Great until you’re house closes

We love our house but I am worried about how it’s going to last. Lennar seemed great before our house was sold but we have seriously struggled to get any of our warranty work done. They are unresponsive and often just don’t show up when scheduled. It’s been months and the works not done. Following up with them gets exhausting.

I wish I'd known about the builder. We would've bought an existing house and not had to deal with the disappointments. Inspect your home thoroughly!!! Huge gaps between the floors and the walls. We've had major repairs for things in the first month that couldn't have actually been inspected, let alone pass inspection!?!

Lennar has beautiful model home but when it comes to our home, they rushed through the job and now are slow playing fixing anything that should be covered within the first year. Terrible customer service, delayed service, poor workmanship...

I bought the house in April and have experienced major problems with the home. As soon as I moved in had a problem with my drip system which causes the water to drip 24/7 and my water usage/bill to be high for four months. In addition, my breaker for my fridge constantly went out and caused a flood in my kitchen and food to spoil several times. Now my windows are leaking water in the house because it was not installed correctly. Such a headache and emotional stress with buying the house. Many issues with the home that still remain. Sloppy finish work that looks like it was rushed. Expected a lot more for the price and how the Lennar representatives boast about their product.

Great Sales Staff/Disappointing Warranty Service

We had a wonderful experience with the sales staff and this review is not for our rating of them. We have had a very poor experience with getting home warranty work taken care of and have found the quality of the workmanship to be poor. We feel like some of the trades just slapped the house together and do not take any pride in their work. The tile and cabinet trades have been no-shows 4 times now. Extremely irritating as our time is valuable and it’s seems like after they have our money, we just aren’t important.

Low quality especially for the price

Where to start...cheap cabinets with very poor installation (lots of exposed raw wood, drawers that don't close properly) poorly installed island countertop, cracks in drywall and cement, major ant problem, refrigerator circuit breaker flipped twice in first few months, and what makes it even worse is that Lennar does not follow through on repair requests. I get the feeling they hope I'll get tired of asking and just give up.

Lennar mortgage is the reason for the low scores in some areas. The lennar lender assigned to us (craig) caused unnecessary stress to our whole family. He took 3 months to finally submit to the underwriters and we were turned down. He did not submit all of our income and refused to talk to us when I asked to review the income amounts He had entered. We had to resubmit the same paperwork multiple times all for nothing. The mortgage lender we went with, who was recommended by lennar was excellent (girish) and had us conditionally approved in 3 days and worked with us every step of the way ...

During the process of purchasing our house we worked with Christina and at first she communicated with us just fine but then she wouldn't return our calls and failed to follow up with us. She would tell us one thing and the next, it was different. She would say she was going to call us back with an update and never would. This was the most difficult purchase of real estate that I have experienced in my 50 years of real estate investment. The entire staff need to be retrained. The title company group was the worst!

Worst experience ever. Completely unresponsive to any question we had. The minute we signed the agreement to purchase and sent over the deposit it was all down hill and a horrible experience. Buying are first home was suppose to be a memorable happy experience and all I have is frustration and buyers remorse because how bad the customer service was. 100% will not recommend buying a new Lennar home to anyone.

Tough Process Leading Up to the Purchase

They built the different house than we requested and signed up for. We wanted a 5-bed not a 4-bed house and found out they did the opposite to a neighbor 3 doors down which leads me to believe they just got the plans mixed up. We didn’t find out until the final walkthrough and the closing process was disjointed and took longer than it should’ve. The initial sales rep was great but everything after that was a struggle at best. The after care team has been good though.

This is my second property from Lennar build after I purchased one from Lennar Northlake. Price I paid for this house is 60000 higher. The quality of everything I see at Arbor Ranch is of low quality. Following items are missing as per my expectation...Ring doorbells, Schalge Wifi keypad lock, LIftmaster garage door, GE applicances, Carrier/Lennox HVAC, Leviton electrical switches for entire house. The sales people were extremely responsive and helpful until you sign the contract. Once the contract is signed, no one cares. If there are issues or concerns, then you can always cancel your contract which means they take you 10k. I'd bought a Lennar home earlier in tracy and was hoping things got better in the process, but it was gotten worst. With everything being online - I've had to chase people to just get what was promised to me. If I had to purchase - I'll definitely not buy a home with Lennar. They say everything is included, but they don't say what is included like towel racks ...

Overall the experience was bad. A lot of miscommunications between their departments. The final walk through was rushed and many issues were not fixed, mortgage application had many errors. Even on the day of closing, we discovered many errors on the closing documents. Carpet had nails everywhere, very small club house, narrow streets, poor landscaping, basically they are cutting corner wherever they can to maximize their profits. Craftsmanship and quality is junk! Put zero effort into building a home that we paid a lot of money for! One of the worst craftsmanship that I have ever encountered. If I could return the home I would! It will be the first and last time I will ever purchase a Lennar home. I would never recommend Lennar homes to friends or family!
