As so may others, we moved here from out of state and waited patiently for the house to be ready. There is not enough room here for me to list all of things that were - and still are - wrong with this house. I am not referring to little nit picky things. I mean things as bad as dangerous exposed electrical issues that finally got fixed 7 weeks after we closed. We own another Lennar house in a different state so we know that Lennar does do good work (despite its many negative reviews.) However - our experience with this house has been nothing but negative. We found out that it never even had a proper walk through because the guy was on vacation that week - can you imagine? The worst part is that we are easy going people. If there is a problem we don't complain. Instead we just want the steps to get it fixed. We have been lied to every step of the way. Our contact person harps on what was not discussed at the 30 day walk through, implying that things may not get fixed. Note - the 30 day walk through is a big joke. When there are this many things wrong you can't rush through a house and expect to get it all. If there is a 1 year warranty why can't it get fixed? Why can't we have what we paid for? This answer is not made clear. We don't understand why the response isn't more professional - such as - I am sorry this happened. Here is what we need to do to fix this for you. Instead our person tells us how this is Lennar policy and there is nothing that can be done. We have crushed cabinets and drawers, areas where the granite is not attached to the wall, pavers that were destroyed by their constructions workers, a cracked sink, major scratch in a tub, scratched up stuff everywhere, the dry wall needs to be redone in half the house, and oh, how I can go on! It has become a full time job dealing with this, waiting on vendors daily. When the plumber mentioned the cracked sink we were told that he had no right to tell us that. What kind of lack of integrity is this? Of course he should have told us. That is why he was there. If I, who am not a builder or a construction worker, have to locate all these issues - what about the issues that my lack of experience won't find? My biggest question is - Does Lennar even care? I attribute the success of my former business not only to quality of service, but to the highest level of customer service. I see NO customer service with this current Lennar experience. Sadly, our experience with Lennar was not a good one. We have purchased many homes over the years, including a few new builds. The issues: 1. Late. The home was "completed" over 3 months late. 2. Forced to close. Lennar forced us to close on our house on a certain date (5/31) to meet their quarterly figures. They even told me the same. Even after we told them we do not want to close as the house wasn't finished and the punchlist (if you can call it that) was extensive, they closed the transaction anyway. 3. No Cert. of Occupancy. They closed the home before getting the COO. While it did come in the next days, the point was that we were not comfortable closing without it. They did it anyway without our approval late in the evening. 4. In addition to closing without our approval, we were told their punch crew would finish all of the items, not to worry. I specifically asked for the remaining work not to be handed to the warranty department. It was agreed. So after we closed, they didn't finish the punch work and handed everything left to the warranty department. They finally finished last week (2 months later). ... More

Lots of unfinished sloppy work. Being addressed slowly. But have confidence that all will be addressed

Overall we had a great buying experience with Lennar. We did go through a less than attentive sales person early in the process, but that was resolved by the regional sales manager stepping in and picking up the slack towards the end. I would recommend Lennar for any future buyer.

Was told walk thru was on a certain date and closing to follow , but after 3.5 weeks of rescheduling and stories we finally closed, there was no consideration or reimbursement for staying in a hotel for that period of time as the building was no wear near finished upon our arrival in Florida,

Everyone from the sales person Nate to the construction managers Charlie & Glenn were great. They kept us informed of the process and time frame. All the subs did a great job . We love our home . Thank you to all.

Very disappointed in the overall process, quality and value as well as responsiveness to issues. Keep being told "this is the way it is these days" instead of having the respect and quality that a new house should. The only goal was to close on the house - no matter what shape it was in - and was promised all items would be fixed right away. Going on 2 months and the majority of the issues haven't even been scheduled to be fixed. Everyone is paying A+ prices these days and getting C+ quality and service. Thank you.

We had a great experience with Lennar Our home was completed in a timely manner considering the material shortage and we had a wonderful construction manager Ron who kept us informed throughout the entire process and answered any questions we may have had. We moved here like so many others from out of state and could not have gotten through it all without all of the resources offered to us by Lennar. Closing was completed in such an organized and professional manner and the title company was beyond compare and JJ and her team worked relentlessly to help us through the process via the extensive extremely professional Lennar Track portal system, emails, texts and phone calls and honestly the communication was remarkable. We are loving our new home down here in beautiful sunny Florida and are so happy we chose Lennar!! ... More

The home was given to me in a complete mess. Now, Lennar expects me to be available all the time to schedule appointments with each individual company for the many issues that the house has. This is a full time job for which I don’t have the time as I work full time. This is the worst experience I have ever had with a purchase of a house.

Good morning, we recently purchased a condo in Lakewood Ranch and I wanted to send some positive feedback related to Arthur, Carly and Ron. They were available to answer any questions and their response time for any questions was very timely. Especially since we were out of state ! Thank you for making this process seemless.

Worst buying experience I have ever had. Pressured to do walk thru then nothing on the list from walk thru was completed by closing. 45 days after closing and light fixtures are still on back order, roof tiles broken, and doorbell doesn't work. only in the last 24 hrs has anybody tried to help. Walls are not straight, and paint is one coat of the cheapest paint on the market. Job site was full of trash for entire build and had to personally remove trash behind cabinets and in walls before being inclosed.

Very professional organization from the selling agents, salespeople, title group, etc

I recently completed a townhouse and they've yet to address any issues with this build. The people involved have yet to come back and address any issues and there are some major issues wrong.

I am happy with the property but the warranty proccess has been slow and frustrationg; it's been nearly 2 months since closing and am still waiting for punch list items to be completed. It has been difficult to manage since I am not currently located in Florida.

We recently built our new Florida Home with Lennar. Overall, we are very happy with our experience. We bought during the period where they were requiring highest and best offers, which is a bit frustrating. Not only did we not get to choose our options, but we had to bid against everyone else. That being said, the house they delivered was mostly what we were looking for, they delivered a little bit late, but compared to other builders they were fast. The value is great compared to other builders in the area. Our Sales agent was excellent, and the service responses so far have been great as well. It's easy for people to complain about their builders, but when we look around and see the overall state of the housing market, contractor labor shortages, supply chain issues, etc., we feel that the builder did a pretty good job despite those challenges. Sure not everything was perfect, but anyone expecting perfection in this market is either going to pay through the nose, or be seriously disappointed. Worst experience ever. From purchase to resolving issues

Given high material prices and the very strong demand from home buyers for new homes in Lakewood National, it is my belief Lennar cut corners when possible with respect to quality. The perceived pressure placed on the staff/workers to rush the process to close exacerbates the warranty work necessary afterwards. Interior paint quality and workmanship has been my biggest issue. However a missing smart lock for the front door, a thermostat (per the Honeywell help desk) that isn’t programmable to your phone, a missing kick plate for the dishwasher, and an expensive door that must be replaced because the glass insert was hastily installed, and an electrical outlet that was wired incorrectly are other examples. The construction manager worked diligently to resolve a significant punch list the week leading up to closing. Plus he personally made sure other issues were resolved after closing. So far, the warranty work representatives have been attentive, responsive and friendly. ... More

Our sales rep Art made the purchase process fast and easy. We were sent pics as the home was being built. We have had only one issue after purchase so far and sorry to say there has been no follow up communication from the warranty group. Entry on website received no response from warranty person. The contractor called to make an appointment 4 months out to complete work that should have been done by closing.

Dont feel we received enough communication with timelines during the build process. We had to reach out many times. Would not use Lennar Mortgage company ever again. Our Mortgage rep was very difficult to work with and made the whole process very stressful. Mixed communication received on final walk thru between our CM and sales rep. Still working on getting some building issues resolved. It just to bad that the builders didnt take a few extra mins to take pride in their work we wouldnt have to have many different contractors to come back and fix their mistakes. (misalligned garage doors which also have to be repainted, front door gap at threshold, cracked mirror, sloppy texturing on walls, grout missing in many places around tile, misaligned cabinet draws, broken garbage can draw, two different style pendant lights in kitchen, poor wiring on electrical) These are nice designed houses - take pride in your work! ... Very rushed closing with hundreds of punch list items, some not fixed yet. Warranty service which is supposed to start at 30 Days is just now contacting us at 60 days. Sales and Finance teams delivered, and Construction team helpful, but corporate control of the process and follow up is non-existant.

Pros: Lennar has great houses to offer. I'm satisfied with their design and abundant features. Cons: Lennar's purchasing process is not as streamlined as other competitors. Their departments and affiliated agencies do not seem to be in close communication. I had to make extra effort contacting them to push things forward. I was anticipating to be instructed at every step of the process so I would know exactly what's next. This did not happen. I hope Lennar, as the number 2 builder in the country, would spend more effort to work out an tightly orchestrated workflow for buyers, and guide the buyers at each step. More usefully, if the construction manager/sales can work together and provide construction updates with photos, text, email, that would be even better. There were also some problems with the appliances before/after closing. It took a while to get those issues addressed. After closing, Lennar would not help with appliances, and instead they referred us to the manufacturer. But all the issues we had were all caused by the poor installation quality. So, bring your own home inspector on the walk-through day to save troubles after closing. Summary: I would buy again from Lennar due to its great design. I am very satisfy with the response i get from the construction managers, Tom and Fernando. Also Heather, from customer service, is great. And, when i need help I can also count on Olivia Macey, in sales for, to immediately get involved and help. Even though I still have some issues that need to be resolved, but overall, the people i deal with at Lennar are excellent employees and Lennar is lucky to have them. So I hope that Lennar Management appreciates these valuable employees and treat them accordingly.

Everybody was terrific, from initial contact with Olufunsho the sales rep. to Alkia at Lennar Mortgage, J.L. with Lennar Title and most importantly Lennar Warranty for any post purchase issues.
