My experience with Diane and Jennifer who were my loan officers was a nightmare, as I had to explain several times a day over a period of over 4 months for my documents and loan processing. I had to settle for quarter point higher rate due to their delay in rate lock. The build quality left a few things to be finished like garage footboard, and finish quality of cabinets and windows, design of mater bedroom. Though Heather did her best to deliver the home it had a handful of deficiencies and poor inspection of HVAC and appliances. The process during our walk through before closing was very rushed therefore not being able to catch things that needed to be addressed. Now that we have moved in there are still things that weren’t done correctly and remain poorly done.

Corners were cut in many things while delivering the townhome. While buying there were no options provided to pick and choose options available. Call me if you want to know further about the experience and journey. Thank you.

I will start by saying I love the floorplan I chose. I am disappointed with unkept promises by agent. Lennar Mortgage was very stressful and changed the interest rate at the last minute. The quality of work - paint droppings on the floors and molding (did not use painters' tape), cheap paint, several areas are bleeding through, ceiling showing sheetrock seams/cracks, there are areas of 'rough' wood where it should have been sanded, doors put up backwards, attic cut into ceiling inside house - should be garage only, can't reach attic stairs - cut too short...they said all of this was COSMETIC but later advised it won't be repaired because they will only touch up NAIL POPS at my 1 year warranty and not even paint. In a year I will have to repaint my entire home to cover the spots! Also, wrong color carpet installed. ... More

Friendly but a lot of issues with the home

With the process was smoother. Lots of little issues made this process unnecessarily difficult. But in all we love our home so that is the silver lining.

Throughout my experience, the communications between the On-Site Realtor and my Realtor and Lender broke down significantly. When we tried to bring Barron’s Manager into the loop, she also did not respond to my call or my Realtor’s call. The straw that broke the camel’s back happened when I showed up the morning of my closing for the final walk- through and Darin, the construction manager asked did I get a call from Baron the on-site agent. I had not received a call and could tell that I wasn’t closing that day, Lennar had to dig another trench for rain water runoff. Baron knew this the night before. I understand nothing goes totally smooth, but had I have known the night before, I would had rescheduled the movers for my actual closing date. Due to the lack of communication, we had to pay for a month of storage and bring in another moving company to move our items into our Braemore home. Darin the construction manager and Hunter the customer service agent were great. I probably could have let things go without sending this response had Baron just called me to tell me our closing would be rescheduled, but instead, I waisted money. ... More

Several issues found after moving in. Very annoying. Most were addressed to our satisfaction.

Poor concrete work to many items unfinished on closing front office and financing good

The lennar gets the homes build by other builders and chnahe them frequently. So did not like the job they did.

Didn't care about my needs or requirements. Not a good home buying experience.

Homes are satisfactory. Resolution of punch list takes entirely too long.

My house was built pushed back because they buried leftover construction material in the front yard and my driveway in the back is half the length as everyone else. We have no choice but to park our cars at the guest parking and the home owner association sent us letters that we can't park there. Our driveway + garage can't fit all our cars.

Considering this is a 55+ community the access to the A/C unit is in the attic. OK if you have a 2 story model. I don’t but A/C is still in the attic with access pull down stairs in the master closet. The last step to reach the attic floor is approximately 3 feet. An extremely dangerous and for most older people impossible to accomplish. As a former Appraiser I have a reasonable understanding of building codes. I find it hard to believe that this is code compliant. Additionally we have an enormous amount of dead trees throughout the development. I have one on my front lawn. When I spoke with the management company I was told Unless it is discovered at the time of the walkthrough Lennar will not replace it. When you close in January all the trees are dormant. How are you supposed to see if all the trees are dead or alive. ... More

Experience in rather disappointing, but since I have bought it there's no choice. For instance, any addition or modifications can only be done by their 3rd party contractors or warranty is voided. When contacted 3rd party for addition, they are charging 3 to 4 times higher.

Overall it wasn’t a great experience. I was not made aware of my lot boundaries even after closing, slates were not installed. Lot of my land is wasted because that I can’t even use and there are bushes and it’s not leveled. There is a slant on my backyard where Walter stagnates but every time I ask builder, he just come up with some reasoning. Bad design : hvac outer unit makes a lot of noise. And master bed room is right above it. You can’t even sleep it’s that much of noise. Same noise is there in the living room. That unit shouldn’t have been placed outside of living room.

Their dismissive attitude towards our concerns added to the overall stress of the building process. Missed Opportunities for Quality Control: Lennar refused to allow a "blue tape" walkthrough before closing, preventing us from identifying and addressing cosmetic defects. Their focus shifted solely to the warranty, which explicitly excludes cosmetic issues. This policy leaves homeowners stuck with flaws that should have been resolved before finalizing the purchase. Subpar Workmanship: We encountered numerous instances of subpar workmanship and questionable material choices. While Lennar was somewhat responsive to these issues, the overall quality of the construction fell far short of expectations. Late Introduction of the Home Buyer Concierge: The home buyer concierge, who is supposed to guide buyers through the process, was introduced far too late into the construction phase to be of any real assistance. This valuable resource should be integrated earlier to provide timely support and address concerns proactively. Overall: Our experience with Lennar was marred by poor communication, a lack of transparency, and a disregard for customer satisfaction. While the sales team was initially helpful, the subsequent construction process was riddled with frustration and disappointment. No clear outline of the process. No clear accountability

I felt that the quality of work and the materials used were very poor quality and the team knew it but let it slide.

Communication was not clear during the process. Had to chase down contacts. Continuous pushbacks with no explanation of why. Overall, I would not buy another home from the builder based on that part alone. I was so glad to be done with all reps in every process during the process. Nice home but stressful process to close. Not worth it

Lenner make promises during the walk-through that has not been fulfilled!!!! We are still waiting to get the outside door painted along with touchup work inside. This experience has been very frustrating!

When my realtor and I went to the Lennar office for our scheduled appointment, we were told we couldn't use the prices on the sheet we were handed as there had been a price increase. That evening we received the updated sheet from Michelle, and yes there was a 5 thousand increase. The next day, March 1, we returned to the office as I had make the decision to go ahead and purchase the house. I left a voided check so that my account could be debited for the deposit. The problem was that the contract didn't get written and processed until a week later. During that weeks time the price increased another 5 thousand dollars. To this day, I feel that was not right for that to happen after I had agreed to purchase at a given price. I feel it was not Michelle's fault, as her coworker, Brandie, had been and was out sick for awhile I believe with Covid. Being in the office and seeing the number of people coming in looking and asking questions, the phones ringing, I could see that one person could not handle it all. So, in my opinion Lennar was at fault for not having adequate help in the office. Michelle, said she went to bat for me with the builder, almost having a melt down, but got nowhere with being given consideration. She said there was an across the board increase. Well and good, but a house that was agreed upon at a certain price and that should have had the contract filled out, the buyer should have had that price honored. I gave an overall 3 star rating because Michelle was professional and nice; her work load was just too much for any one person. ... More

I would advise potential homeowners to consider waiting to close on their home until their ENTIRE punch list is either complete or is very short and reasonable in length. It is reiterated to you once you receive a closing date, especially at the end of the month The subcontractors for paint, Nickolas C, area construction manager, has yet to meet with me despite my requests as well as the requests from the builder and the Director of Customer Care for him to do so. I hesitate to refer other buyers to purchase from Lennar.
