Ali was a great help for us to take the decision to buy in Mirada. Then, Kathie has helped us a lot with the follow up with the issue’s with the warranty.

The garage in this home will not facilitate an SUV. I was told this was a maintenance free villa and now find out I am responsible for the yard trees and gardens.

The salesman was attentive, and informative. The closing agent did a good job on the documents. The construction seems sturdy; however, the interior finish was sloppy. Paint was splashed on the floor tiles and front door. Some interior equipment and appliances were poorly installed and cheap. Having to pay 4 different associations is burdensome.

Pretty good experience with Lennar Home and closing. On closing day, the issues to fix and the cleanliness of house could have been better. Had to delay closing one day to fix issues. Could use better quality appliances, especially in washer, dryer and dishwasher. Should have left a little touch up paint also.

I have purchased 7 homes in the past 31 years and this by far was the worst experience I have ever had with a builder, from the start to close. I had to postpone the closing because what they called a finish home was not what the general public would consider finished. And the even managed to screw up the closing when it came time for that process. I flew my wife in from NC just for the close and we could not and would not close based on condition of home. I would never recommenced a Lennar home to anyone and my now neighbors feel the same way. Good points: the exterior walls of the property are made of all concrete. I've only had minor issues which were repaired quickly. Lennar could have done a better job prepping me for the move-in. No one told me that I needed to be present for the walk through and I couldn't close until I did. No one told me that cable was included with my HOA so I spent hours with Spectrum getting it set up. This is all the responsibility of the sales office. They need to get organized. They wasted a lot of my time.

During model walk thru or new home construction or during any time throughout the sales process did Lennar explain that SUV owners would find out they cannot fit a mid to small size SUV into a Villa garage. It's too narrow even if I push both side mirrors in.

This is our third Lennar home and it will be the last! The quality of workmanship is very poor. The response to our issues is slow. A lot of promises were made. Even the mortgage side was a bit disappointing!

Poor craftsmanship and low budget materials and design decisions. The sales team only cares about one thing; taking your money and the construction / install team do not take any pride in their work. The communication between all departments was terrible. They are all reactive and not proactive in more ways than one. If I had to do it all over again I would not buy a home with Lennar. I do not recommend this company and if know anyone considering in purchasing a home with Lennar I would advise them to reconsider.

Unfortunately I have to say that I’m extremely disappointed with the quality of the construction in general of my Townhome. I was very excited to get a Lennar home due to reputation in the Texas market ( I moved from Texas ) thinking I was getting a well made home. During my walk through I was surprised of how many issues the house had , holes in the wall , unfinished paint every where, doors that needed to be sanded and painted, windows frames that needed to be finished, grout on the tile not cleaned, areas in the bathrooms where the tile need grout to seal the tile, a half wall in the master bathroom completely crooked, carpet completely loose in the second floor, I can go on and one with all the details that still need to be repair . During my final walk through I told the construction manager how disappointed I was that most of the issues that I asked to be fixed still were not fixed, the response that I got was “ well this is not one of the most expensive of Lennar homes line “ …,, waooo I was speechless with that statement. Now Im dealing with the Waranty , which is been a nightmare, and still dealing with the horrible customer service from a rude person that communicate through text messages only and acting like he’s doing us a favor. He’s not respectful of our time and wants to schedule things any time . We’re busy professionals in our house , and the repairs need to be accommodating our schedule not the other way around. If I knew I have to go through this nightmare I would not buy a Lennar house. ... More

The overall process was great. The home turned out nice and we feel we got a good value for what we spent. The only thing I wish would have been different is having a weekly update from our construction manager during the build and then having someone to contact after the build for the couple of minor issues we had after moving in. Overall, we would recommend Lennar.

I bought the condo here in Zephyrhills and we were exciting about the house given the price we paid. After moving in there were little issues, such as GFCI outlets didn't work, leaking from the kitchen faucet. Lennar was very responsive and made sure everything was fixed as quickly as possible. I know new homes aren't perfect especially in the beginning, and gradually things are fixed so so far we are pretty happy being here.

Not worth the price. Workmanship and quality are poor, and customer service after closing is terrible. Find another builder.

I went through different models and they all had white cabinets. I was told I was getting white cabinets, got gray. Was told to bad, you signed the contract. This is what you get, there are no options. Was told if I wanted a custom build, I had to go to a custom builder. I moved in and was trying to get cable hooked up, which is part of the HOA and there was a problem. I spent all day leaving messages and not once was called back. Finally at 4:30 I found someone who guided me in the right direction. Found beer cans in my cabinet while they were still building. Which explains some of the shoddy work done. When I moved in the floors were filthy, windows dirty, grout dirty, line of ants climbing up an outside wall into AC pipe. These are all things noted during the walk-through. I didn’t move in until two months after my closing, I was on a trip, and none of these things were taken care of. Cheapest appliances made. So if you want shoddy work and no choices about anything, which I was willing to live with a farmers sink, I wanted a split sink, which wall you are dictated to put your tv on, a tiny one car garage that you can’t put your golf cart and car in at the same time, which I find strange because it is a golf community, then Lennar is your builder. ... Overall is a 3 start homebuying experience, house already seen screws on walls, sprinklers had to be adjusted and etc etc.

Cannot write a positive review yet. Once we get all the promise’s full filled and issues repaired, I look forward to writing that review.

Great overall experience from start to close. Lennar has simplified the home buying process. Five stars.

Easy process. Sales support was good. Usual sales tactics. Took some follow up for aftersell warranty fixes.

We were excited to join Angeline community and are going to be snow birds January-March. We were told we would close in mid October. The close date was moved up to mid September and thus we had a purchase earlier than desired. We were also told the clubhouse would be ready by year end and it is not close to being finished. As a big exercise enthusiast and swimmer it has added expense and travel to our stay this winter. Quality of cupboards is not great, dishwasher is a cheap model. Also trying to get some work orders completed-we had 2 cracked tiles, lots of paint drips in the house after touch ups, and drips in the sinks. We were told the paint drips are cosmetic and not their fault but there are drips all over the tile! Overall not very happy with the service provided by Lennar thus far. ... More

It has been a long hard struggle just getting the house. There were many set backs, which could have been avoided. Now that I am in the house, 2 appliances have failed on me, and it seems that I have to pay for the repair which again, was avoidable. The paint on the walls is so thin that I wiped it off just cleaning a stain on the wall

The house was not cleaned at all prior to closing, and we were promised that things would be fixed in the days after our closing. We still have not had anyone come to our house to touch up the damaged walls and paint issues. The concrete driveway has FOOTPRINTS on it from the construction workers, but Lennar says 'its within tolerance' so nothing will be done about PERMANENT FOOTPRINTS in our concrete driveway. Horrible experience and will never buy Lennar again. Also the sales agent Yatsi is among the worst sales agents we have ever dealth with. Totally clueless.

The loan process could be improved with better communication and more timely responses to questions from our loan officer. We could have locked in at lower rate and was discouraged to do so by loan officer and then it went up. I wish we had more finished home at closing. More attention to detail by the super would have avoided a lot of unnecessary tickets, however, the people handling the tickets after closing have been the best to deal with! (Josh, Maria & Matt). Still waiting on a few things to be resolved and we are 7 weeks after closing that were noted and should have been handled before we ever closed. ... More

Celecia was great very helpful from beginning to end - I’m just a little upset I was told trash was included in our hoa and it was not - joel w mortgage was amazing even though we ended up just going the cash route he still was awesome ! Anthony and Katie were awesome when it came to warranty time they really helped me get things done Tim the construction manager was such an angel a true blessing very helpful ! I’m super thankful for each and everyone my new happy blessed home I’m thankful to the lennar team -!

I love the idea of electronic signatures but I was constantly hunting people down to ask what's changed on documents I've already signed to the point where it was just an inconvenience. I spent hours reconciling before and after documents. I was also told certain things won't be changed, I belive it was the estimate document, because they are fluid. I'm sorry but I won't sign anything if it's not correct. Horrible experience!
