I ran around town looking at resell homes and a couple of other builders in the area. Because of the current market, pricing is what it is. I wanted the best bang for my buck. The biggest thing for me was "what if something breaks, can I afford to fix it." Being realistic, there wasn't really any good reason to buy a resell home when builders are offering brand new homes at same price range. Of course there are the lived-in home benefits to a resell but for me, I am not handy. Knowing from the ground up everything is new, under warranty and I have a year to call someone to come fix it if something happened. I looked at LGI Homes right down the road from KB. I went back to LGI about 5 times before I decided their floor plan didn't scream out to me "this is home." The pros to their property were 3 sides masonry, brick/stone combo, granite, nice cabinets and other standard things in the house considered as upgrades with other builders. I didn't feel that the square footage was put to good use. For example, for the home size of 1350 sq.ft., I thought things were not balanced like the over-sized bathroom. To me the floor plan was a waste of space in comparison to the actual master bedroom. Things like this stuck out and kept me going back and forth. Do I really want to sign here? What you see is what you get. Their homes are beautiful and the included selections are beautiful as well. There was no lack of quality by any means. So I went to visit with KB Home to see what they had to offer. When I arrived to meet my sales person, Severo greeted me with a smile and asked what we were looking for size wise and lead us right to the model homes. He didn't ask for preapprovals just got us right to the end product. When we walked the 1353 model home, of course perfectly decked out, we immediately said this is the one. I was so surprised that the floor plan made good of its space. Yes we would have loved to get a bigger house but it wasn't in the budget. So we decided on the 1353 floor plan. 3 bedrooms with den. I loved it from the moment I stepped in the model. It was cozy and we could see ourselves living there. We talked about the options, things that were included and what were upgrades etc. The start price of the house left us wiggle room for the upgrades that we needed. We went over a short list of must haves with Severo to get an idea of what the end cost could be and to decide if it would meet our needs and expectations. We went home to sleep on it. Googled builders and reviews. KB and LGI were the top builders based on reviews in my area. That same night, I emailed Severo and set up the appointment to sign a contract. We went on a Sunday and selected the home site, signed the contract. I only had to put up $500. (LGI was $1,000). The reason we went with KB Home was the simple fact that we could customize our home, even down to what side of the road we would be on. (to an extent of course). I "sacrificed" 3 sides masonry for selections that made me happier than how much brick I had. I obsessed about my selections for weeks. I made several trips to the KB studio. Pulled samples, matched colors, changed my mind 800 times. It was stressful but a fun kind of stress. I was able to fulfill my love of the color gray and build around that instead of pre-selected brown granite that I really didn't love. I love my aspen colored granite with my raised breakfast bar and pendant lights. LGI could never compare for me, even though their kitchen had more cabinets and tile floors included. They weren't my style in the end. There wasn't even an option for a covered porch. Some things, for me, matter more than having 3 sides masonry. I don't stand outside and stare at the side of the house and wish for more brick but I would have stood in my home wishing everything wasn't brown. Construction started fairly quickly, some weather delays at first but not much. I signed in March and Closed in November. Severo sent me weekly updates and pictures of the progress. I didn't have to drive out there to see it all happening unless I wanted to. He was always super helpful and never pushy. If any issues came up, he helped get it taken care of with the right people. Now I live in my new home and come to find some things I wish I would have done in the build, like under cabinet lights and over the toilet cabinets but nothing major. I did find that after living in the house, there wasn't a ton of storage inside. The master bedroom closet wasn't really that big but totally find. The shelving could have been set higher up so I could add more below after the fact. Not much room for a nightstand between the bed and closet door. Little things like that. I didn't buy a castle so it comes with its territory. I love my home and I love KB. I could see myself building again with KB when its time to upgrade the home. People are always amazed when I tell them I picked out that marble counter in the bathroom and matched the cabinets. It's so fun to talk about and share pictures. Its almost been a year since I signed the contract and it is just so exciting. Were there issues, yes. Major ones? No. Anything I brought up was addressed and taken care of. Humans build the houses so everything won't always be perfect but to me its perfection. I know I made the right choice. Now if KB could do something about the traffic, Manor would be a better place! At first it was not a good experience with the home not being ready when originally advised, however once we moved it and we found we have issues/small imperfections in the home, the Superintended Brian was always available and came to the house to checkout what we needed. Love our new home. No real issues, although we do still have two outstanding items for the construction team to resolve. New cabinet doors for the master bath are on order so I'm sure that's the hold up. However, we've been waiting quite a while to have mortar scrapped from our walkway to the front door, etc. Not sure what the hold up is there but it certainly does detract from the appearance of the outside of our home. ... Overall, it was a good experience. The sales team was great and kept us up to date on the progress of the house. The superintendent was also very helpful. The pricing on additions were sometimes way over priced and we opted to do it ourselves or pay someone for a fraction of the price. All individuals that I dealt with during the construction of my new KB Home were very responsive and professional. At no point during the house build did I feel that I didn't know what the status was. Our forcasted move in date was met with no delays. I was able to select the fixtures for my house from the design studio, but was disappointed in the selections available, I would have preferred some higher end fixtures. I ended up having to replace lights, shelving, etc immediately after moving in since I wanted higher quality fixtures. The workmanship and quality of the painting was sub-par with paint splattered on many places on the windows, floor and carpeting. The paint issues were caused by a lack of attention to detail and not using masking tape/drop cloths etc. All in all, I got a bit more than I expected from my KB home and am quite satisfied with the outcome. ... The whole process was very smooth with just the right amount of choices along the way. House was delivered on time (during a pandemic, even) but with a few workmanship issues. Paid alot of money and have alot of warranty items that could have and should have been fixed before closing. Closing was a horrible experience. Showed up at 10am for closing only to find out closing was cancelled and it wasn't KB Homes who told me about the cancellation or why. I had to make alot of phone calls that day to get to close. It was something that could have been avoided with a simple phone call on KB Homes part instead I had to make numerous calls to push the process thru.
