delayed a few months due to covid. Overall I am happy and they are willing to work with me and my needs for the home

Purchasing a home during this pandemic season was a challenge. However, the delays associated with supplies are not the issues that were most frustrating. Rather, the biggest challenges we faced, were related to communication. During the initial purchase process, we were updated frequently. As time went on, communications became more frustrating, as it began to appear that the "right hand did not know what the left hand was doing". At times, we were even given conflicting information, dependent upon with whom we were in contact. The greatest of these challenges arose as we neared the closing of escrow. Again, understanding that some of these were due to unforeseen pandemic related issues, when it actually came time to close, we were bombarded with, sometimes conflicting communications, pressuring us to close. The urgency to close seemed to be tied to month-end sales goals, negatively impacting the customer/buyer experience. At this time, the customer experience declined sharply. Aside from communication issues, the closing process was so rushed that when we had our walk-through, it was very apparent that there had not even been time for the builder team to perform a preliminary walk-through! As a result, there were a number of issues that might have been "caught" and corrected BEFORE we, the buyer, even entered the home. For example, one bedroom was missing the heating/air vent in the ceiling! And, I can't help but believe, that had there been time for a "pre" walk-through, the site supervisor(s) would have caught this. Equally as disappointing, at the time we took possession, was the amount of finish work that still needed to be completed. Additionally, the floors, windows, countertops, showers, and sinks, had not been cleaned! Lastly, more of an annoyance, than disappointment, is the fact that user manuals, spare parts, etc. were strewn about various drawers throughout the house. Unfortunately, the experience at the time of closing, negated the excitement of finally taking possession of our new home! Having spent a career in sales, and customer experience management, I am very surprised by the lack of it, at KB Homes. I understand that we are living in unprecedented times, but it is during these times that communications and customer care should be at their highest levels! Please note: Throughout the buying/building process, the sales and loan agents, along with the onsite construction supervisor, were very responsive. And, since taking possession of our home in August, the response from the local customer care manager has been great! The closing process, however, took what could have been a 10, on a scale of 1-10, to a 6 at best! ... More

Do not use Kb lender , they don't know how to calculate mortgage payments ,certain people don't calculate correctly and even told when there wrong. This was also addressed to Nick the manager and still the issue is occurring.

Loan process was extremely repetitive, asking for the same documents submitted by more than 10 times. Even though everything was uploaded in KB portal, most individuals didn’t bother to look and asked for my personal/Bank/W2/Loan documents via email. KB portal seemed to have no purpose, even though we were made to believe to upload all our documents in. Design studio was great and so was Steve who worked with us after our home was done.

Excess on sales talk less on customer service & delivery

The builders and construction workers did a good job considering the Covid 19 delays. They were response to text messages regarding issues with the house, paint, electrical, and general house building issues. The home loan team lacked attention to detail and sent privacy sensitive information to the wrong email address multiple times and never sought to ensure it was the correct person. The design center studio was a terrible experience as well. They made multiple mistakes and placed blame on the home owners in order to avoid discipline from their superiors and chain of command. Protect yourself and verify everything in a redundant way to ensure you investment is what you paid for. ... More

I felt the house was rushed , lots of cosmetic issue that can be avoided. Missing items

KB has affordable houses and they are all very updated with new technology. However, things in my home were rushed and not done correctly. From un level windows and light-switches (yes noticeably crooked) to a water main bursting in the first two weeks. I do give KB kudos for actively fixing all the issues but still the headache of contractors coming in to my new home to fix things during COVID has been annoying. The customer service team is responsive and proactive because they know that the workers who built the homes did not do so to standard. All new homes have issues that need to be worked through understandably, and Gary (customer service guy) is great at assuring me things will be fixed. But it has been a long process that I do not see ending as soon as I would hope. ... More

This is my first actual new home I’ve ever purchased. Prior to my purchase I had a used home that was made by KB when I lived in SoCal. I’ve never had any issues with that house that I previously lived in, and that was the main reason why I decided to make my first home purchase with KB. In my personal opinion it seems as if there has been a decline in the craftsmanship and focus on quality for my specific home I purchased. However, my property custom service is KB’s saving grace. He working extra had to right all the wrongs I’ve experienced since I took delivery of my home. We still aren’t done, but I have confidence in in his abilities to address all of my concerns. ... More
