We moved into our new home about 2 months ago. The overall experience with KB has been pleasant. Their staff has been amazing getting all the little odds and ends fixed and wrapped up. With that being said I feel there was a handful of things that were missed that could have been corrected before we moved in. Little odds and ends of holes being left in walls where a railing was moved, a few cracked roof tiles, bathroom fan not even being wired up, and issues with windows not closing and opening right. I also feel as if some of the sub contractors cut some corners to save some money, for example no weed barrier under landscaping. It's hard having to deal with the constant scheduling to have sub contractors out fixing small things that could have been caught before it got to us, but the customer service reps go so far above and beyond to make sure every little detail is corrected in a timely manor. If something comes up they are only a phone call away and get the ball rolling as soon as they hang up the phone. They have never once made me feel like my requests were absurd or unreasonable. ... The home was beautiful to see on completion. It is the small things that should have been resolved that prevents an excellent experience. Many of the small things weren't big problems, however there are a few things that will need to be addressed and resolved at a planned date.

Could have used better quality fixtures. Also there is lots of overspray on the flooring. It very good at details.

Patience, flexibility, and follow through.

The communication needs to be better. There will be contractors knocking at your door, they'll be scheduled with the builder, but not the homeowner. Things were forgotten on the build, the manpower and materials aren't there to accommodate issues that pop up.

The experience was okay. Still have some questions about the garage concrete that I have not gotten paperwork for. Also would have like to see more quality checks before closing and better communication within your team.

Still do not have mail box key after over 2 months living in the house. Late for closing day after paying for weeks All mails including bills kept at U S P O all this time, had to pay late fees Flooring upstairs and down stair were not installed properly had to strip out and reinstall after almost a month moving in, toilet clogged when first move in. Ants were all over the house. However, Robert who is KB customer care representative helped solved most problems after closing

I did not expect a big name like KB Home to contract workers who were very careless and sloppy with their performance. The caulking and painting job was horrible; we had several missed spots, water-based paint instead of glossy paint was used to disguise missed spots on doors and door frame. Several cracks observed inside and outside the home, and bulging lines observed on the ceiling. The side gate was missing a pole/stud, which left the side yard exposed to the outside. Also, the newly installed HVAC system was retaining condensation in the attic. Another annoying design/workmanship issue is that a smoke detector was placed directly above the oven and causes the alarm to go off every time the oven is being used. All these issues were observed within one month of moving in. On the other hand, the contact person for warranty and repair issues has been very responsive to our complaint; he has been reaching out several times to follow up with repairs. Really need to make homeowner more involved in process

While we are overall happy with our home we are tired of hearing ‘that’s an issue with trades’, sorry the manufacturer is not helping you with that. 3 months into our home and the wrong size blinds, the broken cabinet and the dishwasher that will not dry remain a problem that the builder can’t/won’t fix. The builder hired the blinds company, the cabinet company and selected the manufacture of the dishwasher. Time for the builder to take responsibility for getting things fixed.

The builder was great. The sub contractors work was rushed and not well done. Had to have workers come back multiple times to fix things that should have never been an issue. We are still waiting on things to be fixed after almost two months. We were told items would be fixed before we moved it and they were not. Now that contractors are busier it’s taking 2-3 weeks to get anyone to come back and do repairs. Even the guys sent for repairs aren’t completing the job. Materials like the upgraded paint and the standard countertops are poor quality

Be ready to wait with all the C-19 issues

I have no problems with the sales representative and the home buying experience but I do have a problems with the materials/equipment of the house. My family and I just moved in 1st week of February 2025 and we already encountered problems with the dishwasher on our 2nd week and now, our garage door.

The sales person was very helpful. I was disappointed with the fencing. The ground was not level so the fencing between neighbors is not even. They made the fence gates between neighbors higher then the other. The heights of the fences between the houses is high and low. Like the ground is uneven. There are gaps below the fence. I can’t even let the dog out for fear he will slip under the gate and get out. And the space on one side of the house is average and the other side is very narrow. The smaller side has the adjacent fence higher so we HAVE to put a retaining wall otherwise when it rain the mud will roll down and wash the dirt from under the fence and it will leave a gap. Some of the walls in the bathroom are flat paint while others are glossy. The carpet was supposed to be an upgrade but it looks cheap. More money was spent on padding for carpet than the carpet itself. The washroom did not come with any cabinets at ALL. The plants they put in the front yard were sporadically placed. And just random plants put in. I was told The home owners association was supposed to keep up the bark and weeds. We are paying almost $200 and yet the bark has no weed blocker laid down prior to placing the bark. And no one has come around to pull weeds. I have had to pull them myself. The house is adequate. It is a cookie cutter house in a development. All the houses look the same and feel the same. I am satisfied that they did the job expected of them. Employees of KB are competent. Since I've never dealt with another new home builder, I don't know if the are better or worse than other.

I would rate this whole process 3 star, during the process of gathering paperwork was difficult due to a lot of miscommunication and some area during the process can improve. But overall I’m satisfied with my home, I do want to say that sale person and responsive to issues team is awesome.

Overall, my home buying experience was good (said with mixed feelings). I think having been in my house for a bit, I was able to think about things, the process, what I was happy and unhappy with, etc. As of this writing, interest rates are almost 6% and I was able to get a pre-spec'd home before rates got out of control. I think I left this experience feeling, only okay. Here is why: Sales was great. KBHS (in-house lender) was great. But buying such an expensive home, I was thinking I would be able to modify somethings to give it a more personalized touch. Nope - things were really set in stone. I was given some closing costs credits (so long as I went with KBHS) and there was a lot discount. I jokingly asked for more as rates were on the rise and I couldn't lock for 30 or 60 days out but I was made to feel ungrateful that I got what I got cause no one else got extra incentive (it was only $5k more). The crazy thing is anyone buying a home now as of late June - you hear people getting $15-40K or builders buying down rates for buyers since no one is buying homes now. I actually had to use my credits to buy down the rate. So while people are getting bought down rates ( by Lennar, TriPoint, Seeno, etc - I don't know what or IF KB is offering anything since they don't advertise it). Albeit, while I should in theory have a lower rate than what is offered now, I think its a minimal difference and buyers today can get a home spec'd to their liking. So I question if I should of waited? cause I don't LOVE my home as you should. I like it, I am appreciative to own a home. But I'm having to spend MORE money now to fix things I don't like about it doesn't feel right. Quality of workmanship, Value for price paid: having bought a pre-spec'd home, I was essentially paying for what someone at the design center chose, and I so wish I could redo what they did because the style is just not modern at all (Think Grandma's house). Quality? I've had a few contractors come by for bids to fix things and builders like KB contract a lot of these jobs so people come in, do a job, next home. Guest bath - was called out that they should of caulked the shower. A exterior house painter said my down drain pipe was twisted and took me to similar homes saying theirs was fine. My AC unit is crooked and missing brackets for the cable. The list goes on but it doesn't make me feel great knowing my house wasn't to par. Responsiveness to issues. So far, its been good. Whenever I catch something, the warranty guy will get something on the books for something to be fixed. So now I just feel bad to call them up to fix things the contractors have called out. But they have been great to deal with. Basically, value for price paid...I feel like my home should of been less. Also, random side discovery, I always assumed all homes had 8 feet ceilings on 2nd floors (my parents home of the 80's did)...BUT with colleagues buying now, Lennar, Senno, TriPoint-Point, etc offer 9' ceilings both up and downstairs (And lets be honest, some offer smart door bells, Wifi mesh systems, Better more modern looking cabinets in colors) for around the same price of what I paid. I wish I had taken more time to look to be honest. The Value isn't there as I reflect. I know its trivial to some but 9' ceilings feel more grand (I am also a tall individual). Overall, I feel very mixed about this home buying experience. Should I have waited? Builders are giving you more NOW with higher rates BUT are also offering lower rate incentives they must be paying for. Honestly, do your due diligence and really look for a home you love. Buying a home, it's an emotional experience. It's an expensive one. Make sure you LOVE your home. Emotions and rising rates got the best of me. Was service great with KB? Yea. no one has a crystal ball on how rates would be or what builders would be scrambling to do now to keep buyers from pulling out of contract. Read reviews, watch review videos. Debbie was a great part of the process but that is really all. Rest of the process really frustrating.

The KB homes at Ventana on Lincoln CA, are nice. We where one of tge first families to move in, and everyone we've met have been nice. The office staff, and the kb homes construction supervisors have been great as well, even through this covid 19 challenged time. Now the excitement of taking possession of the home, and finalizing mounds of paper work, and contracts, time for the details. If you buy a home, take your time, inspect every inch, dont be rushed, bring a trained eye. We had a damaged microwave, unfinished paint, drawers that hit the custom counters and dont close right, damaged vanity counter tops, over spray, really bad seams in the carpet, and you can feel lumps here and there, automatic bath fans that would not shut off, they had to come and make them manually operated with the switch to turn off, the sensitivity adjustments i guess didnt work, or we had that much humidity behind the walls. Many of our upgrades hadn't been done, we had to bring it to there attention several times, with calls and emails. We paid for a sidewalk, that even being overlooked, had some problems getting installed, for instance the stucco bubbled out on the side where the sidewalk went, causing further delays because of repairs and paint. We had a issue with the landscaping, they only do the front, but one tree was hitting our gutter and to close to the sidewalk, they had it moved. Some other big ones we had problems with was the loft was supposed to have open railing, that we paid for, not the pony wall they initially started, our vanity light fixtures, and shower doors where supposed to be color changed, we caught it, they did swap it out for the correct fixtures. The dryer outlet didnt work, a breaker needed replaced. There's a few other on going issues, but with covid19, they're not able to address them all. John, Jim, and Devin are all great to work with, and try to fix everything they can. Point is before you get too caught up in the moment, before you take possession of those keys, inspect every single aspect of that home, ever inch, drawer, outlet, breaker, every window, one of ours was cracked. Carpet seems doors, yes we had a hole in a new door as well. Every knob, blind, door handle, outlet, carpet seem, light fixture, everything. Look real close with a flashlight, glasses whatever it takes, you're the one paying over half a million dollars for a new house, not almost, or repaired house, yes we've found those too, examples, shaker cabinet faces had been touched up with spray paint, thats still there. A counter top they sanded and buffed after damaging it, we caught it, and it was replaced. Also there's a huge pest problem with springtails, it got worse when they brought in the mulch, millions of them all over the area, our property, garage, and now our new home. Once you take possession its all on you, so before you take keys, id look for that, hundreds of dollars later its still a big problem. Overall the community is great we moved from 2 miles down the road, and have lived here for a long time, lincoln is a great community. Kb staff have been great, and although there has been quality control issues, the have and will continue to address them. I can't express enough how important the walk thru and inspections are, see something say something. Its your money, and dreams, not the carpet installer, not the roofers, not the painters etc. Its yours, get your moneys worth, and quality you expect, if you do that, you'll love your kb home, and enjoy working with the staff. ... customer service manager Rob is an excellent manager giving him 10 stars really concern with buyers and constructor supervisor Steven is the same thing 10 stars rate but the materials are cheap a lot of things to fix for a brand new house

My overall experience with KB Home was challenging from start to finish. I did not feel fully valued as a customer at any point in the process. My concerns were often dismissed or addressed only after repeated follow-ups. The communication between sales, construction, and the design studio was inconsistent and caused avoidable delays and mistakes. I also faced financial stress because of incorrect information from the loan officer, which forced me to seek new financing at the last minute to avoid losing my earnest money. The quality of construction felt rushed and left me with several issues in my new home. Quality of the homes isn’t the best and checks are not properly completed prior to submitting the homes to the buyers. When issues arise, you won’t get a response. Emergency hotline is terrible as well.
