Quality of the Lennar home is amazing. The sales department is not entirely truthful. We were limited to three dock options. After moving in, we noticed a few non-option docks that we would have preferred to have. Our grounds maintenance is included with our HOA, We have had to trim our berm and hire a pest control company to treat our lawn and berm for fire ants and lawn eating bugs. Other issues include a four month construction delay and getting warranted items repaired in a reasonable time. Our pool skimmer was blocked with construction cement for a month before it was correctly cleared of the blockage. The pool timer panel was defective on install. The electrical panel was not replaced for three months. A defective drawer front took one month to be replaced. The homes are built well, but the maintenance is subpar. Before closing we went through the house with Wyatt. We had identified numerous items in need of repair. Upon moving in we noticed the blue tape marks were gone, but the repair was not completed. Most noticeable was the wall in the garage in need of a coat of paint. We are still waiting on a portion of the lanai cage to be tightened to prevent more turtles, frogs, snakes, bugs and geckos from entering caged area. Most of these issues could have been prevented if the inspector responsible for the final home Inspection of the property had thoroughly inspected the property and had paid more attention to detail. ... This is our second Lennar home and this experience was a nightmare. The salesman we had was the worst and I'm a Realtor and know what service is supposed to be. I love the community and the homes are lovely, but ours was not done and they did NOT have CO when we arrived. Lennar choose the closing date and we flew in to find a MESS. ow The warranty program works but our salesperson should be in the background, not working with the public. It's not just me that thinks that but our neighbors who also worked with him. KRISTAN is AWESOME though.....and the other guy in the office is great. I got tired of hearing "its not my job" or "Its my day off" OR "I don't know, I seldom get down that end of the road". We just wanted to know if the dock was in, if the kitchen was completed, were we closing on time........total unrepsonsive answers. Wyatt our construction manager was very good (he took over the mess from the guy that was fired). We like Wyatt a lot and he answered our questions and got the repairs done. MEL is AWESOME.....not our guy but very helpful. When I couldn't get an answer from our salesperson Phil, I would get the answer from Mel. We met him accidentally on site when we were there to view homes and I was able to contact him. THANK GOD! My husband had a heart attack the day after closing due to stress of the entire situation. Plenty of short cuts, some of the workman ship pretty much money motivated, 3 max,for the price it's a decent deal, had to finish some of the issues by myself and not wait for the so called professional to respond, over all it wasn't as bad as someone else told me, good luck if you think it's nice in ready

The Lennar Track document process is completely broken. I lost large amounts of my life with the IT Helpdesk trying to make it work. So much so that I memorized the tedious process required to allow me access. Multiple times I requested that no more documents be placed there and it was done anyway. Everyone is very nice but, they don’t listen. The excessive number of emails was inconceivable. There could easily have been a consolidation of these to less than half a dozen containing a number of tasks in one. Overall, Lennar’s processes make an otherwise straightforward series of tasks into a nightmare of bureaucracy. ... More

buying process very easy closing costs a little suprising

Home buying experience was electronic. So it was easy. Was supposed to have an orientation and celebration. All we got was an envelope INSIDE of our home with a letter. Many questions about the house that we had to seek out answers. Workmanship is sloppy, gaps between tiles and floors . Paint is CHEAP! Washes off when cleaning. Paint on areas that should not be painted . Concrete on pool tiles , cement on areas that should have been cleaned. Sunken tiles by the spa. NO TOWEL BARS, just TP HOLDERS. Design in bathroom is plain. Could have made it better by providing a place to put shampoo etc . A seat in the main bathroom would have been a nice touch. These homes are basically mass produced…. Almost assembly line. Above average quality, and like the fact that change orders not allowed. Appliances decent quality, pool and Lanai/ lanai cage are very good. Understand that home will not come with ceiling fans, smart switches or extra light fixtures. I would advise buyers to review MODEL home CLOSELY as that’s what you get…no differences. For example, only some kitchen cabinets had under cabinet lighting, junction boxes for hanging lights over kitchen island were not even close on position over island. In addition, instead of three lights over island only two as third was LED. Island lights were wired to kitchen ceiling lights instead of having their own switch to separate them. Sales/Purchase contract was very long (60 some pages). The sales rep expected our signature in a day or two. It was unrealistic to review the contract and many condo docs so promptly. Construction manage Devin was very responsive and summoned trade resources the same day as the walkthru.

My house has no shutters on small windows like other houses that are the same model. I was told because my house has a right facing garage I didn’t get them. Houses on my block have them even though their garage faces right. Then I was told it was because of the altitude of my house was why I didn’t get them. Which is it? My garage floor had numerous cracks and looked like (I won’t say) but had to be finished costing me 1400 hundred dollars. My microwave frame had dents and as I watched it be replaced it was dinged and dented. Josh has taken care of my hot water heater and front door, thank you Josh you’ve been top shelf.I haven’t been in the house long enough to find all the other things that are wrong. I would love for someone to contact me

When my unit was being built, I saw waste everywhere. When the people were working there and they left, they left all the doors open the air conditioners running, and the raccoons were defecating all over the floors in my unit. That is very unacceptable.

Overall we are satisfied with our purchase but there have been some hiccups. We have bought and sold over a dozen homes so this is not a new experience for us. This has been one of the rougher experiences we’ve had with a builder. Pros: -Price: you do get a lot of house for the money. The same sqft with other builders in the area would be a lot more. -Sales Rep: We worked with Joey and he was great to work with. He was very responsive and fought hard to resolve any issues or concerns very quickly -Floor Plans: They have some unique and well thought out floor plans to choose from. We liked that they had things that others didn’t. Cons: -The quality of workmanship is rather poor. We expected lower end finishes for the price point but several simple things were just sloppy (i.e., lots of paint drips on tile, banisters, windows, tubs, etc. All the Cat6 cable was wired incorrectly and I had to re-terminate all of them. Pieces of wood were left on our roof and are still there more than two months after we reported it. Garage floors are stained and have cuts, cracks, and chips all over. They tried to hide cracks in the cabinets by painting them. Chips in the tile just had a little calk/paint thrown over them in hopes we wouldn’t notice. Bath tubs all had drips of paint, caulk, or putty; one had rust spots. The house was not very clean when we moved in. Lots of window seals had dead bugs, one room had a giant dead bug stuck to the wall, all the bathtubs had wall dust and debris in them, several places they adjusted outlets or wall plates there was the dust/residue from removing the plates on the carpet, in the master closet (where the Cat6 terminates) they left all the wire clippings from terminating the Cat6 cables, etc. Just overall sloppiness that doesn’t leave the best impression when expect to walk into your shinny new home) -Warranty Rep: we were told that a warranty person was supposed to join us at our new home orientation and they did not. Apparently they were supposed to go over the warranty details, deadlines, how to register appliance warranties, give us a book of something, etc. and we didn’t get any of that. We’ve told them several times and no one seems to care. We’ve been told most the information now by neighbors but they are holding us to deadlines and such that have never been explained to us. -Walkthrough Report: The construction manager is the one who came to the walkthrough and many of the things brought up were never written on his paper. He told us that we didn’t need to write anything down because he was, but he never showed us his list, and half the stuff we brought up he didn’t include. He told us someone would be in touch as not everything would be fixed before closing. Now that we have access to the warranty portal we can finally see his list and even though no one has contacted us, everything on it is marked complete. Many things were not addressed; some are very obvious that they weren't even looked at and other things were not really addressed, just some hokey quick fix. Since no one contacted us, I resubmitted most the items that were on his list plus the others that he missed. Fortunately, we had a private inspection done and had sent them this list ahead of time so many of the things he didn't write down were on that inspection list but some of them that weren't we are now being questioned why we didn't have them on our walkthrough list. It's been a rather frustrating process. -Imperfections: we understand that nothing is ever going to be perfect but when you buy something new, you are expecting things to be new. Several items are damaged and thus far not being taken care of. I am still working with the warranty people but the most frustrating aspect is that our closing was pushed back because they wanted the house to be "perfect" before we moved in so it's frustrating that we have large cracks and chips in the garage floors, deep scratches in the kitchen sink that cannot be buffed out, scratches all over the microwave controls, and cracks in the kitchen cabinets. Not only were these not noticed BEFORE we did our walkthrough (which was the reason we were given for pushing the closing date), we are struggling to get some of them addressed because either "they weren't on our walkthrough report" or "that's within Lennar specs". It's frustrating to me that I bought a new house to avoid these kinds of fights yet I am still having to have them. Many of our neighbors are telling us of similar experiences so I highly recommend anyone building with Lennar heed this advice and be very forceful in what you want BEFORE you close. Afterwards, the battle becomes much more difficult. Overall, we are happy with our purchase. We love the house, the neighborhood, and neighbors. I just wish I would have been more discerning before we closed and insisted that I get, in writing, the list of things they would take care of before I signed. Our previous builders have been very easy to work with on these issues (and we had fewer of them) so we didn't stress it but should have. I would not tell anyone not to buy from Lennar, I would simply say, be VERY picky at your walkthrough and have a clear understanding before you leave what will/won't be addressed, what will be outstanding after you move in, who to contact if they don't contact you, etc. If you are not happy with those answers, talk about it BEFORE you close. House wasn’t ready for the walkthrough. Quality of the workmanship was not what I expected out of Lennar and with the price of the home. With a lot of community things got resolved. After the closing the whole process of getting house keys, mailbox keys, gate pass and getting everything changed into our names and learning all the process and multiple sites has been stressful. I feel things could be streamlined so the whole process is not so stressful with closing and moving.

Second time home builder, first with Lennar. We knew we were going to be limited with the ‘upgrades’ with our new Lennar home, so we presumed it would help simplify and enhance the quality of the build all that goes with it. Unfortunately that was not the case, Inspection processes and procedures were not good. I mentioned we’ve build a home before, however with our build with Lennar, I was repeatedly told that issues identified on the “punch-lists” were being addressed… only to find out they were not! I was simply lied to by the construction manager I was working with. As of the time of this writing, we are still working through those same ‘punch-list’ items…now having to go through the Lennar Warranty processes and procedures which makes our days very disruptive and inconvenient as a new homeowner. Communication was sub par when it came to closing in on our closing date. We essentially were left confused as to when and how the closing was going to happen. It was a ‘scramble’ at our closing. Proactive communication (even if its a call explaining when and how things will take place should be a priority. The only savior in this was our salesman. He went above and beyond to help us during our challenges. Overall, I would come to expect more from a company/brand such as Lennar. Issues with the condo as soon as I moved in. Whoever does the final walk through missed numerous obvious issues. They use very low grade contractor grade doors and counter tops. The sheetrock and paint work was very poor. Issue with bathroom vent spent the first month trying to get that fixed. The Hvac company not very knowledgeable at there job. Oscar air

I’ve owned three Lennar built homes. The first two were exceptionally well built However, my current new built home that I just purchased has many issues with building Materials and craftsmanship. Lennar is working with me on my list of issues so hopefully all will be good in time.

Takes a while and several attempts to get someone to return your call or respond to a text or email.

Rush to closing, home was not really ready. Response for repairs has been good.

Lennar forced us to close during a hurricane. The home wasn’t finished and their own punch lists were not completed. Rush rush rush to meet theor month end quota.

Warranty Department and People are great!

The quality is okay. It’s what you expect from a large national builder. If they didn’t rush and paid attention to the construction up front, they could reduce or eliminate their warranty costs. There have been a lot of warranty work on our unit.

Very few hiccups but they were seen to on the spot so far. Staff great and very helpful.

A handful of items were not complete at the time builder delivered the home, including the lanai being uninstalled. We brought up the issue a week before closing and nothing was done to address our concern. We were asked to close despite the home being incomplete at the time of delivery.

Lennar fixed whatever issues I had, but there was a LOT and much of the painting/drywall/finishing issues should have been properly completed in the first place!
