Dont rush into an agreement with Lennar. Inspect inspect inspect. Buyer beware.

During the purchasing process, information about expected closing date from the selling agent was not clear, causing thousands dollars of extra cost in financing. Water leak was found soon after moving in, caused water damage.

Alexis is great. Most of the team is unresponsive.

The finishing work on our property was awful. We closed over a month ago and are still having troubles getting the repairs done correctly. Every time someone comes out to fix something they end up breaking something else. Make sure you do an in person walk through and note any issues.

When I first considered Lennar, I spoke to family/friends that had personal great experiences with Lennar which encouraged me to choose them, in addition to the floor plan options and the location of the neighborhood. I waited about a month from being pre-qualified to actually being able to sign the contract (which I understood because of the crazy housing market at the time). I was promised updates along the way - foundation done, roof being put on, cabinets being put in, etc. - which really makes the building process fun. I constantly had to reach out to my sales rep to get any information on the house, or had to visit the site myself to see the progress. I don’t think my new home consultant reached out once on her own to give updates; it was always responses (days later) because I reached out asking about the progress. Basic questions about the neighborhood weren’t really ever answered (where the mailboxes would be - told incorrect information, where and when dog park would be completed - never got an answer, when the pool area would be done - also behind the scheduled date they gave). When it came time to finally do the initial walkthrough, there was no leniency on scheduling to work with my work schedule because of other timelines in place - which I was a little annoyed but understood. And then when the initial walkthrough came around, basic stuff wasn’t ready - water wasn’t hooked up for the dishwasher or fridge, door knobs weren’t on every door, slab of cement that wasn’t supposed to be there was still sitting in the lawn, and more). Some of these items were still outstanding in the final walkthrough the day of closing. If Lennar is going to hold me to a certain timeline, they need to be held to their own timelines. Now, the warranty department has actually been a decent experience handling mostly cosmetic things that weren’t found during the walkthroughs. I was super excited to build, as this was my first time not buying a resale home, but I expected a better experience and was disappointed. This is the second home that I've had built with two different builders. The first one was an enjoyable experience and there was a true sense of care from everyone involved. Lennar has been quite different. The contractors/trade partners used to complete the home have no pride in their work. These are most of the details I wrote to their customer care team that requested feedback, they never replied. Buying Process - I'm not sure a fair evaluation can be done here. Our sales rep was great to work with and has an amazing personalty. She was always available to answer questions we had. The timeframe in which we started looking and went under contract was a time when the market went crazy and Lennar tried to respond as best as possible. That did put some bumps in our process that made things slightly uncomfortable. One week lots were being assigned on a first come first approved basis and the next week we ended up having to bid on our home. The process started with being able to choose options and ended with us getting what Lennar was putting in or not taking the house. We lived 15 minutes away so we could stay pretty on top of the build process. There were times where it wasn't clear what the next steps were, just that there were 12 of them and we were on x of 12 (or whatever number it was.) Not a horrible build process but not overly informative Walkthrough - This is where things started to get frustrating. We had a 3rd party do an inspection. At the time of the first walkthrough we brought up the inspection report. Our customer care rep at that time, informed us: "I'm sorry for the confusion. Inspector items wouldn't be added to this list. The construction manager will work on the items considered code, mechanical, or safety concerns, any other items would need to go through the warranty process after the close of the home. If you would like to bring the report to the final walk-through, we can go over the items that Lennar can assist with if the construction manager did not find items needing to be completed." This made no sense since these were going to be items that were wrong with the house. 1 of the items was actually put on the list, so the response was also contradictory to what was happening in some cases. Some things we pointed out during the walkthrough were brushed off or said to be covid issues. For example there were mismatches in the paint and we were told the painters were lucky to be getting close with matching because of a "national paint shortage due to covid" and that's why Lennar isn't leaving touch up paint behind either. Lights flickering we were told that newer homes were more sensitive and that breakers may trip and lights may flicker depending on what's running. For the paint issue, we're still going through correcting the walls as not only was touch up not matched but the texturing was sanded in a way that there are lines throughout the walls. Final walk through - We were to do the final walktrhough at 9am. We got a call at 8:35 letting us know that we weren't going to be able to walk or close that day. When we did do the walk, the care rep seemed almost annoyed that we were mentioning anything or that she had to be there. Even our realtor asked if that's how she was previously because it was such a bad attitude. Post Close - Trying to get warranty work done with the original customer care rep was again like you were annoying her. There were excuses, which she would later call her directness as to why things wouldn't be fixed, and just a general lack of "care" in the customer care area. This general lack of care seems to carry across into the trade partners as well just from the experiences we've had with "fixing" things and how things have been installed/built. Several items have been "fixed" only to have that fix cause a bigger issue. IE adjust the door for the deadbolt to close right and it resulted in the door needing slammed to close at all. Other areas that show lack of care are random splats of paint, caulk, or drywall spackle all over the floors. All walls are multi-textured and no one can get them fixed after multiple repaints and sandings, thus leaving them streaked with lines. Shower handles put on crooked, laundry hookup faceplates not secured, hot and cold water reversed on washer, carpet tacks sticking through, general dirtiness of floors at move in that weren't addressed even after bringing up, etc. While this is quite the rant the overall house we love, mainly because of our layout. We just don't like that we've had to put so much "extra love" into the house because there was so little care building it. I don't believe I'd use Lennar again. From the exterior concrete work-to the interior design well below the value paid. Little things like ; switch for garbage disposal under sink, bathroom vanity no drawers, refrigerator in suite under sized, ext. builder should be embarrassed

It’s a “cookie cutter” design. Minimum input or changes you might regret later other than that beautiful house. Takes forever to get any deficiencies corrected.

Customer care doens't care about customers at all.

Punch list was not completed before we moved in.

Home builder has defects, that take many visits from their contractors to repair, over the course of several months. Our counter has been repaired over 6 times, and still needs more work as they can never get it right on the first visit. Damaged closet hardware has been months to get repaired, still waiting on parts for over three months. Front door still is beat up from construction, and still waiting on a replacement. Upon move in, our keys weren't even there, and then weren't the right keys, and have to get it rekeyed. Attention to detail isn't there, they just wait to see what you find and want to argue to death to get fixed. ... More

I would encourage any other home owner to get a pre-dry wall inspection and a final inspection. Also, don't move in until things are complete. There are alot of quality issues regarding the quality of the materials especailly the cabinets. The Customer Service Rep and Sales Person was the greatest experience of our purchase.

Love the community and how is becoming. Unfortunately still dealing with issues my house have no empathy at all to fix issues

Lots of issues (initially) getting any response on warranty issues. Contracted company that manages the HOA and Club is COMPLETELY unresponsive. My wife and I have made a total of about 10 calls or emails and have not gotten a single response. NOT ONE. I've had to go to the office (twice) to get a message to them. In this case I have gotten a response but it's always a partial response. Follow up emails go unanswered. The other big issues include construction debris is the worst of any home I've ever purchased. Sub-contractors leave trash on the ground when dumpsters are full or removed. Lastly, architectural decisions are made to provide the cheapest solution for the builder. We have 150 amp electrical service which is not enough in a community that does not provide gas. A 50 gallon water electric heater is standard in an 8 bedroom house. Hot water runs out after the third shower. ... More

This is our second (and last) Lennar home. Our first experience was excellent, good quality in all aspects. This time has been totally different, poor quality of frames, finishes and details. Two months after moving we’re waiting for many details to be addressed by the quality department. So sad to realize how a company like Lennar has decreased its quality in such a dramatic pace. If you decide to buy Lennar be sure to do the inspection before closing.

Whole lennar team could have done a better job to make this buying experience memorable in a positive way, which obviously lacked.

We’ve had numerous issues, please keep your eyes peeled for lackluster workmanship. We have over 100 lose, broken, chipped tiles and have a damaged cabinets, doors & door frames. Do not allow the CRM rush you through the walk thru.

After buying a perfect home from Lennar in 2007 I was really disappointed in the quality of work on on this new home. Really poor workmanship on house and landscaping

Once you close your house, they dissappear. Issues take them forever to get to. I ended up fixing things myself. Also lied to me saying they changed things on my house yet the houses under construction now have what was missing. They just didn't want to spend the time to get it right.

Terrible overall experience. The homes are quickly built we zero attention to detail. I’ve been there for close to two months and we’re still trying to finish repairs from initial walk through.

My experience with this purchase has been a nightmare. This company don't take responsibility from their negligence's. Big sewer water flood the day of the move and nobody want to claim responsibility.

First of all, I would't brag about "having around 200 closings in one day" if everything you guys do is terrible. Terrible customer service. I don't get why we had to wait like 8-10 hours in the title house to get our keys EVEN when we presign the documents 3-4 days in advance. The finish in our house is terrible and I keep submitting tickets and my CM is not doing absolutely anything about it. Right now, I have a 24 pages long list of things that needs to be fixed.

E for everything is not necessarily a good thing.

The homes are built too quickly. After moving in you have to continuously call the service center for repairs which makes no sense since this is a newly built home. I am out of $450 because a pipe broke out in front of my house, the city came out and deemed it was my responsibility to fix and they turned my water off. Leak was caused by a piece of concrete that was sitting on the water pipe that caused a crack in it. Well I called their service to submit a request a repair, and the customer service representing acted as if she didn’t know what I was trying to explain to her, I got frustrated, hung up and went on home advisor and found a plumber. Now im trying to get reimbursement from lennar for the money that I spent and I am being told that “you may not get reimbursed because you didn’t go through us”. A water leak that caused my water to be completely shut off is an emergency, no one has time to be playing with your customer service representatives and waiting x amount of days for a contractor that they hire to come out. There’s many times that I’ve submitted service request and the contractors they hire either do not call me to schedule an appointment, they’ll schedule an appointment and just don’t show up. This is extremely frustrating as a new home owner. 2 months after closing and already have water leak. Take your time when building these homes, Rome wasn’t built in one day and that should apply for these homes too. Lennar homes are priced expensive so there should be no reason why the cheapest paint should be used through the home, the front doors are put on incorrectly where as the hinges are on the outside and if anyone decides to break into your home they can do so easily because all they have to do is unscrew the hinges off the door from the outside. The paint on the concrete is chipping from the heavy amount of rain that we’ve been getting because it was the cheapest paint used. ... More

We decide to buy at this location after looking in several other places, including Lennar locations, Danielle F. was a great motivation for our decision, she was extremely attentive and patient. going inside to constructions sites with us, wearing beautiful high-heels and not afraid of getting them dirty, she is amazing. the whole process was very self-explanatory, and easy, and if any question arises, Danielle was there for us. When was time for to us starting visiting the house for the final walks we only met great people JP and Keene, they explain everything we need to know about the house and give us great advice. Our house is beautiful, we are making all we can to make the most of that. The downside exists, maybe is not the same for everyone, for us was the fact in the kitchen there is no extractor, the one from the microwave is not enough if you cook every day. The kitchen cabinets need to be more functional, to upgrade after it is almost impossible unless you are in the conditional to pay a reasonable of money to do so. Ask if you can have gutters installed in the house as well, the rainy season is coming. ... More
