I’m glad we came with an experience and knowledgeable realtor. Please review your paperwork and make sure your loan officer communicates with you where you understand the closing documents. Overall I would say it’s 4/5 for me.

Customer service has been excellent so far, and the walkthroughs with the builder representatives were extremely helpful. The level of some items are low grade and it would have been nice to be able to upgrade. For instance, the cabinets are cheap and don’t even have soft close hinges and drawer slides. The washer and dryer must be the most basic models and are very loud. The blown-in insulation in the attic appears to possibly be lacking. There is none over the garage. The darker color of the garage doors are nice, but they soak up heat from the Sun and turn the garage into an oven. The paver driveways are very nice but also too narrow. ... More

It was a great experience. I received attention from some of the team and assistance in completing the data until I finally reached the completion of the house purchase process. However, I would like in the future for things to be smoother and more flexible when selling and for everything to be explained before signing the contract. I recommend dealing with Lanar. You are a truly excellent choice.

Jay is not the best at checking in or communicating with his clients. Numerous promises made at final walk through without any follow through. Chris has been awesome. He is timely, responsive and follows through immediately with any and every need- going above and beyond.

Attention to details as discussed in person. Several items we discussed were left incomplete from the original report. I did advise that my home back in GA was closing and I needed things listed completed. Less than month into my new home and we have a leak in the guest bathroom that I found while storing some things away. When I walked through final inspection, home was still being worked on. Told it would be cleaned and ready to go, but it was not. Nonetheless, I had to move and get ready to go back to work asap. At this point I’ll do my best to cleanup and repair / replace items left off. Carlo Torres was a great to work with. Answered all my questions and kept me on other available property’s within the community. The prebuilt town homes have very cheap appliances. I had to replace all of the appliances. The town homes also do not come with can lights throughout, so expensive to add on a town home with upstairs. It is a dark place later when the sun goes down. I had a lot of issues since I moved in which is not normal, as I have purchased 3 new homes in the past from different builders without any issues.

getting help after you close is a problem landscaping all died weeks and still no action

Have serious drainage issues both sides of home and backyard. Sod has been in for months and hasn’t grown like it should, have had reps come out and virtual calls twice and no results. Have reported this to construction managers on multiple occasions have been ignored. I am not happy with Lennar at this point. For the price we paid for these homes these issues should be resolved. We have only been here for 7 weeks.

This is a brand new home. We are aware it's not custom still doesn't mean when you move in there should be so many issues. Stop using the cheapest materials. We hung a small picture and the sheet rocks just fell apart. We have had a problem with almost every Appliance. I told my son I wanted new because I felt it was less stress I was wrong. The Trades were horrible. Cabinets were Cheap and doors warped. We've had so many problems. That being said. The staff is fantastic from sales,Mortgage,title and even after the sale they were great.. this is my advice if anyone wants to improve. Stop using useless trades to save a buck.have your construction Forman walk through the home prior to the customer walk through and then have the customer once its fixed..When we walked through it was a hot mess very disappointing. There's always gonna be something wrong whether it's a new build or an older home. With that being said, the luxury of having a new build is that you have warranties. Lennar was helpful with the interest rate and closing cost. I just wish that when you do need a repair they would make it easier without always happening to have a virtual meeting even though you upload pictures and videos from that then somebody will come out which is another day, you have to takeoff and then for them to fulfill the order and that's if it's done correctly, the first time around.

The quality of some materials are not the best for this type of construction that is a good class.I have spoken whith the people of customer care (Nikko)and his feedback has been none.I still waiting for a new number for claim and visit my home.

Tom in the office was great. Sharmin in customer care was excellent. John and Travis, both construction managers, could use some training on repairs and communication with homeowners.

Customer service personnel were courteous. No towel rack or toilet paper holder ln bathrooms. No trees in backyard. These should be standard. Homes should have a back patio. Not worth the money. Very disappointed with Lennar. Lots of trouble calls to fix issues in the first month.

Our sales rep, Aaron was fantastic. He was and still is a great resource to continue to have. Our lender, Peter, through Lennar was extremely helpful and knowledgeable and made the process seamless. The woman in Lennar title, Leigh, was incredibly condescending and rude the handful of times we had to speak with her. We had to deal with her at the very end of the purchase process and she really put a sour taste in our mouths. We realize we cannot expect perfection, however, when you are spending $600k+ on a home, you have high expectations. - The finishes used are incredibly cheap and outdated - Some of the contractors used did not take time or pride in their work and it shows - The grass installed was dead in most areas when we did our walkthrough and this was mentioned and nothing was done - The home was missing about 15% of insulation in our attic. This has since been resolved after 1 month of living here. - Anywhere there is tile, grout haze and stains are plentiful. We don’t expect absolute cleanliness when we move in, but the grout stains should be removed, as they don’t come off easily. - When receiving the home, there was a clear miss on providing details related to the community, HOA, trash service etc. There should be a packet of information for the homeowner. Good thing Aaron, our sales rep, is around and has helped us navigate it all. - We even had a contractor walk into our home post-move, with his own key opened the door and walked right in. He was very apologetic, but the fact that this happened was not great. These are just some of the issues that we’ve experienced. I’m thankful to have some things fixed/corrected but others cannot be. Each builder will have their pros/cons, I just wish these homes weren’t built so quickly because the quality tends to decline when you have contractors just doing whatever they can, however fast they can, to finish the job and move to the next. ... I bought the condo here in Zephyrhills and we were exciting about the house given the price we paid. After moving in there were little issues, such as GFCI outlets didn't work, leaking from the kitchen faucet. Lennar was very responsive and made sure everything was fixed as quickly as possible. I know new homes aren't perfect especially in the beginning, and gradually things are fixed so so far we are pretty happy being here.

Easy process. Sales support was good. Usual sales tactics. Took some follow up for aftersell warranty fixes.

The houses were put up too fast and there was a lot of mistakes that lennar made in our house . I had a wonderful project manager that was on top of getting most of them done to this point. Some others were not as lucky as we were with our project manager .

The purchase was smooth and closing was wonderful. The house is beautifully designed but workmanship of tiles and crown molding could be better and more professional done. There appears no quality inspection to the work so many outlets has no power, the water stays in the shower seat instead of running off, granite joints not finished or missing seals, crown molding should be done in one continuous piece or the finish look as one piece. We didn’t have a dryer to use for a month after repotting the problem. Plumber came said it is GE problem and finally the connection was done in 15 minutes and it could be done before closing. Finally, I am still waiting for the keys to my front door and hoping I will get the right key one day. ... More

Loan officer was unresponsive, unhelpful, and didn't seem to know his job very well. After sell, he wouldn't respond anymore. Post settlement, my loan was immediately sold off, even though I paid it off in 3 weeks, it's taken me over a month to get it finalized, and still working on closing it out. Calling the mortgage number will guarantee you a 30-45min wait time every time. Other issues: House shown had more features than house purchased, master shower didn't even have a door in purchased home. Lennar recommended me to the contractor they used to do the rest of the homes in the neighborhood. Cost me $620 (even though I paid over $3k in "upgrades"), and contractor told us it was even a surprise to them, since they had about 50 extra doors that they purchased to do our house and the rest in our area. Warranty person doesn't answer texts after the purchase of home. pros: Building manager has been responsive, as well as the realtor we had on the Lennar side has been very helpful, even post settlement. ... I love my villa but very disappointed in the quality of work. To get things fixed takes forever I would say make sure you check every thing in your place before you sign on the dotted line.

I think the quality of workmanship should have been better supervised because we found many mistakes/imperfections that I feel should have been caught during the building phase. As a first time buyer, I was able to identify a lot of mistakes and I am left wondering what else was shortcut on or simply subpar which I have not yet identified. Also, now that the closing has taken place, it seems difficult to reach any of those involved in the process prior. In General we got very good relations starting with the first visit with Mr Kevin, through signing contract , inspection with Mr rick and Miss Brittany. All was fine throughout the closing. Your people did very good job. Thank you and congratulations

We had a great consultant when we were serious about look that showed all the options and was very upfront about everything from the beginning and did a great job at keeping us posted as it was built. Overall price for a brand new house…. It’s great. You can tell that they are mass produced for some of the rushed jobs and less than average quality on some things, but that’s gonna happen with mass produced homes. With a good final walkthrough and private inspection, they will take care of the touch ups and things noted. There have been a few minor things since we moved in. Some of them have been handled quick and some we have no idea where they are at with coming to fix it. They don’t seal the granite and grout so be prepared to do some finishing on that. Appliances are decent, mid level appliances. Overall for what you get with the brand new house and the warranties, it’s a great deal and totally worth it. Would do it again. Just be prepared to thoroughly inspect, and be persistent if there is something not right or needs fixing. Need to advocate for self but Lennar has been pleasant to work with. ... More

We have had multiple major issues that should not have passed through the construction stage. We have multiple counter top issues, the wrong colored glass slider, and the new GE appliances are damaged and installed incorrectly and multiple bathroom vents leak during heavy rains. The warranty service manger is helping deal with the items, but as a construction professional myself it is disappointing that these items were deemed acceptable. When you pay for a new home you want the quality that is expected for what is payed. You will always have finishing issues and small items like drywall, flooring, etc. but the major issues that we have had to deal with should not be the allowed standard during construction. ... More
