In general, a very nice house. Some architectural oddities…no light above the kitchen sink (!), no place to put the towel before your shower, walls that do not line up. Not as carefully designed as my Pulte Home. Appliances just GE not GE Profile so suffer in quality. No ability to upgrade.

HOA rules are not being enforced. We moved to this development and expected the HOA rules to apply to everyone, but they are not enforced and the neighborhood does not meet our expectations due to this

We LOVE our new home. We only have to question Lennar's use of subcontractors -- we think that the interior paint has been watered down and the edging is noticeably sloppy. We went without A/C in one bedroom for over a MONTH because the proper A/C tests were not done. We have some cracks on the exterior stucco but since it's they're not larger than 2 inches, cost to repair will be our responsibility. Sigh...other than these issues, we're quite happy!!

Sold as luxury but not luxury equipment! Good quality but not luxury. Large retails style equipment. Luxury but no hand shower, just one head. Not too much thinking from architects. TV outlets are not enough or wrongly located sometimes (too close to the large AC stand alone and so many things in the wall right where we hand the tv that it’s difficult to screw it). ( Behind the bed). Lot of things not working right at turn over or discovered later but great response from the team in charge. Only problem is to be there for all the adjustments : painting, craftwork, electrical, electronics, gutters, flooring,…did I miss one? Floor Plan was reversed on my portal so I thought I had view from the master as I bought on plan. Bingo, view is on the back building. My neighbor has the view. Prior to loan approval sales force was very aggressive. After sale survey is completed multiple times. Alley at garages is far too small. No walking path front to back of property nor to commons open space.

There are a lot of things I notice around that house that looks sloppy or not installed or done correctly or with care. However, I will say when I bring the issue to their attention they address it but wish I didn't have the issues, to begin with.

Alison- wonderful personality, easily accessible when question arise, patient with answering questions and ensures resources are provided for buyers and residents! Jason/Andrew - professional, respond to calls immediately, and look out for residents. They go above and beyond to help with questions on issues on my house!

I love the neighborhood and the customer service and customer care have been remarkable and noteworthy. The sales staff was welcoming, helpful and always available for questions and concerns. The design center staff was friendly, helpful and I felt no pressure. I love the "Everything is Included" feature and the included appliances are of good quality. The sales price was competitive, if not better than other builders. However, the workmanship and materials are lacking. I have had more issues in regards to workmanship and materials than with any other builder and the repair process is frustrating and time consuming. However, the customer care staff has been amazing and always going above and beyond. Overall I am very happy with my new home, it is beautiful, comfortable and in a lovely neighborhood. Overall the buying experience with Lennar felt like a breath of fresh air in comparison to that of what was almost our builder, Cornerstone. We scoped out a few builders, Lennar, Cornerstone, and Taylor Morrison, and felt that Lennar offered better floor plans, and more bang for your buck.

Overall everything is great. Just a lot of clean up work needed on the flooring after moving in from leftover constructions dirt/ paint that is stuck to the floor. Also, a few issues around the house, but Lennar very quick to respond to fix all issues.

Great neighborhood and competitive pricing.

The biggest issues are that the shared walls aren't nearly as dampening as I was told, and that the paint job was very light/rushed. I assume it was all just sprayed on, but they should have put a thicker coat on because the slightest bump takes the paint off. The ACT D'MAND remote also doesn't work far enough to make a difference. Aside from that and a few cosmetic things they left (e.g. paint on locks), it's a comfortable place. Except for the dishwasher--which cleans well but whose interface is very cheap--the appliances are great. Even with the windows closed and a 90º day, it doesn't feel very warm except on the upper floor. ... More

My overall experience was good, the process was really fast, Lennar seller was very kind and supported us to make the purchase possible. Regarding the house, we have detected just small details that need to be fixed, the appliances and material used are good quality.

The buying experience seemed satisfactory at the beginning and until closing. However, once we moved into our new home at the Trails community in Carmel Mountain Ranch San Diego, we observed that the USPS letters were not getting delivered to our assigned mailbox. We learned that USPS has not yet installed the mailbox carrier locks and they didn't have a timeline for completing the corresponding work order. The mails will start getting delivered only after the mailbox carrier locks are installed. We contacted Lennar and to our surprise they just apologized, but showed no willingness to help resolve this issue. They just told that it is now a USPS issue, and they can’t do anything to help with this, and we would have to contact USPS over selves. Before buying, the Lennar new home consultant had assured us that they can't close escrow without setting up the mailbox and we will be receiving all our mails in the assigned mailbox itself once we move in. However, we were shocked to find out that the mailbox carrier locks are not installed yet and mails are not getting delivered in the mailbox. If Lennar had not concealed this important fact or about the potential possibility of mails not getting delivered to the mailbox by the time we move in, we would never have bought this home. This was of utmost importance to us before buying the home and we made sure to check with the new home consultant multiple times before buying the home, but now we are stuck since whatever the new home consultant promised turned out to be false. Currently we are struggling to get our mails, and we have to make regular trips to the USPS delivery location to pick-up. Most of the time, the mails are not available for pickup at the USPS delivery location on time and some seem to have got misplaced by USPS (we haven’t received few one-month-old mails yet). At one time, we found few letters lying at out front door, potentially dropped off by a resident of some other address where these got delivered incorrectly by USPS. In spite of multiple requests to Lennar representatives (viz. new home consultant, customer care representative, HOA etc.), they have shown no inclination to coordinate with USPS to help resolve this quickly. ... The sales person I was assigned to work with was not good at all. He wouldn’t respond to any of my questions. He would communicate only when something was needed on the lennar side and he would pressure me when he needed something. His boss was equally unresponsive and unreliable so I didn’t really know who to turn to. We are not local and now after the purchase we need some support and its not clear who to go to for questions etc. While the property is very nice my experience with the hudson team has really not been great

The purchasing experience with Lennar was decent. Everything is mobile and electronic. This posses a couple of issues from my POV. I never had just one point of contact to reassure me along the way, weekly follow ups did not exist and unless there was a person on the phone little was explained, ei… sing this, sign that ect…. The quality has a great feel to it, and up grading your flooring is a must. I did and it looks great. I knew that using the builders flooring I would get charged around 25% more than another flooring installation. Same with the window coverings, Lennar wanted something north of $19,000 for shutters, I went through another company and paid $14,000, the mark up is substantial. I was very disappointed with the quality of the paint inside. I was unable to upgrade from the flat white paint, and the stuff that was installed looks terrible. There is a lot of missing spots and exposed dry wall. This becomes not only a quality issue but really a quality control problem. ... More

First of all, Felice is great at explaining everything; she is a fantastic person and helped us a lot during the process. Mark on sales was excellent; he constantly communicated with us and was very helpful in showing us the property. From the builder, I am happy, but I also see some quality of the work is not good; something happened that makes me believe they are using non-high-quality contractors; they seem to oversee some essential things to get right and fix (ex, the did not connect the laundry, garbage disposal, minor leaks, dirty carpet with paint) and some stuff that should not be happening in the first place. I believe they are slowing down the start of the construction of the community area, giving more importance to the houses. I was inside the newly built homes several times to see the foundations and everything, and I do see some low-quality work in some areas when they break wood and do not fix it properly. So far, no significant issues have been encountered in the house; I still believe it is not worth the money, but the market is crazy. Also, the upgrades in some places are crazy expensive; I do not know why they overcharge for it; it does not seem right to me when the quality of the work and materials are not that impressive. Overall, it is a good community so far; there are no significant issues, except it is still under construction and there is some noise; parking is a mess with all the contractors and workers coming, but you have your garage, so as long as you don't have more than two cars, you should be fine. sales agent and customer service are great! Quality of workmanship is poor. Found too many issues during walk through and most are not fixed before closing. Now a few months after closing and many issues are still not addressed.

Overall is good except walkthrough too fast, person going through walkthrough is too fast and not allowed enough time for buyer to understand.

Delivery was spot on time, despite challenging circumstances, sales team was responsive and supportive, home move-in experience was good... only problem is with the quality of the finish... looks like poor supervision leading to too many issues post handover. Also, ticket resolutions is painfully slow.
