Laundry list of items not completed or completely incorrectly, shabby contractor work, cost cutting. Still waiting on one pending item to get fixed. First and last "Lennar" home I'll buy.

Overall experience with the purchase was not that bad actually was pretty good. There was lotta issues with equipment, including air-conditioning, washer, dryer, finishes and not working lights. It took a long time to get everything fixed although the air condition was pretty fast through Bayonet Plumbing, our air condition actually broke three times in one week. We had to get a new washer and because Lennar gives pretty basic appliances. We just had to upgrade to a front loader, which I think should be no-brainer to be included in the purchase as top loaders is just the stuff from the past. The plastic finishes on our appliances is very hideous. There is very little cost difference between stainless steel appliances and whichever garbage looking plastic that we got I also talk to fuel homeowners and the first thing they did is change their appliances because everyone thinks they’re just hideous. No one wants to have plastic looking appliances in their beautiful kitchen. The best experience we had was getting a mortgage with David. The process was just unbelievable and he was so fast and David was just on top of everything. He was just the best of the best. We can’t get rid of the smell of the paint from the house. ... More

Is the worse experience I had, water was coming inside the house when raining through the windows I reported to everyone and my husband had to fixed almost a month and nobody has follow up this issue. The house was with the tapes pending things to be fixed and dirty at the time of the walking through before closing. I am still waiting….BAD.

I think the quality of workmanship should have been better supervised because we found many mistakes/imperfections that I feel should have been caught during the building phase. As a first time buyer, I was able to identify a lot of mistakes and I am left wondering what else was shortcut on or simply subpar which I have not yet identified. Also, now that the closing has taken place, it seems difficult to reach any of those involved in the process prior. As questions/concerns appear, i believe it would be extremely helpful if someone or a small designated team were available to address such concerns. ... More

In General we got very good relations starting with the first visit with Mr Kevin, through signing contract , inspection with Mr rick and Miss Brittany. All was fine throughout the closing. Your people did very good job. Thank you and congratulations

Let's start with Lennar Lender - Regina Stacy was the one who provided her services and she locked our rate when we didn't ask her; she also mentioned that we could change it free of charge later, which wasn't true - she did nothing to help us lower the rate. This was the main the most negative experience that required a lot of stress and attention. Overall build quality is ok but could be better. For some reason Lennar chose white paint for the interior - I would like to know this person and let them how they are not away of the trends and practicality of using white paint inside the house. The home wasn’t completed when it was supposed to be. They then rushed through getting everything done and the quality really suffered. The home was not at all clean when I moved in and the construction manager’s response was that his cleaning crew didn’t like him. If that’s the case find a new cleaning crew. I’m still waiting for them to get the excess paint off the windows and carpet and clean the concrete from my kitchen baseboards. They also had some sort of film on my oven that was never removed. The construction manager assured me everything would be done by closing and pretty much none of it was and it’s over a month later and it still hasn’t been. ... More

We had a great consultant when we were serious about look that showed all the options and was very upfront about everything from the beginning and did a great job at keeping us posted as it was built. Overall price for a brand new house…. It’s great. You can tell that they are mass produced for some of the rushed jobs and less than average quality on some things, but that’s gonna happen with mass produced homes. With a good final walkthrough and private inspection, they will take care of the touch ups and things noted. There have been a few minor things since we moved in. Some of them have been handled quick and some we have no idea where they are at with coming to fix it. They don’t seal the granite and grout so be prepared to do some finishing on that. Appliances are decent, mid level appliances. Overall for what you get with the brand new house and the warranties, it’s a great deal and totally worth it. Would do it again. Just be prepared to thoroughly inspect, and be persistent if there is something not right or needs fixing. Need to advocate for self but Lennar has been pleasant to work with. ... More

We have had multiple major issues that should not have passed through the construction stage. We have multiple counter top issues, the wrong colored glass slider, and the new GE appliances are damaged and installed incorrectly and multiple bathroom vents leak during heavy rains. The warranty service manger is helping deal with the items, but as a construction professional myself it is disappointing that these items were deemed acceptable. When you pay for a new home you want the quality that is expected for what is payed. You will always have finishing issues and small items like drywall, flooring, etc. but the major issues that we have had to deal with should not be the allowed standard during construction. ... More

I had lot of bad experiences with Lennar in the whole process

Was told upgrades were included with no upgrades available. Mortgage was difficult to reach and misrepresented the taxes and didn't explain very well. I received 7 or 8 estimated closing documents and not one was correct! Would not recommend

This has been a nightmare. I moved my whole life across country only to have non stop repairs, I have to fight for on a daily basis. The quality and workmanship is non existence. Cheap and shotty work. I have spent more money of my own to correct all my issues. I would not recommend this builder. You have to stay on everyone as warranty does not respond. I had to go hirer up and threaten social media just to get some repairs handled. All I do is cry anymore. I made a HUGE mistake buying a Lennar home.

We worked remotely with the builder and a local realtor. The overall selling process was smooth. Our questions were answered in a timely manner. The workmanship and timeliness of addressing post-occupancy issues could be improved. Communication between the builder and the owner could also be better. There is still a bit of confusion as to who is responsible for what after the closing. Is it the builder or HOA?

Ray helped me and ALWAYS answered the phone, which is really important I think. The project manager, Russell, was very helpful as well, and I was allowed to do multiple walk-throughs of the property as it was built. After everything was done, Julius, the warranty guy was super responsive in giving attention to a couple of things that I missed. Overall a really good experience. Would definitely recommend this builder to any friends and family.

I closed on my home in Feb 2023. Prior to closing, I found items in one of the closets. This is a new build, no one should have left anything in one of my closets! A few weeks later, I had a sewer backup in my half bath that saturated half of my livingroom. The issue was baby wipes that were flushed. When I took photos of the items in my closet, there was a pack of baby wipes with the items. This happened over a month ago and I'm STILL trying to get this situation taken care of. That's just one issue....it takes forever to get things done (punchlist) that were supposed to be completed prior to closing. I have a countertop in my kitchen that has a huge imperfection in the granite that they will not replace. My home was supposed to have glass not a shower rod in the master bath. One of the sinks in the master bath has a crack from the drain to the granite countertop. I can go on and on, about this nightmare. This is my first home and I'm full of regrets!! Haven't lived in the home for a full month yet and is already wanting to sale it! I paid a lot of money for this home and it was built with scraps by unskilled workers! Don't do it!!!! If you do end up so desperate that you purchase a Lennar Home, take photos of EVERYTHING! ... More

I am very happy with the way everything went with the purchase of the house through Lennar Mortgage.

The whole experience with Lennar has been a nightmare. Dealing with the construction manager and his boss was a horrible experience. On the first walk through we used 2 rolls of blue tape for the discrepancies. Then things went downhill from there! The tile was messed up in both bathrooms shower areas, with a long list of other issues. Then 10 days later, I went back to do the walk through to close on the house and there had not been 1 thing done to correct the issues. There was drywall issues, paint issues, concrete issues, then paint issues on the outside of the house, roof issues, then lawn issues where they had to replace the entire lawn because no one watered the lawn. Then they were wanting me to close on the house with all the issues not being resolved. They had 3 people pressuring me to sign off on the house, which I would not do till all the issues were resolved. Which now after living there I have received a $1,700 water bill, with another $1,100 - $1,400 water bill the following month. All because Lennar hooked my Irrigation System to the main water meter and did not hook it up to the reclaimed water meter. So, the Irrigation system got billed for the water and then the sewage. I had the Zephyrhills water company come out, and he showed me that I have had a reclaim water meter but it was never hooked up to the irrigation system. Now, dealing with the Lennar warranty people are non-responsive to this urgent issue of a $1,700 water bill that even the water company said was Lennar’s responsibility. Lennar people make all these promises and then they never follow through with any commitments. This is the Lennar homes in Abbott Square neighborhood. So, at this point I would NEVER buy another house from Lennar Homes. Buy at your own risk, and inspect and double check everything before you close! ... More

Response to arising issues is poor, new community information in non-existent and the entire area need to be kept cleaner. The home construction workmanship needs extra attention to details for smaller issues that are important. I have several small home fixes that need done and I’m not getting a timely response for a fix?

Comfortable home for a good price. Friendly and helpful people.

Communication was not the best. The morning of closing, was told we might not get the home due to documents that were needed and not told to us until day of closing. Did not get a lot of information from Lennar rep. Thing that are supposed to get fixed still are not and can’t get ahold of correct person to do so. Will recommend due to beautiful homes but will no recommend due to lack of communication

On day 1 we had a water leak because a pipe from the AC unit burst inside the house. Weeks of inconvenience and worry. The paint is already peeling. Issues with the washing machine and windows. Very sloppy workmanship with little or no supervision. There is more I could add.

I moved in 2 months after closing . Home was built in rush so there are many little issue including internet connection with HOA but they are very responsive in resolving all the issues . I have to send multiple tickets but they care and help to resolve the problem .

Overall extremely challenging to communicate with the lennar team. Multiple people all responsible for different branches none of them communicate clearly, causing lots of frustration.

I purchased a single family home a +55 Active Community and would not ever purchase from Lennar again. Attention to detail and simply doing the job right the first time is lacking. 1. There was not a model for me see so I relied on assurances from the salesperson about certain aspects of the home. The model I toured had large lanai similar size to the one on my house. The model has a hose spigot. I specifically asked the salesperson if my house would have one and was told yes. After the house went up and I inquired why the spigot wasn't there, I was told no. 2.I have doors that open onto each other meaning the door handle from one door is already denting the opposite door. When the door warranty person came out he advised one of the doors should have been a pocket door. In two other places where the doors open onto one another he advised the swing of the door should have been reversed. Lennar's response is, just because our warranty person makes a recommendation we are not bound to make the correction. The result will be that I end up tearing a hole in the door. 3. When I moved in the outlets on the kitchen wall did not work. The warranty electrician had to cut a hole in the dry wall and install a junction box because one was not installed in the build. That meant another warranty person had to come back repair the drywall and paint. 4. A couple days after moving in I smelled gas in the cabinet under the gas cook top. The gas company came out and showed me that the connection had been properly sealed - thus the leak.5. The stainless still kitchen sink is horribly scratched. At the time of final walk through there was so much dust and an dirt in the sink I did not see the scratches. A warranty person came once an rubbed out some of the scratches, I am waiting on a second visit. 6.There is no brush on the bottom of the sliding glass door so bugs come in. Daily, there is as much dirt in the tracks inside as outside the door. 7. The MBD and FR ceiling and light fan were wired so that both the light and the fan were on the same switch when you should be able to turn on one or the other. Meaning... yet another call for and trip from a warranty person to correct the issue. Every trip by a warranty person is another request and another day I have to arrange to be home with people traipsing in and out of the house. 8. The house was left was dirty. The grout in the tile floor is filthy. It should be a light color almost white and it is gray with dust and dirt. Looks like they laid the floors and failed to cover them while additional work was being done. After closing I removed one of the upper and lower cabinet next to the refrigerator to have a bar area built. When we removed the lower cabinet we found the cabinet had been installed on the cement floor. They should have extended the kitchen tile and then installed the cabinet. Additionally the floors in the showers were not cleaned after construction. ... More
