Overall, the house is very nice! Only gripe is with their in-house lending, took two loan officers to review my loan and their underwriting is very strict, if you have a second home. Other than that, so far so good. Minor warranty issues after closing, but they are handling it, maybe a little slow though.

Sara was good but I wouldn't work with her again or recommend her. She is passive aggressive and has a big personality, not good traits for a sales person. Melanie with warranty was great! Very responsive.

I think I get a very good value for the price that I paid.

Head engineer/construction team (Pete Wade) and home warranty representative (Pattrick) are not friendly and not willing to fix items we found on the home orientation or acceptance. They did not note those items on their list. I pointed out that the weatherguards around the garage access door got paint stains all over from their crew's painting. They never put that in their list of home acceptance list that Lennar requires, both of them were supposed to have those paint cleaned or replace those weather strips but they never did. Another item I just found at home acceptance was that the gutter in front of my house was leaking; from snow melting that day, I can see where is the water dripped from. In this case, the head construction team said there are tons of homes that are like that, like 30 homes (my head also thinks that these are new homes, why they poorly make the gutters leaking already?). When the weather is better (no snow), he will have the crew fix all the homes at once. He did not mark where it leaks or even put in his note my home address, how would he know which home and where is the leak located? Pattrick and Pete are not the friendly people, from what I experienced, compared with other representative from another Lennar community that I have eg. Zach at Green Gables (Zach always be helpful and help me when needed); he always follow up with the work requested and many times showed up at the warranty work to check on it). However, I do not see Patrick does this. I would like to see a people person, friendly, as someone who have to talk with homeowners. I have never seen both of them smile at all while we met each time, not even on the home acceptance date when they should at least smile to us since it is our happy day (closing date). On one warranty appointment at 8am-noon, I planned to be at the house at 8am; however, I was sick that morning and could not make it to the appointment so I asked Pattrick at 8am and asked it he or Pete Wade could help me open the door for contractors to do my warranty work that morning. He texted me back and said it is my job to be their (not his) and I need to request another warranty request. This never happens at Green Gables, Zach at Green Gables always tried his best to help me, especially when there is situation that homeowner could not go to meet the contractors. Zach is a different league in terms of customer service than these two people at Sterling Ranch. Even he was in the meeting, like Pat was that day, Zach will at least says something like "I am sorry that I can't let them in now because I am in the meering" but that was not the case when Pat told me that he was in the meeting that morning (there is no apology but only blame me for not going there at 8am). I bought this home for investment so I do not live there so sometimes there are reasons that cause me not being able to meet the contractor eg. I was sick, etc. It was not that I am not a responsible person. Pattrick does not have to emphasize to blame me on not being there on warranty day. I like my new home. I wish the trades worked better together though when there is an issue since it takes too long to schedule a fix. The customer service rep is excellent in taking care of matters. I found out there are lots of rules in this community, more that I care to have.

Overall I am very happy. Their sales staff was great. My only real complaint is the lack of two very small but important items. 1) No plumbing for gas dryer. The gas line to the stove goes right by the dryer, but they did not even leave a "Tee" for a later dryer installation. 2) No electrical outlet in middle of living room floor. Would have been inexpensive to add ahead of time. Without it, no way to power lift chair, laptop charging while lounging, or electronics in the seating area. Only option is to run an extension cord through a walk way. Both complaints are minor , but very simple for the builder to address ahead of time. In my opinion, these are both "must have" items. The people at Lennar are very professional and very responsive and provide great customer service. The process Lennar uses could bd better. Too many people are involved and it became confusing as to who I needed to work with for different items (mortgage vs. building questions vs. document collection vs. closing agent). Would be great if the client worked with one person through the entire process. Also, the resubmitting of documents became a little tiresome. The same documents nearly every month is a bit overkill.

Overall, we are pleased with our new home and the home buying process. the only down side was in an effort to meet quarterly numbers, the closing date was bumped up and finishing the home was rushed. As a result, the quality was diminished and expectations weren’t met.

Build time was longer than usual due to COVID but quality is good and they fixed all issues found before and after closing. I like Lennar’s everything’s included and that’s lots of value that you would need to pay extra with other builders.

The major problems problem was with DocuSign process -- OVERWHELMING! It seemed that a minor change required to go through the process over and over again without seeing the change being highlighted. The third party agencies had little clue of what was going on other than the PROCESS. The last step (NOTARIZING) was a joke. In short, there are just too many departments involved. SUGGESTION -- Have one person assigned to a buyer who would the be the direct liaison between ALL groups involved. Matt was great but limited in interaction with a number of outside parties.

Overall the experience went well. I am very pleased with the quality of our house. We've had a little trouble in getting answers to some warranty issues.

My Lennar experiences are mostly good. My home is beautiful, and I am pleased to be in it. Questions were asked and answered fairly quickly during the build. If time was needed to obtain an answer but was delayed the string of communication was open and straight forward. Once in the home some items were not completed from the punch list. Important issues arose for instance no electrical on the outside of the house. A call was placed but no return call. The air conditioner was not working for several days at the beginning of my move in calls were made but no response back. All in all, this has been a good experience. I would buy from them again. ... Lennar is the best home builder we have right now.

We didn't like the fact that the builder will not work with the buyer in making simple slight changes in the home. Absolutely none even prior to the start of the building process even though you offer to pay for changes. The appliances installed are low end for quality. The dishwasher didn't work. We had to call a dealer who diagnosed the problem as a burned out motor and were left to wait two months for it to be fixed. You pay high dollar for a very average home. Cookie Cutter mentality.

Very professional staff from the initial sales team to the warranty team. Warranty guys work hard at being responsive and provide accurate communication along with timely responses when things come up. If and when things have come up it has been resolved.

We got a great deal on a great home.

Lennar managed to close on time despite all of the supply chain issues. On-site customer service and sales manager were very responsive. Questions and problems were resolved quickly.

We are pleased with our new home! Any minor issues we have had have been quickly addressed and corrected!

Overall OK but would like Landscaping option for back yard.

Our salesperson was very prompt and helpful in answering questions and keeping us updated on the construction progress.

The experience was very good. We had a few issues however they were handled quickly and professionally.

We bought a paired home four months ago in Buffalo Highlands, and we love the home. The buying experience was pretty uneventful, which is what you want. There were some delays in landscaping, and the quality of the (late) landscaping was pretty poor, but not a direct Lennar thing. This far the house has been solid-a couple of warranty issues have come up that took too long to address, due to the warranty lead person leaving her position, but the supervisors stepped in and got it handled. Overall, we would buy from Lennar again.
