Sales part in excellent but going for 1st visit as celebration and before closing could be better than it was with us

I was ok until I woke up one morning and my sliding glass door was physically open. I was ok until a construction worker used his code to open my front door and I had to run in terror to the door when I saw he was about to step into my house. I was told the builder code was removed on the day of closing. It was well over a month later when the worker walked into my house. The workers have utilized my electricity, blocked my driveway several times since I moved here and I had to go over to the agents office to get a sign to indicate "private residence" before anyone from Lennar did it. Although Lennar sent some one over to remove the door code again, I am just not sure they even care that I am over with the chaos of all the construction. I just expected so much more. From the start, salesman lied about what was included in HOA fees. There were many many construction defects with the home - from plumbing, to electrical to carpentry, appliances, tile, garage flooring etc. Lennar needs to spend more money on the various different trades so as to not have so many things that need to be repaired or replaced before homeowners move in and afterwards as well. The after home purchase was horrible. The loan process was the absolute best!

Lennar’s townhouses in Mirada are modern, spacious, and come with great home features. The community is beautiful, especially with the lagoon and convenient location. We had a few minor issues after closing, but Lennar’s warranty team handled them quickly. Overall, a great place to live and an excellent investment.

My experience was great the process was much easier than expected because of the Lennar team.was very professional and always kept me aware of the next steps.

The Lennar realtor, Nichole and Lennar mortgage agent Amber were very professional and did an excellent job of handling all aspects of all the paperwork and made it extremely easy.

Overall, construction is very cheap, down to the electrical sockets which I have never seen the likes. The appliances are another issue. They will not last long. I have never seen this quality in a new build. Very disappointing. You could have done some better.

Excellent quality and Value. Small issues repaired promptly. Missed a 5 Star overall as the HOA/Lagoon information and figures was extremely poor. The Lagoon Sign Up process is totally dysfunctional and affects your reputation.

Overall did not have a good experience. Aaron and Lennar Title were amazing, but everyone else was extremely unresponsive and unprofessional. We were given an interest rate during our initial purchase agreement that later turned out to be nothing but a dream. They made promises they couldn’t keep, and it was nothing short of a nightmare. We also had a serious grading issue that we addressed during our walkthrough, and after badgering numerous people the day before our closing date because it still had not been addressed, we did not even know if we were going to close the day of or not until late afternoon. Steve the construction manager was extremely unresponsive during this whole process. We did close on the house and are enjoying it, but would not buy a lennar home again due to such a poor and unprofessional experience. ... More

I am really pleased with the purchase . The trenton floor plan is really good. From start to finish the process was very smooth. My lennar salesman Austin was very responsive. Even after entering the house ifvwe raise any warranty request it is adressed immediately. I am really happy with my purchase and would recommend others to buy

Long lengthy super stressful process would not recommend

When I read the Lennar builder site everything seems to be high end qualities. The loan officers and other personnel are great but the building quality and workmanship is cheap, lack of caring, and attention to details. It shows in the tiles uneven and not all full has adhesive, terrible caulking, painting is cheap and easily marked, cheap shower tiles with grout not sealed, cheap carpet, no shower doors, drain very slow, washer and dryer small and low end of GE, the water line was set up incorrectly and full of sand, sliding doors constantly have bugs and debris coming through, extremely cheap windows blinds and uneven, it’s already falling apart at the back door, HVAC or thermostat no one can explain why when change from 69 to 72 within a few minutes temperature reach 72 on display or when change from 72 to 69, it jump to 75 degree working it’s way back to 69 but it takes forever to reach that setting. Constant bugs and ants and black bugs look like black pepper coming in the house. Very tiny back porch, one of the power plug the hot and ground wire was touching each other baseboards are not painted they are original color from the manufacture. Sloppy with caulking and other sticky residues, filter was dirty when I moved in causing the AC to not working properly. Garage floor are not grouted, leaving left over paint cans and buckets behind with nasty residue. Counter top not clean underneath full of white powder, some part of the kitchen are caulk and some are not. One of the kick base plate was not glue or nail in properly so it’s already fell apart in less than 1 1/2 month. My first electric bill was $205 for a very small house. I barely uses anything. above the garage has no insulation. Inside walls has no insulation, This house has no radiant barriers like my Holiday home. Smoke alarms came on randomly I had to turn of the main switch. Terrible grass in the backyard almost unusable backyard, uneven, very sharp poky grass, grow sparsely, no gutters so water coming from the roof will damage the backyard. Getting bombarded by salesman on the first day. The outlet some nice and tight but some are too loose. One of the door to the laundry room wasn’t closed properly so I had to fixed it myself. Currently I have 3 rooms AC vents closed. Two bedrooms and a bathroom to help cool master bedroom and living room cool faster, it’s not right one bit. I have my fan on 24/7 to help cool the main bedroom and living room. Would I buy Lennar again? My answer is a BIG NO! Even with low interest rate from Lennar Lender. The only good thing about Lennar at this point is their mortgage and loan officer team, 5 stars from me and their Apps and quick response team. ... More

The quality of craftsmanship exceeded our expectations, and they kept us well-informed throughout every stage of the build. They stayed on schedule and within budget, which is rare in today’s market. We’re thrilled with the final result and would highly recommend Lennar to anyone looking for a reliable, detail-oriented home builder.

There are issues with the community itself that Lennar refuses to find a resolution for such as people parking in my turnaround spot as I am an end unit. The grass is being destroyed and is turning into a mud pit in my corner because of this issue that no one will fix

I absolutely love my new home. The craftsmanship is amazing. The process was fairly easy. Everyone that I encountered was helpful and informative and I love the community.

Sonia, the general experience is good. But I am having troubles with the dishwasher and it seems that nobody is going to help me. I registrate already the appliances, but when I call because the dishwasher doesnot function it seems that nobody care. I am wating for a solution.???

PLEASE double check all plumbing and electrical before you accept the home. My home has an issue with the lights dimming when you plug in the vacuum. NOT acceptable and still not fixed after 45 days. It's been a challenge to have the electrician address any electrical issues.

I feel zlennar needs to help out of town buyers understand their house. And to understand the zhOA.

Everything went good like it supposed to be

The builder offered its own financing, gave us a great price and it was all done in a month.

Unfortunately, I had the worst and most humiliating experience buying a home with Lennar. If they wanted to know about my two-year consecutive employment history, why didn't they ask me at the beginning? I understand that the FHA process is rigorous, but the procedure adopted by Lennar was terrible. I have never been so disrespected regarding my professional career as I was during this purchase process. Lennar asked me how I got a job at an American company if I had no “recent” experience in business or team management. Have they never heard that when a professional moves to another country, they need an adaptation period, and the career “gap” is completely acceptable for companies looking for qualified professionals? I sent all the evidence used in my EB2NIW process (which was approved two years ago and approved by a US federal agency) and they still kept asking me if I really had this experience, because the underwriter was not convinced that after 4 years out of his/her field of work, a professional cannot have a “gap” in his/her career and return to doing what he/she used to do even though he/she has 16 years of experience in the field in which he/she works. It is regrettable how they treated me; I hope that my terrible experience serves to make you more respectful of professionals in any field of professional activity, thus creating better procedures for the acquisition of homes. ... Overall, we have had a great experience with Lennar. We had “one bad day” on the day we moved in but after that, everything has gone smoothly. We HAVE recommended Lennar and unless something drastic happens, will continue to do so in the future.

Unfortunately, the workmanship and materials were severely lacking in our new home. We had multiple issues that could have been avoided if the proper time was taken. I feel as though the priority in this new community is quantity of homes built versus the quality of those homes. However, I will say that the responsiveness to the issues that were brought to their attention was, for the most part quick.
