Bowed roof on brand new home???

Bought a brand new home in Falling Water 2 and the build quality is not as good as I would expect with a new home and under the brand of KB Homes. The roof above my garage is bowed and they keep telling me it is a cosmetic defect... I am hiring roofing company to give me a second opinion

ensure that all problems are fully resolved before you receive the house. Never sign the papers after walk-through if you have any issues in the house,they will say they gonna fix it just sign the papers but it will take them forever to fix it! Once the turnover is done, it is very hard to fix these issues, particularly when dealing with customer care service

My overall experience with KB Home was challenging from start to finish. I did not feel fully valued as a customer at any point in the process. My concerns were often dismissed or addressed only after repeated follow-ups. The communication between sales, construction, and the design studio was inconsistent and caused avoidable delays and mistakes. I also faced financial stress because of incorrect information from the loan officer, which forced me to seek new financing at the last minute to avoid losing my earnest money. I was disappointed with several aspects of the homebuying process and felt it did not meet my expectations. We have been trying to get our refrigerator replaced or refunded since we paid for it ourselves thru the design studio for 1100.00. It looks second hand and runs loud enough to hear 7 out of 8 hrs. They ordered doors without hearing our side of issue. This has been ongoing before we closed on house, said go ahead and close all issues will be taken care of, at who’s satisfaction. I have only been in the home for 30 days and have already had to submit a warranty work order for a broken window. Overall the house is acceptable after much distress during the build with builder not wanting to fix damages caused by trades. Also please check your ac and insulation as mine were damaged, ductwork not taped properly or suspended properly. Insulation was only 3-4 inches in some areas of the attic and contract stated 10 inches throughout. Sales person was very helpful and seemed very honest. When calling customer service of issues noted, we were told they would relay the information and have items corrected. No call back for a couple of months. I was told there would be a final walk through to review all systems of the house. This never happened. Post sales customer service is poor.

KB uses the cheapest materials and the GC does not seem to care or know how important is the appropriate installation. Warranty and repair process works fine, but only for stuff that is broken, not for wrong installation. In this case, GC will answer that it is installed per their standards even when it’s not installed correctly.

After final walk through and move-in the customer service rep has been terrible!!! This rep sent the after closing email with a few attachments which included a performance review that he completed giving himself the highest possible rating, could not believe this! Extremely slow to respond (if he even responds), seems very inexperienced answers are always “oh just look on line” or “we don’t do that” even if the KBHomes indicates you do! From the day I moved in, many things were already broken. The materials used feel very cheap, and everything seems to break easily. Even months later, the problems remain unresolved, and responsiveness to issues has been very poor.

Quality of the homes isn’t the best and checks are not properly completed prior to submitting the homes to the buyers. When issues arise, you won’t get a response. Emergency hotline is terrible as well.

Not a great experience. So many issues with the construction. The subcontractors were terrible. This house has been one gigantic punch list. I have had to hire my own people to fix issues because I do not trust the subcontractors who would have to come back and fix their poor workmanship in the first place.

Sales and design ppl were great. However, construction manager T was not on top of ensuring house was built to standard. Many times he ensured me home was ready for my inspector, though it wasn't ( utilities off, major fixes needed, etc.) I had to put off closing many times cause of this. When I did close their were still issues needing repair. Building manager rushed me to sign ppwk so I could close, ensuring me the items would be fixed that same day. They weren't. It took almost a month for all things to get fixed, with me having to take many days off from work. Moral of the story, ...

The drywall, paint, landscapers, and tile/flooring companies are NO GOOD!! Plumbers & electrical are exceptional! AC company is ok. Brand new build my roof is already leaking due to the ridiculous open vents on roof. Do not allow them to put these open vents on your roof. Every time there is wind and rain you will see water leaking from your ceiling inside your home!! BEWARE!!

If you decide to build with KB do not under any circumstances move in until EVERYTHING is complete, no matter how tiny. Give yourself some wiggle room before you have to be out of your current home and into your new home so issues can be taken care of before you close. Please compare the workmanship of other home builders with whomever you decide to build with.

I was really excited with the completion of my home but upon moving in, I feel the house was cheaply built. You can hear water going through the pipes when the bathroom and toilet is used. Some of the phone and cable wiring wasn't completed they just left it out. I have only one phone and internet port which was in the bedroom kind of ridiculous. The design studio should do a better job explaining upgrades.
