Bad first time home buying experience

The original house we got on contract for was not the house that was built. No drawers in any of the bathrooms, and not the kitchen cabinets that were in the home that we were told we were buying. We were not told about certain credit requirements for the interest rates until after we were under contract. We were told that we could not close in a certain month and then were rushed to close in that same month to get the home off of the books. My experience was good when dealing with Lennar and their personnel. Kathy, the realtor, was fantastic along with Ryan, the construction manager. Nick, the warranty POC, has been great in the couple of minor warranty issues I have had. My only complaint is whomever they are paying to do the cleaning before the move in does not do a very good job. The amount of sheetrock dust residue left over has been overwhelming to clean.

All Seems Good Until Your Locked In

Lenders I worked with, (Jami in financing), rude and unprofessional. Building manager, (Tyler), (Natures Trail), makes promises that doesn't t come to fruition and loses key to home to my front door. Staff overall friendly, but once locked in, completely fade to 0. If Lennar wants to beat the competition, they should train their staff to be there for the customers even after the closing date.

AVOID. I would strongly discourage anyone from considering this company for a home purchase - our initial experience with them was absolutely terrible. The communication was horrible up and down. I am military and had to constantly ask to change my schedule because they were delayed. The flooring that is used in the house is horrible and whomever installed it did a bad job. I feel the house was a rush job. I don’t feel like the people that was involved with the paperwork were not on the same page with each other everyone lines were crashed as far as dates

LIED ABOUT THE FLOORING

There's a lot of little issues with the house, mostly cosmetic. The dishwasher door doesn't close it's scraping the top of the counter. There's a lot of shotty work. The door frames are about an inch from the floor so they just filled it in with caulk. The grout is like sand and it just dusts away when you clean, it it just comes out from in between the tiles.. several broke in half quarter round pieces that they just fixed it with caulk, one door frame is even made with two separate pieces of wood that they just poorly patched but my biggest problem is the fact that this house has laminate ...

Lennar initially tried to sell the house 15k over price of the property advertised on THEIR website and did not honor that price. Furthermore, when the appraisal came back 15k under sale price they did not notify me and show me the appraisal even though that was part of the contract, I had to find out for myself a day before closing. I have been in the house for 6 weeks and still have warranty items open including a window that was not installed correctly with an inch gap at the top allowing water to come in. The assistant foreman for our neighborhood (Michael) is wonderful he went above and beyond to make sure we were taken care of to the best of his ability. We closed with unresolved issues. That’s on us, however, we had no where to go since our home sold and closing was the same exact day that we were scheduled to close on our new Lennar home. That day was a nightmare. We signed a contract on a house that was 97% done and still almost didn’t close because they waited until the very last minute to do things. Paid top dollar for a home that was seven months later than promised and not top notch in the least. Had to get Lennar leaders involved. Subcontractors are lacking. Finally got a new construction manager who is doing his best to fix all the issues, but you don't get what you pay for. Pool and community areas are likely another year before complete if we are lucky. Still get to pay HOA fees. A lot of over promising and under delivering.

My entire yard is dead. I have no lawn and Lennar refuses to install what I paid for in my contract. I would never build with Lennar again!

There were some minor issues however they jumped on the issue and tried to resolve the issue and if it was not resolved they would come back consistently till it was resolved. The workmanship of the entire house was done very well and all the issues found with the blue tapes were all addressed. I would recommend these builders since they did an excellent job.

We purchased a new build Lennar home. Blue tape session went smoothly and all issues were addressed. Had an independent inspection check the home. A couple of issues were found and Lennar fixed them. Final walk through went well as well as the closing. Since moving in, any issue that we have submitted for repair has been taken care of in a satisfactory and timely manner.

Our home buying experience started off on the right track when Breland was still in charge. Shortly after we signed our first contract, Lennar took over and that’s when things hit the fan. Delays started happening, incorrect installations for upgraded materials we paid for, complete lies to try and scare us from fighting back, multiple project managers quitting like it’s a revolving door. Lennar isn’t a company I would ever build with again. We went into this process with an open mind and came out burned time and time again.

Not satisfied with warranty items that has not been fixed. I have no dishwasher due to damage when it was installed. I have no fireplace because pilot will not stay on after 10 minutes. Cabinet of trash can is very hard to open. Suppose to come and fix it three days after moved in but no one as of yet has showed up. Very upset! I did not buy this new house to have problems!!!!!!!

Workmanship and customer service is awful. All they care about is getting the sale and not willing to make sure the customer doesn't regret dealing with them. Which I do! Buyer's Beware! If you are already locked into a sale, go thru the walk thru with a fine tooth comb, even if it takes all day. DO NOT CLOSE UNTIL YOU ARE CONFIDENT ALL ISSUES HAVE BEEN RESOLVED. Especially, crappy workmanship like trim work, painting, flooring, and insist they get all the paint splatter off the floors.
