I would not buy a KB home again.

This experience was our first time building from the ground up but not our first time buying a home, thus we were very excited in the beginning. However, lack of communication, delays, stuff not working upon move in, things still not working months later, and noticing finishes in were haphazardly put together does not push us to want to purchase another KB home.

I am very disappointed in kb home builders because we closed on March 31, 2022. There are still issues that I brought to the superintendent for Carter Landing subdivision in Jacksonville, Florida (Chris) and csr (Cody) whose been downplaying our concerns, but continue building other homes around us as if everything is nonchalant and fine. I have sent pictures through text, provided them with list of concerns, provided them the information to fix our issues and they have sent out several individuals who have showed up, but not have fixed our problems.

Alan and Don were great communicating with us from the beginning to the end, we run into a lot of issues from grading of the lot to constructions issues, in fact, we closed about 2 months now, I have not moved 10 days ago, we are still seeing issues with nails poping out, a few items pending from the last walk through before closing. our backyard keep getting flooded everytime it rains, and they are planning to regrade it again.. while I have two car garage, the drive way is so narrowed that I can only park one car ..

building took over one year with small issues still not addressed after two months post closing.

I have owned the home now for over a month and still have not moved in due to horrible workmanship. I will be making my second mortgage payment on a house that has carpet peeling up. Paint that is two different sheens on the same wall, damaged tile, broken baseboards. The superintendent disregards all customer concerns and just shrugs his shoulders and says”It’s just the subs…” I would never buy another KB home and can’t begin to explain the frustration and disappointment.

I don’t even know where to start here. 5 closing dates which were all pushed back, heavy pressure to close when house wasn’t ready, terrible follow up about things needed to done from superintendent and customer service, overall poor craftsmanship and not to mention my $2000 “full overlay cabinets” were different than in the design studio and they refuse to do anything about it. I will never build with kb again or recommend kb to anyone. No accountability in this company from the TOP down. I’ve been in my house 2.5 months and still have a laundry list of things that haven’t been done. Everyone loves to talk nice but no one gets anything done. Buyer beware. As the home was being built there was no electricity to the home. All the workers were working during the winter months in the dark! I visited property all the time. Couldn't see any details. Like grayish toilets, crooked layout of flooring. So many cabinet issues. Paint is completely washing off the walls. It is the lowest quality. Porcelain sinks are also that recycled off color of gray! Cheapest possible starting point. Fiberglass showers and tubs. No windows in garage door. Zig zag saw cuts under the sinks. 2 cent medicine cabinets. Drywalled over a canned light. Crooked facia, bowing fence. On & on. I'm use to new homes and the issues, but this is my 4th new home and I am shocked. ... More

Moved in 2 months ago and still do not have a handle on the bathroom drawer. Three ceiling fans are not the ones ordered, and the list goes on and no one calls or comes by to see if your issues are handled. Once you sign you are really on your own.

Get things fixed before you sign and accept your house.

Hime looks nice but I wouldn't recommend a family or friend to KB HOME. Materials are cheap.. only been a month had to call for maintenance at at least 10 tomes. Walls feel cheap, boiler/Hot water went out 3 times. New floors I payed for out of POCKET have stains, Carpet is not installed correctly. When we did walked threw didn't really pay attention or can notice any of this until moving in. They installed cabinets doors month later. For a new home has roaches, spiders i don't know how and lots of ANTS I mean a lot... First day move in. Just over all horrible. Plus paying so much for this? Yeah no.. not happy.. ... More

house has so many issues

I was promised several incentives that were not put in contract, then told it's not in contract so too bad. Also construction was supposed to finish projects that were promised, as well as coached me what to say at closing. I did what he said but he didn't hold up to his end of the agreement. Floors are unfinished and walls unfixed. Caulking was unfinished and paint also.

Lots of broken promises yet to hear from anyone

So if you're a 1st time homebuyer with no options, then this may be the right builder for you. Here's my process from beginning to end. Go into the sales office and take a look at the houses and decide if you want to buy or not. After that you get put on a waiting list where their mortgage officer takes at least a whole month to reach out to you after being told week after week from your sales rep that someone should be reaching out to you. Finally, the mortgage officer sees if you're qualified by giving you a ridiculous loan that sticks with you till closing day (so go with another lender). Then months go by before your sales rep finally reaches out to you to setup design studio appointments. The first appointment is virtual, so you'll have to go off your best guess if you want something or not based on pictures. Then second appointment is where you can see the material in your house in person; once all your choices, and you've paid up; you can't change anything. Even if they haven't started construction. Now the best part is the construction where you're excited to see how your house will turn out. You'll have to watch them build because they'll forget the things you've picked, so it's very important that you watch them closely. You get 2 reviews to see how far the house has come, and make suggestions/improvements. Now here comes to the closing process. Once you've signed off on your incomplete house (that they promise to fix); you get to close on it. After living in the house for 2 months you've come to find out that they won't fix the things they've promised to fix. For example, I've been out of a microwave for 2 months. There's some minor details I wish that were taken care of, but hey it was my mistake for trusting them. The house is nice, so that's why there's 2 stars instead of 1. ... More

Lack of attention to detail in workmanship. The poles and shelving I paid extra for is now collapsing in one room. The paint job is horrible!

Completely DISAPPOINTED with the quality of the work done on my home, and the quality of the appliances provided, quality of the materials(carpet, drywall boards, dry wall cement/paints, ceiling materials) was used for the construction. I also see lot of cracks in many areas of the house. I personally feel that it is not even worth the 3/4th of what I paid for it.

Everything is varying degrees of slapdash. Once they tell you the home is done it's a monumental battle to get them to come fix the things they said they'd fix before closing.

This was my first experience buying a home and it was ruined. I never got the wow excitement experience because everywhere I looked there was something wrong. Careless things like holes in brand new wall and paint on things that should not have paint on them. The worse issue of all was the worker ate in the unfinished home and left behind a mess a 1 year old child would leave. Additionally, they tried to force me to close on an unfinished home. Twice I went to closing and the bright orange stain from food was still there. In my opinion they stall and take to long fixing things from careless mistakes. I have a hole in one of my bedrooms from a careless plumbing incident. It’s been two weeks and they still haven’t completed the job. When people buy a brand new home they want to move in and relax without interruption. Do not buy a home or enter an agreement to buy a HB HOME! Would NOT RECOMMEND, EVEN TO MY WORST ENEMY if I had one.

Lots of over promising and under delivering.

The sales and design team were great, we designed a home we were looking forward to. We got word of our closing date and would have the new home orientation the day before and the home was not finished with many issues. We were asked to come back the next day before our closing and we were promised the house would be finished with a final clean completed. The next day we arrived to much the same home. The house was missing pantry shelves, the countertop had screw holes in it and wasn’t secure to the cabinets, the flooring transitions were not secured, outlets we asked to be moved more than a month prior we’re still not moved, garage door opener was not installed, the house had not been fully cleaned and a full host of other issues. We were promised that while we were at the closing the shelves would be installed, same with the garage door opener, the electrician would move the outlet and the countertop would be fixed as well as a final clean. We were lied too, none of these things happened. To get these issues fixed we had to go through the warranty service. Yes, to get items that should have been installed we had to go to the warranty service. It took over a month after closing to get our shelves in the pantry. It is now almost 2 months after we closed and the list of issues is long and have yet to be addressed by KB Homes. I would not purchase a KB Home again. ... More

The initial completion date was not respected due to Covid-19 related issues, but once i moved in, i noticed minor issues with the property, such as the concrete slab that we paid for, which was not installed and other structural issues with the property. We were also told of a 10 day follow up review, which never took place. Some knobs are loose, and all of this is happening as we just moved in.

Even though the homes at Solano were priced at $1.5M-$1.7M, which are pretty nice single family homes even for Irvine, we felt like the KB homebuying experience was more in line with what one would expect from condos/townhomes well below the $1M mark. It was NOT a luxury homebuying experience. DESIGN CENTER The design options at the Design Center were way too limited for homes at this price point and not high quality or at the level of luxury that is warranted by homes at this price point. Also, the Design Center was understaffed on the Leonard's front and the process not too manual. This led to numerous mistakes that carried over into the installation of our upgraded materials. How about using a bar code system for our upgrade selections rather than manually entering them into the computer / relaying it to another person? CONSTRUCTION There were numerous mistakes made by both KB installers, as well as the sub-contractors (Leonard's, Excel Cabinets). The builder grade materials are not much better than what a buyer could get a Home Depot. There's no pride in the workmanship. Many walls aren't straight. The painting was rushed and there are marks in the walls. The edges of doors are not smooth. Items like the toilets and toilet paper holders were not installed in the optimal spot in the bathrooms. There are gaps in the wood floors and on the kitchen backsplash. Grout and caulking are applied sloppily. My kitchen island countertop was initially installed at a diagonal. It looks like the installers came back and straightened it out, BUT in so doing, they simply removed cabinet panels and re-installed them leaving nail marks very visible. COMMUNICATIONS I believe that the Solano team (Sales, Design Center, Superintendent) met every Monday, but for some reason, the communications were not always aligned on timelines. This led to us paying for an appraisal too early in the process and that was wasted money. We were kept apprised of all timelines moving, and appreciated the KB team's flexibility in terms of fixing items in time for us to close, but we went all the way down to the wire with our lender and closed on the last possible day once final inspections were done. ... We closed in late September. That same weekend our entire kitchen and most of our LVP had to be ripped out because of water damage caused by a faulty dishwasher setup. We were in the house for nearly a month, then found out we had mold. We have since been removed from the home awaiting remediation. This has been an absolute nightmare, but we are working through the remaining issues. Additionally, the overall build quality was average at best with some areas still needing repairs or rework. All of this after almost two months after closing. I wouldn't do it again.
