We didn't set out to get into a new build, but fell in love with the clean, sleek designs and backyards at just the right size. Some things were disappointing (appliances and toilets on the low end of quality, walls painted with matte paint), but overall, we are very happy with our decision to purchase a Lennar Home. The buying process was easy, thanks to a dedicated team that stayed in regular contact and did not flinch at our novice questions. Purchase price felt right for what we were getting, but the cost to upgrade a blank canvas backyard was a big surprise - be prepared for that one! Worst, low grade construction.

We had just moved in ,yes you are correct , we’ve had problems since the day we finally settled in , handles braking off from bathroom,holding floor on top floor ,took quit some time for someone to come out and fix it , electrical issues ,the top half of the house kept turning off ,took them some time to come look at it . All was said it was the tv doing the mess up ,like whaaaatt. This house is very beautiful but for what we will end up paying for it it’s worth its price now that we are having problems . The side of our home was flooded with water due to HOA as we were told ,city of Phoenix couldn’t touch it,took them some time to come fix it,flooded our back yard . Yes sorry for this bad review but not sorry , this is crazy ,I’m sure any home buyer would be livid just as we are . But what can we do other then wait till it got fixed or looked at right . Buying a home in a tract in a Lennar community seems to come with certain expectations, but unfortunately, the construction quality fell short. Throughout the build, it appeared there were no meaningful quality inspections. From the foundation to nearly every trade involved, workmanship was poor—issues ranged from substandard framing and electrical work to walls with extremely thin paint coats. Can be described as a dusting of paint at best The “celebration walk” was disappointing and felt like a waste of time. We hired a home inspector, but that effort was ineffective because our Lennar representative dismissed every item on the list as “not actionable.” The walkthrough itself focused on trivial things like how to turn on a faucet—basic tasks anyone already knows—rather than reviewing critical systems such as the tankless water heater and other mechanical components. Overall, the process felt rushed and unprepared. Better attention to quality control and a more meaningful final walkthrough would have made a big difference. At Lennar quality and craftsmanship does not exist. The entire process was a hurry up and build and close so Lennar can get paid type of experience. I’m doubtful anybody will even read this note, as it’s a formality that you have to show to check a metric box some where that lennar will label as customer care. I bought a spec home and love it. The details they included are beautiful. Everything went smooth.

The home purchasing process was a breeze. Our loan officer was responsive and friendly. The builder’s rep was very knowledgeable and helpful. We were able to move in within the month we signed our purchase agreement. The materials in the home are okay. We will be changing out bathroom faucets and toilets to ones that are more to our liking. Needless to say we couldn’t be happier!

Couldn’t have asked for a better experience. Everything from beginning to end went smoothly and quick. Guidance and communication was amazing.

This was my third time buying a house. This experience was far by the best. Everyone associated with the purchase was pleasant and extremely helpful. They were very patient with me. I hightly recommend Lennar. I didn’t just by a house. I bought a home!

Absolutely poor quality worksmanship well outside ROC standards the builder allows to pass inspections. Dealing with their finance team is a nightmare - failure to close on time due to their errors and still asking for more documents months after closing.

We were not looking for a new build home. Our realtor who is amazing BTW. Took us Heritage Asante to just "look". We fell in love with the home we were shown. The whole buying experience from qualification for the mortgage to closing to the start of moving in. Has been smooth. We had two small issues. One with the sliding door glass and one with a gate post to the yard and our Lennar builder rep had it fixed within a week of being noted during the walk though. We are not fully moved in yet but I have no worries that if a problem arises Lennar will handle it.

Painter were not that good

This home is built very well, spacious, no closed in feeling. From sales to finance, things went very well. I like the floor plan I chose; with a blowup bed, I can sleep in every bedroom, and not be disturbed. The garage is oversized, more then enough room to park a Lincoln, and Chrysler (both from the 60's).

I am just new here but we already have issues. My next door neighbor tells me of the problems they are having with the electrical in there home. We have experience some of the same issues. Will be wanting to get this done so we can get thinks corrected.

This is the second Lennar home we have bought and the experiences have been very different. The quality of the workmanship on this Wales Ranch home compared to our last one is very disappointing, especially the finishing work. The subs that have come in to fix things have been unreliable, have done either half of a job or a poor job, and it's an ongoing struggle to get things done as they should have been done in the first place. Lennar has also used inferior items in place of higher quality ones this time and yet the price was far higher. They have cut corners, given us lower quality, and it shows. ... More

Buying a first home is supposed to be a joyous, monumental achievement. For me, it turned into an unnecessarily stressful and deeply unpleasant experience, largely due to a complete lack of professionalism, empathy, and communication from the team, particularly the Lennar employee handling the initial process. The very first interaction, which should set an encouraging tone, was instead one of humiliation. While running my numbers, the Lennar representative managed to make me feel "less than"—as if I wasn't worthy of buying a home. This is unacceptable. As a first-time buyer, you already carry a significant amount of anxiety about your finances. To have a professional, whose job it is to facilitate this dream, actively make you feel small or inadequate completely poisons the well. This process is a major life milestone, not a high-stakes interrogation. The complete lack of emotional intelligence shown was appalling and turned what should have been an exciting meeting into a source of personal distress. Once the initial hurdle was cleared, the lack of communication only intensified. It was, and honestly, still is, horrible. Buying a new construction home requires clear, consistent updates—on construction progress, financing deadlines, and closing details. Instead, I faced radio silence, unanswered emails, and the constant stress of not knowing where things stood. I spent more time chasing updates than I did celebrating the fact that I was buying a home. This forced me to live in a state of perpetual anxiety, wondering if the deal was secretly falling apart due to their negligence. The only thing that mattered to the company, it seems, was the successful transfer of funds. "They got their money," and that appears to be the only metric of success they cared about. The human element—the understanding that this was a person achieving a long-held dream—was entirely absent. This was not a pleasant achievement; it was a battle of attrition against poor service. While I ultimately achieved the milestone of homeownership, the journey was so soured by the team's behavior that the victory feels muted and tainted. For anyone considering a first-time purchase with Lennar, be prepared for a purely transactional experience where your feelings and milestones are secondary to the sale. While I now have a home, the process itself was a 1 out of 5 stars. The lack of courtesy, respect, and basic communication turned a moment of triumph into one of frustration and bitter disappointment. I strongly urge future buyers to advocate fiercely for themselves, document every communication (or lack thereof), and not tolerate any employee who makes them feel unworthy. You are the customer, and you deserve a respected, professional, and clear path to homeownership. This was something that I wish was different. I am still going with unanswered questions, answers and lack of. The home is beautiful but the material is not quality. Just putting something on the wall as of tape the paint is coming off and all I am seeing is drywall. A piece of Scotch tape should not do that for your home. The junction box is not mounted in the wall correctly which is unsafe, a city violation and the only way I was able to find this out was by putting a ceiling fan in my home. it looks like it was done all quickly with the lack of. I have a switch that leads nowhere only because there are to 2 negative wires connected to it. So you have to wonder where is the positive line?? In the wall which has me worried but now my money has to be spent on an electrician to come out and take a look at my brand new home to make sure it's safe for my FAMILY. ... More

Biggest issue revolved around the Lennar Mortgage loan team. Kept asking for ridiculous amounts of documents and statements. Felt I was bring criminally investigated, and not purchasing a home. Even after the loan closed the loan team asked me for statements. Loan team was very difficult to work with and despite complaints to supervision and management, the loan team kept asking for documents. I had to write a statement why I use my checking account to pay my credit card bills. Far too many regular purchases made by me required the loan team for unreasonable supporting documents.
