I loved the prompt response from the KB team

The delay on handling things around the house after closing has been a very frustrating experience. This is my first home and I was not expecting so many issues because it's a new build. I closed 2/17/22 and still waiting for things to be taken care of. Now I have a ceiling leak on top of that.

Besides what I just indicated the construction part of the experience I would hope K B has a more hands on approach rather let things come to a stop before someone did something to fix the problems. Its called Management oversight.

More options paint an bathroom option

I was promised several incentives that were not put in contract, then told it's not in contract so too bad. Also construction was supposed to finish projects that were promised, as well as coached me what to say at closing. I did what he said but he didn't hold up to his end of the agreement. Floors are unfinished and walls unfixed. Caulking was unfinished and paint also.

The workmanship is one of the major keys that makes the house not worth the price. Everything was so thrown together and now we have to deal with asking them to fix several things that appear to be KNOWN issues but overlooked just to go ahead and secure the sale.

The Sales and Home Decor Depts were great. However, the Project Manager for the build failed to do a thorough quality check as some things were left undone or not done right. A bathroom is missing a screen, cabinetry was not sealed properly nor the counter top slab. Additionally, a vent started to fall from the ceiling we’re it was revealed that the hole was cut improperly and had to be replastered. I’m still waiting on my screen and counter top to be repaired.

I had a great experience from the start with the sales people , project manager, construction coordinators, lenders and all the way to the closing. I was always informed of next steps and able to ask questions and the team I worked with was always responsive and willing to ensure I got my answers and understood the process. I would highly recommend KB homes.

Builder needs to improve on the details and finishing touches

PROS: The home seems fine and we're happy to be moved in. Most everyone was nice that we worked with. CONS: The building process was exhausting and painful. We were originally told it would be 6mo from initial contract, which turned into 1 year and 2mo. A lot of headache and frustration could have been avoided if there was good communication and expectation management. Unfortunately, last minute communication and delays led to mistrust and frustration. We had to extend our lease twice due to continued building delays and misestimated completion dates. KB generally "made it right" in the end but it was not without a lot of "fighting for what's right." One might blame it on COVID or material delays, which is understandable but the communication and projected completion of each stage was very poorly executed. Towards the end, we were pressured to close before the home was fully complete and that felt like a low blow just for KB to meet numbers for the month. Easy to read between the lines and not a good look. There was also poor communication b/t KB and their preferred lender. No one was on the same page for closing dates which made it nearly impossible to make an informed decision on when to lock a rate. We also had to change our closing date 4 times due to construction delays - a very poor use of everyones time and energy. KB delivered the home we have always dreamed of! Every step of the way, they made sure to make everything right. Excellent customer service from beginning to end.

So if you're a 1st time homebuyer with no options, then this may be the right builder for you. Here's my process from beginning to end. Go into the sales office and take a look at the houses and decide if you want to buy or not. After that you get put on a waiting list where their mortgage officer takes at least a whole month to reach out to you after being told week after week from your sales rep that someone should be reaching out to you. Finally, the mortgage officer sees if you're qualified by giving you a ridiculous loan that sticks with you till closing day (so go with another lender). Then months go by before your sales rep finally reaches out to you to setup design studio appointments. The first appointment is virtual, so you'll have to go off your best guess if you want something or not based on pictures. Then second appointment is where you can see the material in your house in person; once all your choices, and you've paid up; you can't change anything. Even if they haven't started construction. Now the best part is the construction where you're excited to see how your house will turn out. You'll have to watch them build because they'll forget the things you've picked, so it's very important that you watch them closely. You get 2 reviews to see how far the house has come, and make suggestions/improvements. Now here comes to the closing process. Once you've signed off on your incomplete house (that they promise to fix); you get to close on it. After living in the house for 2 months you've come to find out that they won't fix the things they've promised to fix. For example, I've been out of a microwave for 2 months. There's some minor details I wish that were taken care of, but hey it was my mistake for trusting them. The house is nice, so that's why there's 2 stars instead of 1. ... More

Overall I'm satisfied. The big problem was that It took very long time to finished the house, so I couldn't do my 1031 exchange.

Communication with the sales team was great, and it was great to see each step of the process. Communication with the build team did fall off towards the end, but overall the entire process was relatively easy and there weren't any major issues or concerns.
