Where to start... contractor team doesn’t listen to concerns, cheap material used, landscaping is terrible. Started out great then the lack of communication got worse rushed everything after my concerns started to show. Have a ton of items still to get fixed under warranty.

horrible workmanship. unfinished touches on the home. driveway and garage foundation already cracking before moving in amongst many other things. staff is nice but unfortunately building houses fast in mass equals low quality of the property.

This is our 2nd KB Home - there are pros and cons to everything Pros - more square footage for the price and great location - no doubt about it However more cons than pros.... Cons - Craftsmanship is not great quality as it used to be - rushed, quick builds are more about QUANTITY AND NOT QUALITY Customer service is not that great - needs much improvement Hire cheap labor workers - get what you pay for, sad but true. We hesitated to give any reviews and give them a chance to help fix and make things right but when you keep getting these requests to submit surveys, on the daily and weekly - just going to have to be honest and truthful. 1st - we were told and advised that build time was 9 months to a year. "Just sign a year lease to be on the safe side." THANK GOODNESS we only signed 10 - month lease. EVEN THEN - we were told it was going to be completed 6 months sooner. We can't afford to break the lease on top of paying for higher mortgage! After back-and-forth negotiations, they still would not help us but wait. there's more. We will come back to this later. At this point - we were so stressed out and caused a lot of pain and heartache with non-stop bickering with my spouse, but we pushed through. 2nd - during the build - went from 1st foreman to another. During this transition - right after Insulation had been installed all around the house - everything was tight fitting, pretty and snug - No insulation was missing - we even asked if we could add more to certain areas while introducing ourselves to the new foreman - he said yes. so, we did. When we came back next week, the sheet rock people had already started - at this time it was only the top half around the house, we walked around the house - there were cigarette butts on our sheet rock, and there was insulation stuffed under the staircase void. We asked the foreman where the insulation came from, and at this time we were concerned about missing insulation where we can't see since half of the walls were already walled up. He said he would ask and talk to the sheet rock supervisor. All because we asked a legitimate question - coincidentally we came afterwork to walk through and check our progress - come to find urine in two different rooms that had spread to our framing and joining / connected rooms - we took pictures and immediately called the foreman. He stated that we cannot just say it's urine - we'll have to check for water leakage - so he had the plumber come out and do testing - EVERYTHING WORKED FINE - found NO LEAKS. at this time my spouse is crying because of anger and frustration - first new build and to have to deal with someone urinating in our house is unacceptable. Told our sales rep. and sent pics and e-mail. Nothing was done about this except they had to clean it and sanitize the framing. This is unacceptable - who knows how many other people's homes have been urinated in if they're not able to watch their house being built from ground up. FINE - we let it roll off our backs. They've lost our complete trust because of this. Back to closing date - only reason why they even gave us an opportunity to extend our closing date was because of this urine issue and the fact that we were told it would take longer to build and were advised to sign a year lease which we didn't thank goodness - No ONE Even knew about the urine issue we had experienced a couple months back at this point. The GM didn't even know he was baffled and shocked to hear this had happened. He helped to accommodate our needs to extend as we couldn't break our lease which we were thankful and appreciative of. Fast forward to closing date - we did a walk through and had agreed to sign and close on the house but in return things that needed to be completed would be completed - DO NOT DO THIS!!! MAKE SURE EVERYTHING IS COMPLETED PRIOR TO CLOSING. FAST FORWARD -- so many other issues afterwards - we have just moved in this month - so far, we are now on Warranty rep number 3 Let me tell you - we have not had great customer service so far -- 1st guy (Matt) met us in person - we did not have much time to go over things that were not completed so we showed him the things that were high priority - as we talked about setting up time for appointment - we had discussed PM and NOT AM - better to take the latter half and rest of the day off than to stress out about not making it to work on time. Finally, the day has come - My spouse is out of town for work. Here I am sitting at the house waiting for the painter and framer to come - texted Matt to let him know I will be here from 1 - 6 he responds with a thumbs up. (Thinking to myself - what the heck is the thumbs up for) does that mean he's saying Ok or everything is good?? fast forward to 4:30 - no one has showed up yet, messaged him again - he finally responds with well they came earlier this morning but no one was home... WHAT??!!!! we scheduled for PM not AM - I just wasted my time off that I can't get back, his response was Must have been a miscommunication. -- Instead of apologizing for the mishap, he pretty much blamed us. WHY would we take off morning half and stress out about getting to work on time and not just take the afternoon half off? My spouse was really upset - when I told her --- she's already dealing with work, she's exhausted and now she's having to call Matt as well. --- Next day, we get a text stating that Matt has been moved to another community. WOW. Go figure Kelly would be our CSR -- let me tell you - his communication skills are not great; he gives you ultimatums instead of asking you when your next availability is or what would work best with your schedule. We asked if he would kindly meet with us so we can do a meet and greet and show him things that needed to be completed but never got completed, would not even give you the time or day! I’m appalled at the fact that in the last few weeks it’s either my water heater stops working or my thermostat shuts down or my range shuts down the breaker and I have to boil waters in kettles in a brand new home

We still have so much work left to do, we have a whole framing work in the front, a shower door that still needs to be replaced, cabinet replacement, floorboard work upstairs, floor work downstairs, and plugs not working in multiple places. These are big projects to fix after we moved in, especially since they were supposed to get fixed before when we had an inspection done. I first praised George for helping to give us a garage for the opener and helping with the move-in date. But I can't overlook to constant issues and I have been disappointed. We were reluctant to build with KB based on others' experiences we'd heard about, but in a tight housing market, we decided that it was the easiest way to get a house in the location we wanted for a reasonable price. The sales experience was fine. The design studio process was unnecessarily confusing and time-consuming because they use software from the 1990s (I'm talking green type on a black screen) that makes it take forever for the consultant to give you the price for something and ultimately build the order. Our first consultant made several key errors. We complained about this and the manager did our final appointment (via Google hangout due to COVID). She was great, but after our home was in the build process I really wish she (or someone) had walked us through the lighting locations. We ended up with a lot less overhead lighting than we would have chosen if we knew how few lights they would provide. The build process itself was not well-supervised. Subcontractors installed broken cabinets and then the construction manager had them patched up later. Our window wells are uneven so our blinds fit well at the top of the window but not at the middle or bottom. This is a framing error. I could go on, but basically anything we didn't upgrade was inferior and even some of the stuff we did upgrade wasn't the quality I would have chosen. We've found a lot of mistakes in the couple months we've lived here. Nothing we can't either fix or live with. Not sure another Austin-area builder would have done a better job as they all use the low bidder subcontractors. Thankfully my husband is super handy. Be prepared to watch everything, spend the money on a 3rd party inspector, and then set aside a couple thousand dollars to make your home what you want it to be. ... More

Con respecto al personal y servicio al cliente , no puedo quejarme , realmente ellos atendieron y aún atienden cada una de nuestras llamas e inquietudes . Con respecto a la mano de obra , una porquería , dejaron tantas imperfecciones en mi casa que no puedo explicar , incluso después de realizar la última caminata . Llevo un mes viviendo mi casa y ya está llena de grietas en bornes por todos lados . Dejaron clavos en los marcos de las puertas por lo que eso rompió nuestra puerta principal . El llavín de la puerta está torcido , en fin innumerables defectos que se podían haber corregido . Por eso doy 2 estrellas porque a pesar de que el trato al cliente es magnífico, pienso que lo más importante es la mano de obra de la casa que se va a vivir y es desastrosa . Todo está mal terminado , para el precio que costo lo casa , pensé no tener que hacer nada en ella y ahora ando retocando gritas por todos lados aunque se que la vas puede moverse un poco hasta que se quede fija en el suelo pero igual , es demasiado , se que es mal trabajo porque estuve viendo cada detalle de mi casa desde que comenzó la construcción ... They were ok. The construction manager and the construction personnel are irresponsible and will put you under a lot of stress. Be ready for that

All staff needs to communicate with buyer more often.

Find out more before buying your own home. I made lots of mistakes and learned the lessons. - I didn't know that my backyard was too small to install a patio. However, no one told me before paying the earnest money. -I didn't even know there was another house being built right in front of my house. - When I needed help, I did not receive it properly and on time. no one was responsible Do your homework before buying a house. check twice

This is the worse decision I've ever Meade in my life, starting from the sales person as he did not listen to me or what I said I wanted to, instead the pretty much push me to buy the house/ nightmare I am living in, then getting a call from the same person asking me why did I only gave him seven stars? He should be thankful that I gave him seven. After him, one of the construction managers telling me to give him a 10 thinking he deserved the 10 instead of letting me consider what to give him follow by my closing date, bringing my stuff that same night to put it in the garage, it seems like the cleaning crew from the last walk-through decided that my house was the perfect one to leave the dining area windows open to escape from there stealing my griddle and a personal dolly. That's the beginning of my nightmare, followed by my AC, not cooling at all, or blowing any air in the bedrooms, only in the living room, dining and kitchen area, As well as the she wrote people covering the outlets in the guest bathroom and then cover it with the mirror, causing my master bath, not having any power in the outlets, also have water leak in my master bath, kitchen lamp, and laundry area, I have a roofer hammering my roof. I don't know exactly for what reason because instead of fixing a problem now I have holes and the top of my roof by the attic all this contractor supposed to come certain times and dates making me wait for no reason, I also have the worse patio because my grass is full of patches like they never even water the yard now I've been buying expensive products just to grill my grass and see if it could grow healthy, I have promises and promises as I waited over a month for my griddle and my dolly to be deliver. This is the worst. It seems like KBH, it's more about quantity and productions and not quality. Honestly honestly I am very upset and disappointed by this builder and I have a lot to say I am ready to write a nice and ugly letter to the corporate and post it on the BBB As I am not satisfied, and I'm not happy in this house for many reasons as you can see, and I could go on and on and on. besides, I have the warranty guy telling me not to post anything on the portal when that's the way to do it. It's the only way I have proof of every single report I have made instead he asked me to call him or text him. I'm sorry, sir, but I am Customer and I didn't bought a home or a three dollar house I invested and I was expecting the best but honestly, I feel discriminated denigrated probably because of my ethnicity and my sex as I am a female, If it's for me, I will not recommend anyone to purchase a home with KBH. I have moles in my bathroom, kitchen and laundry if me of any of my family Members get sick do to mold Mind you I only have a month and a half living in this house so be ready KBH!! I feel as though this experience overall could’ve been better. It was my first time buying a home so I put a lot of trust in KB to help guide me. I really do feel as though it depends on how you get that helps with the process. My sales agent was not as helpful as I would’ve thought. When I called and spoke with a colleague of his a couple of times, she was far more helpful and I thank her for that! I didn’t really hear from my sales agent much until after I was approved to purchase the home. Most of the calls prior, were me following up. When it came to the construction side, I was very pleased with them! They were quick and responsive. When dealing with the possibility of going through KBs lender, again very disappointing. The representative was super kind but could not figure out how to get me the home I was wanting. In the end, I went with an outside lender based off their hard work and my overall trust in that they would do what was best for me. Not very satisfied with this newly built home. This is our second home but the first newly built and the first KB home. From the final walk to move in to now, there are still things that are not completed and we moved in March 9th, today is April 25th. I was lucky to at least have the Warranty people come out and give me a date to fix remaining issues. Overall, I would not buy a KB Home if I could go back in time.

Everything was going smoothly and satisfyingly until closing approached. After multiple last-minute delays to closing, we felt rushed into forking our money over, and then we were promised that any remaining issues at the home would be addressed shortly with wording like, 'right now', 'later today', or 'tomorrow'. More often than not, this was not the case, and it felt like we were taken for a ride. Seemed like they got our money, and then forgot about us. Took over 2 months post-closing to get almost all of the issues addressed, in what could've taken a week or two, at most, for nearly every item, with coordinate effort. While we are happily moved into our new home, the process to get that was frustrating and did not represent KB Homes well We rarely were communicated with, or given proper information, even when emailing and calling almost every day at some points. We were told things were being handled and they weren’t, we were given inaccurate timelines, and we were frequently ignored. We are incredibly patient people, so even at the beginning we waited 6 weeks to hear anything from our sales rep. It took us emailing her and calling her multiple times to get a design appointment booked, and it wasn’t until we got a bit more assertive that we got one booked (way later than we were told). Issues weren’t being handled as they popped up. For example, we addressed that the bathroom tile was poorly done (overlapping/wobbly grout lines that made the tile looked warped) days after installation in October and were told vaguely it was being handled, but as we continued to visit we continued to see nothing change. We continued to bring up this issue for weeks after. When we did our pre-close walk through, it still sat exactly the same, and that was in December. That issue delayed our closing, almost causing us to move in 2023 and have to live with relatives until it was done. Another issue was that a lot of our pending items are still not completed and we are pretty much being ignored at this point. I can’t help but thinking that if we had had a better sales rep, construction manager, or anyone who was actually willing to help, we would’ve had a better experience. Poor communication, lack of information, no follow through, and feeling very in the dark during our first home buying/building process, is what is causing our low review. Most of my home buying experience with KB was great. Including the initial walk-through with the sales rep here at Berry Springs, the design team was very thorough and really helped my wife pick out items that she really loved. Our issues are with the quality of the build. The construction team failed on numerous occasions to respond to emails, texts, or calls. Any issues that we asked to get resolved were met with resistance or they would do a bare minimum job to try and skate by. At this point, 45 days into my home, I still have construction issues that seem to take way too long to resolve.

NOT A GOOD EXPERIENCE AT ALL

The finish job for the house was not done well. The door knobs kept felling off. Issues with AC. Closing date got pushed back multiple times and never got a confirmed closing date because of that we lost the good interest rate. The team was unresponsive to emails.

There are some designs that KB homes provided that other builders don't. KB studio people need to be careful on what they suggest on the products, which I did not get the answer I expected to received. Constructions people didn't deliver my expectations so it was tad bit disappointing.

We were promised to have closing done on September 17, 2021. As per that we sold our home in Florida. Then they moved the date to October 21st. We had to rent a home since we sold ours. All the furniture and stuff were put in a rented storage in Pflugerville. They moved the date again to October 27th. Then to November 4th. Then to November 12th. Finally happened on Nov 12th. You don't understand the financial burden we faced over renting a home and the storage. Driveway has a crack . Garage has concrete broken off in many areas. Hole in garage where sheet rock meet. Door bell was placed on the second floor which you don't hear downstairs. Toilets with cheap plastic flush handles which are very loose and you can't tighten them anymore. Also for the water pipe to come through the wall to the toilet tank has a big hole on the wall which cannot be covered with the rounded cover. Sliding door has a sliding screen and that was torn around its handle, they corrected it with silicon !!. Water problem in the back yard. If you walk, your boots (you need boots) will sink in the clay like mud about 4-5 inches. Irrigation / sprinkler guy said its not from the sprinklers and may be coming from underground all the way up from the golf course area. This is our 4th new home we built. My Experience with my builder was bad he did not keep us update on a home never pick up the phone and did not do what he told us he was going to do

They said they were going to come fix things that weren’t done right and our yard was very bumpy didn’t look like they leveled it at all! We have chunks of our yard that have no grass! They said they had to get a second party company to level the yard and roll the grass and that they would do it the next week! We contacted Kyle the construction manager and he never replied. They also changed our close date the day before we were suppose to close. I would not recommend KB to anyone I know.
