We have been so disappointed in the quality of our brand new home. We have only been here a little over a month and we have uneven floors, wood boring beetles, malfunctioning appliances, broken roof tiles, construction debris, and more. Every time we have Lennar come fix something, they either miss the appointment, show up with the wrong materials, or can't fix the issue. It took them 4 tries to fix a single dented panel on the garage. 3 times to fix a small area of drywall. Moreover, they first try to tell us, we are mistaken and that it isn't an issue. We do not trust Lennar or our customer service representative, and every single tradesperson they have sent has been mediocre. ... More

Disappointed as to how unprofessionally Lennar handled the sale. What was stated and what was said were not correct. Extremely disappointing to keep getting feedback that this is not a custom home, so we need to expect this poor quality of work. Cracks in the tile and imperfect paintings and not aligned walls....first time buying a Lennar Home....maybe the last time too.....

I would not buy a new home with Lennar again. I paid ~$950K for a house moving in Jun 2024 that vibrates so often during days and nights whenever there is big cars running on the main street, and the shaking becomes very strong (feel like 3-4 degree Earthquakes) whenever there is a train passing by the train track which is a few blocks away from my house. And the trains pass by 3 - 4 times per day, sometimes at late mid night which makes it worse. My family had really bad times lacking of sleep and tried to get used to with the vibration and the shaking. The house also starts showing cracks after 2 months of moving in. I wish I could just return the house to Lennar. Also even it's a gated community, but the wall was built too short and the fence is useless, it could not stop homeless people who camp next to the wall coming into our community to check on our houses at night and try to steal stuffs from the residence homes. The home delivery process was also bad, they tested the washing machine when the manual was still inside, causing it to be shattered all over the place, they didn't even clean it up after my complain and I had to spend 2hrs cleaning up inside the washing machine after moving in. The garage door was also stop working after 2 months of moving in. I would not recommend buying your new home with Lennar builder. ... More

Felt like an old style three bedroom apartment. Sharing bathroom especially. Your architect Do not know how to use the space smartly wasted a lot of space . 1. For the price we paid it is not worth I felt 2. Agents pushed us into it when I was away from the country 3. For two bedrooms one bath room 4. 2.1 mil house and no pantry 5. No compensation for the buyer agent Overall my experience with you guys is very unsatisfactory

This was our first time buying new construction. We thought Lennar was best of the best and instead we encountered problem after problem during the entire process. Sales reps lie. model home, website, and documentation all advertise “everything included” then when you sign off on paperwork and close you find out not everything they said was included is included. They change it up and then tell you sorry you’re out of lucky. Nothing we can do. Lennar mortgage couldn’t get anything straight. Always asking for the same paperwork. Then sending us wrong numbers. Lennar insurance is another screw up. Quoted us one number then sent us a ridiculous quote for 5x more and then turned out they sent us someone else’s quote with their personal information. Then sent us correct quote but still 5x higher. Ended up going with Mercury for the best price. Customer Care rep Will, is unreachable. Never responds to my texts. Even when I immediately text him back after he asks me a question regarding the service requests I open. He never responds. And when he reaches out about a service request it’s usually weeks later. Horrible horrible customer service. I could go on and on. Do your research. Don’t let them take advantage of you. Don’t believe everything they say and don’t believe the documentation and website either because the like to change things up last minute. Good luck! I won’t be buying Lennar ever again. Lennar is a good trustworthy company , I am happy with the support provided

I couldn’t be happier with the entire experience. From start to finish, the process was seamless, stress-free, and incredibly rewarding. Even when it came to finding condo insurance, the Lennar team helped me find an agency that was able create a policy within a day. Once the offer was accepted, the transition to closing was remarkably straightforward. The Lennar team coordinated everything flawlessly, from the home inspection to the final walkthrough. Their attention to detail and clear communication made the entire process transparent and worry-free.

The buying process with agent was great. It’s when things were not up to standards and you get no help it’s the problem. We still have a damaged bathroom we can not use. The build is sloppy and there’s a lot of things that look like they were rushed. Cutting corners. The sales part was good but not sure I would buy another Lennar again.

The mortgage and sales people were great and very helpful, however the home orientation experience was nothing short of horrific. I asked for fixes that to this day have not been implemented (almost 2 months after closing). My home orientation person seemed to be completed ambivalent to our needs, would not respond unless repeatedly contacted. We did a home inspection report and it literally took a month for this guy to finally address the issues (1 still hasn't to this day) after repeated attempts. I called the main call center and asked specifically to be assigned to a different home orientation person and I would like to speak to manager of the currently assigned individual. Request was ignored and I kept having to deal with this guys indifference to his job. Frankly I already written a review about this so if you're not going to take action, stop wasting people's time and asking for their reviews. Workmanship seems cheap since everything seems to be made of drywall and need anchors to hang things from walls. If someone asked me would you purchase a Lennar home i would probably say no. ... I do like my new house. It is smaller that my old house, but I am adjusting, not to much space to clean.

Be sure to measure every room. Lennar did not provide measurements of any rooms on the floor plan and no measurements of the yard.

The lights are out after 1 of moving in. Submitted request online and no one handled it.

Lennar mortgage offered a better % rate on an APR mortgage than offered by other lenders. However, the process for completing all of the paperwork involved was long and sometimes very frustrating. We had to deal with many different people in different departments & at times they seemed to lack communicating with one another. At the same time they were professional and courteous and eventually we were able to provide the information they needed, although at times it was necessary for us to provide it several times. It was definitely the most difficult experience we've had when financing the purchase of a home, especially since our down payment was substantially higher than normal. However, once we were moved in Monserrat provided excellent service in responding to and arranging to have items in our new home fixed. Maria, who assisted us in selecting our upgrades did an excellent job too. However, as we paid for the solar and upgrades upfront we do not understand why the expense of those items were included in the total purchase price was listed on our final documents which will result in a higher tax bill for us. That did not, and still does not make sense to us. After having leased a unit in this area we found that the maintenance of the outside landscaping was inadequate for the cost of the HOA fee we are paying. There are many weeds around and the plants in the unit that died in the unit we were leasing were never replaced despite many requests to do so. As far as the price is concerned, the price of the units increased substantially each time a new phase was completed. Consequently we ended up paying quite a bit more than we would have if we had purchased our unit earlier. In spite of that, the purchase appears to be a good investment, because it is located in Irvine, as well as in an excellent school district. We expect the value of the homes being built in this area will continue to increase. Other than the negative experiences listed here we are happy to be living in this community. Our Lennar sales rep (Joel) was really great throughout the entire process. He showed us various styles of homes and condos that Lennar was building here at Rienda Ranch, so that we could compare them and decide which worked best for us. Lennar's "Everything's Included" policy was also what made us decide to buy a Lennar home instead of from another builder in the area. They included as standard things like soft-close cabinets, high-end GE Profile appliances and roll-out pantry drawers and trash/recycle bin drawers. The Lennar Title/Escrow process was really easy to follow from start to finish through the Lennar track software. Also, as cash buyers, we appreciated that they kept on building several different neighborhoods to completion even during the time period when interest rates were going up; while other builders were limiting construction or even temporarily suspending construction in some neighborhoods due to decreased demand. Lennar truly cares about helping to ease the housing shortage in Southern California; even during those times when they need to provide incentives to buyers to help keep the sales and closing process moving along. ... We submitted some repairs / updates on Tues March 19. The representative was very professional and helpful with our requests. I will make a final determination of opinion when a resolution has been completed

They say the home buying experience is a stressful process but that was not the case for my wife and I. Kurt guided us through the process step by step with patience and grace. He was responsive to all of our questions, and was able to accommodate to our requests. I can’t thank Kurt enough for his help and guidance.

Poor communication throughout the process. Failure of staff to communicate information and process things and respond to questions and queries in a timely manner if at all despite not even even financing the purchase. Poor complication at every level - sales, title, on site, etc….trying to get answers to anything during the process was someone kicking the can or passing the. Ucla to someone else who passed it to the next one and on and on. Also staff doesn’t seem to know what they’re doing or have the right information. Yup, overall just plain bad and glad it’s over.

There were a lot of issues with communications. No one could get on the same page and they still dont even have my email updated. Pretty ridiculous considering the amount of money spent. The walls are paper thin and cheap insulation was used. I would not purchase a lennar home again.

We've been loving the home so far. There are a few things that have been needing to get fixed but it's been helpful putting in service requests. The repairs haven't been the fastest, but overall we're happy

The sales and introductory individuals are first rate. Challenges lie in the fact that issues post acceptance of the home are allowed to fester not to any desire of the staff but their ability to harness the follow through of the subs necessary yo not only continue on with the scheduling needs but handle the details to finish. Yes I’m happy. Yes, I’d do it again. Yes, expect issues. Yes, expect delays to resolving those issues. Know they are doing their best. What can you do. It is what it is, a nearly fully satisfied customer.

The overall buying experience was easy once a house was identified. Joel was our first point of contact, who kept in touch about upcoming inventory/prices/timing. Upon purchase, Brian was our homeowner representative and was ever so helpful in learning about the house and getting things ready. This whole process with Lennar, and their escrow company, was efficient and easy.
