All was good before signing the house agreement but after that we were all lost no one reached out to see what is pending with house touch up works. We are really sad about it I hope they can improve the following with new home buyer at least till first month

Quality of workmanship and responsiveness to issues were poor

The loan process was scary at the end not knowing what was needed to close until the last minute and it pushed me back on close dates because of not being told I would need bank transfer for closing! 4 days after moving in I had a jacuzzi jet break and caused water to run through my roof into downstairs causing roof repairs carpet, tile, trimming etc to be replaced already. Cole the project coordinator very helpful and fast at replacing everything but the workers have been leaving jobs about 90% finished causing me to keep asking for workers to come back and finish things they missed instead of doing it right the first time!! My first home and now almost two months later, I’m still getting things fixed from the horrible water damage the jet caused that broke off jacuzzi tub in master bathroom. Not getting what I paid for, I feel like at this point to be honest. I think things were looked over that shouldn’t have been. Also had to get some frame work done on floors upstairs because I was getting squeeks when walking and some uneven surfaces. That’s been fixed now but not some paint and trimming that was caused I’m still getting that done when they can. PROS: The home seems fine and we're happy to be moved in. Most everyone was nice that we worked with. CONS: The building process was exhausting and painful. We were originally told it would be 6mo from initial contract, which turned into 1 year and 2mo. A lot of headache and frustration could have been avoided if there was good communication and expectation management. Unfortunately, last minute communication and delays led to mistrust and frustration. We had to extend our lease twice due to continued building delays and misestimated completion dates. KB generally "made it right" in the end but it was not without a lot of "fighting for what's right." One might blame it on COVID or material delays, which is understandable but the communication and projected completion of each stage was very poorly executed. Towards the end, we were pressured to close before the home was fully complete and that felt like a low blow just for KB to meet numbers for the month. Easy to read between the lines and not a good look. There was also poor communication b/t KB and their preferred lender. No one was on the same page for closing dates which made it nearly impossible to make an informed decision on when to lock a rate. We also had to change our closing date 4 times due to construction delays - a very poor use of everyones time and energy. A lot of amenities weren't fully adjusted. Some doorknobs have become loose and needed to be screwed back in, there are a lot of minor things that still have not been completed yet, like missing paint, broken cabinets, and response time to fixing these issues has been slow.

Several finished not done properly, a lot of delays n rescheduling to get things complete, house not complete by closing, took month after closing n a lot of chasing n following up to get things done. Still have things not completed

The home buying process in the beginning was straight forward. There were some delays during the build phase and communication could have been better. We have been in the house for 3 months and we’re finding signs of port craftsmanship. Trying to get things fixed can be frustrating.

Been waiting for someone to come over and fix things but nobody contacts me to give me a certain time. Disappointed!

I enjoyed my home buying experience. Our sales representative was very attentive. I have voiced that the workmanship needs to be better. A multiple cosmetic and other issues have surfaced after closing on home. I would recommend hiring an outside inspector. Also, if you don’t rate the construction team a 10/10 after the closing survey, they call you and belittle your survey response.

It has been long but over all I'm content. I just wish they responded faster to issues

In general, the experience with you has been relatively regular. I think it could improve if you pay more attention to the reports that are made to the construction personnel, since they do not resolve the damage reported in a suitable time. The quality control of the people who make the house is bad since they have to do the same repair more than twice. There is no website where I can make my damage report and I only depend on the construction superintendent answering my call and scheduling my repair within two three weeks.

Overall the sale manager was the best experience; but as a customer we didn’t have the option to change certain aspects of the house to make the overall experience rememberable. Experience was overall basically you buy as is; which was unsatisfactory

Within the first month we had issues with the down stairs bathroom toilet clogging. We also had water coming/flooding from the upstairs shower through the walls down stairs. I was assured there was no damage, however, I don't know how this can be known if no one went in to look. I worry about mold developing in the future. Also there was a busted sprinkler pipe in the yard which flooded the yard and inflated my water bill. There are a handful of other things

1 Low Voc paint is tacky months later on all the flat surfaces and I am going to have to do something else to fix that as it's already ruined 2 Plastic plumbing parts that are already breaking 3 Yard was not leveled when filled and before sod was put down so it is tacky looking and uneven. Not to mention rocks weren't even cleared off first 4 trees were put in the wrong place and they had to come back twice to move them 5 sod installers did not make an effort to watch for the sprinklers I had installed and covered all the heads up Original sales lady was great, talked to us all the time. They terminated her when corona came around and we never heard from any other sales person while our house was being built. We just talked to the superintendent builder instead as the sales team forgot about us. Only been in the house for 3 months now, but anticipate more issues pooping up. Not the kind of quality parts and service you would expect after spending $330,000. I would recommend the area, but if you use KB, watch over everything they do and bring your concerns up as stuff is going down. You can pick out every little detail in their design studio, but the quality of execution and attention to detail are poor. ... More

Communication and time was a huge problem for us

The studio selection was all a money grab. I kept being told how I wasn't spending enough money, and I should spend more. We chose to add a gas line to our home. When we started looking at gas stoves for possible upgrades in studio, we were taken to the Lowes website. KB was trying to charge us roughly $200 more for the same stove that large hardware stores sale. Not only would I have to pay more than if I purchased directly from that store but KB would keep the electric stove that was built into the home price and not give me credits for it. We opted for the gas line only, and chose to keep our electric stove. The appliances KB provided were comical! We bought a home that cost well over $300,000 and received apartment grade appliances? Rather than let KB keep the stove, we donated it and purchased a new gas stove from the same hardware store that was shown to us in studio after move in. We were not told what the foundation height, of our home would be built at until construction was about to begin; had we been informed at the time we chose our lot we would have chosen a different lot to build on. We have six stairs and two landings in the garage going into the house. While our neighbors who have a similar height home have concrete stairs in their garage, we were first told building code did not allow them to build concrete stairs in our home. After consulting with an engineer as well as the code compliance department, my research showed that this was not the case. Concrete stairs could in fact have been built. When I came back with my findings, I was then told KB no longer used concrete when building stairs in garages. We almost did not close because of this. I find this to be a safety issue, especially for my daughter. We have not lived here two months and already my daughter has had several splinters and I am constantly having to remind her not to walk into the garage without shoes on. I do not feel like we should have wooden stairs in our garage for the price we paid for our home. Our driveway, sidewalk, and garage floor have also started to have cracks and chips. Our attic door does not sit flush. I find it hard to believe that this cannot be fixed when the attic door in the 19-year old home we sold had a flush door. Beside the fact that this is not ascetically pleasing, we are concerned about heat loss from the attic. We have reported this, and it has been looked at but the end result is the same. The AC that was original to the home we sold also cooled more effectively than the one in our new home. The only positive thing I can say is that the building superintendent has been fairly quick at responding to our issues up to this point, and tries to his best to address our issues and concerns. ... Sales and design ppl were great. However, construction manager T was not on top of ensuring house was built to standard. Many times he ensured me home was ready for my inspector, though it wasn't ( utilities off, major fixes needed, etc.) I had to put off closing many times cause of this. When I did close their were still issues needing repair. Building manager rushed me to sign ppwk so I could close, ensuring me the items would be fixed that same day. They weren't. It took almost a month for all things to get fixed, with me having to take many days off from work. Moral of the story, don't close until everything is to your satisfaction, as any repairs will take weeks to complete. ... More

If you decide to build with KB do not under any circumstances move in until EVERYTHING is complete, no matter how tiny. Give yourself some wiggle room before you have to be out of your current home and into your new home so issues can be taken care of before you close. Please compare the workmanship of other home builders with whomever you decide to build with.

Home buying is not an easy process. There’s always issues. The main problem I had was that communication with the loan officer was absolutely terrible. It took days to get a response, but then I was called several times and rushed to submit items. I had two different loan officers, one was great (I believe his name was Josh) and the other is the one I had issues with. My main loan officer, Dais, would call me at the end of the business day and even if I called back 2 minutes after missing her call, I would get no response until end of business day the next day. My realtor would reach out to her and she got a response, but I wouldn’t. The processor was even worse. She made several mistakes caught by others, did not apologize for any of them, and made me jump through extra hoops that were not necessary. As far as the construction, several items were wrong. Some were fixed, others weren’t and it took forever to get them fixed. I do not believe the home was worth the price. I received little to no amenities. For example, other companies provide a garage door opener, window blinds, and even a basic refrigerator for the same price that I purchased this home for. I did not receive any of those items. Other homes are going for the same price, in the same location, are larger and come with those amenities. Unfortunately, I felt like I was too far along in the process to go with another company. The reason why I gave this review two stars is because Val, the sales rep, was/is awesome! He always got back to me in a timely response. Building too fast, taking shortcuts to save in cost, cheap labor and materials for an overpriced home. Had issues in every phase of the process..

Hello, the responsiveness to issues its very bad! when you have problems they don't solve them!

Overall we had to jump through hurdles to get the home. It has been almost two months and we still have not had all the things fixed in our house after living here for almost two months. According to the city, they have not paid their fees and finished the paperwork so we still do not have our certificate of occupancy meaning we can’t get trash cans, and I can’t put utilities in my name. Craftsmanship in the overall build is subpar. I regret not going with another builder and lender. I fell for the low interest rates which at 6.5% still isn’t that great. Overall this is been a terrible homebuying process. I will not be using anything related to KB again. ... More
