Loan process was good..home buying agents did not tell the truth and lead you to believe false home releases. Qualify for your money is poor..no landscaping..walls and floors needed Touchup/cleanup, poor baseboard conversion, no pullout cupboards for ease in getting out pots/pans..last cupboard is so high no one can reach it without a stool, light switches are not marked so you don't know which is light,outlet,fan. 2nd home needs more draws in kitchen

If I had known how stressful this would be I would never have bought this home. When things went bad I was threated with losing my deposit if I did not follow through on their timeline not mine. I am elderly and wanted a next generation home and they are the only builders who do them. The things on our punch list are still not done and it closed on Sept 27th. Most employees lie and no parts of Lennar communicates with each other.

Buying the home was the easiest process. Everyone was so attentive and kind. Trying to get ahold of anyone now to go over things or answer questions is impossible.

If I ever have to buy a home again it will not be Lennar

I recently retired from 50+ years in the California homebuilding industry, and our new home is in Arizona where I am not nearly as familiar with the minimum building codes here. With that said, my opinions are perhaps tainted based on my experience and expectations. To begin with, the builfing code requirements here appear to be less than those minimum standards in So. CA. We purchased this home because we love the floorplan (Trilliam Next-Gen) and the value. The workmanship in most all of the installations is above average quality for what I have seen over the decades, so they obviously have good supervision and controll over their subcontractors. The specifications overall are mostly of basic or minimal quality, but in general we are happy with our purchase. One complaint I have is that this builder (and many other production builders in the area) are using thicker post-tension slab foundations (which is fine), but they do NOT provide any perimeter footings, thus making it easier for stormwater to penetrate under the foundation. I have built dozens and dozens of post tension foundations, and in CA there are always deepened footings (at least 18" below the bottom of the slab) poured monolithically beneath the footings, which also helps to avoid moisture from getting beneath the foundation. Also, they do not include gutters, downspouts, or area drain systems. Therefore it is not surprising to find youtubers sharing about movement in their new homes, as these ommissions are conducive to allowing for expansion and contraction of the soil and differential settlement. For this reason I strongly recommend that buyers consider alternatives in completing their hardscape and landscape, as to avoid future problems. At the very least I will be installing gutters, downspouts, and a 4" area drain system around the perimeter of our new home, and this should alleviate some of those concerns for potential problems. On the positive side, our construction manager has been EXCELLENT, a seasoned professional himself, and anxious to take care of any concerns or direct me as to how to resolve issues. In fact, all of the empolyees I have met have been great. My only suggestion is that you (the buyer) do not rush into buying until you have first explored all conditions, as there can be surprises once you review the CC&R's. Above all concerns, your first concern should be to carefully read and study the Purchase agreement and CC&R's in their entirety, as eacch development has their own issues, and once you accept your purchase agreement it is too late to change your mind. Also, in reading the numerous different hundreds of pages of closing documents there can be contradictions between them, such as the fact that your deposit is actually Non-Refundable, while it states in the initial documents that your deposit is refundable. So if you change your mind on your home location after your contingency period (as we did), Lennar will allow you to make that change, but they will not consider providing a refund if you cancel beyond your contingency period. All things considered, I would definitely buy another Lennar home, especially given the excellent service that most of their employees have provided us every step of the way. ... More

The home itself is very nice BUT we have had nothing but issues Electric due to what they called breaker issues WE had to replace all of them out of pocket ! Brand new home !!! Patio door would not lock they did come fix that but we still have to slam several times to lock it. I will never buy another Lennar home or recommend one Workmanship is horrible motto build fast sell fast can’t wait to sell

All was good. The only downside was I felt Lennar kind of overdid all the texts about congratulating us

The best experience was with our salesperson Bob. As for Lennar mortgage they were very unorganized and the only reason we used them was because of the rates. Construction team and follow up for repairs has been unresponsive and we can't seem to get our issues fixed once we moved in.

Going through the process of purchasing my new home was good. Good communication and explanations about the process and what was coming next. Once I got in the house, there was a list of things that needed attention which still have not been addressed. Mainly the back fence is not secure, the dirt is dangerously loose and my dog has to stay on her leash and be monitored while outside. Send help!

Buying a home thru Lennar was a simply process.

My experience had been fine until I realized Lennar sold two new homes next to me to a corporation that rents out these homes. I currently have one neighbor that is already breaking HOA rules. I would have never bought a home where rentals are allowed. Many others are also very upset..

Once you “close” the sale (i.e. have your money), they seem to forget all about you. We have a growing list of items requiring attention. Upgrades purchased and not delivered. Poor finish work and no craftsman to complete. Sinks that don’t hold water. Non-parallel walls (shower curtain rod fits at lower level, does NOT fit at higher level). Doorbell mount falling away from the stucco wall. Chipped shower door, discovered at move-in still not replaced (two months later). The list continues…

Overall home buying experience is very good. After closing their response to issues is not very good.

We purchased our current home from California. It was a fairly smooth process and going through the financial was great. We had a great sales person. However, the quality of home was not what we expected. I would say for the most part, the tile setters were the worst. I have never seen tile layed so poorly with very uneven lines in the grout.The grout was messed up; different colors everywhere. Kind of embarrassing when I have somebody come to my house. I felt like I was looking at floors that were installed by people that had done it for the first time. Everything was very dirty especially the floor. The windows were very dirty and smudged and the backyard was not cleaned up at all. ... More

The underwriters were unreasonable at every step in the loan process...... at one point I said stop the processes and start the process to refund my deposit , as I was unwilling to provide or unable as some of their requirements were of my bank and they(bank) would not provide to me to then pass on to them......example was showing a deposit on a monthly statement in the month not yet completed required me to go to the bank get a photo copy showing the deposit but because it had bank internal information on the top of the pages they cut off the top of the page showing 1of three and I explained this but after faxing over sixty pages, five trips to banks, I was done BUT when I said stop I give up.... suddenly the underwriters so OK we approve the loan.... love the home hate the process!!!!! ... Hoping they correct all defects. Only in home 2 mo . We will see if they correct all defects to model home and construction standards...

The house was not move in ready.... Was told not to worry they would take care of it within A-day or 2.... It has now been 6 weeks.... A small example of things not working I was told ring doorbellThat was included in my package I was told that's my problem it's not part of the move in ready Which I personally think is BS but anyways life goes on

We wanted to call out John and Phil who have been top notch with helping us since we have been in the house. They have been very quick to respond on issues. We feel very comfortable with them and they are responsible for making our transition so smooth.

My Lennar experience was mixed. I love the house and community but Lennar didn’t make the process easy. I made the deal last October when the lot was being graded. It took Lennar almost 8 months to complete the house and I could never get a straight answer about the work schedule. The main problem is that Lennar uses the old “good cop” / “bad cop” approach to customer service (I’ve changed the names of all Lennar staff). There were two sales guys involved, I’ll call Joe and Moe. Joe is a genial frat boy type while Moe is his dour counterpart. Joe handed me off to Moe whenever a complicated issue came up, and then would pop up again like a Hobbit. There were two construction managers Harry and Larry. Same drill: Harry was the crusty and genial guy in pickup truck and Larry the enforcer. There was a serious “mistake” made in that inferior cabinets were installed, which I discovered six weeks before closing. It took until closing to resolve and it was never clear if this was an honest mistake or an intentional deceit. I ended up having to accept lower grade cabinets than I paid for, due to closing. After closing, I got Baby Bill, a young guy with a bad attitude and eventually the area construction manager, Smiling Will. There’re several unresolved issues which I’m waiting for Smiling Will to resolve, including a potential credit for the cabinet fiasco. While Lennar Title was great, I’d never use Lennar Mortgage again: the loan officer was rude, unresponsive, and arrogant. Still, all’s well that end’s well. Lennar is no different than other merchant builders so assume you’re essentially dealing with a giant car dealership and act accordingly. ... More

Our sales person was the worst but our building manager was absolutely great

The overall experience was just easy and everyone goes the extra mile if you need help

Some of the 30-day corrections took extra effort to fix. Some of the overhead fixtures do not lend themselves to installing a fan. The wiring is buried too deep behind junction box to access. The smart home features all require separate apps. They are NOT interoperable.

Everyone was friendly and professional.

The construction managers: Mike, Phil, John are great. They make up for shortcomings in the building process.
