Quality control is a problem

We are very disappointed. We made a list of items that need to be fixed. We were told contractors were coming but we had mostly no shows. We would text and make calls and no response. Painters came in to do touch ups. No drop cloths and got paint on our rugs. My wife had to get paint out. There are no transition strips down and the rug is fraying. Never have I seen rugs installed and transition strips not put down. We only been in the house 3 months. The ceiling in the lanai is wavy due to the trusses/rafters being bowed. Garage floor is full of stains. Ledge in garage is crumbing. Tile in kitchen is crooked by 2 inches and the wall is not leveled. Tiles in master bathroom are beveled. The cement outside the house is sloppy workmanship. We had to go back to Pennsylvania for several weeks and we were promised that the work was going to get done. So far we been home for 3 weeks. As far as we can tell since we have cameras we only saw two people outside our house. We saw no one go in. We were promised pictures as the work was completed. So far we haven't received anything. The whole building process was kind of fustrating. Loan and all financial process was smooth and easy. To be honest, I wouldn't recommend KB to anyone.

I purchased this home as to be our last home. We have had nothing but issues with loud Mexican music played by construction workers. Fire alarms that come on randomly for no reason. Door seels that are improperly installed. Expensive filters for the home, four different types. Carpet is standard in the dining area, in other words you're eating on carpeted floors; so 70's. Poor home construction, walls feel like paint on cardboard. Do not buy a home here! I'm looking to sell and only been here two months, yes, it's that bad! I have lived in my house for 3 months now and I still have items that have not been fixed. Zero communication and the complaints that I have submitted have been tossed aside. They don’t care, they have their money and screw the consumer. Very disappointed in this company.

Date given for closing -house wasn’t ready. Once closing was done a multitude of inappropriate installments were noted.. For example: shower pan was installed it had a crack and empty spaces underfoot. Requested a new one and the gentleman stated it was malfunction from the manufacturer and they didn’t understand why it was installed. The shower door leaked due to little to no silicone per gentleman removing it. After replacing shower pan plastic cover not removed because it was no one’s job. So we removed it and caulking around tile and pan has yet to be redone 3 weeks later. The grout between pan and tile floor also has not been done. The walls had broken Sheetrock installed bulging the walls. Still waiting for that repair. The grounds was never leveled and lowest grade of grass applied so the landscape is uneven and a hazard. They totally made a mess of the garage floor and took it upon themselves to epoxy it to cover the screw up without consulting the buyer. The door frames appear to be the rejects so are the cheapest you can buy as you see the dents at different parts of the wood. Paint is watered down so if you pass a rag you see the sheetrock The cabinets ill painted and toe kicks 1” short throughout the house. Kyle- superintendent Chris warranty manager Johnny brought in to take over for Kyle all talk the talk but don’t walk the walk. All they are concerned with is how I was going to relate them. Looking for a ten I gave them an opportunity to make the corrections. They would call one company at a time and then book 2-3 weeks out. When asked for phone numbers for warranty department it has never been provided. Requested all companies be called simultaneously since they didn’t interfere with one another. That never happened it wasn’t even acknowledged. These were my major concerns. Advice to future KB HOME buyers- Don’t buy from KB Avoid the stress, headache and waste of time for services needed to be completed. I was told KB ‘s tactics is to waste time until your warranty is over. I believe in seeing the good in people but I guess I should have listened to the ones I trusted. Lesson learned. ... More

Don't buy one is my advice.

We moved into a Model home which was a sales Office earlier. Prior to moving-in (at the time of purchase), we were provided a lot of assurances but when close to the move-in date, sales representative was not agreeing to none of the items agreed upon. For Ex: the carpet was really Bad and nothing was done to address the issue. Similarly with the doors. The only saving grace was the construction manager Joaquin. He ensured all the defects highlighted on moving-in were fixed. Over all did not have a positive experience and also felt I had paid 20K more than the market value.

I expected some problems when building a new house but was shocked at the subpar craftsmanship and communication I experienced during this process. I still have many items on my to-do list that I brought up before closing that haven't been addressed four months later. After moving in, I was rushed to take my 30-day survey early and pressured to give a good review, even though one was not deserved, and then literally forgotten about. This whole time, I have been patient and understanding as I know they are busy and overworked, but sadly, that has only gotten me pushed around and overlooked.

STAY AWAY WHILE YOU CAN. DOWNSTAIR RESTROOM IS FLAWED.....44 DEGREES DURING THE WINTER? KB BLAMES THIS ON THE BUYER FOR SELECTING TILES..BECAUSE THAT IS WHAT MAKES IT COLD.

Really bad experiences. Once they get their reviews you never gonna see them

Going on 2 months now and none of the issues have been addressed or even made appointments. Doing business with KB is like going on a dating site. All nice and good at the beginning but once you discovered issues KB ghosts you. My sprinkler system is flooding, so I’m wondering if KB is going to replace my grass. Dishwasher and Stove need to be replaced. One of the bedrooms has a dead switch. Where my walls meet the ceiling are not even straight. I also had the carpets removed. While removing the carpet, nails and trash was discovered under the pad. Good thing I’ve had my tetanus shot. I would like to get these issues fixed asap so I can sell the home. House wasn’t even completed on closing day and kb homes didn’t even have paperwork ready to close when they picked the date to close. Craftsman ship is disappointing. Got my microwave stolen while in building phase. Landscaping is dying and uneven and mostly dirt and grass. Sodding isn’t even up to code. Cracks In driveways and inside garage and only lived in for 2 months. They said the settling is “normal” but the cracks will only get worse down the road.

KB homes is straight-forward to deal with. You know the prices and options you will get. They move fast in construction! But, that may be at the cost of quality. They do not use the highest quality materials and some of the labor is sloppy. It is nice to have a home and they price it so that you can buy it, but they are not necessarily a good value. Quality just isn't there. And then when you want something fixed.... everything should be smooth and quick but you get a million run-arounds which is unfortunate. Probably would be better to just do things correctly the first time.

The build quality is not at all good, the materials used are sub par. The workmanship is not at all good. Seems like some armature who has no experience has built the home. There are scratches on the marbles in washrooms and kitchen sink. Kitchen cabinets have so many damages like literally looks as if it is 10 years old. Dry wall putty is not put properly and chips off and cracks everywhere angles were not put properly for doors and windows. Door frames have damages everywhere even before they were handed over. The sales team literally said if you don’t want to purchase then you can back out and we will sell it to someone else asap when asked to fix these issues. ... More

Materials used are cheap and coming apart. KB waits until day before 30 day inspection to try and fix things. They never came back to fix the rest of our issues

House looks like it was built in a rush. No quality control was implemented though the building process; lots of details were overlooked. Response to repair issues with the house extremely slow to none.

Too bad for warranty,I have problems on countertop and then I wait long time ,nobody help

I haven’t been in my house for two months and things are falling apart. Very cheap materials and poor construction. Very unimpressive.

To begin with, the initial experience was all great where we could pick a lot, pick the floor plan, elevation and choose the structural changes and select the interiors of our liking. Good Things: 1. We are happy with the masonry work and how the elevation turned out. 2. Plenty of options for the selection of base floor plan and elevation Bad Things and areas where the quality is poor: 1. The craftsman ship for the interiors is sub par and we are not happy at all with the finish of drywalls, how the corners appear, the materials used for the doors and windows. 2. Drywalls: There are many areas of the house where the coffered ceilings, drywalls, kitchen island walls looks crooked, finish is not good and its not aesthetically pleasing. 3. Painters have not used tapes to avoid paint bleeding on to the edges of cabinets, countertops, other colored walls on the outside and on the garage opener etc 4. Cabinets - Had scratches, paint drops, smudges at many places, we documented everything and shared it with the construction manager before closing but we were promised that this will be taken care after closing by scheduling for a cabinet punch. When the cabinets guy arrived he is blaming it on painters/construction workers and did not fix all the issues. 4. Flooring - We chose Vinyl planking but beware of the floating types, we saw the model homes which was glued however for us they installed a floating type which is shaky at places and makes thumping sound when we walk on some areas, its not a great experience walking on it. We were not explained about this type at the time of selection in design studio and issues we reported were not fixed. 5. Poor quality electric outlets and switches, gaps all around the switch boards/outlets developed within few months. 6. The window sills are not even, the drywall where it meets the sill and windows are crooked, finish of the wood used for the sills looks bad but no quality check is performed and installed without caring for the end product and the for the aesthetic appeal. 7. Garage door is not having a proper seal and lot of mice are entering often which has become a big headache for us. 8. The concrete floor in the garage, patio and driveway has lot of imperfections and holes made due to improper care during construction Also beware of the sales team, some are nice but the one we got was not honest and hid a lot of information and we learnt he lied blatantly and discriminated between different buyers. ... Since I have moved into my home (and even before closing for that matter) I have had a laundry list of things that were incomplete or not working. These issues range in size from small to large (broken cabinet all the way to leaky irrigation). The lack of communication between KB and their partner companies has been atrocious. Not only that, but the lack of communication to me has been horrible. I get that everyone is busy and y'all are trying to get up as many houses as possible but this has been a horrendous experience and I would advise people to stay away. Let me give you a couple of specific examples: 1. When I did my final walkthrough on May 25th (closing date of May 26th) there was a broken cabinet that I pointed out to my construction supervisor. It was finally taken care of today (7/19) after multiple outreaches from myself. 2. I didn't end up moving into the house until June 10th and on June 12th I noticed a leak in the irrigation system. I texted my construction supervisor on June 12th. I heard back from him on June 14th that he was going to swing by. By that point I had already received notice from the City of Austin that I had a leak for 30+ hours at 10 gallons an hour. The proposed solution was to turn off the irrigation system until their people could come out. So that's what we did. Their people didn't come out until July 12th when they told me "no leak" with no further explanation so we turned the water back on to the irrigation system. Low and behold, 3 days later I get ANOTHER email from the City of Austin saying I've had a leak for 48 hours at 11 gallons an hour. Keep in mind, I didn't receive a single notification about a leak while the water to the irrigation was turned off. Fast forward to today and the same guy comes out and tells me again, "no leak". Unbelievable 3. One of my issues since before I moved in was the fact that there was a 3 inch gap between the fence and the ground. The proposed solution was to have them come lay another layer of sod to lessen the gap. Well, 2 months later and the guys came out today to do that. EXCEPT, they didn't bother to knock on my door or confirm what needed to be done. Instead, I walk out of my office to see 2 guys in my back yard ripping up the grass in the middle of the yard! Nowhere near the fence. They clearly thought they were there to replace all the dead grass because my water hasn't been getting watered because, as you will remember, MY IRRIGATION SYSTEM IS STILL BROKEN!!!!! I send a picture of 2 men with shovels digging up my yard to my construction manager, warranty manager, and the sales person with no response. Again, this has been such a nightmare of an experience. I have tried to be cool and understanding but the lack of communication between all parties and lack of timeliness has me ready to jump out of a window! ... More

I love my house but it’s low quality work

The overall experience was a shade above terrible. As expected, the home took approximately 12 months from signing the contract to closing. For nearly 8-9 months we dealt with an unresponsive Construction Manager - named Scott and a similarly unresponsive Sales Rep named Bob (Ok. Bob was a tad-bit more responsive but very unreliable). Not only were they unresponsive, they were unclear in their communications creating much heartache and the potential loss of a sell. The only reason we remained on contract with the purchase of this home, is because of Brandon. Unbeknownst to us, Brandon was assigned as our new Construction Manager the last two-three months of this process drastically improving our experience. I feel confident in saying that had Brandon been our Construction Manager from the onset, KB would have gotten better ratings. Brandon was professional, honest, and understanding of our concerns and issues. He immediately addressed issues that had been outstanding for nearly 6 months (i.e. when there's a hole in your brand new roof during the winter and spring months, that's an issue that should be taken care off immediately). Brandon single handedly saved this sell. The KB's closing process (not included in the ratings) was also a mess, but because it's not on this rating scale I won't go into those issues. ... More

I want to start off by saying Ryan has been trying his best during this time however I’m still extremely dissatisfied with the follow up with issues regarding the home itself. The buying process was not a problem, I am satisfied with that part of this process. Tyler has been absolutely abysmal with responding to issues that have been constantly happening, such as a light in my kitchen that has been left unscrewed since 2 days off buying this home. During the last week of the purchase I asked Ryan if I could get my private inspector to come in and check the home after the closing and he confirmed I could so I went ahead and did that and the inspector found things that need immediate immediate attention. So I message Tyler and Ryan a text message and long story short I haven’t received anything but a phone call from Tyler that I missed. At this point I would like to work with someone else. ... More
