My husband and I chose Lennar because we were drawn to the "Everything Included" package and the community was very nice, quiet, and family oriented. Sadly when we got close to our closing date, the original construction manager quit and left MANY things undone. He failed to oversee some of the work done and the new construction manager had to come into MANY problems to try and get things going. He performed miracles, but in the end, beyond control we had some cosmetic things that were done with excellence. Painting was not clean and pristine, some base boards were damaged and simply painted over to hide it. And some were just not cut properly. These are things we will fix because we simply could not delay. I would recommend any buyers stay in close contact with the new construction managers so you point out any concerns. The new manager is very dependable. Unfortunately, we didn't have his oversight throughout our entire build process. So our ratings reflect the process and not the outcome. We probably will not purchase another Lennar home, but we are thankful everything worked out as best as it did for us. ... More

Very responsive to any problem or issue. Some of the workmanship was excellent and some was not.

We relocated from California to Florida in June 2021. We chose Lennar homes because we had a few friends in CA that purchased homes from Lennar and we fell in love with their homes. We were excited about our purchase until we moved into our home here in FL. Upon moving in, Dylan, the project manager at the Osprey Reserve Community, gave insight into how Lennar decided which items to include or not include. For instance, he stated that screen doors on the sliding door were no longer provided because Lennar was tired of replacing screen doors that were under warranty. Additionally Dylan explained that door bells were no longer included. His reasons were that 1) it allows homebuyers to install whatever type of doorbell they like and 2) it helped reduce costs to the corporation (at the expense of the homebuyer.) Dylan, lied for lack of a better term, and told us that although the door bells are not included, the door is prewired for homeowners to have them installed. This is not true. While decorating our house a nail was dropped on the tile in our flex room and we noticed a "pinging" sound when the nail hit the tile. A few days later in our kitchen something fell and again we noticed that "pinging" sound. We went to a carpet store in Ruskin and while shopping for carpet the we were telling the carpet installer about the tile in our home. He stated that the "pinging" sound means that the tile is hollow underneath. We then spoke to 3 additional people who work in the flooring industry. All 3 concurred that what we were describing means that there is a void under those tiles which can result in the tile moving or cracking and it should be repaired as soon as possible to avoid such happening. We proceeded to place a work order concerning the tile with the Lennar Warranty Dept. Hailie, the Lennar rep in the warranty dept. scheduled an appointment with the inspection tech to come out and see why we have 163 tiles that sound hollow underneath. (Again that 163 does not include any that may be in the family room because we excluded those tiles because we're planning on installing carpet there,} On September 22, 2021, Matt, the supervisor from Stewart's Flooring America came out to inspect the tiles. He claims that this hollow sound is normal which we find difficult to believe because 3 other flooring specialists say that hollow sound indicates improper installation. Matt, is the ONLY floor specialist who claims it is normal, and of course he would insist it was normal because to do otherwise would be agreeing that his company did shoddy work. Matt went on to say, sarcastically that if we wanted him to fix it he will for $15K. Another comment made by a Lennar Virtual Warranty Dept rep made us question the tile installation even more. His comment was "Well it sounds like they wanted to just hurry up and finish the job so they could go home." So as you can see even your representatives realize the work/craftsmanship is awful. We are fortunate that the tile flooring is really our only major problem with the house. There are many things that we are choosing to not make a big deal over but flooring is NOT one of them. We understand that the tile is guaranteed for 12 months but as we've stated to every individual we have spoken with about the hollow sounding tile, if it breaks one day past the warranty period we will have to fix it at our own expense. This is unacceptable since we know well within the warranty period that there is a problem. We also know that hollow tiles are more fragile and will be easier to break should something heavy fall on it. We should not be burdened with the potential cost to fix tiles that break after the warranty when we are all aware of the problems well before the warranty time expires. ... More

The process was definitely easier than I thought it would be. The walk-through allowed my concerns to be addressed quickly before moving in. My only issue was communication about delays in completion. The delays were not told to me until I called to ask and clarify the closing schedule. This caused me to make alternative living arrangements for over a month. But I am very pleased with the team's responsiveness and attention to my service needs and questions. Overall very happy with my new home!

Better bathroom fixtures and ability to change from standard appliances would help

From the first step into Lennar we were not pleased, we house hunted in January. The sales representative, was over an hour late for our appt that we scheduled with him, and then he told us to just go show ourselves around the 2 options of properties, which we did. Then he met with us after and after falling in absolute love with one of the models he tells us its a 2 year wait. This is why he should have spoken with us first and not just sent us in. We were looking to move very quickly because i was pregnant at the time and due in early June. We decided we would go with the only house available because it was the ONLY house available anywhere we looked Lennar or not. We felt under the gun. Lennar was not our first choice. We signed in February with Lennar and put down our deposit after talking with Mortgage Lender assigned to us. The first phone call we had with him was SUPER informative and I felt great about signing with Lennar Mortgage. Lender seemed on the ball and we were ready to take advantage of the incentives when choosing Lennar Mortgage to finance our home. Our target close date was May 12th, and Sales rep told us he had yet to see a home close late, and likely the house would be done May 5th and he would do everything in his power to get us in earlier than the 12th. We understood this was not set in stone to move in early, but it sure did sound promising. Our quoted purchase price was originally $339,000 and change and we were ready to put money down that day and sign contract, "but we couldn't because the house wasn't listed to sell yet", however we were also told the house was only available because another family had previously purchased it and then backed out, so it was relisted again. So about a week later we were able to sign contract and lock in our actual purchase rate. Sales rep told us the MOST it would go up would be 6k $345,000, but every other house he had sold had only gone up $500 a week. OF COURSE ours was anything but average. It went up the full 6k. Unsettling from the start. We were ready to sign and lock in the price, Lennar dragged their feet in order to get as much money out of us as they could. As time progressed, my husband and I would visit the home weekly to watch it be built. In March/April, we noticed a stand still on our house for quite some time. However much to our surprise one day sales rep sent us progress photos of the house with drywall in it and told us our new closing date would be April 30th! When I got home and showed my husband the photos he noticed it wasn't our home. It was in fact the house next door to us. Lucky for them they were closing 12 days early, we met the neighbor prior and asked him when his original closing date was and he said it was the same as ours 5/12. My husband called Rep and told him the error he had made, and Rep of course was mortified of his mistake, but that still doesn't take away the feeling of upset from us. So like I said our house was at a stand still for 3 weeks. 1 window in the master bath held up construction for 3 weeks, we got no information from anyone about why this was happening until they finally got the window in stock. We finally moved from under contract, to within our 30 days of closing. Which was now May 28th, 16 days late. But don't worry, Lennar will FOR SURE close on May 28th because it's the end of quarter for them, so they won't let me slip through the cracks, according to Rep. Everything with Lender went smoothly to get all of the documentation submitted, the online portal makes uploading everything extremely easy. Now that we are in our 30 day window I swear Lender went MIA. I would text him, email, call, voicemail him, call others asking where he is for no avail. Every time he would answer my call in regards to my questions about closing documents and different disclosures he would send, he would tell me 'oh yea just sign it and we will get the kinks worked out later, lets just get this pushed through and you approved'. I would tell him that I didn't feel comfortable signing the document when it showed different figures than what he and I had previously discussed and he responded with "you're welcome to go with a different lender if you'd like." COCKY like he knew I wouldn't do that because I was pregnant and we were finally within our closing range. Our rates were originally quoted at 2.99% to be in my name only, my husband has poor credit so in order to qualify for a conventional loan we had to use just me, again pregnant working until 9 months pregnant, every day closer and closer to my due date, every day they pushed close meaning that I had to continue working. So now that were able to lock in a rate Lender informs me that the rate is now 3.6% for me and I don't qualify for the loan unless I purchase buy down points. $4,000 of them to get me to the original rate. This was not even discussed as an plausible option when we went under contract. I was under the assumption my rate was set from the signing of the contract in Feb. So I paid the $4000, what was I supposed to do? We had come this far and I am now 9 months pregnant and out of options. Also, when I first talked to lender I told him that I had up to $80,000 to put down on our home, assuming that would cover 20% up to $400,000. But I only wanted to put 20% down. He kept telling me yes, yes, yes. Every disclosure that came still said $80,000, not the 20% amount ~67k. Ended up just signing and paying it because he said he couldn't get us approved without it. Just lie after lie after lie to keep us coming along to get as much money out of us as possible. Our closing date, May 28th, was also construction completion date. Our construction manager and rep told us they had never seen this done. On the walk through day there was still a million things to be done, but they did get the majority of them completed by closing date. ... More

They lied to me. They didn’t make the buying experience feel special. They ignore you when you need issues solved. We got yelled at by the painters and the construction manager did nothing about it.

Everything was going great until last minute we were required to bring more money to closing. The drive through closing was just not ideal. But overall we love our home and anything that has gone wrong was fixed or waiting to be fixed

When I bought my house there was a lot of communication, they told me the water was included which was a lie, My house found roaches they offered me fumigation when I bought it and now no one appears to help me, when I need something I have to be sending emails to see who can help me.

We’re a military family that recently moved to this area and they worked seamlessly with our crazy move schedule to ensure the house closed before we moved in. Big help!

I’m my state of anxiety in the purchasing process, the team was always ready to listen and hear me out. Although they were the ‘Sales Person’ we never felt pressured.

Absolutely horrible experience. Horrible Quality , customer service, and the Vice President of Sales - John wanted to even try to fight and he became angry by clinching his fist and grinding his teeth and became aggressive in his stance and tone. There is no quality in this home and Cindy the superintendent is worthless. Things are slowly getting done months and months later thanks for John S and Tad. The subcontractors they are use are worthless too. No attention to detail and I had to tell them how to do there job and how they messed things up. Multiple people from lennar and the sub contractors attempted to cut corners several times in front of me even after I told them that it needed to be done correctly. I never asked for perfection. I will never purchase a lennar home or recommend them to anyone. ... More

If you were lucky enough to have Peter W. as your loan officer. He was absolutely fantastic. Very professional!

The buying process was good, but after the purchase we have some situations with the house, the dishwasher, the cabinets and some more, after 5 months nobody do anything.

Did what they needed to do to make thing right

Will not buy a Lennar home again. Quality and craftsmanship no longer exist because its about producing as many cookie cutter homes as possible. Home River is a joke and the HOA cares more about a weed in someone's yard then the roads being filled with parked cars to where people cant get through or sometimes get out of the driveway in a safe manner. Numerous times the trash truck cannot get through so our trash sits full.

Excellent sales folks. Joe Martin, in sales is great. Loan processors are great. Karlene Camero and Noah Johnson are wonderful.

I was walked thru every step of the process with my questions answered. I bought the home but never saw it until my walk thru before closing. I lived over 1,000 miles away but with weekly updates and pictures I could follow the building process. I have been extremely happy and of the minimal issues I had Lennar has fixed every one.

We worked with Lennar for 3 Months just to find out we got approved for a loan 3 days before closing. Imagine not getting the loan and wasting 3 months of house hunting? When we were asked for documentation they were uploaded into the portal within hours. We were asked for those documents again days later as the representative wouldn’t be able to find it without me telling them where it was. This was not an easy process. My previous home purchase was seamless compared to this catastrophe.

The experience getting into the home wasn't so bad but when we got in there issues started happening like paint peeling stucco peeling and a dip in the floor only after a month put in ticket requests 3 times sent pics and haven't heard back about anything somebody reached out to offer some discounts and a screen door but the issues never got fix so my rating started out a 9 when we moved in but has gone down because nobody has gotten back to me about repairs.

Dealing with Lennar for the past couple months has been nothing short of pure misery a complete disappointment. You open a warranty request and they keep you ignoring you. Multiples times I'm been trying to hold the warranty service from my community and not luck.
