Great Community, House Too Early to Tell

The worst part of our buying experience was the mortgage approval process. I will never submit to that again. The house was already completed, so we just had walk-through and punch list issues. We like the house so far, but follow-up is the Achilles heel of most builders.

Mostly good Front door does not close easily Have to pull hard to close and engage dead bolt. The experience was not too bad but there were things we wish were clearer at the time we decided to sign in to buy the townhouse. Initially, the post we saw on Zillow said 100 HOA which we thought it was great. But after signing in we learned that it was going to be 220 HOA plus $99 CDD which was not in the post we saw. And after we purchased we found out the HOA was $270 instead so it's something a little disappointing because we could've been told from the beginning. I moved in 2 months after closing . Home was built in rush so there are many little issue including internet connection with HOA but they are very responsive in resolving all the issues . I have to send multiple tickets but they care and help to resolve the problem .

We would have given an overall higher score had we not used Lennar Mortgage. The process of securing our mortgage was complicated, confusing and duplicative. On the other hand we love our home and have found Lennar to be very responsive to our questions and to any concerns we may have had.

Our best experience came with the team who met us at the home; the Construction Manager “C” who should in my opinion play a much bigger part with Lennar. The young man who did the walk through was fantastic and made us feel comfortable. Anna was very warm in person and helpful. We have NO love for your Loan Department at all. The lie “$11,000 towards your closing cost” shouldn’t be used anymore. Though there was a bright spot with “J” the rest of everyone else was unprofessional and extremely pushy. When I saw construction had not yet started on my home (well after construction was supposed to have begun) I brought it up with Lennar staff. Lennar's loan process was great! I moved across country and was on a roll getting everything moved in until it started raining here. I had a serious roof leak the first night it rained hard here which was only 2 weeks of me living in my new home. My third floor hallway was soaked with water and there was a small leak in my master bathroom. Water was coming out of my smoke alarm and ac vent in the hallway. Calvin is energetic and responsive, always follows through with questions or requests. He brought the overall home buying experience from a one to a 3. Requested new sod to replace the dead grass in front on walk through and it still has not been done. Lennar loan department is a JOKE. Put us through the wringer and made us late on closing. All my neighbors say the same. We have been here 6 weeks and have had 3 windows replaced due to bad stains and now the windows will not lock, Had to call them again this week. Most of the house is of good quality and workmanship.

Still More Work to Be Done to Build Trust

Lennar needs to re-evaluate their rules about paying realtor partners when an individual visits a location and their partner can't make it. Honoring paying a partner builds trust. They should be open to a multitude of differentiated financing products and not be status-quo just because they haven't done it before. Quality and craftsmanship of the work during the home-building process should have many quality checks to alleviate any issues during and after the buying process. The Lennar agent should honor the buyers wishes and not their own agenda because they are Corporate.

There are issues with the community itself that Lennar refuses to find a resolution for such as people parking in my turnaround spot as I am an end unit. The grass is being destroyed and is turning into a mud pit in my corner because of this issue that no one will fix

Unfortunately, the workmanship and materials were severely lacking in our new home. We had multiple issues that could have been avoided if the proper time was taken. I feel as though the priority in this new community is quantity of homes built versus the quality of those homes. However, I will say that the responsiveness to the issues that were brought to their attention was, for the most part quick.

Josh (onsite project coordinator) was helpful. Finance team had way too many people and handoffs. We had to submit the same documents multiple times. Also, our closing date was mixed up due to all of the different players. The house was significantly cheaper than other builders in the neighborhood. However, you get what you pay for. It's like we purchased a brand new Fixer-Upper with all of the modifications and upgrades we are having to make.

Dishonest celebration walk and no adjustment on sprinkler

The finance people, and sales person was awesome. The concierge person seemed a bit unorganized or lost. Wasn't told to switch sprinklers and ended up with a water bill of $2,000. Many blue tape items were not addressed.

I think the sales agent was nice but the process which I’m sure is trained feels rushed and forced. You are not allowed to review documents. It’s sign and make a down payment. Will not be my last purchase but will definitely use a realtor or attorney going forward. Same thing for ky walk thru. Never got to noir or green tape so refused to sign for the walk thru. 2nd round although I taped half the tape was still up and not touched up. Overall I’m still happy with my purchase.

We recently closed on a single family home. The closing process was all one way. The builder set the schedule and we had to live with it. Living in another state required us to cancel flights and reboot them as their schedule changed. When I asked for an one day change in the schedule, I was told 'No Can do', but they later changed the schedule by a week. NO the best quality materials. contractors made the construction too fast with many imperfections, bur overall, Im happy with the transaction and the seller conceptions that Lennar granted. and I will fix those issues on the way. ahhh…. We purchsed this home using a realtor as our eyes as we live 1500 miles away. Overall the house itself is built well with exception of the rooms being out of square! The shower for example is approximately 1 inch out of square, which is quite noticeable when using 2 inch square floor tile. The appliances are strictly builder grade and we will update these ASAP. We had a James who was a great person to work with here in Florida. He was very responsive. Even when they moved him from us to someone else. He would still answer and or resolve any issues. As for the home itself keep in mind that what you see as a demo is not what you are getting. I was told we were being upgraded to quartz from granite. Only thing is was the thinnest quartz I have ever seen.
