To start we are now in our home, we closed 6 weeks later than promised, but we moved in and the 10 day punch list items are completed. That being said, if you have already signed with KB to build, make sure you pay for an inspection before the sheetrock walk-through. We went with all of KB recommended partners, the broker, the title company, the insurance, etc. Not recommended as there is zero communication between the construction manager, sales manager, broker, closing company, insurance agents, sub contractors. We had issues every step of the way. It gets stressful when timing when you will be moving out of your current location and planning the logistics of your move in and with no tangible dates ever. Thankfully, we had a realtor that could put in the time to chase down some answers, but it was never confirmed we would actually be able to close until 2 days before and closing took for hours. Insurance was put in escrow along with taxes as standard practice. You can imagine our horror to find they never paid the insurance premium and we don’t have insurance although we paid. Experience not great, but had no choice of backing out sale.

KB allowed a convicted felon (many charges and jail time) to be in a supervisory position in the neighborhood, access to all the homes to be the one doing walk-thrus. He lies, represents himself as being able to do additional things for you (fencing, flooring, etc), takes your money and does not do the work. Dangerous

When purchasing i was real soecific on what i wanted and expected and from design center to end still have not resolved any issues or concerns i have asked from begining i get they are real buzy but i am the customer and didnt complain at all during anythin jus expected what i asked and paid for

the only bright spots in the entire affair were the builder and our third loan officer. Everything else was horrible. We received 13 different closing dates and were cancelled 3 times by letter. Our original loan officer was terminated and our second got sick, the third saved the day.

Nobody really knows what’s going on most of the time. They claim to be very good with communication, but the communication is solely through spam and automatic emails. We had countless issues along the way that were pushed off and were told “it’ll be fine don’t worry” to include our house being done 3 months early and them trying to force us to move in or lose the house. All of the issues we had could have been avoided with communication on their end between themselves and their higher ups. They know we aren’t happy and have tried to give us things to make sure we don’t give bad reviews or bad survey answers, but I would caution any person who is going to work with KB. Our home buying experience was anything but great. While we are happy to own our own home, KB Homes and KBHS made the building experience terrible while costing my family over $10,000 out of pocket due to their inability to close despite issuing a legal demand letter threatening to take our home away and cancel our contract if we couldn’t close, their refusal to allow us to use our own title company as permitted in our purchase agreement, their employees’ lack of professionalism, and the entire organization’s poor communication (builders, closing coordinators, and KBHS are all on different pages). KBHS and closing coordinators care more about meeting quarterly goals than they do delivering finished homes. We cannot recommend KB Homes to anyone. My husband and I recently purchased a move in ready home in Sanctuary Ridge. Prior to closing, we were told that our requests would be completed quickly. After being in our home now for almost two months, we still have incomplete work items and we cannot reliably get in contact with our representative. When we are able to contact the construction superintendent, he frequently dismisses, does not follow through, or won't provide timeframes for work completion. One example is that the toilet seat in our bathroom was broken and they would not replace it. We ended up fixing it ourselves. The overall process has been very poor. ... More

Dishwasher, Microwave and Refrigerator had issues. Dishwasher and Refrigerator was serviced once. Microwave has been serviced by the Builder and then the homebuyer 2 times!!! Horrible. Brand new home and all three appliances had to be serviced? Microwave 3 times??? Bad experience. Will not recommend to family or friends.

Started out good. Appraisal was not what we expected. After living in the house for 1 month. And discovering the construction and item was poorly installed. Promises made for first 30 days to get a good review. Additionally, KB HoA contract stipulations is not in the best interest for homeowners when it comes to lot boundary lines to allow each homeowner to install their own fence. Looking at the overall quality, Very very poor. . You all are not recommended. All the best.

Not very happy with KB Home, and their loan officers and management. Loan officers never properly communicated with us. In the end we had to find a different lender. After the closing when we entered the house, there were things needed to be fixed. Here we are trying to get settled in the new home we were still calling the contractor to get the stuff fixed inside the home.

From the beginning I experienced irresponsibility, racism and disrespect to the costumer. My home has a broken tile,the banister is almost broken too, a skin with horrible quality and stained, the kitchen sink look like rusted. we were also asked to lie in order to give a good review to the company, the Superintendent offered us gifts if I gave her a good review. After that we started having more issues she ignored my messages, her name was Isabeau. So no, I won’t recommend this company AT ALL.

Following up with new home buyer would be nice!

After we picked the house we wanted, nothing was good or great after that. Mortgage company was horrible. We did a walk through previously with blue tape and signed off. When we moved in, nothing was fixed we had marked. Trying to get them to fix anything was like pulling teeth and we had to do some of it ourselves. When someone spends over $400,000 on a brand new house, the buyer shouldn't have to do quality control in the contractors job. Do not recommend.

The issues i am having with the home that i recently purchase at the Shadow Mountain community are the features in the module home and the finish product are way different. The island and food storage pantry are too small in the finished homes and is not similar in size that are shown in the module homes. The solar panels which are main features and selling point of the KB Homes are yet to activated and being used by the owners. Both Sun Power and the Electric company are giving run arounds on who to submit request for activation, I would have gone with Pulte Homes and used Sun Run for my solar panels supplier if I have known that was going to be an issue. ... This was the most horrible experience for buying a home, the aggressiveness and incompetent plus the misinformation of the sales team was the most unpleasant experience for buying a home. I am sorry but I will never refer anyone

I recently had the unfortunate experience of purchasing a home from KB Homes, and I must say it has been an absolute nightmare. From the moment we signed the contract, it became apparent that quality work and effective communication were not priorities for this company. First and foremost, the construction quality of the house was abysmal. It seemed as though corners were cut at every turn, resulting in a litany of issues. The paint job was uneven and sloppy, with visible streaks and blotches on the walls. The flooring was installed poorly, with several tiles already cracked at closing. Drywall imperfection ran rampant throughout the home, The irrigation was a disaster and non operational for TWO months. I also did not have DOOR KNOBS for close to a month after closing. The list goes on and on. It is disheartening to see such subpar craftsmanship, especially considering the substantial amount of money we invested in this home. Adding to the frustration, the lack of communication from KB Homes has been utterly disappointing. When we initially raised concerns about the quality of work, it took weeks for trades to complete work after notifying our super intendent. Even then, the responses were vague and unhelpful, leaving us feeling ignored and abandoned. It became apparent that once they had our money, they were no longer interested in providing any form of customer support. The lack of transparency and accountability from KB Homes is deeply concerning. It is clear that they prioritize profit over customer satisfaction, neglecting their responsibility to deliver quality homes and support their buyers. This experience has left a sour taste in my mouth, and I would strongly advise anyone considering a home purchase to think twice before choosing KB Homes. In conclusion, my experience with KB Homes has been nothing short of a nightmare. The poor quality workmanship and the company's complete lack of communication and accountability have made this a regrettable decision. Save yourself the frustration and headache and look elsewhere for a reputable home builder that values its customers and takes pride in its work. KB Homes is simply not worth the time, money, or stress. This is everything I wanted to say… However, amidst this sea of disappointment, there was one shining star in the form of Tyler. Tyler was the only person from KB Homes who seemed genuinely concerned about our issues and took proactive steps to address them. He responded to our calls and kept me notified via a detailed texting format, and he made it a point to visit our home personally to assess the problems we were facing. His professionalism and willingness to go above and beyond was truly commendable and is something every single KB employee should aspire to provide their customers. ... More

The communication with the head of construction was terrible

I paid cash for my home. I let myself be rushed instead of making sure the issues with my home were taken care prior to closing. I have paint splatters on the lvp flooring; on the concrete outside my home; paint on the carpeting; hot water heater didn’t work, and though I let the super know it took a bit for it to be repaired by the plumbing company; the cabinet in the master bathroom was not repaired; the cabinet molding was not replaced; all the bathtubs are scratched; the cultured marble in the secondary bathroom is chipped; the kitchen sink is scratched like it was used by the builder and someone tried to clean but used an abrasive which scratched the stainless steel. So yes, I’m not a happy customer. Oh, and the Sheetrock in the garage has screw holes all over. Probably a screw up from another house. The list goes on… ... More

Worst workman ship ever, the whole process was a nightmare for me

Bad experience all over. Bad loan experience had to switch to another loan company. My home was abandoned during construction while others were being built at a faster rate.

I have filed 3 better business bureau complaints. so lets start from the beginning. I bought a house on a plot of land i was told I would be able to put a pool in. I paid for the land, I went to the design center and paid 8k for upgrades to my home. From there issue number 1 - I was called and told due to a pipe running under my property I would be loosing 1/4 my yard. My kids would no longer have a pool etc... They offered me another property with a larger yard for a more expensive lot premium. I reluctantly agreed. From that point I told my sales rep Joel I needed to be out by Feb (this was October) I was assured this would be ok. Late December I was told there was a shortage of workers, my house would no longer be ready until the beginning of Feb. I spoke with my land lord who was putting my home up for sale and he agreed to let me stay till Feb 1 thankfully. I have 3 children all under the age of 6 moving 3 times was not in my budget, and being homeless was not appealing either. I was assured again Feb would not be an issue by my sales rep. I heard nothing until I reached out to KB near Feb 1 at which point i was told my home would not be ready until March or potentially April. At this point i was about to pull the plug since I was essentially going to be homeless anyway come Feb 1st. At this point KB offered me a stock home on a larger lot with a higher lot premium HOWEVER the caveat is I would no longer get the upgrades (dual thermostat, tile, counter tops, lights, fixtures, water loop and fireplace) that i PAID FOR. so i took a larger lot, at the monetary loss, have to repay to put all the stuff in my new place etc but it came down to that or having to move multiple times, or simply being homeless. This was the only choice I had as I could not risk my children and I being without a place to live. The inventory home I have is lovely, its not what I wanted, not what I asked for and not what I paid for and had i known this going in I would have gone a different way. First, I was placed on the waiting list to purchase a home in January of 2022. My name finally came up to purchase a home around March 20th 22. I placed the down payment and the salesperson said my pre-qualification letter and and closing disclosure to me. My realtor and myself, went off on those numbers and planned for the home for several months. A month later, my salesperson from KB sent me a message that he had to apologize for sending me the wrong figures and home information for over a month. Wow. He informed me that my closing figures would be twice as much now with the new figures. I am not sure how you get the information wrong for over a month. However, I digress. I then had to drop out of that process because of KB homes And request a refund. I then gave KB Homes another chance in July to purchase a home. The home that was advertised on KB's website and for the Realtors website and the nmls list was a perfect fit. The home was advertised as all improvements and structural details included. I signed the contract and pay the down payment. Almost 2 months later the same salesman came to me and advised that they could not honor the contract. They informed me that there were several mistakes with the advertising and they could not honor the previous agreement that I signed and paid for. Because I am just a nine to five worker, and not a multi-million dollar Corporation they could do such a thing. The average working Joe has no leverage on these companies. We then had to restructure the entire contract. I lost out on a great deal that KB advertised. Lastly I was recently informed emphatically and specifically not to change the utilities in my name until they specifically informed me to because of issues that were still going on with the home. My kids and I came home after work school and our Sports practice around 6:00 p.m. Friday and all Power and Water was turned off to the home without myself ever receiving any type of heads up or calls. I informed the head of construction that this is not what I was told and now my family has to suffer because I trusted the information that I was given. The construction phase was better than the sales phase. I assume I will have to pay for everything I lost for those 4 days without power. That's really has been my experience with KB homes. Recently i bought my first KB home, though i have multiple investment properties, the quality, and workmanship are of a way low standard. The wrong cabinets are installed and post-handover, I have been asked to reinstall the cabinets. There is no space to access master bathroom from one side. Overall a very terrible experience with KB Homes.
