Not a good experience with the sales manager and her forcing us to close on the house to meet month ends numbers when repairs and gas line leak needed to be fixed. They threatened that if we didn't close even though there were major issues that they would put us in default and we would have to pay late fees. For our initial walkthrough the home was a mess, wasn't cleaned and debris all over but wanted to close on time and blame us despite these issues

Home was supposed to be completed in 5/2023 which is the reason we selected the property. We were then told it would close in June 2023. We coordinated the sale of our residence to coincide with the closing date in June. The closing was then pushed out to July 2023. We did a walk through of the property several days before the closing and marked numerous items that needed to be repaired (cracked tiles, cracked pavers, exterior issues, dead landscaping, missing sod in numerous places, missing blinds, bugs, not cleaned, missing caulking, drywall issues, holes in concrete, etc). 1. poor communication within departments; no one takes ownership; it's a pass-the-hot potato mentality. We were told.. “to sign this” with no exceptions or you can't close, with issues pending. House was dirty with bugs and spider, paint in the rugs. 2. Day one range did not work, had to wait 3 weeks to get it fix, and no one cared. 3. Electrical issues, took you 31/2 weeks to get it fixed, and you knew it was a known issue. You could care less if we had power. 4. Loan officer's poor communication had to chase the officer down to lock in my rate. 5. Would not recommend

Make sure you are getting the whole truth about the fees that are charged here. There are 3 different accounts: 1 - $180.00 the second fee is $237.01 the third B is $112.00. We were told everything was covered under the $180.00. But it isn’t so buyer be aware of what you are told. Next time I will get everything in writing with signatures. Trust me no one wants to make this mistake right.

I am very disappointed in the quality of work. There were so many issues with the house prior to my closing it was a very sad day by no means not a happy day. And still dealing with issues that should have been done right before closing. I would not refer anyone to buying a Lennar home in this community. Do Not Close until ALL building issues are signed off on. Dina is unresponsive and unqualified as a construction manager. Trades are not managed or construction work verified via a project plan Cosmetic defects are considered not important and are totally ignored. The amount of work order tickets that are required to be opened as a result of sales and Dina's non-responsiveness and follow-up is a full time job that falls on the shoulders of the buyer/home owner. House was not done at closing but was forced to close with no recourse. Once closed, was told to call the warranty depth. House was barely clean at closing. I still get emails requesting a signature on a document that I previously had signed 2 times. I've previously purchesed 2 new construction homes and thus was by far the worst. Not happy at all.

Of course you don’t want last names.. everyone would give the same negative review for the same pitiful construction manager Aaron. There’s not point going on about my experience with Lennar, no one above cares to fix their problems. I just hope EVERYONE I share my experience with turns away from Lennar and saves themselves the headaches! Listen to your friends when they tell you stay away from a Lennar home!!!

Started off with a leak before closing and it’s been 2 months after we closed and it’s still not fully rectified. It takes numerous follow ups on our part to get anything moving. The warranty team has been the only competent people during this process and I do thank Stephanie and Shaun. Neighbors next door smoke detector goes off at least once a week for hours showcasing the material in the homes isn’t great quality. I bought a beautiful townhome on the water in south Tampa. Lennar promised a luxury experience, and the highest quality materials and craftsmanship. That was two years ago. Delay after delay after delay, finally we started the closing process. The build quality was terrible, and they were doing their best to minimize our concerns and rush the closing. They would just decide when our closing was, with no regard to our schedules. My “homebuyer consultant” Sonia was increasingly difficult to contact as closing approached. Is the worse experience I had, water was coming inside the house when raining through the windows I reported to everyone and my husband had to fixed almost a month and nobody has follow up this issue. The house was with the tapes pending things to be fixed and dirty at the time of the walking through before closing. I am still waiting….BAD.

This has been a nightmare. I moved my whole life across country only to have non stop repairs, I have to fight for on a daily basis. The quality and workmanship is non existence. Cheap and shotty work. I have spent more money of my own to correct all my issues. I would not recommend this builder. You have to stay on everyone as warranty does not respond. I had to go hirer up and threaten social media just to get some repairs handled. All I do is cry anymore. I made a HUGE mistake buying a Lennar home.

I closed on my home in Feb 2023. Prior to closing, I found items in one of the closets. This is a new build, no one should have left anything in one of my closets! A few weeks later, I had a sewer backup in my half bath that saturated half of my livingroom. The issue was baby wipes that were flushed. The whole experience with Lennar has been a nightmare. Dealing with the construction manager and his boss was a horrible experience. On the first walk through we used 2 rolls of blue tape for the discrepancies. Then things went downhill from there! The tile was messed up in both bathrooms shower areas, with a long list of other issues. Then 10 days later, I went back to do the walk through to close on the house and there had not been 1 thing done to correct the issues. Craftsmanship was horrible. We were so depressed with the process. The finishing work is terrible, cabinets crooked, floors not done well, paint everywhere, windows mismatched and low quality, fixtures not installed right. Cheap, cheap, cheap. Home was delivered 1 year late with very poor craftsmanship and little quality control. House was not delivered in moved in condition and was very dirty. Craftsmanship is equivalent to DIY. Uneven flooring, cracked tiles, cracked grout, loose, rotted, moldy subfloors, missing cabinetry, electrical issues, crooked walls, sloppy paint and trim work.

SEWAGE OVERFLOW

2 days after moving in to the new construction home my downstairs bathroom had a sewage back up and overflow. I had 6 inches of sewage in my entire bottom floor of the house. Bayonet was sent out to scope the lines and clear the clog, they found construction rags blocking the path and the cause for the over flow. Lennar is extremely unresponsive and quaility of work is poor. I would never buy from Lennar again. I just did a walk-through with BTI Parnters at Marina Pointe. Their attention to detail was night and day comparted to Lennar.

Communication was absolutely horrible through the home buying process. My close date was changed more than half a dozen times and we were over 1 yr delayed, I received a house with many issues that are still being resolved including exposed electrical wires, unfinished kitchen cabinets, etc. The warranty team takes quite a long time to resolve problems when something is submitted. Lots of corners were cut and it was a very unpleasant experience overall.

Do not buy, run away. Sales team made false promises, they are just looking for your money. No quality and construction issues left and right. Tile issues, plumbing issues, poor worksmanship, cutting corners everywhere. They want to save on everything.just expect atleast 4walls.
