I originally signed for my home to start construction on March 2022 with a tentative date of completion for October 2022 but the home was not delivered until July 2023. The home itself was delivered up to par in terms of quality and everything so far has been working well. My only complaint again is that the home took way too long to complete, in fact, I visited my lot every week and for months and months, there was no progress made in its construction until about 4 or 5 months before July. When I expressed my concerns to my sales rep he said there were delays in materials and labor, but other homes that started construction way after mine were more advanced in the process than mine. So in other words, people who signed their contract months after me got their homes delivered faster than me by like 3 months approximately. El cierre se aplazó varias veces después de 3 aplazamientos debí cambiar de compañía (realizando las mismas funciones y el mismo cargo) además de volverme a aplazar me subieron el precio. El valor de las cuotas y el interés me lo dieron un día antes del cierre. CERO ATENCIÓN AL CLIENTE por parte del banco de LENNAR. La asesora (Graciela) nos atendió muy bien e hizo todo lo posible por ayudarnos además de la notaria cuando fuimos a firmar. A lot of things left undone or inoperable. Many things overlooked or ignored. Your people cannot be this blind. One gal stopped by here and wouldn’t listen to anything I said. She should be fired for her conduct. Some to most of your people are third rate at best. The backyard is even incomplete with relation to the entire property. You’ll be surprised when you get the list I send to have fixed or finished. It’s not a short list

The buyer ends up purchasing what Lennar wants you to purchase and not necessarily what you want to because of their restrictions on color, location, model, interior finishes, etc.. In our case, the closing was sloppy and not very informative, the washing machine crapped out right after we moved in (the included GE appliances are extremely bottom of the line), the Lennar Warranty link was consistently broken each time we attempted to file a claim, and the only people that seemed genuinely interested in helping were the salesman (Ryan) and the Construction Manager (Ed). Too many issues take time to file and resolve, and on their schedule. We have many more claims to file and have only been in the house 7 weeks! We're afraid that the resolution may end up being worse than the problem. ... More

Poor finish final product.Will not buy again.

Sales person- Anyelyz was good. She was professional and approachable. Construction Manager could monitor workers more directly, so the end results matches expectations. Quality requires direct supervision.

We purchased an Executive level Lennar home. The Kennedy III model. That being said we expected to close on an absolutely beautiful new home. The workmanship & building supplies in this home are beyond disappointing. The cabinets are a disgrace, huge gaps were left where the floor meets up with the cabinets, the outside of the home is not truly painted, it is more like whitewashed, the built in pest control system was “forgotten”, no hot water to the master tub, crushed cable wires, broken kitchen faucet sloppy molding/wood work, weak A/C unit, etc, etc, etc. We purchased a Lennar home as they once had a very good reputation & family just built with Lennar in another part of the state. The house they received vs. ours in Groveland is vastly different. Very disappointing! Right now we truly feel like we bought a $455,810 fixer upper! ... More

Once I closed, it became almost impossible to get the construction team out to complete the home, all items found and documented before closing. While I like my home, it doesn’t feel like home with all of the pending, incomplete items (including missing trim and tape on drywall/paint issues).

The homes themselves are nice. Overall, the build seems sturdy. There are minor issues with quality and craftsmanship of the individual trades. ie. Paint is not top-shelf. Tile installation was "hollow" in parts and broken. We fixed at our expense despite warranty due to lack of builder response. (More to follow on that). Garage door was slightly misaligned. There were issues that were sub-par on Lennar. Firstly, Communication was horrible. In fact, my closing day was only found out when I asked late afternoon one day. I was told it was the next day at 1pm. And it's a 4 hour drive from our original location. My real estate agent didn't know that we were closing until the DAY AFTER we closed; because we told him! Calling Lennar sales was horrible. Especially, the sales consultant. Once the sale was done, we maybe heard twice from him. And that was because our Redfin agent was on top of him. Items that were supposed to be installed or repaired are still not done. Our shower in the main bathroom is a half pane of glass glued to the wall. Really? It wobbles when you touch it. We were supposed to get a full shower door to enclose the shower. Cabinets are still not fixed 2 months later. Doors are still not level and able to close. Calling the trades and scheduling is taking at least a month or more. As I said, it's the minor things that are a pain. But the house is nice. In the end, to get anything moving, it took our Redfin agent calling Lennar corporate. We are supposed to get a refund from Redfin due to buying and selling with them. We still have yet to receive it; LENNAR has not completed the transaction from what our agent tells us. Liberty Preserve itself seems nice so far. The consultant was not helpful after getting the deposit would not answer any questions and sometimes it felt like I was bothering him it was not what I expected

It is taking a long time for Lennar to get the issues in our exception list resolved, particularly installing the smart lock.

Love the house however there has been numerous issues. Took 14 months instead of the 4 months I was told it would take to build. Had about 3 sales contacts after making down payment and a period with no contact for updates on home progress due to high staff turnover. New Home Sales Consultant is hard to reach but Warranty Customer Service is very responsive. House appears well built, but electrical ground rod was left protruding through grass, contractor tractor drove over cable tower causing damage and deep tire tracks in lawn, nail was left protruding through porch floor, contractor left empty water bottle in attic (ADT installer found it when running wires through attic for alarm/camera system), empty water bottles and construction material was left in grass so I wasn't surprised garbage was left in attic. House also delivered without sod in front which HOA sent email about 10 days after moving in. This has been addressed by Lennar, but landscapers installed dead grass so will have to follow-up on that again. Seems like issue is with the contractors. Some doing good work and others doing sloppy work. Warranty department is responsive in regard to addressing aforementioned and other issues, but seem to have a hard time getting reliable contractors to address issues. It's been 2 months and some issues like separating pavers in drive way and exterior paint touch ups have not been addressed yet. Homes were also built without gutters and pavers are not sealed so home owners have to address themselves. Love the layout and look of my house though, inside and out. Appliances are okay. I upgraded from tile to wood laminate floors and it came out absolutely beautiful! Flooring contractor is on point! Carpet is soft and plush. Kitchen cabinets and counters gorgeous. ... More

My apologies I cant give a good review.

Make sure that you go through entire home and document all that needs to be fixed an make sure it is done prior to you signing paperwork. If not it will take forever to get it done. Lennar financial team was great.

Dont rush into an agreement with Lennar. Inspect inspect inspect. Buyer beware.

During the purchasing process, information about expected closing date from the selling agent was not clear, causing thousands dollars of extra cost in financing. Water leak was found soon after moving in, caused water damage.

Alexis is great. Most of the team is unresponsive.

The finishing work on our property was awful. We closed over a month ago and are still having troubles getting the repairs done correctly. Every time someone comes out to fix something they end up breaking something else. Make sure you do an in person walk through and note any issues.

When I first considered Lennar, I spoke to family/friends that had personal great experiences with Lennar which encouraged me to choose them, in addition to the floor plan options and the location of the neighborhood. I waited about a month from being pre-qualified to actually being able to sign the contract (which I understood because of the crazy housing market at the time). I was promised updates along the way - foundation done, roof being put on, cabinets being put in, etc. - which really makes the building process fun. I constantly had to reach out to my sales rep to get any information on the house, or had to visit the site myself to see the progress. I don’t think my new home consultant reached out once on her own to give updates; it was always responses (days later) because I reached out asking about the progress. Basic questions about the neighborhood weren’t really ever answered (where the mailboxes would be - told incorrect information, where and when dog park would be completed - never got an answer, when the pool area would be done - also behind the scheduled date they gave). When it came time to finally do the initial walkthrough, there was no leniency on scheduling to work with my work schedule because of other timelines in place - which I was a little annoyed but understood. And then when the initial walkthrough came around, basic stuff wasn’t ready - water wasn’t hooked up for the dishwasher or fridge, door knobs weren’t on every door, slab of cement that wasn’t supposed to be there was still sitting in the lawn, and more). Some of these items were still outstanding in the final walkthrough the day of closing. If Lennar is going to hold me to a certain timeline, they need to be held to their own timelines. Now, the warranty department has actually been a decent experience handling mostly cosmetic things that weren’t found during the walkthroughs. I was super excited to build, as this was my first time not buying a resale home, but I expected a better experience and was disappointed. I know every builder has their own pros and cons, but I was mostly turned off by the customer service (or lack thereof) I experienced throughout the process. ... More

This is the second home that I've had built with two different builders. The first one was an enjoyable experience and there was a true sense of care from everyone involved. Lennar has been quite different. The contractors/trade partners used to complete the home have no pride in their work. These are most of the details I wrote to their customer care team that requested feedback, they never replied. Buying Process - I'm not sure a fair evaluation can be done here. Our sales rep was great to work with and has an amazing personalty. She was always available to answer questions we had. The timeframe in which we started looking and went under contract was a time when the market went crazy and Lennar tried to respond as best as possible. That did put some bumps in our process that made things slightly uncomfortable. One week lots were being assigned on a first come first approved basis and the next week we ended up having to bid on our home. The process started with being able to choose options and ended with us getting what Lennar was putting in or not taking the house. We lived 15 minutes away so we could stay pretty on top of the build process. There were times where it wasn't clear what the next steps were, just that there were 12 of them and we were on x of 12 (or whatever number it was.) Not a horrible build process but not overly informative Walkthrough - This is where things started to get frustrating. We had a 3rd party do an inspection. At the time of the first walkthrough we brought up the inspection report. Our customer care rep at that time, informed us: "I'm sorry for the confusion. Inspector items wouldn't be added to this list. The construction manager will work on the items considered code, mechanical, or safety concerns, any other items would need to go through the warranty process after the close of the home. If you would like to bring the report to the final walk-through, we can go over the items that Lennar can assist with if the construction manager did not find items needing to be completed." This made no sense since these were going to be items that were wrong with the house. 1 of the items was actually put on the list, so the response was also contradictory to what was happening in some cases. Some things we pointed out during the walkthrough were brushed off or said to be covid issues. For example there were mismatches in the paint and we were told the painters were lucky to be getting close with matching because of a "national paint shortage due to covid" and that's why Lennar isn't leaving touch up paint behind either. Lights flickering we were told that newer homes were more sensitive and that breakers may trip and lights may flicker depending on what's running. For the paint issue, we're still going through correcting the walls as not only was touch up not matched but the texturing was sanded in a way that there are lines throughout the walls. Final walk through - We were to do the final walktrhough at 9am. We got a call at 8:35 letting us know that we weren't going to be able to walk or close that day. When we did do the walk, the care rep seemed almost annoyed that we were mentioning anything or that she had to be there. Even our realtor asked if that's how she was previously because it was such a bad attitude. Post Close - Trying to get warranty work done with the original customer care rep was again like you were annoying her. There were excuses, which she would later call her directness as to why things wouldn't be fixed, and just a general lack of "care" in the customer care area. This general lack of care seems to carry across into the trade partners as well just from the experiences we've had with "fixing" things and how things have been installed/built. Several items have been "fixed" only to have that fix cause a bigger issue. IE adjust the door for the deadbolt to close right and it resulted in the door needing slammed to close at all. Other areas that show lack of care are random splats of paint, caulk, or drywall spackle all over the floors. All walls are multi-textured and no one can get them fixed after multiple repaints and sandings, thus leaving them streaked with lines. Shower handles put on crooked, laundry hookup faceplates not secured, hot and cold water reversed on washer, carpet tacks sticking through, general dirtiness of floors at move in that weren't addressed even after bringing up, etc. While this is quite the rant the overall house we love, mainly because of our layout. We just don't like that we've had to put so much "extra love" into the house because there was so little care building it. I don't believe I'd use Lennar again. From the exterior concrete work-to the interior design well below the value paid. Little things like ; switch for garbage disposal under sink, bathroom vanity no drawers, refrigerator in suite under sized, ext. builder should be embarrassed

It’s a “cookie cutter” design. Minimum input or changes you might regret later other than that beautiful house. Takes forever to get any deficiencies corrected.

Customer care doens't care about customers at all.

Punch list was not completed before we moved in.

Home builder has defects, that take many visits from their contractors to repair, over the course of several months. Our counter has been repaired over 6 times, and still needs more work as they can never get it right on the first visit. Damaged closet hardware has been months to get repaired, still waiting on parts for over three months. Front door still is beat up from construction, and still waiting on a replacement. Upon move in, our keys weren't even there, and then weren't the right keys, and have to get it rekeyed. Attention to detail isn't there, they just wait to see what you find and want to argue to death to get fixed. ... More
