Good looking house in a great location - service afterwards not so great

Had a great time buying the house and love the aesthetic. The quality of the materials and workmanship is clearly low cost. Lots of little defects around the house that are noticeable. Responsive and promptness from the Customer Care team has been abysmal. Very difficult to get things fixed after you've purchased. Very disappointed with that aspect.

Overall, the experience has been pleasant. The finance side of the business went very well. But, from the time we completed our initial walk-through to now has not been so pleasant. I was told that Lennar doesn't complete a thorough cleaning of their properties. It's called "construction clean". So, we had to go through the entire property once we closed to clean all paint, tape, and sheetrock dust off of everything. Now, I have a warranty claim, and they are telling me it's homeowner maintenance. I am not pleased right now.

Lots of sloppy job done. finished product is not up to the standard. I had to hire handyman to finish touchups needed. The home is not built with love. lousy paint job, imperfections in drywall, baseboards are not aligned with the floor properly. etc.

The buying process was fantastic. Working with Lennar mortgage and salesperson was a great experience. However the process was rushed and the build reflects that. On the final walkthrough I did not see a completed house and had to go on faith the remaining items (gutters, weep holes, flooring) would all be addressed having to sign just a few hours later. It took 3 months to completely address the original exception list from the final walkthrough. House itself is great, but Lennar used it for equipment storage and as a some sort of break room for a few months, and now, after a close rushed by Lennar, all we hear is, “Do you have that in writing?” and, “Can’t do anything about it after the close.”

As with any new build, you will have a lot of dirt and debris, but a lot of of the ground is rock. These homes go up very quickly and you have to stay on top of quality control.. Overall very satisfied with my purchase and responsiveness to issues.

As I’m living here I’m finding a lot of little things that could had been corrected. I do not think Lennar uses a quality assurance person to check their work. Examples: Uneven drywall Vents that shake and make noise Cracks in drywall Weeping holes that protrudes out the house Creaks in stairs weather strips falling off doors Entrance doors that won’t lock Chipping of cement in garage floor

The process to purchase within the neighborhood was entirely subpar. The agent who helped assist through the purchasing process almost made us not want to purchase the home- There was obvious flaws throughout the house (cracks in railing/misplaced and discolored carpet/ect) and the agent wouldn’t even acknowledge there were issues. Until we talked to a neighbor of their post-purchase experience we would not have moved forward with the purchase. The post-purchase process was phenomenal, however. Dusty and Lamar have been great. Pretty bad experience in terms of communication, I tried to call so many times but no answer, even email communication is very bad. I still have issues with home insurance because I changed A to B. but I still pay A rate, and nobody does nothing to fix and calling or emailing is nearly impossible to speak with right pesons....

The windows and walls are not straight. The finishing on walls and tiles is poor. Overall it seems the work is done by inexperienced workers who were in in rush to finish. We highlighted this during inspections but response was that they cannot do anything and quality inspections are only for issues that are visible from 6 feet away. Unsatisfied with builder’s quality for a $1 M home.

So we just bought our first single family home. Good things- they stuck to time line and pretty much completed the projected on estimated time provided. The mortgage process was fairly seemless till closing without much surprises. Bad: we were not allowed any choice whatsoever, even the kitchen units were selected by their sales agent and we were told afterwards. Upon moving in there were construction stains on the flooring which was addressed on multiple occasions by their staff but they didn’t seem to have the correct equipments to clear them. I'm mostly disappointed in how some of the homes in the neighborhood are maintained. I was surprised to learn the number of investment properties and rental that are in the subdivision. We have some houses were the grass has not been cut, dogs tied up in the front yards, basketball goals lying down in the front lawn, and couches in the garage where people just hang out with the garage door up. This is definitely not what I was expecting and I don't know what the homeowners association is doing. Overall, I'm just disappointed.

Can't say I'm surprised or disappointed with our experience so far with Lennar as we had fairly low expectations given the state of builders, build quality, and labor issues. I will express that for all the "issues" that have cropped up throughout the process, Lennar has been prompt to address them in a suitable time frame. Regardless, it still astounds me that there isn't more attention to detail during the build process so they didn't have to spend so much time, $$ and resources fixing things that could have prevented in the first place.
