Dahlia and Joey were great to work with. However, the underwriter(s) were terrible to work with. They made me feel I had to prove I was giving honest answers to anything and everything. Took them so long to do things that I needed to pay extra to get more time to close

This could've just been the whole housing market in 2021. Four months after signing, our home was still a dirt pile. But weeks later, foundation was poured, the structure went up fast & filled in soon after. The default paint may scrape off easily in places, but everything else has held up well. Maintenance staff has been helpful around the house too.

The home buying process was a highlight but the information and professionalism from KB Home sales rep was frustrating with misinformation after misinformation. To customers: do your homework and make sure all information provided by KB Home sales rep is accurate or written on official documentations.

When it comes to KB, workmanship is up to par. The PM team is very knowledgeable and attentive to your building needs. KB sells team and relationship building needs work. They are not transparent and are not very personable. They are thier to sell you a product, and thats it. Recommend working with a broker outside KB and expect to be on your own.

Everything was fine until we had to redo the Loan the day before closing. Other than that things were fine and as expected

The process with Kb Home has been interesting. On one hand, there are very nice floorplans and lots of options to semi customize your home. However, my experience was a bit challenging because no one shared details with me of the KB Home process. There were disconcerting moments with the sales department, design center, and with the loan processing department, in particular. I have had several challenges getting a response on some issues and currently even with the title company that KB Home uses.

There were issues not accurate represented before or during the final walkthrough. Primarily, there is a significant termite infestation throughout the entire neighborhood. Another issue is the water meter was completely broken and is still not fixed. KBHome never even informed me of this issue, I learned this when the water utility company told me they can't setup an account until it's fixed. With that said, I am still happy with the home. You generally get what you pay for. Important too is that KBHome is significantly better than other production home builders in the area.

Do not use Kb lender , they don't know how to calculate mortgage payments ,certain people don't calculate correctly and even told when there wrong. This was also addressed to Nick the manager and still the issue is occurring.

As with any escrow there were some minor issues that came up. The big problem was the closing. Everyone at KB knew from day one what my drop dead move out date was for the home I sold and I was told no problem. Then I was told on the last weekday before closing that if I provided the closing statement and full down payment by Monday that I would be able to close late Monday and pick up the keys. I provided what thy asked for before 9am on Monday and was told everything was going smoothly. A couple of hours later I was told I may not be able to get the keys until Tuesday, which I could live with. We had taken Monday off in order to be available to sign paperwork and pick up the keys. Once they confirmed that we wouldn't get the keys on Monday we went into work. Shortly after I arrived I received a call saying that things worked out and we could sign and get the keys, so I headed home so we could drive up to Corona (an almost 2 hour drive for us), then the calls started coming in about every half an hour to 45 minutes changing from we can to we can't and back to we can again. This continued until about 2pm when I finally decided we had better start driving just in case we can complete everything. When we were about 15 minutes from the escrow company I received a call from them saying that they had been copied on all of the emails from earlier in the day and that they had no clue why they were telling me it would close as they still hadn't received the paperwork and nobody was communicating with them about it. I was told that the earliest they could do it was Tuesday and that we wouldn't be able to pick up keys until Thursday (Thursday is 2 days after I was to turn possession of my home over the the new owners). We turned around and started heading home while also calling KB who told us that we were definitely closing today and to ignore what escrow was telling me. So once again we turned around and started heading for escrow. Just as we parked in their parking lot I received a call from KB saying that we can sign the paperwork, but won't receive the keys until Thursday. Had we know this we would not have driven to Corona to sign as the original plan was for KB's notary to come to our home to sign everything. It was a little before 4pm when we arrived at escrow who closes at 5pm. I then had phone calls with the KB home loan rep, her direct supervisor and a couple of other people from KB who all refused to turn keys over as promised. I had been told the reason I couldn't get them on Tues was because it was too late and that I couldn't get them on Weds because it was a holiday. I found out later that the real reason was because the sales agent had already gone home for the day and that Weds was her day off and apparently nobody else at KB knows how to turn keys over) Finally the manager of the escrow company offered to call KB corporate office and get someone who could help as I was refusing to sign and was ready to back out of the deal altogether if I wasn't getting keys as promised. Went back and forth with that person for a while who was also refusing to guarantee I could get the keys. About 4:45pm I told him that I was walking out the door unless he sent me an email stating that if I signed the paperwork that I could pick up the keys and he said that I had to sign before he would. I then told him that if I signed that I lost any leverage I had of getting the keys and he said I already had lost my leverage as it was almost 5pm. I then reminded him that this particular home had already fallen out of escrow once before we made an offer and that while I realized I would loose my earnest money that I would still have plenty of money from the sale of my current home to purhase one from one of their competitors. This was our first time purchasing a home and to say it was stressful would be an understatement. Nevertheless, the team here at KB had our back especially the builder Jeff.

Buyer beware. House was great, great building superindent ( very important). Land services were shoddy. Landscaping was terrible. Lot not level, large drop off but on my property.

The whole process of purchasing this house was a 9 out of 10. Until we started recieving threats to close the house or encure financial penalties, even tho the house was not ready. KB Homes wanted the closing quater to look strong, so deemed it necessary to harrass us to close before the end of February. Prior to this encounter we were activitly talking about but the house next door to add to out portfolio. Due to this experience we will not be buying from KB Homes ever again.

We need a four wheel drive to get into the house for the driveway is to deep. Jesse was very good.

Everything during the home buying experience was great in the beginning I didn’t have any issues with the selling agent at all she was very responsive to any questions or concerns I had, I can’t say the same thing for my loan officer and I have tried my best to put myself in her position as far as having the amount of buyers to deal with at once towards the end of the process I wasn’t getting a response like I was initially many times my text would go for a day or two before receiving a response phone calls sometimes would go straight to voicemail, my number one concern around this time was the interest rate was starting to go up and there was no discussion on locking in or a plan to talk when we will long story short I ended up locking in on a random phone call at the height of the interest rates, I felt ignored at times. I know my experience will be different than others but having to settle for an interest rates at its height really bothered me and made my experience very poor. KB Lending is the worst experience I have ever had dealing with a bank. Questions were asked of me that were truly degrading, and Tracy Bisig, the SR Processor, was the most unprofessional person I have worked with in my life. She NEVER called me throughout the process to introduce herself, and I kept sending the same information because she was not organized. I was never told I could purchase this property from a different lender because I did not meet KD Lending's requirements. I was forced to use my life savings to buy this property because I had no time to seek outside funding. I have been in staffing for over 35 years and have never dealt with an uncaring, rude, lazy, and flat-out disrespectful human as Tracy Bisiq. I pray that you speak with this woman regarding how she treats future home buyers and not string them along only to crush their dreams. I would not refer KB Home Lending to Horse Crapping Contest. The realtor, Jeff, was excellent, and building the team was just as great. Future KB HOMEOWNERS, you don't have to use KB HOME LENDING when buying a KB HOME and research your leading offers. ... My experience was great until it came down to closing. The title person handling my home was a pain. She wouldn't get on the portal that my lender had setup for all paperwork to go to one place. She was uncooperative on that part. Certain things that could have and should have been paid at closing they wanted paid up front. Anything that KB Homes tell you as far what they provide. Be sure to get it in writing

Angelina, the sale person is an angel, very knowledgeable and helpful. Treat my buying like hers, very kind and caring. House is good, wish there is more bathroom compare to amount of bedroom. WILL NOT buy through KBHS loan -very pleasant in the beginning but very dishonest. Make you to sign and says she will fix but continue to drag with same price. NEVER EVER sign something that you didn't agree.

Overall experience was good. The construction team is excellent and responsive

I believe since my community was brand new, I experience unusual circumstances. My move-in was delayed by 2 1/2 months due to now power available to the community when I finally moved in no cable or Internet was available for a month and a half however the sales team was amazing so I can’t penalize them for any mishaps I feel next time, the builder should communicate with the city, and make sure everyone is on the same page so that all the utilities and amenities are available

I was so excited to be a new homeowner at Valencia Fivepoints. My realtor Rolanda did an amazing job helping us find our new home. She went above and beyond to make sure our deal got closed. I just wish some to the KB representatives made us feel the same way as Rolanda did. She made us feel like we belong in this community and our goal of being a homeowner was valued. Rolanda is definitely a gem for KB Home.

Jeff, Daniel , Paula and Belinda turned a frustrating buy into a very good buy due to there professionalism and caring attitude towardsour needs. They completely saved the day when they took over our loan. I"ve never had anything but good things to say about these four individuals.

Loan process was extremely repetitive, asking for the same documents submitted by more than 10 times. Even though everything was uploaded in KB portal, most individuals didn’t bother to look and asked for my personal/Bank/W2/Loan documents via email. KB portal seemed to have no purpose, even though we were made to believe to upload all our documents in. Design studio was great and so was Steve who worked with us after our home was done.
