I’m loving my new home and SWFL

Amenities ( as promised) not provided and still have not been. Have to wait 1.5 years after what was promised. Even though building have been going up all over the place.

Lennar set the price and it was not negotiable, although it was fair I didn't feel like we got a great deal. I loved the fact that they did not install builder grade fixtures and fans. I am able to purchase and install exactly what I want. I was a little disappointed with some workmanship and materials. The floor in particular had several chips in the tiles leading me to think it is not high quality. The walls plaster & paint is perfect, the ceilings are awesome and a fireplace feature wall is very nice add. Kitchen cabinetry and layout is average. I absolutely hate the refrigerator but all other appliances are very nice. Disappointed to notice the pavers in the driveway are different than those in the pool area. For a 3 car garage, it is tiny. If you pull in close to the door on the outside wall there isn't room to open the car door. And there is no place to put garbage cans! ... More

Overall good experience. Timeliness in responses was good

We knew going in these were mass produced homes, so our expectations were based on that. We felt a bit rushed at the final walkthrough, but would have taken more time had we known issues brought up after might not be taken care of. The house seems generally well built, but the finish work (especially panting) was poor. We spent lots of time cleaning. Save time to paint before you move in!

biggest problem was the appliances were not very well made. we have replaced almost all of them. people very helpful. dishwasher broke after using twice. microwave made noise. washing machine very noisey. stove was replaced only because we wanted induction cooking.

Very happy with purchase. Few warranty items handled quickly by Mr Bell. As usual sales person pretty much discontinued responding after closing. The home was very poorly cleaned, especially the tile floors. We’ve spent hours cleaning and scraping junk off the tile. Do note that there are no ceiling light fixtures (at least in our unit) so consider you may have to add them. Overall very happy, but wish the cleaning was acceptable and you’d think they might put some sort of welcome letter or welcome kit in the home before you take possession. Great value however.

The home has some flaws and was clearly not built by skilled tradesman, but rather laborers (ie. sloppy paint around window frames, a few messed up trim pieces, chipped tile, etc). I would have liked to have more than 30 days for cosmetic issues but overall we love our home and we are happy with it.

Overall experience was good. Drywall finish is not, it’s terrible. I understand the builder has deleted the sliding glass door in the master bedroom which is great improvement that we would have liked. Makes good floorplan even better by creating needed wall space. Gateway location is convenient and up and coming.

We received the house late but when we did the inspection of the house everything was in good conditions and the points to be resolved were informed and were well attended. The customer service team is very efficient and our salesperson very committed

Overall experience was great. Home completed on time and very happy with the work The only issue I had was, when I chose an outside lender ( instead of lennar mortgage) because there was significant difference in the rates offered, I felt a retaliatory attitude which made my whole home buoyant experience less than 5 star.

Bidding process was a bit insane and feel like it is making purchasing a home in FL a challenge. Overall, we didn't get many updates from the sales person or CM during the build process. We were lucky enough to be in FL already and were able to go to the site weekly to inspect. Many issues called out during the build process were not addressed and/or fixed. Our punchlist during walk thru was huge and they did as much as possible before move in, but had a good chunk to work thru after we moved in. The Warranty team was very responsive and worked to quickly address our issues.

Very professional. we bought during a difficult period of the Pandemic when supply chains were strained. Lennar did a good job managing expectations.

Need more options when purchasing a new home! Now we have to get an arc on everything we want changed!

Post closing warranty issues are/have been difficult to have resolved.

On time complition , easy closing.

Our closing was more intense due to our situation I guess. I love everything however not enough drawers in kitchen. We’re adding an island.

IT STARTED OUT AS AN EXCITING EXPERIENCE TO LOOK FORWARD TOO. LENNAR HAD A GOOD REPUTATION BACK IN THE DAY.BOUGHT VILLA ON LAKE WITH A LARGER LOT FOR THE PURPOSE TO PUT UP SMALL FENCE FOR MY TINY ELDERLY DOG. TURNS OUT HOA WOULD NOT ALLOW ANY PLANS FENCE COMPANY SUBMITTED BECAUSE OF HOA SET BACKS (NOT CITY), THEN UNDERGROUND UTILITIES WERE USED UNDER THAT EXTRA 3 FEET OF PROPERTY I BOUGHT INSTEAD OF SOMEWHERE ELSE MAKING THE SIDE YARD NOT USEABLE. I DID CHECK WITH CITY BEFORE I PURCHASED AND THEY LOOKED UP PROPERTY AND TOLD ME I HAD ENOUGH ROOM TO MEET REQUIREMENTS…THAT A SMALL LAKE IS NO REASON TO PUT A BIG SET BACK BY HOA ON A VILLA BUT THEY HAD NO CONTROL OF THEIR REASONING. BOTTOM LINE IS SPENT THE EXTRA MONEY FOR NOTHING. SECONDLY SO MUCH TURNOVER AND CONFUSION ON WHO IS FIXING WHAT UNTIL. SOME TRADESMAN YOU SEND ARE GOOD AND OTHERS TERRIBLE. MY KITCHEN CABINET STILL HAS NOT BEEN FIXED PROPERLY GOING ON 3 MONTHS. ONE TRADES MAN HAD THE RIGHT IDEA BUT DID A LESS THAN PAR JOB. NOW THEY ARE TELLING ME THE ENTIRE CABINET HAS TO BE REPLACED (WHICH I WAS TOLD MONTHS AGO) WHICH REQUIRED BACKLOG OF ORDERING AND THEY CAN’T ORDER TOP PIECE AT SAME TIME BECAUSE OF THE “UNKNOWN” IF NEEDED. SURELY YOU HAVE AN EXCELLENT CABINET CARPENTER THAT CAN MAKE THIS RIGHT! WHEN I CALL NOBODY KNOWS. I AM WILLING TO PAY FOR IT MYSELF SO I CAN MOVE ON WITH MY LIFE OF HAVING PEOPLE COME IN HERE TRYING DIFFERENT THINGS OUT THAT DON’T WORK. THANKS TO BRENT WHO WAS THE FIRST CS PERSON THAT ACTUALLY SEEMED LIKE HE CARED AND NOW HE IS GONE. YOU HAVE RUN OUT OF PAINT TOO. . NOW WHAT? I NEED ACTION ON THESE CABINETS…I HAVE WAITED TOO LONG.
