Best price/value ratio and KBH has responded for the construction QA issues.

There was an existing drainage issue. KB's representative and her manager assured us that the drainage would be addressed in a couple of months last November. It has been seven months, and my driveway was flooded with water last night after the rain. I tried to follow up, but there was no response.

Quality of work is kind of substandard. Stucco paint fell off in my front of the house. Laundry door is not shutting properly and misalign. A few items that was not being install during the walkthrough I have to go back to my list contract to provide those item. Nails found in our backyard . carpet installation not install properly and some other issues not to mention. Noted that this is my 2nd KB home that I purchase probably my last one. In fairness Troy, Chad and Klay are very helpful and professional.

KB gives information and updates on progress of your home- regular text and pictures of Home-home will meet all process dates- consumer service responses are given within a few hours- My home was finished early- all staff are supportive and responsive to questions and concerns

This process of building with KB was a bit of a cluster… there seemed to be lack of communication between Sales, Design and Construction throughout the entire process. I signed my contract in March 2022, and the build didn’t start until July. Michelle M. was my sales counselor, and she was great.. and did her best to keep things moving forward…. The first problems started with the design studio… Lydia was my design consultant, and there seemed to have been a disconnect with what was a design item versus a structural item … She really didn’t have any idea what was going on.. no to mention when you went to the design studio there was many things on the walls for options, but nothing was available making the process very frustrating. I was told I wasn’t able to get a drawer bank in the guest bath.. (but come to find out later I was able to .. and of course there was a charge.) Throughout the build process I found many issues that I brought to Grant M.’s attention and for the most part it was addressed. Grant M. seemed to have been overloaded with the number of houses he was overseeing, and it showed. There was no consistency within the same model houses across multiple builds, and the order of operations seemed to be off. Justin H one of the project managers came in to help with my project, and he is a bit useless.. and pushes back on everything I bring up… and his response is “We are a production Builder and Nothing is Perfect” .. While I agree with that to an extent… if I am paying for upgrades in the house I expect them to be in good condition . I was promised to close on a specific date, and wasn’t even contacted letting me know we were not going to meet that date of March 10, 2023. Then I was promised we would close on March 17, 2023 and that didn’t happen. I finally closed on 3/31/23. There are many outstanding issues… which either KB Home is ignoring or dragging their feet on… my outstanding items include: * Dented roof vent (This was pointed out prior to being installed, but it was still installed. As of right now this still has not been fixed. Justin H tries to change the subject when bringing this up. * Cement pad for AC Condenser was poured and placed in the wrong location… Grant M told me this would be fixed, but it was not, and now I am still waiting for it to be fixed after Justin H said a new pad would be ordered. * The tile in my mater bathroom was crooked, and I was told that it was within tolerance … REALLY?? I got a credit back for the tile, and had to hire someone to re-tile the shower the week after I moved in. * Scratches on my LVP floor.. throughout the house. Justin H will come in the house rub his finger on the scratched area and say “See they went away” but then the scratches come back. This was a $12K upgrade and I shouldn’t have scratches on my floor. * The door on the linen closet in the guest bath doesn’t open all the way and hits the toilet. This still hasn’t been fixed. Justin H needs to coordinate with the plumber and flooring company to get this fixed and he has not.. * Dented window on the front of the house … * Gouges in the trim work throughout the house.. Justin H said this is normal … THIS IS NOT NORMAL….. * Weather stripping missing on my sliding glass door… Bugs are getting in through the crack int he window and I am still waiting for this to be fixed. * Also the trim along their floor of the door is scratched and dinged from when they were grinding the floors how to level them out.. * My shutters on the front window my house were dented… they have been replaced, but still haven’t been painted. * I was promised full home gutters and a fence …. the gutters have finally been installed, but still waiting on the fence and we are 60 days past closing. * Staining on front door… * The grading of the property is also off… the sides of the yard are not draining properly and it is basically a swamp. * The outside of the house is till dirty.. masking tape from paints and handwritten notes are on the windows still.. It is very evident that KB Home hires subcontractors that give the lowest bid. The trades do not seem to take pride in their work, and it shows with the lack of quality. Major problems throughout the house … and still no support after I closed on my home. KB Home says they are built on relationships, but once you sign on the dotted line everyone disappears. Jim M who is the EVP of the region even came out to the house prior to closing and spoke with me.. it seems like he was telling me what I wanted to hear… and told me to reach out to him if I had any problems… I have reached out, and have received no response back. I recently had the unfortunate experience of purchasing a home from KB Homes, and I must say it has been an absolute nightmare. From the moment we signed the contract, it became apparent that quality work and effective communication were not priorities for this company. First and foremost, the construction quality of the house was abysmal. It seemed as though corners were cut at every turn, resulting in a litany of issues. The paint job was uneven and sloppy, with visible streaks and blotches on the walls. The flooring was installed poorly, with several tiles already cracked at closing. Drywall imperfection ran rampant throughout the home, The irrigation was a disaster and non operational for TWO months. I also did not have DOOR KNOBS for close to a month after closing. The list goes on and on. It is disheartening to see such subpar craftsmanship, especially considering the substantial amount of money we invested in this home. Adding to the frustration, the lack of communication from KB Homes has been utterly disappointing. When we initially raised concerns about the quality of work, it took weeks for trades to complete work after notifying our super intendent. Even then, the responses were vague and unhelpful, leaving us feeling ignored and abandoned. It became apparent that once they had our money, they were no longer interested in providing any form of customer support. The lack of transparency and accountability from KB Homes is deeply concerning. It is clear that they prioritize profit over customer satisfaction, neglecting their responsibility to deliver quality homes and support their buyers. This experience has left a sour taste in my mouth, and I would strongly advise anyone considering a home purchase to think twice before choosing KB Homes. In conclusion, my experience with KB Homes has been nothing short of a nightmare. The poor quality workmanship and the company's complete lack of communication and accountability have made this a regrettable decision. Save yourself the frustration and headache and look elsewhere for a reputable home builder that values its customers and takes pride in its work. KB Homes is simply not worth the time, money, or stress. This is everything I wanted to say… However, amidst this sea of disappointment, there was one shining star in the form of Tyler. Tyler was the only person from KB Homes who seemed genuinely concerned about our issues and took proactive steps to address them. He responded to our calls and kept me notified via a detailed texting format, and he made it a point to visit our home personally to assess the problems we were facing. His professionalism and willingness to go above and beyond was truly commendable and is something every single KB employee should aspire to provide their customers. ... More

Throughout the process he never addressed my concerns . Always said yes that will be fixed and never followed through. After I closed I came to my home with NO A/C AND THERMOSTAT! . He disappeared and I had no key to my home , there were no knobs on all the doors and he glued a damaged door on my kitchen island and damaged the island!, no weather stripping in the entrance door, SMOKE ALARM WAS TURNED OFF AT THE BREAKER BOX TO PREVENT THE CHERPING IN THE FOYER, missing doors in room # 1 & 2 , No dry wall on the vent box and the vent not working properly, no coach lights, Garage door malfunctioning, Air vent on ceiling not installed properly in bedroom # 2 and switch not working properly, walkway not pressure washed. The mulch in front of house left with construction debris, doorbell not screwed on properly, No garage light on motor , incorrect exterior door style for garage door entry to laundry room, No shutters on front window, Pantry door damaged, crack on frame above fridge cabinet, and drywall repairs throughout the house. All I ever read about is negative new build experiences. We had a few hiccups along the way, but I feel KB did everything they could to resolve them. So far we are pleased with our purchase.

Everyone from the sales offices to Kyle have been great. They have helped with any questions and needs throughout the process. Even when after closing Kyle has been a text away.

Construction took nearly a year. After the move in, there were tons of issues- The builder did not install the correct window in our son’s room and they had to cut the window out and re-install a new one. They made a mess and it took a week for the project to be finished. The power went out for a 1/3 of our home and it wasn’t considered an “emergency”, therefore was not fixed immediately. The loan people at KB were also dishonest and did not act professionally. There were several other issues as well. Overall, KB does not seem to care about their customers. Amazing!! Thank you for a great experience

Overall experience was painless because we paid cash and didn’t go through the process of mortgage application. Although there are issues with new home construction, major or minor, we expect it will be resolved in due time. Some issues were resolved quickly which we appreciate. KB personnel we dealt with, were quick to update, and responded with ease . I commend KB with their professionalism and knowledgeable experience. Thank you, KB Homes!

Everything is fine good experience

Frame of reference - rated as a large scale, tract home developer. Basic construction quality in our development is excellent. YMMV, depending on state/region. Base finishes/appliances are what you would expect, but the design studio is a very valuable feature of the process, where you add options, and has a good number of choices. Expect to budget at least 50K though, if you want to upgrade to better quality components. If you are going to go higher end, additional 80-100K should be planned. As you would expect, there is not a lot of flexibility in the build process outside of provided options for elevations, paint color scheme, etc., but there is a good amount of flexibility in the choices available for furnishing through the studio. All staff we interacted with during build and mortgage process were easy to work with and professional. Post-possession, customer service has been highly responsive and generally quite helpful. Overall, especially in our market (Metro Seattle), we feel that our home represents a very good value for the cost per square foot. ... More

My flooring started lifting when exposed to high temperatures. Leaks under all sinks and my heater was missing a lid.

Overall, the home building experience was pretty seamless and I am satisfied with the final product. Working with Juliet of KBHS Home Loans was a good experience but I did not agree with some of their policies when it came to locking interest rates and floating down rates. I had two mortgage brokers question the legality of their pay back policy if I were to switch lenders. I also missed out on the opportunity to float down my rate to 5.75% because I was just outside of my window for eligibility. For the most part, the builders were good but there were some instances where I pointed out issues or concerns and they were brushed off or made to seem unimportant. They eventually were able to correct all of the issues but it took a lot of follow up to ensure things were done proper. The design studio was great and there were a lot of excellent options to make selections from. My only gripe is the strict cutoff time for the end of your appointment. I was able to take my time on everything but my external selections. I had to rush to pick brick and color scheme and left questioning my decisions. ... More

I am in love with the layout of home, however quality isn’t the greatest. I have advised the builder of ongoing issues within the home, I have yet to receive a permanent fix.

I bought a ready to move in house. There are many small things needed to be completed before. However, after closing i found it very difficult to get those things done. Such i had to call thousands of times just to get installed sud, and other stuffs like crack, missing paints, AC check for temp differential are still not done. Customer care is another worst part. I called them a month ago which they never did follow up.
