Materials used are cheap and coming apart. KB waits until day before 30 day inspection to try and fix things. They never came back to fix the rest of our issues

House looks like it was built in a rush. No quality control was implemented though the building process; lots of details were overlooked. Response to repair issues with the house extremely slow to none.

Too bad for warranty,I have problems on countertop and then I wait long time ,nobody help

I haven’t been in my house for two months and things are falling apart. Very cheap materials and poor construction. Very unimpressive.

To begin with, the initial experience was all great where we could pick a lot, pick the floor plan, elevation and choose the structural changes and select the interiors of our liking. Good Things: 1. We are happy with the masonry work and how the elevation turned out. 2. Plenty of options for the selection of base floor plan and elevation Bad Things and areas where the quality is poor: 1. The craftsman ship for the interiors is sub par and we are not happy at all with the finish of drywalls, how the corners appear, the materials used for the doors and windows. 2. Drywalls: There are many areas of the house where the coffered ceilings, drywalls, kitchen island walls looks crooked, finish is not good and its not aesthetically pleasing. 3. Painters have not used tapes to avoid paint bleeding on to the edges of cabinets, countertops, other colored walls on the outside and on the garage opener etc 4. Cabinets - Had scratches, paint drops, smudges at many places, we documented everything and shared it with the construction manager before closing but we were promised that this will be taken care after closing by scheduling for a cabinet punch. When the cabinets guy arrived he is blaming it on painters/construction workers and did not fix all the issues. 4. Flooring - We chose Vinyl planking but beware of the floating types, we saw the model homes which was glued however for us they installed a floating type which is shaky at places and makes thumping sound when we walk on some areas, its not a great experience walking on it. We were not explained about this type at the time of selection in design studio and issues we reported were not fixed. 5. Poor quality electric outlets and switches, gaps all around the switch boards/outlets developed within few months. 6. The window sills are not even, the drywall where it meets the sill and windows are crooked, finish of the wood used for the sills looks bad but no quality check is performed and installed without caring for the end product and the for the aesthetic appeal. 7. Garage door is not having a proper seal and lot of mice are entering often which has become a big headache for us. 8. The concrete floor in the garage, patio and driveway has lot of imperfections and holes made due to improper care during construction Also beware of the sales team, some are nice but the one we got was not honest and hid a lot of information and we learnt he lied blatantly and discriminated between different buyers. ... Since I have moved into my home (and even before closing for that matter) I have had a laundry list of things that were incomplete or not working. These issues range in size from small to large (broken cabinet all the way to leaky irrigation). The lack of communication between KB and their partner companies has been atrocious. Not only that, but the lack of communication to me has been horrible. I get that everyone is busy and y'all are trying to get up as many houses as possible but this has been a horrendous experience and I would advise people to stay away. Let me give you a couple of specific examples: 1. When I did my final walkthrough on May 25th (closing date of May 26th) there was a broken cabinet that I pointed out to my construction supervisor. It was finally taken care of today (7/19) after multiple outreaches from myself. 2. I didn't end up moving into the house until June 10th and on June 12th I noticed a leak in the irrigation system. I texted my construction supervisor on June 12th. I heard back from him on June 14th that he was going to swing by. By that point I had already received notice from the City of Austin that I had a leak for 30+ hours at 10 gallons an hour. The proposed solution was to turn off the irrigation system until their people could come out. So that's what we did. Their people didn't come out until July 12th when they told me "no leak" with no further explanation so we turned the water back on to the irrigation system. Low and behold, 3 days later I get ANOTHER email from the City of Austin saying I've had a leak for 48 hours at 11 gallons an hour. Keep in mind, I didn't receive a single notification about a leak while the water to the irrigation was turned off. Fast forward to today and the same guy comes out and tells me again, "no leak". Unbelievable 3. One of my issues since before I moved in was the fact that there was a 3 inch gap between the fence and the ground. The proposed solution was to have them come lay another layer of sod to lessen the gap. Well, 2 months later and the guys came out today to do that. EXCEPT, they didn't bother to knock on my door or confirm what needed to be done. Instead, I walk out of my office to see 2 guys in my back yard ripping up the grass in the middle of the yard! Nowhere near the fence. They clearly thought they were there to replace all the dead grass because my water hasn't been getting watered because, as you will remember, MY IRRIGATION SYSTEM IS STILL BROKEN!!!!! I send a picture of 2 men with shovels digging up my yard to my construction manager, warranty manager, and the sales person with no response. Again, this has been such a nightmare of an experience. I have tried to be cool and understanding but the lack of communication between all parties and lack of timeliness has me ready to jump out of a window! ... More

I love my house but it’s low quality work

The overall experience was a shade above terrible. As expected, the home took approximately 12 months from signing the contract to closing. For nearly 8-9 months we dealt with an unresponsive Construction Manager - named Scott and a similarly unresponsive Sales Rep named Bob (Ok. Bob was a tad-bit more responsive but very unreliable). Not only were they unresponsive, they were unclear in their communications creating much heartache and the potential loss of a sell. The only reason we remained on contract with the purchase of this home, is because of Brandon. Unbeknownst to us, Brandon was assigned as our new Construction Manager the last two-three months of this process drastically improving our experience. I feel confident in saying that had Brandon been our Construction Manager from the onset, KB would have gotten better ratings. Brandon was professional, honest, and understanding of our concerns and issues. He immediately addressed issues that had been outstanding for nearly 6 months (i.e. when there's a hole in your brand new roof during the winter and spring months, that's an issue that should be taken care off immediately). Brandon single handedly saved this sell. The KB's closing process (not included in the ratings) was also a mess, but because it's not on this rating scale I won't go into those issues. ... More

I want to start off by saying Ryan has been trying his best during this time however I’m still extremely dissatisfied with the follow up with issues regarding the home itself. The buying process was not a problem, I am satisfied with that part of this process. Tyler has been absolutely abysmal with responding to issues that have been constantly happening, such as a light in my kitchen that has been left unscrewed since 2 days off buying this home. During the last week of the purchase I asked Ryan if I could get my private inspector to come in and check the home after the closing and he confirmed I could so I went ahead and did that and the inspector found things that need immediate immediate attention. So I message Tyler and Ryan a text message and long story short I haven’t received anything but a phone call from Tyler that I missed. At this point I would like to work with someone else. ... More

I WOULDN'T RECOMMEND KB HOMES TO ANYONE, IT'S THE WORST BUILDERS, VERY CHEAP AND POOR QUALITY!!! IM VERY DISAPPOINTED IN MY HOME, WISH I WOULD HAVE WENT WITH ANOTHER BUILDER!!!

The process wasn't delightful. I was given false hope several times and was offered things I didn't receive. If I could do it all over, I wouldn't choose KB homes.

The house I purchased was not new but broken, ruined, damaged.... I overpaid for this home based on the quality and workmanship. I have been requesting repairs for months. These repairs should have been made prior to me purchasing this home. I will never buy a KB home again. I asked for you to take your home back but you refuse to do that. I do not want a KB Home. My opinion is just getting worse not better with each person or issue.

Beginning with getting pre-approval through KB Homes the rep failed to do diligent work and could not get me pre-qualified for VA loan. However, outside loan servicer was able to easily do a qualification for the loan then incentives through Kb Homes were promised and it took multiple levels of leadership to approve this. Closing was pushed twice because Supertindent made promises to complete all work identified in the final walkthrough prior to closing and that did not happen. Currently still trying to get the work done from issues identified in final walkthrough prior to closing. All work that was completed prior to closing was very poor and the overall construction of the house has terrible finishing work that illustrates laziness in contractors and a bad process for ensuring quality assurance. We felt rushed to close, when the house was not even completed. Also the workmanship left a lot to be desired. We still have things that need to be fixed due to the shotty workmanship.

Low quality of construction ! Sales service needs to be improved. No follow up or updates on next steps upon entering into agreement. KB home needs business, not customer satisfaction.Post buying experience and responsiveness to issues is satisfactory.

Over all its just another track home with low quality material & poor workmanship. There are plenty of hairline cracks acros the drywall joints where the tape didn’t have enough mud behind it . The Construction Superintendent tryed to charge me cash for a stone design that was already included in the blue prints. Matt The warranty fellow is terrible at responding the phone, text & emails so far not a great experience. A few things need to be repaired such as my front door being unsquared, my dryer braker is completely out , and also the GFCI outside patio outlet trips every time i plug something in . The time to build was too long for the size of the house. The quality of work is horrible. The neighborhood has a lot of self centered residents Wish I would have known. I would have looked elsewhere

My experience was not great at all. Everything was rushed to close hearing from other workers around working on the home. I was told that KB rushes homes to get #’s skipping big quality checks. employees get treated like numbers no value to the home buyers just searching for good surveys to getting popularity numbers and land to keep building. I’ll be selling my home due to so many things to fix and chasing warranty and kb superiors to resolve once I finished my survey I was let go and no one reached out. Been in the house only a few months and we've already decided at the end of the year we're going to sell. Multiple issues including leaks, countertop issues, issues with appliances, paint issues , quality issues, customer service issues, landscaping issues, and more. Customer service has been extremely useless with the exception of one or two helpful incidents. I will never purchase another KB home in my life. What was supposed to be our forever home has now just turned into a short-term living situation.

After closing customer service has been horrible. 10-day visit work has been pending for 8 months. Hate how you deal with customers post-closing

I recently had the unfortunate experience of building a home with KB Home in the Winn Ridge community in Aubrey, Texas, and I would not recommend this builder to anyone. From the start, our project was plagued with delays and issues, from the pause in construction for three months to allow for resources to be devoted to other projects, to struggling to pass pre-dry wall inspections, and ordering materials short of what was needed. The project team seemed unable to deliver on reasonable estimate timelines, causing great inconvenience to my family, and we ultimately missed a 120 day lock rate agreement with KB Home Loans. The lack of professionalism and empathy from the project team was also a major issue, and it felt like they needed help to get the job done. We were left feeling disappointed and stressed, and it has been over two months since we moved in and our sentiment has not changed. This was extremely stressful - starting with the price I was quoted going up $3k bc my salesman went on a vacation. Ktichen Tile was wrong had to be pulled out, wrong sales sheets, had to fight for the deposit I gave to Design Center to show on sales closing sheet, lots of errors financially I had to keep on top of. Contractor refused to fix problems pointed out my home inspector. They insisted I fly in for closing on 11/30 and the home was NOT even CLOSE to being able to close. Finally (still with problems left to fix) we closed 12/16 - Problems and stress every step of the way. Even Closing Papers had cross outs with money changes; a nightmare and very unprofessional Title Company. I would hesitate to recommend anyone to buy from this home manufacture - all they were concerned about was getting their money. We had a cash deal - we held out until the errors were corrected, but I had to return so we finally closed still with things left wrong in the house. This is a 1/2 million dollar home; we should not have been treated like this. ... More

This is the worst quality of work. The worst response times, and the most problem I have ever had w a new build ever. I would never buy another KB home. Never

The build was late. 2 months after living in the house and we have NEVER had a working microwave. Issues have been outstanding since moving in, week after week we’re told ‘it will be done this week’ and nothing ever ends up happening. It makes it worse that these are minor issues that could all be done within an hour or 2. It’s annoying as it is a prime example that KB hire works with poor workmanship that obviously don’t take pride in their work, these items were obviously also overlooked by the management who should have picked it up.

While the home KB delivered is certainly a fine home, I'd wager there are ways to get a fine home with less headache. After being in the home a while, it's clear where some costs were cut. Certain things were unfinished or wrong: a chandelier with no lightbulbs, the door to the garage was installed backward, a nail sticking out of the stairs, a shrub promised in the front that has never been installed, several dozen large nails left on the deck/backyard. Many of these left undone after I was told they would all be fixed. A free additional bucket of paint was promised that I've never received. Additionally, it has been very difficult to get ahold of people and to hear back. As I mentioned, it's a fine home, but I'm sure there are many other companies that can build a fine home and have better communication. ... More
