I am an Army Veteran and have been saving up for years to make a down payment on this house so I could move back to my hometown. Me and my girlfriend were very excited for our first home together. It didn’t take long for our excitement to turn into disgust. On the day of closing, many things throughout the house were unfinished or VERY poorly put together. The house was filthy and there was still construction waste/debris in the yard and garage. The sod that they put in was already half dead because it had been sitting on pallets for over a week, and after it was laid (around April 23rd) it remained unwatered for two weeks due to irrigation not functioning. It is now 7/9/21 and the sod still has yet to recover. It is embarrassing because their poor craftsmanship makes me look like I can’t care for a yard. The garage door did not function due to improper install, the front door and garage access door seals fit incorrectly, letting pests in. I have already had to deal with black widows. Before closing (April 27th) there were multiple light fixtures with no lightbulbs. I have been asking for the proper Edison light bulbs since closing and still don’t have them. The upgraded kitchen cabinets have a horrible finish, and I have been waiting since closing to receive new cabinet doors. The upgraded granite countertops had scratches and were covered in dried sealant. The luxury vinyl plank is damaged in multiple places and completely buckled in a 4’x4’ area, and buckled in many other spots. The “flooring company” Classic Floors” has been out 3 times now to attempt to repair the floors. All three times, they did not bring enough material, and damaged more planks AND my property in the process. I am still waiting for a finished floor (7/9/21) Many of the interior doors are damaged, and I am still waiting for replacements. There are lumps under the carpet throughout the carpeted rooms, and they left the tack strip to where you can step on it through the carpet. The driveway edges are already cracking and crumbling for no reason. The lot is improperly graded, causing standing water to pool up at the base of the foundation. I can’t even mow my side yard because it has had standing water for over a month. These are only a few examples. Customer service and construction are very slow to respond to issues. I closed on 4/27 and it is now 7/9 and not even half of the issues have been resolved. The overall lack of craftsmanship, communication, care, and false promises makes me 100% regret buying from KB. You would think that maybe a veteran finally returning home would get better treatment than this. As it stands now, I openly recommend everybody I talk to, as well as you reading this, to STAY AWAY FROM KB HOME!!!!! And if you don’t, be sure to have plenty of time to waste, because you will constantly have contractors coming out to your house to make “repairs”. If KB is reading this, I’m sure you know who I am. First new home - good experience for me

Over all a great builder with a even better building superintendent! Q is the bomb!!

At no point was the process ambiguous. Every person that we interacted with was a true professional. The level of knowledge and attention was over the top. This is my first time buying a home and I felt like a complete pro mainly because they had a quick answer for every question. Since the first tour, they made us feel that our needs were being addressed and their product more than delivered. The quality of their work went over our expectations. I would recommend KB to anyone who is looking for their dream house.

Now that we have been here a few months, we are noticing an alarming number of issues. Windows are leaking when it rains, drywall inside is wet, soft and peeling from rain outside (i can literally put my finger through it), windows that wont lock, grout completely cracked open on the kitchen counter which is now allowing water from the leaking window into the cabinets which will ruin them and cause mold, kitchen cabinets not properly installed at the floor, broken patio light, AC did not pass some type of inspection, door handles through out the house all coming loose, water coming in from the bottom of the sliding glass door, not to mention all the cosmetic issues of paint and caulk all over the floors and light switches that we have had to scrape off (and still are), paint stains on the carpets, nails sticking out of cabinets, uneven paint on the walls….the list goes on. Not what you would expect from brand new construction. It is apparent that many corners were cut while building this house. We gave a long list of issues several weeks ago and have yet to be contacted to have them fixed. We are very dissatisfied with the quality if this house and are finding more issues every day. ... This being my first home everybody was extremely helpful every step of the way. I asked everybody many questions throughout this process and all of them did not hesitate to answer my questions very quickly.

We are very happy with this home purchase

I was extremely pleased with the building supervisor, Ryan. He always addressed my concerns and returned my phone calls in a timely manner. However, I am not happy with the faucets that were placed in all the sinks and the careless paint job that was done. For the money that I paid for this home, KB should of had better quality materials! Furthermore, the home lacks light. It should of had more windows and more lighting in the bathroom by the sinks. I also have to turn my lights on during the day in my kitchen. How is this going to save me energy? I also hate the toilets! I have to flush more than once! Again, I am wasting water, not saving water. Overall, the materials that were used in the home are not to my satisfaction! ... More

Part 1 of 2 Back in July of 2020, my wife and I departed from Michigan having just sold our home of 23 years. We arrived in central Texas without a place to live or a job lined up. We made the 1,500-mile cross-country move ourselves, loading and driving a 26-foot rented truck not once, but twice. We also needed to fly back to Michigan twice, all of this during the scourge of the COVID-19 pandemic. With two storage units full of our belongings, and living at a local extended-stay hotel, we ventured out to scout various developments across the New Braunfels, Texas region. Fortunately, we had done extensive real estate research, both online (for months) and in person, during our first voyage to Texas. As a result of our diligent research, we arrived back in Texas holding a very favorable impression of KB Home. That, in turn, allowed us to focus in more closely on particular communities. We actually came across Deer Crest in a serendipitous manner, as we recognized the now-familiar KB Home logo and signage on our way to visit another development. We pulled in to tour and review the model homes onsite. We met Marvin...and the rest is history. Marvin was our Sales Counselor but — in reality — his role would be better described as a Counselor. That’s because the KB Home product sells itself through a combination of impeccable workmanship, resourceful design, creative space utilization, quality materials, and an attractive value-to-price quotient. Marvin was professional and well-informed, able to answer all our questions. Yet, at the same time, he was friendly, accessible, engaging, and motivated to guide and assist us. We loved the model homes on display and it was not long before we were narrowing down our decision to a handful of specific floor plans. We developed an excellent rapport with Marvin due to his easy-going nature and manner of never applying any undue pressure. We genuinely cultured a friendship with him and our mutual trust grew from there. After 3 days, we had decided on a specific floor plan and we wrote out a deposit check. Since we were new to the area, we had several pressing questions and concerns about the ongoing process and timing of events. After all, I did not arrive in Texas with a job. We discussed our options with Marvin, who relayed our financial information, assets, and resources to the KB Home lending group. Within less than a week from our first meeting with Marvin, we were approved and signed our purchase agreement. We were the second buyers in the brand new Deer Crest community we now call home. With the comfort in knowing that we had secured our selected lot, we were able to leave the country to attend to the rapidly-declining health of a loved one. Marvin had described the time line for making our selections with the Design Studio, and then highlighted the important target dates for the various phases of construction. Before leaving, we had an opportunity to meet with Brett, the Project Manager, and Joey, the Superintendent. Both men were instrumental in communicating and reinforcing the “Community Team” concept that KB Home has developed and readily stands by. Brett and Joey effectively put our minds at ease, as we navigated what was the first brand-new construction home buying process in our life. Processing a completely different experience from purchasing an existing home off the market, we were teeming with questions and concerns. Our case was completely unique, as our loved one’s medical issues necessitated our being out of the country for stretches of months at a time. As primary caregivers, we could not just drop and run from our responsibilities, and we depended heavily upon not only a great team approach, but also a reliable liaison and consistent flow of information and updates from the KB Home group back in the U.S. At our construction orientation meeting Brett and Joey picked up on Marvin’s efforts, outlining the various phases of construction, and the process of walk-throughs and stage approvals along the way. All of our questions were answered and we were completely satisfied with the clearly laid out plan moving forward. While outside the U.S., we traveled between two locations. Throughout our journeys, the entire KB Homes team stayed in constant contact via text messages, email, and phone calls. We took a long time contemplating and considering our design options and additional selections and modifications to our basic floor plan. Working with us from the Design Studio was Shannon. She exhibited tremendous patience with our seemingly endless changes of opinion. Shannon worked tirelessly to accommodate our needs while assisting us with our budgetary considerations. Between the pandemic and our being out of the country, we had to conduct all our meetings online. Shannon provided us with all the information we could ask for, including design option guide books, images, the website tools, and comparative summaries of various design directions we could take. She even scheduled an additional online conference so that we felt completely comfortable with our understanding of the enticing array of choices and a detailed pricing breakdown of all of our selections and design options. We actually had to contend with three hurricanes in less than a month’s time. Despite these issues and a lengthy power outage, Shannon worked through the challenges. We returned to the U.S. to meet with Shannon in person at the Design Studio. This gave us an opportunity to see and physically touch the various materials we selected and make any final modifications. We signed our options contract in late November. Although nearly four months had passed since we signed our purchase agreement, the KB Home team was always patient with us, assuring us that our complete satisfaction was their ultimate goal. ...
