They are a big builder that took advantage of California real estate boom, built too fast and not great quality. Their communication and responsiveness is incomplete.

Lots of technical issues and contractors not available to fix

The purchase process was overall smooth. But there were a lot of issues in the house that had to be resolved. Considering that the last walkthrough was a day before our move-in day, we decided to ignore many marked touch-ups that we had requested and yet were still not fixed. Huge communication issues

People changed left and right. Buck was passed throughout process. Was told these were single family homes in reality there is a shared driveway and it’s a condo. Shoddy work that builder refuses to fix.

Terrible closing process, house already falling apart due to short cuts.

Paint is chipping because they watered down the paint. The solar panels are not even close to netting out the results its supposed too. The amenities are not complete yet we are paying an hoa fee for them. The Mello roos is labeled as special assessment which has a 50 year bond on the property (where most have 25 year bond). The public lights to the street are not even turned on. The curbs leading into the property are incredibly high and are not up to code (which they are claiming that they are and are refusing to pay for improvements). We were passed from salesperson to sales person

We were passed from salesperson to salesperson, with pushy people and zero communication every step of the way, until there was money to be made. There are things that were never communicated, which we later had to deal with. Our salesperson was trying to get her name on our documents before a specific arbitrary date, so we had little time to review things, despite being legally allowed to do so. Very pushy and unapologetic. 2/10 would not recommend.

I purchased a new home at Sunbow II in Chula Vista CA, the home had 25 items that needed to be repaired. The items from the walk-thru on 11/8/2024 were not done 3 weeks later when I closed escrow and received the keys. I would be cautious about purchasing from Lennar in the future.

We paid for shutters which were not measured and ordered prior to close of escrow, as we were somehow missed in the process. Nearly 2 months after close and providing data repeatedly, we have not received any response or updates on activation status for solar from Sunnova. Subcontractors are below standard. During the inital viewing tour, I thought this experience was going to be amazing. The folks were eager to show homes but that is where the accommodations ended. The entire process was rushed and stressful. Although the home I purchased was unfinished I was unable to make any changes to the decor (i.e. carpet & home automation). Kelsey in sales deserves 5 stars and was unfortunately the only positive part of our homebuying experience. On our first walk through, they showed us our house without a driveway, no running water, half of the electricity in the house did not work and we were told we couldn’t walk around outside because it’s “too dangerous”. Yeah…. Big let down. Stove so cheap you can feel heat outside of oven when on. Cheap oven controls. Tankless hot water may save electricity but waste tons of water daily waiting on hot water. Fan in laundry room continues to run 24/7. Even after switch changed out. Parking on both sides of streets makes where only one car can barely go down a street. Neighbor ghetto up by this.

Closing was rushed, certain appliances and utilities weren't even on/installed by the time of 'final walkthrough.' Not sure why there was a final walkthrough when the home was clearly not ready, not to mention paint everywhere. Worksmanship was mediocre and looked cheap. Multiple door handles loose/falling off, extremely dirty everywhere, some panels on inside falling off, all while being rushed to sign documents for close. Sure Lennar builds homes in highly desirable areas and their pricing is competitive. However, I've had the absolute worst experience from day 1 to closing with nearly all of Lennar's representatives. I strongly recommend if you decide to buy a Lennar home to use your own real estate agent, even if you have to pay him/her since Lennar does not offer buyer commission in sought after communities. Also hire a general inspector prior to final walkthrough. If I have to start again, I will only buy ready to move in house. We were promised to close our house house on march and we got the house on September. They delay it for 6 months. Because of that we are paying $850 more every month. Key hand over process is lame. I am buying a house not a toy. They handover the key at outside of the garage and he/she left the welcome goodies bag on the floor. It was awful.

The builder was delayed over 7-months. Lennar did not communicate well with their customers, costing their customer tens of thousands of additional dollars. We found out that we were getting our house keys with less than 24 hours notice.

I put a deposit on the home in May 2024 and notified expected move in date was October 2024. From May to October there was very limited communication from the builder. Someone finally reached out in OCT and I was able to tour the home twice on separate occasions. No indication before hand that the first appointment. I would be "blue taping" the home.
