Never working with KB again

Overall we had to jump through hurdles to get the home. It has been almost two months and we still have not had all the things fixed in our house after living here for almost two months. According to the city, they have not paid their fees and finished the paperwork so we still do not have our certificate of occupancy meaning we can’t get trash cans, and I can’t put utilities in my name. Craftsmanship in the overall build is subpar. I regret not going with another builder and lender. I fell for the low interest rates which at 6.5% still isn’t that great. Overall this is been a terrible ...

We have been in our home for almost 2 months and are STILL waiting on many blue tape items to be fixed. Lots of promised that "we" will be here this afternoon or tomorrow. NOPE!

Mixed Bag: A Review of My KB Homes Experience

  • Nick G.
  • Verified HomeBuyer

  • Manor, TX

My experience with KB Homes has been a mixed bag. While there have been some positive aspects, the overall journey has been marred by several significant issues that are yet to be resolved. One of the standout problems with our KB Homes experience was the lack of transparency when it came to crucial information about our lot and an adjacent construction project. This lack of disclosure was a major disappointment, as it left us feeling like we were not adequately informed to make a decision about our purchase. Had we been given all the necessary details, we might have reconsidered our ...

Do your research before buying a new built from KB Homes. The quality of materials used to build these homes is cheap. So many issues with our new built, what a disappointment.

Model homes looked great, but after moving into the actual home, I realized the quality of KB Home is not top notch. You can tell people who painted and did the construction didn’t pay attention to details. You can hear impact noise from your next door neighbor. KB Home’s frontline employees (sales, superintendent) are great, but sr. leadership must drive quality for the whole company so it can trickle down.

Been here a little over a month and have had a bunch of issues with the house from electrical to plumbing to paint. Thought I was buying a quality home from a quality builder. Sense of urgency is just not where it should be to get issues resolved. Not too happy.

Finance took too long with certain documents which caused the closing to be delayed several times. The house is not fully complete and there were many flaws in the home. Found poor quality work and many items needed to go through warranty. It seemed like a rushed home. Still waiting on items to be taken care of even though several months have gone by since living in the home. Majority of the items owner had call the contractors for each job directly. It felt like I was doing someone else’s job.

So many work orders pending within 2 months of moving in.

Within mere 2 months of moving in the new built home we have already faced so many issues in the working capacity of the house. Listing a few here - patio screen door came off, no electricity in the laundry room, kitchen cabinets are coming off, master bedroom door lock is installed opposite way , 2 bulbs are plunging out of the wall, and so on. We put in work orders and only 1 work order was done and rest all are remaining. TOTALLY DISAPPOINTING. We bought 625,000 home for this,????? Need answers.

The subfloor on the second floor is completely loose, whenever you walk on some spots you can feel it moving and making noise cracking. When we moved in, we have bees right above our front porch, 2 months pass they still trying to figure out how to remove them. Small details they are fast to fix, but some more complicated problems they take time. Poor job on details. Food materials

The start of the buying process was great, everyone was nice, friendly, and communicative, but once we moved into the house, people stopped communicating with us and now we have to deal with a jerk who is our rep named Brett. I requested a new rep and the response is that we can't have anyone else. That's great customer service, make us have to deal with a jerk who has no interest in actually helping us or answering emails. We had large mistakes happen in the house and had to have them all fixed once we moved in. If you plan on adding an AC unit with KB homes, you'll want to check it when ...

At first, Kb Homes was great. So much communication. It was great. However, towards the closing, I was worried. They rushed us to close by the quarter deadline saying that they’ll fix the things later. Well, I’m still waiting: floors to be relaxed because of scratches; a fridge to be replaced because it is dented in two places; 1/4 of my sprinkler heads don’t pop up; my garage door just broke; my shutters need to be punted; and I never received my Wi-Fi AC box that I was told was standard. I’ve only lived here two weeks. Needless to say, I’m extremely disappointed. At first, I told everyone ...

The home buying as far as the loan and sales were ok. The quality of the workmanship on the home is subpar. No quality control. The vendors used needs to be held more accountable for their sloppy workmanship. Still awaiting response for my squeaking floors. Placed a workorder several weeks ago and no one has responded.

Seller’s agent Tanika had been great but I had some bad experience with a couple of others after discovering a water leak with about a week after moving in. I picked KB because of some friends who had a good experience at another city. Maybe it was the pandemic, the supplies shortages, the shortage in workers but they could really do better.

It took 15 months to build our home start to finish and it wasn’t even fully completed when we were pressured to close at the end of April 2023 so corporate could meet their goals, and we are now facing ongoing repairs and issues with the craftsmanship inside the home. KB REALLY REALLY REALLY needs to pay better workers to come in and build the homes. You guys would save so much money in the long run. Stop thinking so short-term with your costs and just think what a glowing review we’d have left you if your craftsmanship would’ve been better. Also, if the home would’ve actually been completed ...

There was an existing drainage issue. KB's representative and her manager assured us that the drainage would be addressed in a couple of months last November. It has been seven months, and my driveway was flooded with water last night after the rain. I tried to follow up, but there was no response.

Quality of work is kind of substandard. Stucco paint fell off in my front of the house. Laundry door is not shutting properly and misalign. A few items that was not being install during the walkthrough I have to go back to my list contract to provide those item. Nails found in our backyard . carpet installation not install properly and some other issues not to mention. Noted that this is my 2nd KB home that I purchase probably my last one. In fairness Troy, Chad and Klay are very helpful and professional.

Homes are worth maybe $400k from a value perspective, advertise starting at $540k with low grade fixtures, appliances, cheap lighting, cheap counter tops, other than kitchen, everything is low quality unless you pay for upgrades. After $120k in upgrades, you still have an unfinished basement, and lack things you should get standard. Lipstick on a pig best describes KB Homes value proposition.
