The worst part of our buying experience was the mortgage approval process. I will never submit to that again. The house was already completed, so we just had walk-through and punch list issues. We like the house so far, but follow-up is the Achilles heel of most builders.

Mostly good Front door does not close easily Have to pull hard to close and engage dead bolt. Trouble with all the window locks engaging to lock windows No pre-plumbing done to make water softener/filter easy to install Too many people involved between sale and move in. Would be nice to have one contact. Lennar track not very user friendly

Employees were polite, but communication was subpar. In addition, workmanship quality was not top notch.

The experience was not too bad but there were things we wish were clearer at the time we decided to sign in to buy the townhouse. Initially, the post we saw on Zillow said 100 HOA which we thought it was great. But after signing in we learned that it was going to be 220 HOA plus $99 CDD which was not in the post we saw. And after we purchased we found out the HOA was $270 instead so it's something a little disappointing because we could've been told from the beginning. The townhouse also was supposed to be done by February or March but it took them around 2 more months to get it built and delivered to us. We had to use special financing in order to qualify and also we got incentives for the purchase but all those numbers were pretty confusing and we still don't understand were the incentives went and how the 11k extra that had to be paid for the special financing worked to help. We're very happy with our new home and I believe somehow the incentives helped us but I would rate everything around 3.5 for not being clear enough with us to understand the numbers the way it should be. ... I moved in 2 months after closing . Home was built in rush so there are many little issue including internet connection with HOA but they are very responsive in resolving all the issues . I have to send multiple tickets but they care and help to resolve the problem .

We would have given an overall higher score had we not used Lennar Mortgage. The process of securing our mortgage was complicated, confusing and duplicative. On the other hand we love our home and have found Lennar to be very responsive to our questions and to any concerns we may have had.

Our best experience came with the team who met us at the home; the Construction Manager “C” who should in my opinion play a much bigger part with Lennar. The young man who did the walk through was fantastic and made us feel comfortable. Anna was very warm in person and helpful. We have NO love for your Loan Department at all. The lie “$11,000 towards your closing cost” shouldn’t be used anymore. Though there was a bright spot with “J” the rest of everyone else was unprofessional and extremely pushy. I have been very vocal in discouraging anyone from financing with Lennar. There also is a person who needs remedial sales and customer service training in your “Home Protection Mortgage Insurance”. He was EXTREMELY unprofessional and rude. We do love the home, however there things that could be done to improve it. Our overall experience and totality of it all is a C plus. ... More

Everything was going great until last minute we were required to bring more money to closing. The drive through closing was just not ideal. But overall we love our home and anything that has gone wrong was fixed or waiting to be fixed

When I initially decided to purchase my home, I was told the closing date would be in September of 2020. When I saw construction had not yet started on my home (well after construction was supposed to have begun) I brought it up with Lennar staff. I was subsequently told the home would not be ready until closer to January 2021. As a result, I was offered a different lot with the same floorplan, which was supposed to be ready around September of 2020 (the original agreed upon timeline). When this offer was made to me, I was told this would be at no extra cost, as compensation for the mix up. I agreed to take the new lot, since I had already set plans in motion to move out of my current living space (banking on a September move in date). Two days later, I was told I would have to pay an additional fee in order to switch to the lot that would have been ready on time, and that I would have to stay with the original lot if I did not want to agree to pay more up front. I was obviously frustrated at this point, and was essentially told by Lennar staff that these were my only two options. I ultimately elected to sort out a living situation to fill out the additional time it would require to stay with the first lot, and not pay extra for a different lot. From this point on, the construction process went smoothly and expeditiously. The construction manager, Craig, was thorough and available throughout this process. However, on closing day, there was some kind of miscommunication somewhere in the Lennar organization and the construction crew was still working to correct some of the issues pointed out during the initial walkthrough when I arrived to move in. I'm not entirely sure who this oversight falls on, but it was disappointing things were not 100% complete and there had not been a cleaning done prior to my move in. All the aforementioned frustration aside, the quality of the home is top notch and I am incredibly pleased with the end result. I have not had any issues beyond a few minor cosmetic fixes. Good customer service. Home looks nice and modern. Quality of materials, paint, etc. could improve.

Lennar's loan process was great! I moved across country and was on a roll getting everything moved in until it started raining here. I had a serious roof leak the first night it rained hard here which was only 2 weeks of me living in my new home. My third floor hallway was soaked with water and there was a small leak in my master bathroom. Water was coming out of my smoke alarm and ac vent in the hallway. I had to pretty much stop everything and postpone all my furniture and holiday plans to deal with this. And, I am still dealing with it a month out. Lennar's warranty team has been awesome so I am grateful for that! Very nice, responsive, and helpful (Lee and Bill). You would think the roof would be the most secure thing though especially in Florida. The leak in my master bathroom is still leaking and not fixed. I am still a little skeptical if the leak on my roof was actually fixed properly or just a temporary band-aid. Some of the workers they send out do not have the best communication. Some other quality issues; front and patio doors not sealed properly, paint peeling, bad caulking, bad tile work in the bathrooms. ... More

Calvin is energetic and responsive, always follows through with questions or requests. He brought the overall home buying experience from a one to a 3. Requested new sod to replace the dead grass in front on walk through and it still has not been done. Lennar loan department is a JOKE. Put us through the wringer and made us late on closing. All my neighbors say the same. We have been here 6 weeks and have had 3 windows replaced due to bad stains and now the windows will not lock, Had to call them again this week. Most of the house is of good quality and workmanship.

Lennar needs to re-evaluate their rules about paying realtor partners when an individual visits a location and their partner can't make it. Honoring paying a partner builds trust. They should be open to a multitude of differentiated financing products and not be status-quo just because they haven't done it before. Quality and craftsmanship of the work during the home-building process should have many quality checks to alleviate any issues during and after the buying process. The Lennar agent should honor the buyers wishes and not their own agenda because they are Corporate.

There are issues with the community itself that Lennar refuses to find a resolution for such as people parking in my turnaround spot as I am an end unit. The grass is being destroyed and is turning into a mud pit in my corner because of this issue that no one will fix

Sonia, the general experience is good. But I am having troubles with the dishwasher and it seems that nobody is going to help me. I registrate already the appliances, but when I call because the dishwasher doesnot function it seems that nobody care. I am wating for a solution.???

Unfortunately, the workmanship and materials were severely lacking in our new home. We had multiple issues that could have been avoided if the proper time was taken. I feel as though the priority in this new community is quantity of homes built versus the quality of those homes. However, I will say that the responsiveness to the issues that were brought to their attention was, for the most part quick.

Josh (onsite project coordinator) was helpful. Finance team had way too many people and handoffs. We had to submit the same documents multiple times. Also, our closing date was mixed up due to all of the different players. The house was significantly cheaper than other builders in the neighborhood. However, you get what you pay for. It's like we purchased a brand new Fixer-Upper with all of the modifications and upgrades we are having to make.

The finance people, and sales person was awesome. The concierge person seemed a bit unorganized or lost. Wasn't told to switch sprinklers and ended up with a water bill of $2,000. Many blue tape items were not addressed.

I think the sales agent was nice but the process which I’m sure is trained feels rushed and forced. You are not allowed to review documents. It’s sign and make a down payment. Will not be my last purchase but will definitely use a realtor or attorney going forward. Same thing for ky walk thru. Never got to noir or green tape so refused to sign for the walk thru. 2nd round although I taped half the tape was still up and not touched up. Overall I’m still happy with my purchase.

I'm still discovering things about my new home. Overall I love it because it's mine but I can see in some areas where the home was rushed. Lennar has been great about quickly responding to issues.

We recently closed on a single family home. The closing process was all one way. The builder set the schedule and we had to live with it. Living in another state required us to cancel flights and reboot them as their schedule changed. When I asked for an one day change in the schedule, I was told 'No Can do', but they later changed the schedule by a week. The workmen did a fabulous job of addressing all the building defects we identified during the 'walk threw celebration' which is really a home inspection prior to closing. However, there were items that the builder should have noticed. A few examples are: The dishwasher door was dented and the body cracked. The draw on the bottom of the stove would not shut. ... More

NO the best quality materials. contractors made the construction too fast with many imperfections, bur overall, Im happy with the transaction and the seller conceptions that Lennar granted. and I will fix those issues on the way. ahhh…. HOA IS TOO EXPENSIVE, $289 is ridiculous fee for what they do, and not even cover the water.

We purchsed this home using a realtor as our eyes as we live 1500 miles away. Overall the house itself is built well with exception of the rooms being out of square! The shower for example is approximately 1 inch out of square, which is quite noticeable when using 2 inch square floor tile. The appliances are strictly builder grade and we will update these ASAP. The excessive paperwork trying to purchase this home was just that "Excessive and repetative" seems the right hand doesn't know what the left hand is doing, many different people sending you the same information and when you have a question nobody seems to know who's in charge. I have several differant emails contradicting who to contact for the same issue, seems everone wants to pass the buck! One would think you should contact your management compaany with issues and they in turn would in turn decide if the issue should be turned over to the Master HOA, that is not the case here...you contact the management company and they tell you "That's not my job, you need to contact the Lennar!" in my mind that's why we are paying a management company, at least that's how it worked when I was the president of a HOA in Arizona, the members never had to contact the master association, everything was handled through the managent company. ... We had a pretty good experience. We have purchased from Lennar before so we were better at advocating for ourselves this time. With any home builders you always want to have the product independently inspected and the issues on the punch list completed before you sign off and go to closing.

We had a James who was a great person to work with here in Florida. He was very responsive. Even when they moved him from us to someone else. He would still answer and or resolve any issues. As for the home itself keep in mind that what you see as a demo is not what you are getting. I was told we were being upgraded to quartz from granite. Only thing is was the thinnest quartz I have ever seen. So much so that I went to several countertop shops and was told they would not sell me such a thin slab due to concerns with quartz getting damaged. That leads me to think if they took a short cut on something you can see what other short cuts did they make that you can't see. Would I buy from Lennar again? Maybe but I would want a more detailed list of items being added to the home so you know exactly what you are buying. ... More
