Our experience was fine. Our sales rep started out really accessible and helpful but became impossible to reach as time went on and as he became tired of our outreach. The home is what it is, but we had no illusions. Most of it is fine, although we wish we had been able to make personalizations (would have been happy to have paid for them) for our new construction home… especially since it took longer to finish than initially planned. We’ve found a lot of places where the builder tried to save money and where subcontractors cut covers, but we expected that. We also have reason to believe that the subs left trash in the walls and urinated in the showers rather than use the portable bathrooms for the worksite. But I imagine that happens on most sites. Our construction manager was good, though, and stood by his word to correct things we identified. And the warranty team seems similarly stand-up so far. ... More

Somewhat lower quality and missing features compared to the one year old home we just sold. Sales person Navida was wonderful and very helpful. Negatives that stick out are the cheaper doors and windows, interior paint on carpet, doors, and light switches. Also, dead sod in the backyard. In addition, the delayed opening of the clubhouse and reclaimed water for irrigation are irritating. These are issues that will be addressed when we return in the fall. We love the look of our home location and of the community.

Overall experience with the purchase was not that bad actually was pretty good. There was lotta issues with equipment, including air-conditioning, washer, dryer, finishes and not working lights. It took a long time to get everything fixed although the air condition was pretty fast through Bayonet Plumbing, our air condition actually broke three times in one week. We had to get a new washer and because Lennar gives pretty basic appliances. We just had to upgrade to a front loader, which I think should be no-brainer to be included in the purchase as top loaders is just the stuff from the past. The plastic finishes on our appliances is very hideous. There is very little cost difference between stainless steel appliances and whichever garbage looking plastic that we got I also talk to fuel homeowners and the first thing they did is change their appliances because everyone thinks they’re just hideous. No one wants to have plastic looking appliances in their beautiful kitchen. The best experience we had was getting a mortgage with David. The process was just unbelievable and he was so fast and David was just on top of everything. He was just the best of the best. We can’t get rid of the smell of the paint from the house. ... More

Cameron was very helpful getting checklist things done in a timely manner.

I believe lennar is priced competitively in triple creek. You will miss out on some upgraded features but if your not afraid of some diy projects you can make it what you want and save a few bucks.

The experience went well for the most part. Our first point of contact (POC), Nicole, was OUTSTANDING! She was friendly, personable, attentive and resourceful. She communicated with us at every turn. Megan, our finance POC was also on point. She was resourceful, quick and responsive. Not giving 5 stars across is due to the condition of the home and the responsiveness to our requests/communications. Jarred, our POC for construction issues, was great only once. Getting a hold of him has always been a problem. We had a number of issues that needed attention. Most were handled quickly but not all. Voicemails and emails to get updated went unanswered...not what professionals want from other professionals. At this moment in time we have not been assured that all issues were corrected and we're 2 months out/past from closing. ... More

We were very pleased and impressed with our New Home Consultant. The buying process was handled efficiently and professionally through her. Unfortunately, the experience of dealing with construction issues has not been the same. Both the new home orientation and final walk-thru were very disappointing due to the number and nature of items needing attention, the cleanliness of the house, as well as the responses from the construction rep regarding these issues. A list was made by the construction rep at the final walk-thru and we were promised the items would be taken care of within days after closing. With issues unresolved almost six weeks after closing, issues were reported to the portal on Feb 7 and we are awaiting a response. ... More

Not a fun experience for us

Many issues with the home noted at or soon after move-in. Despite promises, some remain unresolved. Both warranty rep and construction manager do not responbd when contacted for assistance

The home is beautiful but the amount of punch list items that we had at closing were unacceptable. From poor workmanship and a filthy home to unfinished kitchen cabinets, we have worked way to hard on getting our home right. And btw-it's still not. As hard as home warranty team tries to service us, the list is so overwhelming that they are swamped.

I really like the floor plan (Splendor) but did not get the elevation I wanted (really wanted a front porch). The premium lot is awesome, over looking the conservation area to the west (great sunsets). Sales personnel was good to work with and the construction of the house is very good. The closing was very efficient and the walk thru process was also efficient. Training and description of the technology in the house was very poor (I'm still learning about the technical items available in the house). When I closed I signed off on a list of items not complete or not completed properly. It's now January 2023 and not all the items have been addressed. I do understand that it was Lennar's end of fiscal year and also the holiday's but they could be a bit more efficient on getting these items complete. ... More

The appliances could have been better. The dishwasher was billed as stainless steel but is plastic inside. I had to deal with problems like cracked tiles that were grouted in even tho cracked, a dead tree in front and setting up the security by myself. Spectrum was the worst. After 3 appointments a troubleshooter was sent and all was done.

Lennar is nothing special. They claim to strive to build all homes as good as the model, but that's not the case. While the structure itself is good (according to our home inspector), the quality of everything after the drywall was installed is sub-par at best. Lennar throws these houses together and doesn't care about the finished product - they just want to get on to the next house so they can get paid. The lack of attention to detail by these tradesman is insane, and furthermore the fact that we had to identify certain things (such as a mismatched window, damaged cabinets) is crazy. We've had so many issues with the quality of the items and have had to put in numerous work orders. Some have been taken care of and others we were told Lennar doesn't handle after closing. It's hard to catch all the issues during the new home orientation when you only have 90 minutes to go through a 3000 sq foot home to mark issues. Our customer care rep, Rich, has been top notch and very responsive but he can only do so much because of Lennar's policies. I will also say that the GE appliances that Lennar selects are incredibly cheap. The dryer and range are ok, but the refrigerator is not great and the dishwasher feels like it's going to fall apart; it resembles a children's toy. They also chose a 3.8 cubic foot washing machine for a 5 br house. We already bought a new washer and sold the one from Lennar. Another frustration I have is Lennar didn't even install street lights in our part of the neighborhood, while Casa Fresca and West Bay have installed street lights in unfinished parts of the community. How Lennar missed this is beyond me. The main reason we went with Lennar was because of their warranty, which was significantly longer than West Bay and Casa Fresca. Other than that, it's nothing special. Not sure I'd build with Lennar again. As I told their higher up folks on the construction side, we weren't expecting a custom build, but we were expecting quality and things done right. That didn't happen here. All Lennar Homes should be consistent. Homes should not lack what was stated when purchasing. Promises not keep.

Double check and get items repaired and/or fixed prior to closing.

The first walk through orientation and walk through before closing was not very good experience. This was our third home, second new construction, and have moved into five other houses due to moving (US Navy) duty stations. I was in Alabama waiting for the house to be completed and was told to come down for a first home orientation which showed me the house was not ready, garage floor was not painted, no shower glass, dirty house, rusty fixtures, paint on the floors, crappy texture application. I was told it would be taken cared of before closing five days later. While some was addressed it was not sufficient, we closed because I already had my Uhaul parked in front of the house and had checked out of the hotel and we were already paying for electricity and water. Even after closing we gave them another day to fix some items. I will say the virtual closing was smooth and that was great, and slowly Lennar Warranty is fixing issues that came up during the two walk throughs. The Lennar Warranty team (Taylor, Cameron and others), during the month that we have been here, are helping in getting the issues resolved and that is a major plus on Lennar's side. A very negative experience has slowly turning into a positive one, however, no new home owner should have to through that, thankfully, the Lennar Warranty team members are the ones that outshine above the initial construction team and the only people I trust. ... Construction person not so great difficult to speak with anyone

Used cheap materials, and it shows. Why no gutters? Think where the water goes when it rains, and it rains a lot in florida. Appliances are cheap, who buys a side by side fridge? The walk thru with a Lennar guy made me feel like I was complaining when all I wanted was a good home, I think I deserve that for $350,000.

Customer service from Lennar has to improve a lot compared to other builders. This Lennar home is my 3rd home in Tampa and had better customer experience from other builders. For eg: During mortgage approval, Lennar was not flexible to give me options to decide. the representative was very insisting on one option and was always late to respond to queries. another example is Lennar closed the home without appliances in place and took nearly a month to instal. I could not move to new home but was responsible for the mortgage. Also, without approval and after closing my home, the construction manager stored appliances of other homes in my garage. ... More

The sales rep was responsive and patient with all my questions as a first time home owner. Other than that I found the closing and move in process a disappointment. During new home walkthrough my house was a complete mess and not at all ready for closing. There was no paint or carpet, people were working where I was supposed to be inspecting, there were major electrical issues, the wash machine and dishwasher did not work, a worker even had food in the refrigerator and freezer. I was amazed at how much cracked and broken molding was in the house, and attempted to be covered up. Many of my concerns were addressed before celebration walkthrough. However it took over a month to get the key to my door in the garage and for a period of time my garage door was being opened by another home in the neighborhood, giving access to my home to anyone. There were things that we were satisfied with. In our final walkthrough some of the discrepancies were taken care, some were not. I understand the warranty section and having to wait until we got on the list to get those things fixed. But, the other stuff like touch ups that were marked with tape didn’t get taken care of. It’s not really a big deal because some of those things “we” as homeowners can fix on our own. But the things we pointed out that was wrong didn’t get fixed when we started moving our household goods in the house. The air conditioning units has been our biggest struggle. We registered them within the 30 days, but after that we had major problems. One AC until had its wires fried completely. And we were blamed by the technician, Bayonet, because he thought we were raising and lowering the temperature. That’s unsatisfactory because we had only been in the house a little over 30 days. The other stuff of having to redo caulking and fix broken towel hangers doesn’t bother as much. It’s the major electrical issues…HVAC, AC units that have me concerned. ... More
