Need to address dead palm trees and dead lawns Very, very disappointing

The home was officially closed on June 29. But I received home keys on July 17.

Home is at a very good price. The basic structure is sound. However, the water heater, appliances, light fixtures, sink, etc. are extremely poor quality. The sales rep ***** to us on numerous occasions. Extremely *****. Overall, we regret our decision to purchase a home from Lenar.

Overall was a good experience with a little frustration here and there. With more clear communication and instructions should resolve some of the frustrations.

incredibly difficult process to get into the home, during the walk through we pointed out multiple issues such as water leaks under sinks and even the ac not operating and more. the problems seemed to be addressed but after just a few months the issues re occured and had to be addressed yet again, almost as if they just slapped a band aid on the problems to get me into the house. i genuinely worry about the workmanship and build quality of this house long term. i wouldnt recommend buying a lennar home, and wish i hadnt. a lesson learned on my part.

I have bought and sold many properties throughout my life, and while every transaction can have bumps in the road, this was by far the worst home-buying experience I have ever had. Nearly every department involved dropped the ball, and the lack of communication, accountability, and basic human compassion throughout the process was honestly shocking. The biggest issue was the complete misrepresentation of our lot by Sales Associate Jennifer *****. We specifically chose this home and paid a premium price because we were told it was the largest lot in the community. Jennifer personally walked us around the property and explained that the lot extended all the way to the retaining wall on two sides. That representation turned out to be false. In reality, it is one of the smaller lots in the community. Had we been given accurate information from the beginning, we almost certainly would have chosen a different home. We would have saved tens of thousands of dollars and likely been able to move before the birth of our newborn baby. If Jennifer was unsure where the lot lines were, she should have said so and verified the information before making representations that directly influenced one of the biggest financial decisions our family has ever made. Communication completely broke down once the appraisal came back below the contract price. We requested that the sales price be adjusted to match the appraised value, and Jennifer asked us to send our request by email so she could discuss it with management. That was the last communication we ever received from her. From April 2 through our closing on April 21, and even after closing, our phone calls, emails, and text messages went unanswered. We were left scrambling to find anyone who could answer basic questions about the appraisal, the lot discrepancy, and eventually the last-minute closing date change. That closing date change created an absolute disaster for our family. We were originally scheduled to close on April 17 in a simultaneous closing with the sale of our existing home, which was also a Lennar home in Pearl Estates. I made this timing extremely clear from the beginning of the loan application process in November to Loan Officer Peter *****, again to Loan Processor Nickesha ***** in March, and again to Robin at Lennar Title on April 7. At no point did anyone tell us that simultaneous closings were rarely approved or would likely not happen. We only learned that after everything had already fallen apart, when Homebuyer Concierge Natalee ***** informed us. Despite internal emails apparently circulating regarding changes to our closing date, no one communicated those changes to us. In fact, on the evening of April 16, I received an email from Natalee with the subject line "Closing 4/17." It wasn't until I personally called Lennar Title on the morning we were scheduled to close and move that I was told our closing had actually been moved to April 20. The explanations that followed were equally frustrating. Departments continuously pointed fingers at one another while providing conflicting information. At one point, we were told we should have known we were not ready to close because our loan had not been approved for remote closing, despite prior written confirmation from both Lennar Mortgage and Lennar Title acknowledging that approval. To make matters worse, the revised closing date was impossible to meet because the Closing Disclosure had not been delivered in time to satisfy federal TRID requirements. I only received the Closing Disclosure after specifically requesting it because the title company handling the sale of our existing home needed a copy. Had I not requested it myself, our closing likely would have been delayed even longer. As a result, we found out on the very morning we were supposed to close and move that we legally could not close. We had to cancel movers, reschedule appliance deliveries, arrange temporary housing with a newborn baby, two dogs, and cats, and absorb significant additional expenses and stress. Because of the delays, we also lived without a refrigerator for nearly a month. Throughout this process, every department blamed another department. Lennar Mortgage blamed Lennar Title. Lennar Title blamed Sales. Homebuyer Concierge blamed everyone else, including me. Sales disappeared completely. We constantly found ourselves chasing answers, tracking down names, making phone calls, and begging for updates that should have been proactively communicated. The only people throughout this process who consistently demonstrated professionalism, responsiveness, and genuine concern were Sandy from the Concierge Department and Jon Peters and Shae Macpherson from Quality Assurance. While Sandy's ability to resolve issues was limited, she always answered the phone, followed up, and genuinely tried to help. Jon and Shae were equally responsive before and after closing and were a bright spot during an otherwise incredibly frustrating experience. After closing, we were also told Lennar would explore possible options regarding the adjoining parcel that we had been incorrectly told was part of our property. Unfortunately, just like so many other issues during this process, communication stopped. Our follow-up emails requesting updates have gone unanswered. Lennar had countless opportunities to demonstrate accountability, empathy, or even basic customer service throughout this process. Instead, we were largely ignored and left to manage the consequences of mistakes that were not our own. I understand Lennar is one of the largest homebuilders in the country, but that is exactly why this experience was so disappointing. We expected a well-organized process with clear communication and accountability. Instead, we experienced the opposite. Flood maps are from 2014, prior to construction of community. Was told by salesperson that home no longer in flood zone but lender requires flood insurance based on old maps. Builder should address this by submitting LOMA's.

Builder was fair with looking over things before we wer showed before final closing. When office was called we got taken care of in decent time.

They should call or respond to my emails I was told I had to wait 6 months for a *****.

More flexibility - especially regarding the timing of inspections and final walk throughs.

They didn't complete any work order's I sent in.

Lennar has always been prompt to address our concerns when we have one, very good follow up as well

Shorty craftsmanship, hurried-up quality, constantly finding things as I go through the house the walkthroughs are a joke who gets on their hands and knees and looks underneath the counters looks at the woodwork no one they look at the overall picture. Workers use the toilet and destroyed one of them put a piece of paper over it in the floating water to hide it or try to hide it the other two bathrooms still had pee and poop left in it. Once you put a door stopper in the wood boards and pull it out you've destroyed it and that's what they did upstairs they pulled it out and removed it over further but it's still left the mark and a hole and they did not fix that the stucco is coming off inside and out chipped paint on the outside of the house paint not covered on ceilings just shot a craftsmanship I would never buy another house ever again ... My experience purchasing a Lennar home has been disappointing and I would not recommend them to future buyers. The main reason I came to view this property was because it was listed as being in a NON-FLOOD ZONE. After signing the agreement, I was informed that I would be required to purchase flood insurance. I was told by the sales representative to contact FEMA after moving in and submit a map revision request, but FEMA advised due to physical alterations and fill being placed on the property, a revision was not possible. Had I been given accurate information upfront, it would have impacted my decision in buying. The advertised $ 25,000 BUYER INCENTIVE was also misleading, as I was charged an additional builder fee of over $4,000 at closing. The home price also changed overnight, adding to my concerns about transparency during the sales promise. Since moving in, I have experienced ongoing irrigation issues in my yard, along with similar problems reported by many neighbors. Lennar has failed to take ownership or provide a satisfactory resolution. A new home purchase should be built on trust and transparency. Everyone was very helpful in making this process a success. We will always be grateful for the blessings of good and knowledgeable people. We felt respected and not just another transaction. We will recommend Lennar to anyone wanting to purchase a home.

Missing mail key with no communication from Lennar. Overspray paint on windows, trim floor. Instead of cutting tile to fit- used caulk to fill gaps. ***** is left on everything in chunks. Clearly missed painted doors, walls. Grass was dead and we were given the project managers word that he would resolve if it didn’t grow. I choose to fix all of these is*****s myself. The dishwasher installed is a joke - we replaced it immediately. Trees planted in back yard are about 10 feet on the outside of our property line.

We are happy with our purchase, a few things that should be considered, the AC unit is undersized for a 2 story unit, one story units have the same tonnage, was promised the unit would be clean when we did our walkthrough and after closing unit was still the same as we had seen it when we inspected. Why carpeting and not hard flooring throughout, why no gutters included. Reclaimed irrigation in front but not in back. Some other minor is*****s but overall satisfied

The *****s, the unresponsiveness, the month wait and the extra money I had to spend without any reimbursement. Overall bad experience. ***** not buy another Lennar home after this.

Unfortunate experience with Lennar as a builder. I had previously worked with ***** who, now looking back at it, set the bar very high for service and product to which Lennar falls very short of.

Don't use others opinions when it comes to your experience. All of them are usually based on the buyer.

My experience was very disappointing. I would never recommend a purchase from this builder without going through a professional realtor.
